Fox Management

Fine at first. Then no communication. No returned emails. The receptionist was rude and not helpful. We are being charged fees not on the statement with no explanation. Don’t use them to rent your property. I am disgusted as the home owner. I have little confidence they have maintained my property. Can’t wait for the walk through, if it ever occurs. They didn’t verify the utilities so we were billed instead of the tenants. None of the bills have been paid, and no contact has been made to fix the problem.

If you can avoid renting from these guys, please do so.

Multiple maintenance requests ignored. Almost no upkeep of property both inside and out. Raised my rent by 40% so I moved out. Only got 20% of my original deposit back even though the carpets and entire apartment was cleaned. $ 200 for blind repairs? Exactly the same blinds as when I moved in.

I was sceptical when choosing Fox Management for managing my property after reading all these bad reviews. But, I really can’t complain about the service we have received for our property. My emails are always answered within 1 or 2 days when I have a question (even on the weekends) and if Kallie, our property manager doesn’t have an answer immediately she will always let us know she is working on it. I figured I would write this to try and balance out the reviews, so far it has been pretty smooth sailing working with them. They make dealing with all the day to day headaches of owning a rental go away. I would definitely recommend them to a friend. (Especially our property manager Kallie)

It’s been about a year since I moved out of a home managed by Fox and I still get mad when I think about my experience with them. I rented the home from a different management company that was great, but they sold their business to Fox.
Our manager at Fox was always rude and disrespectful. My husband called and emailed multiple times about something that needed to be fixed and they never called back. I was finally able to reach our manager and called her out on it. She was extremely disrespectful trying to put the blame on me. She always turned everything around so that it was our fault. She eventually admitted to receiving our messages, but blamed it on someone else at Fox.
There were several other issues that I won’t go in to, but do yourself a favor and stay away. There is a reason Fox has multiple one star reviews.

Fox management was a huge disappointment. The heavy staff turnover resulted in lack of communication, missed appointments and poor follow– through. When i called the company after 6 pm– because their staff did not show up to meet me at my condo for a final walk through– i was unable to leave a message because the extension numbers were not working.
Isee from others that they are very disorganized and i would concur.
How they stay in business is beyond me.

Do I have to give them 1 star? First of all they denied us for not having «proper rental history». They claimed they were unable to contact our current landlord. When American property management verified they did in fact get a hold of them and verified our tenancy we had to make well over 15 phone calls to get everything sorted out. We were ignored for so long, and when they finally admitted to having our proper rental history requirements they inform us the house we applied for had a deposit put down on it already… So how did someone get approved and put a deposit down over the weekend? especially when they said we were the first to apply? Everyone we spoke to other than the receptionist was rude and short with us. The screening company also needs to get their stuff together and learn how to do their job. When we asked the screening company if they had finally gotten a hold of the landlord they said «I don’t know, I talk to a lot of people». Isn’t it your job to record who you talk to and relay that to the Management company? After reading all of these other reviews I’m happy we didn’t get the house, I don’t want to deal with such a disorganized and rude company,

Is it possible to give them no stars?
Fox Management is the worst company to ever buy or rent from. At no time do they act as professionals or do they care. I called them over 30 times and emailed them a handful of times. not until i decided to CC the president of the company in my emails did i get a response. Even then they were rude and disrespectful. I also had a phone conversation with one of their employees and she was extrememly rude and disrespectful. She talked down to me and called me a liar. She continualy interupted me throughout the conversation and at no time tried to help me with my problem. It was like they try to be terrible at their jobs. Their employees have terrible work ethics and even worse customer service. At not time were they friendly or willing to help me… All i was trying to do was move my check out date by 3 days. Who would have thought this was such an issue. NEVER, I REPEAT. NEVER RENT FROM FOX MANAGEMENT.

The property managers here are lazy and incompetent. Especially the woman who handles the rental references. As a private landlord screening my own applicants, it is extremely frustrating to wait a whole week just to have them tell me they have no information. Even with the low standards I hold property managers to (mostly rude, uneducated, and clueless), Fox Management is one of the worst.

Kallie is a nightmare to work with. No calls back, just mean to people. Very strange place, it is almost like they didn’t want to rent the property. I don’t know if they make more money the longer the property is on the market or what. Kallie is a nightmare.

Came into the office to get advice on houses and rentals in the area. Two women at the desk were extremely rude and unhelpful. Having an in-​house computer that you can use to view properties is a plus, but why would anyone go into a property management office to view properties from a computer? When asking for advice and help on houses the response «it’s against the law for us to advise you to love in any area» was given. No help on narrowing our search or making our rental process easier.

Worst company I have ever rented from.
RUDE, the worst phone services and tones you can ever run across.
Unorganized. Lost checks in their own drop box.
You will be told you are arguing. I was hung up on once when disusing an issue.
I will agree the ppl they hire to repair are mostly awesome. Unless you’re home owner does… then we are in so/​so poor job land.
I would and never will rent from them again.

Terrible company to deal with. I scheduled an appointment to look at a unit. They told me the earliest they could show it to me was Monday the next week. They also said I was the first to contact them and that I was first in line to rent the apartment. I showed up to the appointment on time. The lady was showing the apartment to someone else who submitted an application. This company is rude and unprofessional. I asked the lady if she understood the meaning of the word appointment. She said the apartment was first come first serve. Do not rent from them. Scumbags!!!

Okay I randomly was searching fox management online because I am getting ready to move out of my current rental (in a different state) and I was looking for their wonderfully helpful move out cleaning checklist they provided me when I moved out of their apartment. I was so shocked to see they had a low star rating on Unilocal,I felt the need to support them with a much needed boost in their rating.
First let me say, I move a lot. I’m a travel nurse. I typically rent out a place every three months for a new contract, sometimes longer if I like the location and want to extend a contract (like I did in Portland). I deal with shady rental companies and slum lords all the time…
I was living in a crappy little apartment in SE portland last winter which thankfully was purchased by Fox management before my lease ended. Dealing with the previous company was an absolute nightmare. Enter Fox Management. Because I was extending my contract, and I move fricking all the time, I really wanted to avoid the every three month shuffle and the hassle of finding a new place only for another three months. So I contacted Fox to see if they would rent to me for another three months. They were amazing. First of all — SUPER flexible. We worked with Dani — who is da bomb.
While making arrangements for our new lease, they fixed up the dumpy place and took care of things the other company had neglected. We still had to move into a new unit because the other people we rented from were jerks and despite the fact that fox had no issues with us staying in the unit for a seamless transfer of the lease, the other company wanted us to leave the unit for 48 hours and take all our stuff out if we wanted to keep it. So fox was awesome and gave us a improved unit (with all new carpet, paint, fixtures, and even a new and improved toilet that actually flushed properly). They even did not charge us for that night we got the key — they started rent the next day.
We contacted them a few times for maintenance requests and every time they responded appropriately. I also had no issues when I called the office.
Probably the only weird issue we ran into was a key issue. They gave us a two keys — one that didn’t work. We went back to the office to get a replacement key twice. Later when they needed to show the apartment to find new tenets they questioned us on changing the locks since they didn’t have a key that worked. (Even though the maintenance guy could get in?). Then they asked for us to be home during their showing times so we could let someone in. We politely declined (only because it would have put us at an inconvenience with our jobs).
In the end when it came time to move out, they kept us well informed of their expectations, what/​how to clean to get our deposit, and what we would expect from them. We received our deposit in full when we moved out.
Very much the opposite of what I’m dealing with my current or other previous rentals.
So in summary:
— I had pleasant dealings with staff
— They were very accommodating with a short term lease needed
— They did not financially rape me
— They explained everything they expected from me as a tenet
— They actually picked up their phone during their regular business hours when I called
— They improved a dumpy property
— They promptly responded to maintenance requests
— I received my deposit in full (minus the carpet cleaning they require)
I would definitely rent from them again if I ever come back to Portland.
Take it from someone who rents ALOT! This is as good as it gets when it comes to rental companies. The people who work there are really nice and treat you like a human being not a dollar sign. It was refreshing in a sea of money grubbing conglomerates.

Worst experience ever!!! I would rather be homeless then rent form the again. They were incompetent about everything and took them two weeks to fix the issues with the house that were suppose to be done before we moved in. Then when we moved out they send us our closure packet and and two weeks later they send another one expecting us to pay another prorated rent. After that ordeal and many others in our time there they charged us for things that were already damaged when we got there. We have all the pictures and of when we moved in and when we left so they will be dealing with us!!!

I guess if you’re unlucky enough to have Fox as a management company its probably not by choice. They have been disorganized, disrespectful and even rude (especially Mindy) in the two years that I’ve had them as my management company. I to have to say the companies they hire to do repairs are usually kind.

I LIVED @ 1525 Se. 35^th Place, Portland, Oregon, 97 214‑5112 a property owned by James P. Murray from sometime before that till about July 1^st of 2013, In that time I had been punched in the face, had my property stolen and or damaged. had to live with RODENT’s. Was not granted a workable fridge or refrigerator or stove. had one outlet to my room and no heating source to my room or anyplace really for that matter. i did make every effort to inform Mr. Murray and then the New Owners of the property Guy Bryant and Guy Bryant Construction Company, as well as his horse-​shite show property management company of the ongoing nuisance that my Housemates Thomas Edward Heasley IV, Samuel K. Ritter, Gordon McIntyre, Nolan Macgregor, Aynsley Elizabeth Wright, would cause on a regular basis. I also asked that Poison & Pest Control would be called out. and these and 34 other City of Portland Code Violations where never address in all the time that i lived here. i also paid large sums of money to the owners and for bills that the housemates would not bare their fair share of the weight on. furthermore it would fall to me to clean up after 2 dogs who would do their business throughout the house, drag garbage and food around the entire property and dig man holes all over the place, The housemates would slam doors and yell and scream and threaten me and damage my property as well as were the primary cause of the police showing up to the property some 25 times from january to September for various disturbances and the like. They did not pay their parts and were not charged for any damage or for any of their scandalous behavior. AT no point were any of the issues remedied. Further more what was done with the money i have no clue of. i do know that things went from bad to worse. and i do know that i made every effort to to my part. In Addition to all of this i had to go to court on the 29^th of august of 2013 to start the litigations against The responsible entities. i will be returning on the 5^th for the trial. IF YOU ever are or know someone who is or has thought about Guy Bryant and his construction company or his Property Management company called Fox Management Inc. My boyfriend and I live in an apartment that was owned by a different company when we got it, and they sold the complex to Fox. We didn’t have any major qualms at first, although they were not great about maintenance and also did not answer their «emergency after-​hours line» once when we called it.
But we dealt with their annoyances until a letter came in the mail recently. Our rent is being increased $ 100/​month with a six weeks’ warning. Bam. Our apartment just went from being a small, poorly-​lit place in a great location to NOT WORTH IT. It is super old with a horrible, dark, dirty, creepy laundry room with broken-​down stuff inside, that we had put up with because we love the area. But we will not pay another $ 100/​month to stay here. Fox, you’re clearly not renting out to CEOs with all the money in the world to toss around. We’re students. Another hundred makes a HUGE difference here, and this is unfair. Raise the price on vacant units so potential renters know ahead of time! Have a freaking bake sale if you need money! But don’t screw over good tenants who have paid all of their bills on time and given you no trouble. Now, in the midst of night class finals, working full-​time, preparing to take the GRE and applying to grad schools, we have to find the time to apartment-​hunt and undertake the huge hassle of moving?
Be sure we won’t make the mistake of renting from Fox again.

Add one more really, really bad review to the pile. Yes, there are only three reviews here, but look down at those filtered reviews. All those one-​star reviews? I’ve read most of them, they all seem accurate. I applaud Unilocal for filtering out reviews, but I can guess what’s going on here: people get so frustrated with Fox Management that they go everywhere they can to vent their frustrations. Since they haven’t used Unilocal before, or since, they get filtered out. All those five-​star reviews? Who knows? I would bet that at least one or two are fake, and the others just lucked out in their experience with Fox Management.
It is absolutely true that it’s nearly impossible to find a good management company, but the level of incompetence displayed by Fox Management has to make them one of the worst. I’m coming from a property owner standpoint here. So how did I end up with Fox when there are so many bad reviews on Unilocal?Shouldn’t that have stopped me? Yes, of course, but I completely forgot to check here. Unilocal is more than just restaurant reviews, I must remember this.
So, property owners, see all those reviews about how potential tenants didn’t get responses from Fox, were treated poorly, and decided to rent a home from somewhere else? Those are your potential tenants not being able to even see your apartment, condo or house. No potential tenants, of course means no renting out your place. This is exactly what happened to us.
I should have known that there were problems when it took me over a week of emails to our property manager to get her to fix all the spelling and grammar issues in the ad for our condo. That was just the beginning. After that, no contact, no indication of showings, no communication at all. The only communications were demands for extra keys. Why do they need 5 keys to a condo they aren’t going to get rented out?
We had three months to rent out our condo, a point we made clear to them. After that, we went to the bottom of the rental waiting list, which took us almost two years to get off the last time. I made my occasional request for an update, and when I did, I got told that it had just been shown and there was some weird request that the potential renter made. Coincidence that this «potential renter» came up at exactly the same time that I emailed them? I doubt it. Then a couple weeks pass and no updates, even with potential renters.
Bottom line, we ended up losing our chance to rent out our condo, even with an extension of time from our home owners’ association. We have now been forced to put our property up for sale, losing thousands due to the downturn in the market. DO NOT sign with Fox, go somewhere else.
A couple additional things to mention, in case I haven’t given you enough:
* They took the heat off of hold and our electricity bills ended up being almost four times what they were when we were the only ones handling the condo.
* When I went in to cancel their management of our property, they had our condo in their handouts in their office at the price that it was offered at weeks before, before we lowered to try to get a renter.
* When I called the owner to demand an explanation of what was going on, she made one of her employees email me back and didn’t return my phone call.
* When I talked to our realtor to list the condo after Fox was unable to rent it, he was genuinely shocked that we weren’t able to rent our unit for as low as we were offering. He said $ 2/​square foot is common. We were offering it at $ 1.75/square foot.

The time had come to move out of town house into just a house.
We searched high and low and finally came across a house a block away that was a reasonable price.
It’s a long, long, drawn out story. But Fox Management treated us like crap from the get go.
Before Fox got involved we had seen a «For Rent» sign and talked to the owner of the home directly, who showed us the house, liked us and basically put us first in line to apply and told us that he would tell Fox to be aware of our applications. So, we thought we had a sure thing.
Our applications were denied due to one of our potential roommates prior eviction, even though we disclosed that up front not only to the owner, but to Fox. Then when my boyfriend and I asked to be screened just the two of us Fox Refused because they «knew we were the kind of people that would just move the other girl in behind their backs.» What the… what an awesome character assumption to make about us? The man and I have awesome rental histories and money in the bank, so what’s the problem?
Now here’s where things get hilarious/​ridiculous — the person I was talking to on the phone was very short with me, very rude, and very patronizing. She basically treated me like scum, continually interrupted me, and finally I lost my cool. I went totally berzerker and started yelling about unfair rental practices, discrimination, and how I was going to file a complaint with the city and the BBB. It takes a lot for me to completely lose my mind on the phone but I have not been spoken down to like that … ever?
The woman on the phone then started laughing and said «We’re not discriminating against you, you don’t meet our policies. Look, we rent to black people all the time.»
I.Shit.You.Not.
My response, «What difference does it make whether or not you rent to blacks, whites, yellows, reds, browns, magentas, greens, or the whole god damned rainbow?»
Hers, «Well, I just think it’s ridiculous that just because you’re black and we’ve chosen not to rent to you, you’re pulling the discrimination card.»
It was at this moment that I totally, and utterly, and shamelessly had a freak out of epic.fucking.proportion. 1. I’M NOT BLACK!!! (Which is really neither here nor there, but. um WHAT!?) 2. What could possibly lead one who has never met me to assume what racial back ground I have based on a phone conversation? AND WHY THE FUCK DOES IT MATTER!!! So, you basically just admitted to me that you are in fact discriminating against us and not only that you’re doing it for reasons that are more fucked up and even less true.
This may have been the only time in my life I have gone Tony Montana and started screaming, in all seriousness, «Do you know who you are fucking with? DO YOU KNOW WHO I AM!!! I AM YOUR WORST NIGHTMARE!!»
So we were denied the house and that was cool with me at this point — I did however call the home owner to let him know about the property management company he had chosen and he was extremely apologetic and seemed absolutely mortified.
Before I could even get my thoughts composed to talk to the BBB/​City/​News/​NAACP whoever… I get a call from Fox. Oh looky looky! Fox calls me back and tells me they will not only run our apps, but free of charge. Yay. Great.
So I go down to the office to drop off paper work and while I’m waiting I’m hearing staff members laughing about some one they’re about to evict and «how they’ll never see it coming.’ Wow. WOW!
The lady who I’m dropping off the paper work too, who happened to be the woman on the phone was surprised to see that I’m not black at all and in fact lily fucking white and seemed unhappy to see me. She couldn’t help but make a catty remark about my finacial situation (another story in itself, but I don’t wanna talk about my finances on the internet). And away I went.
Next day I get a call, and we’re denied over something that popped up on my boyfriend’s background because we «lied about it.» Another long story but, basically my boyfriend had something on his record we were unaware of because of a clerical error confusing him with his twin. (I know right?) But we were totally unaware of the whole thing. So now Fox has their golden ticket! We may not be black but according to a clerical mishap we’re criminals! Hooray!
At this point I didn’t care because I wouldn’t rent Buckingham Palace for 100 bucks a month from Fox.
Ultimately we found another house from another rental company that was a far superior house and a far superior rental company. The sad and hilarious twist of fate? Two weeks after this whole ordeal as I’m signing papers on the house I currently live in, Fox calls me and offers their house to us… I laughed until I cried and then hung up.
Edited to add — Take a look at the filtered reviews on Fox, a lot of them seem worth a gander. there are some five star ones that don’t really have the «real people, real reviews» tone to them. Hmm… wonder why that is…
