Real Property Management Today

I’ve left messages for this company since last week when my husband and I have relocated from a different state. They finally called back and apologized so off to see the property.

Worst company I’ve ever rented from. Do yourself a solid and look at another firm .They don’t fix anything just keep repairing in the most cheapest ineffective ways very unprofessional and they want to invade your privacy by doing inspections quarterly but if something needs to be addressed on inspections it takes weeks this company is trash

I currently rent a property from RPM! Last night Donna and April went above and beyond for me. Something happened with the garage door and when I arrived home at 1 am, after driving for 4 hours and 27 degree weather to boot, I tried my garage door and kaput! It wasn’t the battery, the motor actually tore off the back of the door. In my own stupidity, I didn’t have my key. I called the emergency line and someone was quick to respond via text (don’t know who I was txting with but thank you). Shortly after Donna and April showed up to let me in! All that work in the middle of the night for these ladies to get up, dressed, over to the office to get the spare key and then off to rescue me! I really can’t thank you guys enough.
I moved here from Portland by myself for a job, this experience has been very stressful to say the least but the RPM team has helped me out and eased my mind with this situations and a few others I’ve had over the last few months! Thank You!

WORST EXPERIENCE OF MY LIFE. Worms stuck to the kitchen floor, when I moved in. The steps, leading to my door, were old/​decrepit/​lots of holes, for insects to come out. The warmth coming from my front door, drew the insects to come, directly into my house. Real Property Management, was unwilling to repair the steps or the door to keep insects out. Horrendous amount of spiders, beetles, slugs, and maggots, coming through my front door, for the entire lease. They chose to use the cheapest/​temporary methods, to get rid of my issues. It was the worst year of my life! I would suggest you never rent from them.

We hired RPM to manage our property as my husband and I are very busy people and a management company simply made sense. From the start, each individual we dealt with was prompt and professional. Responds to e-​mails within hours if not minutes! Lee, Bethany, Angela, Donna and Josh are all great! Our home was rented out within one month. We’re so glad we found them!

From a property owner: I can’t speak for Puyallup, but they should not be claiming they do «surrounding areas» I used RPM for a year for my rental property in Olympia and the entire experience was a disaster.
Everyhing about their performance totally defeated the purpose of hiring a management company. In the end, I would say their incompetence with placing tenants, monitoring tenants, and making repairs ultimately cost me thousands of dollars, and several days painting and doing other repairs because they refused to check on my tenant even though there were neighbor complaints and formal requests from me. I explained that when I fired them, and they still insisted on me reimbursing them $ 440 for handyman work. You can not rely on any kind of expertise from them regarding how much you should be charging for your rental. My property sat on the market for months, costing me more thousands because they were asking for too much rent. When I fired them and hired a different company, the new company adjusted the rent and I had a tenant within days. To be fair, rpm’s agents were friendly and well meaning, but their operation as a whole is useless as a property management company.

I hired RPM to manage my rental home. It started off O. K but they proved to be incompetent in many areas. I used them for approximately 2 years and things got worse as time went on. I constantly had to interject and get them to do things right which defeated the purpose of having a company manage the property for me. These are just a few (not all) of the problems I had with them. I had to change to a more reputable company.
1. Very Poor handyman work and maintenance: By their own admission, they overcharged me for handyman/​maintenance jobs I did authorize, didn’t complete some jobs I asked them to do, and violated the contract by performing unauthorized and unnecessary jobs that were not emergency in nature. They also didn’t respond to tenant requests for emergency jobs in a timely manner. They wouldn’t give me my money back but reduced their fees over the next year to make up for it. This just meant I had to put up with their bad practices even longer and they would still get some money out of me.
2. Poor record keeping: They couldn’t or refused to produce records related to tenant walk-​through inspections, the specific details of or invoices related to maintenance work (other than the end dollar amount they expected me to pay). Work orders created after the fact so I couldn’t see what was going on until it was already a problem.
3. Poor employee communication: Employee turn-​over was high leading to important tasks assigned to certain people would be lost in the shuffle costing me time and money and having to do their job for them. I was living beyond cell phone range and I would end up trying to communicate with an employee via email who was no longer working there and didn’t pass on information to others about what was going on. When I was back in cell phone range and insisted they contact me via cell phone for urgent issues they ignored me and sent me emails to an account I told them I rarely checked.
4. Didn’t adequately do what they were hired to do: Failed to do a walk-​through inspections with tenants, failed to document or enforce penalties against tenant for major damages. They fostered a strained relationship with tenants due to their repeated incompetence.

My experience with RPM was really good from start to finish. I had a rental house that I no longer wanted to be the landlord on, and I called RPM to come by to evaluate it and talk about their services. Craig came and assessed the property, gave me an estimate of what the property could rent for and how long it woudl take (he said typically 21 days from the time it was listed, and that’s almost exactly how long it took). They marketed the house really well and I liked the screening process they used for prospective tenants, which was very rigorous. I used their cleaning service and their handyman to do some minor touchups and get the house ready for new tenants. The tenants that were selected were excellent, and only had one minor glitch with partial late payment the first month, then were on time each month thereafter, and they took really good care of the property (we live about 10 miles away and would do drive-​bys at least once a month to make sure the yard was being mowed etc.). Whenever I had any questions, the staff was very fast to respond, and always helpful and professional.
Unfortunately I had a family emergency that required me to take back possession of the rental, so when the lease was up I did not renew it. When I took back the house after the tenants moved out, it was in excellent condition and RPM arranged to have a locksmith change over the locks for me. Everything was very smooth and efficient, which I really appreciated.
If I do rent out the house again, I will call RPM to manage it again.

We have gone through Real Property since we moved over a year ago. They are always quick to make sure any needs we have are addressed and fixed right away. (by the way we don’t have many of those either.) I couldn’t be more happy!!!

I hired this company to try and make my life easier, they have done anything but that! I am frequently charged for repairs that I did not authorize, and I have told them repeatedly this is unacceptable! Calling into the office is like pulling teeth, rarely do they answer their phones even during business hours. They supposedly do walk throughs on properties, this is a joke! 2 months prior to a tenant moving out they did a «walk through» when I took property back over it cost me over 16 thousand dollars to make it rentable again. There is constant accounting errors, statements are undecipherable unless you are an accountant, and lots of surprise charges. I could go on forever with issues I have had, but I hope this gives you and idea of what this company is about.
I will finish by saying they make me feel like I work for them instead of the other way around.

Unbelievably horrible experience, from which we are still picking up the pieces. Lee Rushton (owner) is nothing short of a crook. Here are just a few of my complaints:
1) A year into having them manage the place, I found out they had never even been out to the house to check it’s condition. I started getting letters from the HOA, saying the exterior of the house was in disrepair, otherwise I would have never known. When I called them on it, they said they could check on it for $ 50. If that’s not included in my monthly fee to them, what is?!? The next month, they sent out an email to all homeowners that they were instituting a monthly home inspection program – at $ 50/​month. Supposedly it would come complete with a report. I never received one report in 6 months. When my tenants moved out, I fired RPM. Upon my new Management company going into the house, they found the carpets completely destroyed, 5+ large holes in the walls, and the backyard completely dead. At this point, I called RPM requesting the move-​in inspection report (required to be done by management companies by WA state law) and the monthly reports. Lee Rushton claimed they had done the move-​in inspection, but had misplaced the report (violation of WA state law). After two days of «looking» he produced one monthly report done the month prior claiming the house was in perfect condition. It had obviously been scribbled together the day-​of to get me off his back.
The lack of move-​in report meant we had no basis to keep the tenant’s security deposit. Lee told me he would write a statement attesting to the fact the house was in perfect condition upon move in if I (yes, ME!!!) hired a lawyer to draft the paperwork.
2) At one point at the beginning of the 2^nd 1-​year lease term, when I was hammering Lee for all the shortfalls of his business, I got an email from one of his employees that was intended for my tenant, not me. The email explained to her that they could get her out of the lease on my house, and recommended some of their other properties for rent. He told her they could simply claim a hardship. In other words, I was paying them to actively market against me!
3) Upon the tenant move out (now under my new property manager), it came to our attention that the tenant had paid some non-​refundable fee (about $ 200) to Lee and RPM. This was never disclosed to us at the time of payment, which is illegal in the state of WA.
4) 20 out of the 24 months we had our tenant, rent was late. Unbelievable record! They convinced us for 6 months not to charge late fees. Eventually I put my foot down.
5) All of this is on top of the fact that they never return calls or emails.
Also, please see the reviews that are «not recommended» by Unilocal.I’m not sure how they weed them out, but they all seem like pretty legit reviews, but were probably flagged by RPM, and hence removed. 4 of the 6 reviews that were removed were 1-​star reviews. They are simply a horrible company. If you sign up for this company, and get screwed, you only have yourself to blame.
UPDATE: In response to Craig’s response to my review, none of these events were outside of your control. Stop sugar coating it. The truth is your company is breaking the law, and I’m now in the process of filing two separate complaints with the WA State Department of Licensing. If there are any other agencies that readers think I should report to, please send me a message or reply to this review. Thanks!!!

Worst company to rent from. When looking at the home it seemed nice and well taken care of. Until the day we moved in from across the country. The house had a VERY strong dog urine odor, which they denied it having. I had to clean the entire house from top to bottom because the owners never did. They didn’t seem to care. it took close to two weeks for them to come out and redo the carpets which still smell! They never had the upstairs carpets cleaned, but will expect us to do as when we move out. Trying to get minor repairs done is a joke. They told me for repairs that will cost under $ 50 they do not see it getting done in the near future. And these repairs that need done… they were broken BEFORE we moved in! DO NOT rent from this company!
