Excellent Inspection
Our real estate agent recommend this company and after going to Unilocal and reading 15 5 star reviews hired them. We were not disappointed
Steve was very professional and took extensive amount of time to explain the 42 page back to back inspection of a 728 foot mobile trailer in a nice binder. We have bought & sold many homes in the last 40 years and this company documented any and all issues from small to big.
There is a general section with approximately 50 pages back to back that are excellent information for the home owner i.e. estimated improvement costs for roofing, heating & cooling, electrical, plumbing etc.
A section to document your new homes insurance co, major appliances/​systems (too many to list). This section will keep me organized.
Another section for tools to have on hand.

Inspection seemed very professional. A few months after buying my home the kitchen plumbing completely failed causing damage to the sink cabinet and the flooring around it. After a plumber came to take a look he stated that the plumbing was done incorrectly and it now has to be completely redone. My money would have been better spent on hiring professional contractors to verify everything was in proper order. This inspection was the biggest waste of $ 400 dollars I’ve ever experienced. Giving them one start because I can’t give them zero.

His inspection was one of the best I’ve had to date — Many inspectors are lazy or too general in their finding. He did a thorough job and didn’t rush. He found all of the items that I think the seller would hope someone would miss! :)
The company uses pretty neat technology and Scott was very informative and helpful when it came to explaining the issues and their potential downfalls but also options.
I paid by check but I’m not sure if they take credit cards.
I did email their call center regarding their ability to do a proper fireplace inspection and never heard back. I think that would be the only reason to remove a star but I left it at 5 because it didn’t take away from the job Scott performed.

I setup an appointment with this company based wholly on Unilocal reviews, and I can honestly say Unilocal did me a solid.
My inspector Jon was extremely knowledgeable, professional, and thorough. I really appreciated him explaining everything in detail, as well as answering all my questions.
I would have given 5 stars, but like others reviewers have stated, their Call Center needs some work. I received a call back to voice mail a day after filling out their on-​line form and the caller stated her name so fast, I could not determine her name.
I called back and gave my name and they found my information, but there were very loud background noises making the conversation with the appointment setter difficult, and I had to give all the information again, even though I filled out the form previously.
Overall, I would definitely use them again.
Updated and deducted 2 stars for the spamming (e-​mails and phone calls starting at 9:00am on a Saturday) I am receiving from a security firm.

The inspection with Jonathan Simmons was by far the best one I’ve ever experienced. He was on time, very thorough and extremely professional. He examined every nook and cranny as though he was buying the home for himself or a family member and didn’t miss a beat. He patiently explained the details of the inspection while educating me in the process. I was shocked with how much information he provided me, including maintenance log and other helpful homeowner information. I walked away feeling informed and confident in the condition of the home. I’ve worked with other really good inspectors but this was by far the most memorable and very well worth the cost!

So we have unfortunately had to hire Advantage Inspection Service twice now since Curtis was so thorough on our first home we made an offer on. 108 reasons not to buy the house later, we decided to pull our offer. Thanks to Curtis for being so attentive or else we would have bought a money pit.
We used them again today for the second home we are trying to purchase and it definitely looks up for us! For anyone that is looking to buy an older, historic home, use Curtis. He knows exactly what he is doing, is very thorough and does an excellent job explaining everything to us lay-​persons.

Bernie Koestner did our home inspection back in June, I was not at the property but my daughter and my real estate agent were. When Mr. Koestner was done he not only explained everything that he looked at and recommended to have fixed to them, he also called me and went over everything again. He was very pleasant, patient and answered all of my questions honestly and thoroughly. He then emailed over this incredible thorough report along with pictures and explainations on what needed to be looked into. The complete process with Advantage Inspection has been a wonderful experience and I will always recommend them to future home buyers.

Larry Swanson did a great job. We had an inspection with him on a house in Phoenix that we ended up not finishing & he didn’t charge us. So when we found a different house we requested his services again, we were very grateful we had him again & he was very nice. The guy who did my inspection, Tom, I liked him a lot. At first I didn’t think he did much, but when he was done he did a walk through with me and explained his findings room by room, flaw by flaw. Things he pointed out I was surprised he caught them, he was so speedy. But sure enough he found everything and anything that could have been wrong so that I could weigh the decision on whether I wanted the place or not.
I liked him so much I requested him a second time to do my house inspection for the next place I found.
Now the down side of the company. I do not like their call center. I’m a busy gal, I work 70 to 90 hours a week, and cell phones are a no no at just about any hospital you work at. I could be written up for being on my phone, but I’m able to check my emails.
I requested multiple times for them to PLEASE email me on the 1^st inspection. Which they called multiple times and when I was finally able to call back I told them I requested they please email me in which the first woman responded that there were things they needed to ask me that they couldn’t ask me via email because the questions were too complicated. They proceeded to ask the sq ft, which I told her, but was angry that I ALREADY ANSWERED THE QUESTION on their website that says request a quote, fill out this information. Everything I filled out on the website they asked me for on the phone as I walked to my car, I didn’t have the information available as in their many voice mail messages they never told me the information they would require from me. I asked them if they could reference my initial submission and she wouldn’t. There I was scrambling on my phone, trying to open up the Internet and talk while walking to my car hands full to re answer the questions of information I already provided them. Sq ft, year of home, do i want termite inspection, address, etc.
These supposed questions that they told me were WAY to complicated to be emailed to me so I could respond that way. From that point forward I requested to please email me all follow as I’m very busy. At which I begin getting emails, but I’d send a message, not get response, then I’d sneak away on break to call, to never be able to get in contact with the person who originally helped me.
I spoke to about 2 or 3 different women on the phone and the same 2 or 3 women were emailing me as well. I probably spoke with every female that worked their call center. And when we spoke on the phone, the reason for multiple phone calls was they forgot to ask certain information they needed calls back to do. Emails had typos, they’d call and state one time, write another via email. Completely frustrating to say the very least. It would be comical watching everyone stumble over each other and mess up but I’ve got things to do, time is money to me.
I was even torn about what rating to give them. I want to give the inspector that helped me 4.5 to 5 stars but I want to give the office staff negative 5 stars. And I don’t say it to be mean or because I’m angry, this is something that happened months ago but I have to give my honest opinion that their work flow needs some help.
Suggestions are working with only one rep and not just whomever answers. Specially if someone completely different is emailing and calling, that causes a LOT of confusion for everyone. And don’t have people fill out the forms if you’re going to ask the exact same questions all over again, how unprofessional to have someone submit information and for the company to not have it on record after wards, that shows customers you lost it, deleted it, or just didn’t care.

The inspection was ok, nothing special. Whatever you do — do NOT hire them to do a termite inspection. They do a minimal job, at best, with the termite inspection and after having brought in a real termite inspector, I realized how poor of a job they did on that part.

I checked the Unilocal reviews and booked him. Larry was amazing. I couldn’t be at the walk through, but my fiancé and her dad were. Larry went through the place with a fine toothed comb. He put together a freakin dissertation on our house and emailed it over, with photos and all.
The kicker, after the seller made the repairs, Larry swung by to evauluate the work. Because I was in New York, Larry got on the phone with me, and went through the whole report line by line.
