The Oaks of Collin Creek

My husband and I had the misfortune of living here our first year together, and let me just say, GHETTO! Not only did I have to pay first, last and security deposit (which is normal), I also had to pay an extra 300 because my husband supposedly has a bad record (he doesn’t). Unfortunately, being strapped for cash, I didn’t have a choice but to pay. Within the first week, the roaches started to show themselves, our next door neighbor had trash on her back patio piled to the top of the fence, and there was an overflow of trash at the «valet pick up» section. Dirty diapers, broken bottles, everything from your nightmares. The people that lived there were rude and inconsiderate, even going so far as to try to run both my husband and I over in the parking lot. The staff are jerks, there’s roaches everywhere, and they kept 85% of my deposit. Stay away!

My sister and I moved here from Los Angeles, and lived for three years. The ONLY reason we stayed here is because it was inexpensive. Let me tell you about our experience while living there for three years:
There’s a huge bug problem here, and I mean HUGE. It’s disgusting, but there’s cockroaches EVERYWHERE. My sister and I are VERY clean, but the buildings are so old there’s hidden holes everywhere and they get in your house. Once I laid on our couch and I heard something in my hair, I thought a leaf was in it so I brushed my finger through my hair and a 3in. cockroach fell out of my hair and ran away. Of course I scream and killed it, but that were everywhere, ESPECIALLY in your kitchen.
Our ceiling (both the first floor and the second floor) COLLAPSED. The second floor one collapsed in my sisters room, on Christmas, because of the rain. I tried to make light of it saying that Santa did it, and we tried to laugh at it. But this so called «24 hour emergency maintenance» doesn’t exist. We called the number they gave us and they were extremely rude and said they’d be right over. They came the next week and that whole time it was still raining outside and was getting in the house so we had to put buckets and tarp ourselves so it wouldn’t get on anything. The same with the first floor. I came down stairs one day and our ceiling was collapsed and I told my sister to come down the stairs VERY slowly, so she couldn’t get hurt and fall through or something. When the maintenance people came, they asked if I could leave the house. I said no. The maintenance people were/​are known for stealing from your apartment, and no matter how much to contact the apartment complex, nothing will be done of it. Also, right before we left, I was folding our clothes where our washer and dryer were, and my elbow accidently hit the wall, and the wall was soft. I pushed my finger in the wall, and it left a dent, meaning there was termites in the wall.
Next, the maintenance men/​office people. Keep a camera in your apartment. My sister and I just couldn’t afford anything at the time so we couldn’t afford having a camera, a decent one anyways. I’ve caught the maintenance men many times in our apartment without us giving them permission or sending in a service request. One time I went into work later so I slept in and was awaken by the maintenance men in our house, looking through our stuff. I quickly got out of bed and they heard me upstairs and RAN out of my apartment, leaving the door open. And once, I came home from work and went to my room, and found my bras and undies all over my bed. I didn’t do that. I was disgusted. They went through my personal things and did God knows what to them, and told the front office but they said they couldn’t have been in my apartment because the service men know you can «ONLY» go into an apartment when you put in a service request. It was disgusting how they protected them. Now, the office people. They were/​are always so rude to us. And I notice a lot of the people working there keep disappearing, and when I was turning in our rent check, one of the office people in the back were talking about how they keep hiring people who keep stealing money from the complex and the tenants. I don’t know how they were stealing from the tenants, but that didn’t surprise me since they do/​did hire «sketchy» people. But people in the office ALL the time would send you letters that you missed $ 60 or so of the rent and you had to pay it in two/​three days or you’ll be fined $ 200. They would argue with you even if you weren’t arguing, and I ALWAYS asked for a receipt saying I paid in full so they would stop saying I owed them some hidden fee, when I would always show them my/​our lease showing them what we owe and that’s how much we’ve paid for. and they would always back down, but still try every few months saying a owe a mysterious $ 60 fee again.
Lastly, the environment. When my sister and I first moved in there, it was OKAY. It was kinda quiet, neighbors kind of kept to themselves, and that was all good. Over the years, I’m guessing all the good tenants moved away, and that brought in the bad people. There’s ZERO parking. Sometimes you have to park across the street where Jo-Ann’s is in order to park SOMEWHERE, that’s how bad it was. And a lot of cars in the parking lot don’t work, so they take up space, and again, if you try to complain to the front office they said they’d take care of it but they never did. For a little bit they had parking stickers, if you didn’t have a parking sticker then you’d get towed. That worked for about a less than a month. Then people realized that the office wasn’t checking who had a sticker and who didn’t, so people parked there again and the parking was awful again. And the crime, it was so bad. There was/​is drug deals that were going on ALL the time. And you never get a good nights sleep, people were ALWAYS arguing calling the cops at night. I’d write more, but I’m out of characters.

Walk away!!! YOU DO NOT WANT TO LIVE HERE.
management gives you disrespect. Water is always being tuned of early in the morning and won’t come back on until 8 – 10 hours later, 0 parking space.
Living conditions are horrible.
One women that lives next to me had to be rushed to the hospital because of PAINT POSING!!! After she had went to the office several times asking then to repaint it.
She has a baby! What if her child had been exposed to it!
Christmas eve my boyfriend and I planned to have a big family dinner at his apartment. That had to be cancelled because his sink began to over flow we tuned of all the water in the house yet water kept coming eventually flooding his apartment. Not only that the water had some type of chemical, its smelled awful and went from red to green, It even burned some layers of his skin.
New Years eve im visiting my boyfriend again, when I enter the living room I find that his ceiling has a leak once again have no clue were the water is coming from we call the emergency management. THIS IS WHAT THEY SAID!

THERE IS WATER DRIPPING FROM THE CEILING RIGHT NEXT TO A OUTLIT, YOU ARE THE EMERGENCY SERVICES!!!
later I learned that in the three years my boyfriend has been living here that leak has always been a issue, office has always promise to send someone but never has.
The leak has gotten so bad now there is BLACK MOLD!!!
It also starting to grow upstairs in my boyfriend roommate room.
Boyfriend went in the office to talk to the main guy.
He claims that he has heard nothing about this.
Thats bullshit.
1. Roommate has sent you a email in the last 2 days and somebody emailed him back using your name.
2. My boyfriend has been up here yelling demanding things to be fixed.
3.THERE NO FUCKING WAY YOU DID NOT HEAR ANYTHING ABOUT THIS.
Today we were supposed to have someone come and repair the dry wall at 10 in the morning it is now almost 6 pm and nobody has shown up. The main manager told us he would be here today. but just like three days ago when he was actually supposed to be here we still have black mold and dry wall that needs to be fixed.
This apartment complex needs to be closed down. The living conditions are absolutely horrible.

A two story, two bedroom luxury town home seems like a great deal for less than $ 1000 a month, but some things just are too good to be true.
I lived at The Oaks for one full year. It is easily the worst apartment I have ever lived in. For starters, I didn’t feel safe coming home from work at midnight. The parking is a mess. I found myself having to park across Plano Parkway at the furniture store overnight on more than one occasion, simply because there weren’t enough spots. This was only fixed when I wrote a letter to them explaining my concerns. At that point, two covered parking spots *magically* appeared right in front of our apartment. It’s crazy how that works.
We paid a trash fee to have our garbage removed, but the trash collection is unorganized and disgusting. A short fence covers three sides of a patch of grass, and the trash is piled on by residents. This trash is sometimes not in bags, is often left in the heat for hours, and usually contains furniture or other items it shouldn’t. More than once I have seen full mattresses and couches placed outside for trash pickup. It doesn’t look good and it brings raccoons and bugs.
Speaking of bugs… Oh, man, the roaches. Almost every time we started the shower (which was only hot 60% of the time) we would see at least one roach in the bathtub fighting to escape. We bought traps and borax powder, and even called the office to come spray our apartment, which we also paid a fee for every month. Nothing helped. Once the weather heated up, they came out in full force. No amount of Raid would eradicate these suckers, even if we kept the place spotless — which, mind you, was already difficult because the place has been sloppily painted and re-​painted so many times that you can’t tell what is dust and what is white paint splatter. My room also had an ant problem upon move-​in, but I took that into my own hands and got it cleared up.
As for amenities? The gym requires a special key from the management, and it is falling apart. I’m talking no belt on the treadmills. The pools are dirty, there is broken glass everywhere on the property, and the tow truck that supposedly circles the parking lots has not been seen in almost a year.
To sum up my experience with The Oaks: yes, it is a lot of square footage for the price. And if you nag the management enough they will get so annoyed that they will listen to you. But would you want to live somewhere that made you feel embarrassed to have company over? I did just that while living at this apartment complex, and I couldn’t be happier to live elsewhere now.

Don’t even think about it, its like living in a housing project… The office staff will nickel and dime you for everything… If rent isn’t paid timely, you could receive an unexpected visit from the office staff to your apartment and bedroom… it happened to my nephew once while I was a work. We signed our lease in February to move into our apartment in March, the day we went to sign out lease, the end unit of the building we were moving into burned. It took a year and half for them to finally repair that unit. They had kids who were playing in that burnt out unit until I went in and told them about it. Then they put a lock on the door. Once they finally started working on the apartment, all the roaches flooded into the other units in that building… especially ours… When we moved out, I had to leave a majority of my furniture due to the roaches. I had to ask for electrical outlets to be put into both bathrooms. The foundation needs to be fixed, the work out room is constantly locked and looks like its been taken over by gang graffiti. Grounds desperately need to be updated, doesnt look like they are maintained at all. One of our neighbors asked teh guy who comes around selling ice cream adn drinks from a cart, for a coke and offered him the drug coke and not the drink… Did not feel safe at all… if I could give it a zero stars I would.

I was just looking at apts in the neighborhood; I haven’t seen the inside but the outside’s just not working for me. Driving through the parking lot there’s some adults hanging out during the workday, and it’s really loud. Walking around the neighborhood, I heard car stereos bumping all the way to Pei Wei. I’ll look elsewhere.

My husband and I lived here for a year without any big problems. Sure it was kind of a ghetto place but we were getting 1100 square feet for 700 bucks a month so we figured it was a fair trade. The second year we started to have some problems. The garbage and broken glass on the ground, the caliber of person living in the place, the stray cats, the roaches. Once I came across a guy urinating on the building across from mine. The families all moved out of our alcove so our kids didn’t have anyone to play with. The office was dismissive and rude and we went through an emotional ordeal for 6 weeks trying to get them to exterminate the roaches in our apartment. So yes, we should have moved out when our lease was up. We didn’t.
This last year has been a nightmare. Someone rolled our grill off our back porch 9 months ago. Last fall someone broke into my car by smashing a window and stole my purse. No I don’t usually leave it in the car. In January my husband went out to his car to find ALL FOUR WHEELS HAD BEEN TAKEN. Needless to say the crime level has gone up. A month ago a wasps nest was discovered in our wall and when I called for help I was told it «would be a couple of days».
