Ninety Degrees at Paradise Ridge Apartments

Don’t let them sell you on how safe it is. No cameras, no security presence, and hearing about vehicles getting broken into on a regular basis. The cost to live there is a joke and the management is the punchline.

I’m a 6 month resident of Ninety Degrees and I must say that I am overall pleased with the property and management staff — -and that it’s so close to a prominent supply of life-​giving coffee. I won’t forget to mention that the maintenance personnel, in my experience, are exceptionally friendly and very helpful too.
The community consists of primarily 25 – 40 somethings; a lot of business professionals and young families. While there are two very posh pools, there really isn’t much of an issue with loud parties or obnoxious inebriates running about the pool area until all hours of the night. There is also an agreeably substantial population of medical professionals such as neurosurgeons and whatnot that live here as well, seeing as we’re down the street from the Mayo Clinic. Be forewarned though — you may NOT knock on their doors and ask them for help with memory loss issues, telekinesis problems, or migraines. Apparently, that’s just not how they work. That’s not how any of them work. They will however, give you a cup of sugar. Thank you Dr. S, you’re a beautiful human being. Truthfully, the only gripe that I have had to-​date is actually with some of the pet-​owning tenants. When I first moved in, there were instances of people in my building allowing their pets to defile the elevators and management was pretty prompt about nipping that in the bud before it became a real issue. They’re a little persnickety about pets, but a 9 ft anacaonda is NOT on their list of unapproved animals, so I asked if I could get one of those since this would solve the problem of those furry little elevator assailants. Management staff politely told me that was not also allowed — –or legal.
Interested in accommodations/​amenities? WELL, if you have friends that like to visit, tell them to travel on foldable mopeds that they can just carry with them because uncovered parking near the buildings is about as available as Chick Fil-​a on Sundays. For those of you who don’t know, Chick Fil-​a is CLOSED ON SUNDAYS. It’s tragic, I know. There IS however, free water in the leasing office for all those who did have to walk in from the Mojave dessert. There’s also a complimentary coffee (COFFEEEE!!) bar provided on Sunday mornings. Which is amazing for those who love coffee and are too lazy to make it themselves. Sort of like myself, but I’m also too lazy to walk down there and get any. Now, if I could DRIVE — — -maybe that’d be another story.
Moving on, for all those living that #fitliiiiife, there is a 24hr gym wonderfully located near the North Pool (sounds really cool…“North Pool”. But — -it is in fact, the pool to the north) which has plenty of mirrors for your vanity’s delight — — and weights too if that’s your thing. The apartments are also located across the street from Lifetime Fitness which I thought was GREAT, right up until I found out how much a membership was, where I then decided that the walk over there and back was workout enough. I’m beautiful on the inside and I can meditate perfectly fine in my living room. Woosah.
Location-​wise, it is within 5 miles of everything you might need in life which includes starbucks (GOD I LOVE COFFEE. I. Need. My coffee.), and barely a mile from the Loop 101. So to say that it is «conveniently» located is rather understated. There’s even a WHOLE FOODS practically within throwing-​distance when I feel like having organic coffee. Did I mention I love coffee? Because I do.
Overall, living here is great. You’ll love it. Move in. Be merry. Just know that I’ll swoop that uncovered parking spot from your friends if it’s closer to my apt because the world isn’t fair.

This apartment complex is truly amazing, beyond excellent. The floor plans are much more then open compare to others for the price. The grounds of the complex are always well landscaped and maintained. Walking distance to lifetime fitness, whole foods, Starbucks and more… The staff is great and very friendly. All my needs were accomplished without any problems. I literally love everything about living here. Mayra, Diana and Jessica will for sure take care of you!

Lived here from May 2014 — January 2015. Had to leave due to a job relocation. Loved our time at Ninety Degrees. Would definitely recommend. Apartment pricing was very reasonable, parking was not an issue as we had a garage and non reserved parking was readily available on our side of the complex. Never had any issues with noise from neighbors. Office staff and maintenance crew were all great. They were very helpful and responsive any time I needed them. The location is great. Our apartment faced the pool on the third floor and we never had any issues with pool noise.

This place is like other home! All of the gals in the office are personable, sweet and extremely helpful. The grounds staff are always smiling and pleasant. I’m thrilled to call Ninety Degrees our home! I wouldn’t want to be anywhere else… The location is superb, we feel close to all our favorite shopping areas and entertainment.

I have been at Ninety Degrees since mid-​September and am satisfied with my decision to move here. My family and I rented a two bedroom apartment and love the quality of the fixtures. I enjoy being walking distance from Whole Foods and Lifetime Fitness. I currently have a dryer issue that is being resolved but other than that, I have had no other major maintenance issues. The employees in the office are helpful. I have asked them to print some things out for me and help me when someone parked in my assigned parking spot. I am content living at Ninety Degrees and have already recommended that my friends look into moving in as well.

I love this apartment!!! I have been living here for about a month. The staff in the office are helpful and really nice, same goes for the residents. When I moved in everyone I met asked if I needed help and they seemed really friendly and personable. I feel really safe living here too, the parking lot is well lit. It’s a great location, and the prices are reasonable in comparison to the other apartments in the area.

My roommate and I moved in a few months ago and have not been happier living in an apartment. This is the first time in a while I have no complaints. My appliances are new and work perfectly. My neighbors are quiet and nobody bothers me. I am able to find parking near my apartment every night. My only complaint so far is dog waste. There are little dog bag stations set up so why can’t these lazy dog owners clean up after their dogs!?! So disrespectful! Lastly, I just adore the office staff! My move in experience was great. They are very accommodating and friendly. The ladies up there are always smiling and I love getting style ideas from them. They do a wonderful job and I could not be happier.

I enjoyed living here with the old management but the new management is horrible. We bought a house just to move out of there! That is how bad the management is!
We have lived in 2 different apartments (one bedroom and a one bedroom loft) and we enjoyed both. During the move the old management helped us and allowed us to borrow the dolly. When we did our final move under the new management I asked for the dolly as I did in the past and management rolled her eyes and said «absolutely not». I explained that the old management offered it to us and her response was «yeah right. I doubt that» and rolled her eyes. That is just one of dozen of similar interactions with management. They think that because they sign for UPS packages for us that is enough. That is seriously the only service that they provide and you can get that at any community in the valley. They don’t even phone you or deliver the package to you when you are home like old management did.
As I said we ended up moving. Our mortgage for our north scottsdale house is half the cost of the rent we were paying for a one bedroom apartment. #ripoff
There are at least 4 new apartment communities that had been built in the past year within 2 miles of 90 degrees all with better views of the desert, cheaper and nicer built.

We absolutely love it here. I’ve never heard any of my neighbors, units are very quiet with all new appliances. AC works like magic. We haven’t had any major issues whatsoever, just normal wear-​and-​tear & when the very few that have happened are needing fixing, they are there to fix it right away. The place is always clean, they provide bags for you to pick up after your dogs. Parking is great. The office staff is very professional and accommodating to us as a family. Their maintenance crew is superb! Again, super friendly and quick to help out. I don’t hear any other neighbors complain about this place, we really feel they do an exceptional job at keeping this place to feel like our home. No rodent problems at all! It’s across the street from the eat gym ever (Lifetime), just watch out for the cougars there between 9am-​1pm (seriously-​unless you like that!). Whole Foods and Starbucks are just a 5 minute walk away. Great place to call home!

I lived here for for almost 2 years and had to move because the walls are so paper thin that you cannot get any peace and quiet. I am not unreasonable, and recognize that it is apartment living. However, the people above me, and by people i mean 3 sets of tenants during my lease there, walked around without any care and sounded like elephants. The entrance is on a long stretch (68^th st) so if you are in the first building, you hear every moron driving a Mustang and motorcyclist thinking its a drag strip. If Phx police want a speed trap, thats the place. There is no storage. I lived in multiple units while staying there because my first unit was on the 4^th floor and god forbid I forget anything, the elevator is so slow its a 20 min process. It is waaay over priced. No value. If you want to live inn a «swanky» place with loud people, this is your place. Otherwise, I suggest moving on Frank Lloyd Wright where the properties are older but well built.

Just moved in but I must say everyone whom I’ve come across are so friendly and nice. When I was looking, Amy showed me around and her personality is the best! She’s upbeat, friendly and gets you excited to move here.
The location is awesome, you have different floor plans to chose from and the amenities are awesome. The fitness center has everything one needs to stay in shape, they have 2 great pools one with the jacuzzi. I live by the pool with the jacuzzi and it’s quiet, I can’t hear anything. It closes down at 11 so that’s nice as well. I see where it said under new management and the staff here are great. So far so good, AND they have a car wash station. Lovely!

I’m on my 2^nd year at Ninety Degrees, and don’t plan on moving anytime soon.
Pros: Staff is absolutely amazing. Totally accommodating for any and every request within reason. They receive my packages if I’m not home to do so. The maintenance team is equally as amazing. I absolutely love that I can trust the team to enter my home to make repairs, etc without me needing to be home. The apartments are beautiful as well. Very modern. Feels more like a townhouse than an apartment.
Cons: The design of the apartment at do enhance the noise in the common areas.

I am one of the complainers, if you so choose to call me that. I have been rudely awakened at 3:00 in the morning at times by the partiers in the pool. It’s rude to think you are the only person that lives in the complex, and unfortunately for you, the cost of some of the layouts will bring in a different class of person, being those who have to work in the morning. With that being said, i was EXTREMELY satisfied with the apartments decision to close the pool at 11:00 PM — tho honestly, i wish it was earlier. Don’t get me wrong, I like to get my party on too — however, I choose to do it at my friends homes, which are not a shared living space. I prefer to be respectful of those I live around. It is very obvious that the cheesy immature remarks about the «rules» changing are from those who caused the issue. I also feel like some of the noisiest people could be those who did not live by the pool and therefore truly do NOT understand how disruptive it is. The way I look at it, if you’re looking to party and have 20 of your friends in the pool after a night of bar hoping, find a different place to live, try tempe — college town? just sayin.
So, if you’re looking for a beautiful property, with above average accommodations, an amazing staff that cares about the tenants that matter, a SAFE place to live, and a great location, this is for you. Also, if you’re looking to be in the middle of party animal vs. mature adult, this is a great place as well! There’s a happy medium!
Oh! and, since the pool closing, i sleep get to sleep through the night! yay!
And just a side note, these people are complaining about where they live but saying they are offered eviction notices and not happy about it… why not take it and leave? I’ve met a couple of the security guards, they are not threatening… haha, then again, i’m not a trouble maker SOOOO. yeah, this was fun!

every since the new management group took over this place went downhills. They changed the gate key so nobody knows how to get in, then blame the tenants for needing to change it. Jamie, the «manager’ is absolutely rude and wanted everyone to «give her a chance». Dog poop everywhere, people leave trash in the hallway overnight stinking up the entire place, rude management group. No longer monthly events and only when they feel ready to start doing events.

Overall just ok. Fortunately for their maintenance people the building is new. Their maintenance response and completion time is a complete joke. 2 months to get a new door that fell off for the laundry room. Fridge and air condition were both not working upon move in. Maintenance and the front office also lie about parts not being able to be ordered. No Parking for guests. When people park in your space and there is no guest parking the front office has you write a note. A day latter still does nothing about it. Upstairs neighbors sound like a pack of wild elephants. Tons of smokers. Dog crap everywhere. Small place for the money. Hallways smell. On a positive note it looks nice when you drive by.

Lived here just over a year and loved it! The loft apartments are really unique, the grounds and pool are kept up well, and it’s in a fantastic location. The best part for me, however, was the staff. They are extremely helpful, flexible, and made both move-​in and move-​out easy and stress free. The only reason I left Ninety Degrees was due to moving out of state; otherwise, I would have stayed much much longer!

Lived here for about two years and loved it. Only left due to a work transfer.
Apartments are high quality, including great counters and appliances.
Staff were wonderful — very helpful and friendly; they even helped me with getting my car picked up for shipment when I moved and had to catch a flight.
Flexible with both move-​in and move-​out date (can put in 30 day notice up to and including on the last day of your lease, for example, which is extremely helpful if you’re trying to coordinate a work-​related move).
Also good location with easy access to 101 and 51.
Highly recommend.

Been living here for 4 months. Apartment is verg well built, I don’t hear a thing from my neighbours apartments, bug free and my car is safe. The area is also great for bars, restaurants and shops. Staff are Bert friendly and no noise outside that I notice

I lived at 90 Degrees for over 2 years and loved it. I was one of the first residents after they opened in 2009. I had a top floor loft with a beautiful view of the pool. If I didn’t have to move out of state I definitely would have stayed there for a long time.
The front desk staff is awesome. Stacey, Nicole, and Kristen were always there for me and helped me right away if there was every a problem or if I had a question. They are also very FUN!!!
The residents for the most part are great. There are lots of single professionals between the ages of 25 – 35 with a few older people. Great place for a single guy (or girl) as there are lots of attractive women… which is also a good reason to go to the pool!
It’s in a very nice area of North Scottsdale. I used to go running around the area a lot and felt very safe. It’s also great if you’re a member of Lifetime Fitness as you can WALK to the gym! I went almost every day and loved it. Also very close to the theaters, restaurants and a few bars in that area.
Maintenance is great. If you have a problem or something needs to be fixed just make a request online and it’s done that day! No effort on your part. I never had any problems with noise either.
I made a lot of friends there and it made living in AZ very enjoyable. Highly recommend!!!

So far so good. I’ve been here for a month and I’m happy with my choice to live at Ninety Degrees. It is definitely a step up from the other popular complexes in the area, including Desert Club and Shade.
The front desk staff is friendly and helpful, the complex is safe and clean, and things are generally as advertised. I am fortunate enough to have very quiet neighbors, so noise from within the building has not been an issue.
I have read plenty of reviews that mention loud pool parties, aggressive security guards, shoddy construction, &c. I haven’t experienced any of this, so either the management has listened to the complaints and dealt with them, or (just as likely) the people complaining were part of the problem.
The units are a tad on the expensive side, but I have found that when it comes to corporate-​owned apartments you do get what you pay for.
