Jackson Property Management

My family has rented a condo through Jackson PM for almost two years now. What I have noticed is that they care very much about both tenant and owner, if there has been a issue they have worked very hard to find a happy medium protecting both parties interests. They have always responded to our maintenance needs very quickly and if the maintenance person or vendor doesn’t show up or didn’t complete the job Jackson PM has always been quick to get someone else out there. I have mainly gone through the office manager Karen Reymundo since I believe she is the person handling our property. She is really awesome and personable. Every time we talk I feel like she cares beyond what her job requires of her. About six months ago we had a issue with our upstairs neighbors that was enough to nearly force us to move and contact local authorities who encouraged us to go to our HOA to deal with the bad neighbors. The HOA of our community was completely un reachable and no help whatsoever, I left voicemails and none were returned. Karen of Jackson PM was all over it though! She got through to the HOA and made sure my problems were known about and documented in case things needed to go further. She made sure they listened. She did everything possible to see my family’s situation was resolved. I have rented about 5 – 6 apartments in different locations in my life and I have found my experience with Jackson PM to be a much more pleasant one. They have always treated us with respect and tried very hard to accommodate our family’s needs as they have changed over the years. I will definitely continue to recommend them to both property owners and renters alike because of my experience renting with them.

after dealing with this nightmare of a company who «manages» our property, the consensus is that they are very good at one thing and that is collecting checks. and if you have a perfectly conditioned house with perfect tenants having perfect lives, then this «management» company is for you. in any other case, you are better off finding another company or just collect checks yourself.

This is by far the worst property management. They tried to get my husband and I to pay for a sink that had water damage when we moved in 9 months after we moved in. They will do whatever they can to take your money and break all the rules as a property management company. They only care about themselves and have the worst customer service when you get past the receptionist.

My wife and I been renting this house for two years now. Never been late with our rent and got some repair done when needed. Since Jackson took over the rental we been late on rent can not get any repairs done. knowing that when hey took over not once did they come by the house to see what shape the rental is in nor even come by to introduced themselves. They like charging the rental people for what the owners are to pay them for doing there jobs. We have to get a lawyer now so we are not taken advantage of and charge things are done right. the lawyer a vise us to record and copy all trans action for for there if any problems.

If I could give zero stars I would. This company has been an absolute nightmare to deal with since my bf and I moved into our new apartment. No one will ever call you back and if you get someone on the phone, like Karen, you’re gonna get an attitude and no customer service. Half the keys and gate remotes we were given do not work, after almost three weeks and MULTIPLE phone calls we still cannot check our mail. We weren’t given a parking permit so my car was towed. Our A/​C doesn’t work and we’ve had to have two work orders created for it so far which just so happen to «disappear» but the worst part is that we still have 11 months in this horrible place.

Do not give these people your money or time! They are horrible make you pay for repairs you requested then go charge you illegally even for things that were never fixed. They will lie about you, and in your face. They delete work orders and if they send contractors out to fix things they spy and lie about what’s going on in the property. I wish i could do — on review. You have no clue how much stress and anxiety they’ve caused my family. Then threaten to evict you illegally although you’ve always paid on time. Living in a house with mold and mildew that’s been present for quite a time period. Telling companies not to release information to you. They have attitude. I’m not the type of person to write or say such things but they’ve gone too far. My family has experienced hive breakouts my children are now on allergy medication and inhalers and they still wont release the mold results. Horrible, horrible people. They’ve asked us to sign a waiver stating they are not responsible for our families health. If a lawsuit is to be started i will absolutely join. I’m positive they will not be returning our deposit. Which is quite an amount.
Moved out 22 days ago. Still no security deposit has been returned to me. I figured it would go down that way. Moving was a lot of stress but well worth not living and dealing with this company.

Because I reside in Northern California and needed a property manager for my rental in Rialto, I hired Jackson Property Management (JPM) to manage my property. My expectation, among other things, was that they would do a thorough job vetting potential tenants and that they would use maintenance and repair vendor’s who did quality work. The end result of the first tenant they rented to, after several months, was an eviction that cost me well over $ 3,000 in attorney fees, loss of rent and major repairs. The second tenant, according to the neighbors, used my house as a kennel, leaving over $ 1,000.00 in damages that I had to cover. The third tenant repeatedly reported a maintenance problem to JPM that they blatantly ignored, resulting in the tenant moving out after only 4 months. They use a vendor by the name of «Wesco», to perform maintenance and repairs. Over the course of 3 years they were tasked with patching and repainting the walls, removing junk left on the property by prior tenants as well as other repairs. It is apparent that NOBODY from JPM monitored the quality of their work. Their idea of patching the walls was to slap an abundance of spackle over the holes without any sanding, they then painted over the holes leaving the walls looking like a 5^th grader did the repairs. Wait, it gets better… as for the junk removal, they neglected to move an old broken down washing machine out of the backyard and rented to the new tenant with the machine still sitting on the patio! How could a responsible management company allow a new tenant to move in with that monstrosity sitting on the patio? Sadly, It took more than one email to JPM to get them to remove the washer. The fees that I was billed for the work that was being done by Wesco were extremely high, given the shoddy and sloppy work that they performed. PLEASE DO NOT HIRE this company to manage your property as they do not vet tenants properly, they do not follow-​up with their vendors to ensure that repairs are done properly and they do not respond to tenants requests for maintenance. AFTER READING ALL OF THE ABOVE… It gets worse… JPM sent me a maintenance request due to a «hole» in the kitchen floor needing repair for a whopping charge of $ 532.00. I paid it, only to learn after I FIRED them that they pulled up the linoleum, along with it came the rubber base board that also ripped all of the paint along the wall off. Then they nailed a 3 X 4 piece of plywood over the hole. If they spent 30 minutes to «repair» the hole, they must work like snails. AGAIN, DO NOT HIRE THIS COMPANY.

I must warn property owners away from Jackson Property Management (which used to be Real Property Management). I hired Jackson to manage a small apartment complex, and they made many errors and had many problems. For a year, I had to check in with them on a regular basis to make sure they were doing what they were supposed to do, which is opposite of what you hire a property manager for — so you don’t have to constantly worry about the property!
There were problems from the beginning. I filled out the paperwork which included a form of what the current rents were, and they had copies of the leases and updated rent amendments. A month later, I discovered they were charging the tenants the original rents. They had not looked at their own form which stated what the current rents were, nor had they looked at the rent increase amendments. If I hadn’t looked closely at my monthly statement, the error would have gone undetected indefinitely.
Be warned, the property manager does NOT physically go to the property to check on it. If you want someone to check on your property, you need to request it, and you pay extra for that. They try to sell you a maintenance package, where you pay several hundred more dollars for someone to go to the property every 6 months to see if there are any maintenance issues. Then you pay extra for them to actually get someone to do the work. I insisted before I signed with them that someone at least drive by my property to check on it every few months. They said maintenance could do that when in the area. Later, a tenant called me to tell me a window was broken in one of the garages. Just prior to my tenant’s call, the property manager had assured me someone had recently driven by the property and everything looked fine. After my tenant’s call, I asked the property manager about the broken window. She said they only know about problems when tenants call them, and that no one had called about the broken window. The tenant told me he had called, and he said it had been broken for several weeks. The window could be easily seen from the driveway; if someone had in fact driven by the property to check on it, they would have noticed the window.
The company doesn’t follow specific owner requests. For example, I had a professional relationship with a locksmith who gave me a special price to change locks. I made it clear to the property manager that they should use this particular locksmith, because he knew what to do with the type of locks we had. First, when a tenant moved out, the manager didn’t think the locks needed to be changed. I insisted it be done for the safety of the next tenant. I found out later that maintenance had done the work instead of my locksmith, charging me $ 150 more than the locksmith usually did, and maintenance had used an inferior lock. I insisted they reimburse me the $ 150. Unfortunately they couldn’t put the better lock back on the door because they had already thrown it away. (It was the kind of lock you only need to change the interior pins of, instead of taking it completely out. They are expensive, but you save on future costs of time & changing keys.)
One tenant was months behind on his rent, and we decided to evict. The property manager didn’t fill out the paperwork in a timely manner, so the tenant lived there rent free for several more months. My calls to the manager went mostly unanswered. Then she said property managers can’t go to small claims to represent the owners of a property in an eviction case. I later found out that it is stated in the court rules that property managers can represent an owner, and is, in fact, standard practice. The day I was in court, several property managers were there; all they had to do was fill out the «Representation» form for the court file.
After a year, I was fed up with the errors and lack of attention shown by Jackson Property Management. I must add, the people I dealt with, for the most part, were friendly and seemed as if they were trying to do a decent job. Maybe the company was disorganized because of the change of ownership, or maybe the managers have too many properties they’re responsible for. Whatever the reason for the errors, I absolutely can not recommend them.

Jackson Property Management took over the management of our house after we realized we had bad tenants. They helped control a bad situation. When the bad tenants moved out Jackson Property Management arranged to have the repairs done and they got the house rent ready. We just received word that it will be rented this month. Jackson Property Management gets an A+ from my wife and I.

Just called to ask about a property and Karen picked up the phone, if this business thinks that with customer service like hers it’s going to get them to thrive good luck. I ask for a property clearly listed in the 92 501 and she said «what property I don’t even have anything in that area». I told her I would just call another place. If this is the treatment you get as a potential renter/​customer I can’t imagine what it be like to deal with them

After being relieved of management, this company came to pickup their lockbox and ripped out the doorknob. Unbelievable.

Only been a year since I lived in the house now they raise my rent 100 a month. Last house I was in no increase for over 3 year. I did my research after receiving the notice in the mail and there are other homes in my neighborhood similar sq foot and type home less than the proposed amount. Beware if your planning on the long term with this company especially if your looking to give your kids some stability and keep them in same schools like I was.

I am a property owner. I am dissatisfied with this company and would not recommend them to other landlords unless you only want them to collect rent for you. Due to illness we turned our rental over to Real Property Management, which became Jackson Property Management. I have taken my house back from my tenant and am appalled b6 the deferred maintenance. My tenant advised me that she let JPM know about the various problems and was treated badly by them. They determined everything was her fault. Hard to imagine with an almost 100 year old house. My personal experience is that the company has too many hands in the pot. One person does maintenance, another does ‘property management ’ and another d we also with — who knows what. But they don’t communicate with each other. Xanthe is argumentative. I was happy to end my relationship with thus company

This place is horrible. Stay away !!! If you think you will get your deposit back guess again. They will nickel and dime everything. Customer service is horrible. Had to request a second walk thru because the first lazy employee said the place was perfect lol. Even new homes have something wrong with them. Stay away. We are stuck but you still have a choice. I had to give1 star because zero is not an option.

This company is the worst. From the very beginning of them not showing up for the appointment to show me the property, to taking my $ 35 for the credit check when they had an application that was already getting approved to never returning any of my phone calls, they suck! Don’t do business with them. Most of the people that I dealt with were rude and condescending. Bad, bad customer service!
