Bryan & Bryan Inspections

I couldn’t be happier and if I could give more stars I would. This was my first home inspection and I was dreading it but the experience I had with Jon from Bryan and Bryan made the worry go away. First off, he was early and the reason he was early is because the weather looked like it was going to bad and he wanted to get a head start on the roof so he could do a thorough job. Second, he immediately made an impression of someone who was extremely competent and thorough and the inspection report showed he definitely was. He was very friendly and his whole demeanor instilled an instant feeling of trust in him so I got out of his way and let him do his job. At the end he asked if I had any questions and took the time to explain some things to me as I was a first time homebuyer. Jon also explained the concierge service Bryan & Bryan offers and made sure I understood everything before I left. The inspection report was sent to me that evening as promised even though he wrapped up the inspection a little after 4, so I’m pretty sure he worked over his normal time to ensure I got the report and also sent a follow up email. This morning I got a follow-​up call from the office and they also helped me start the insurance quote process.
I can’t say enough good things about this company. I can’t imagine this experience going any better. The boots on the ground employees speak volumes about the company they work for and it was clear to me that Jon is most likely the norm for the inspectors for this company meaning they are probably very picky about who they have working for them and have very high standards. The concierge service is going to make move in a lot smoother and I am happy to have dealt with such an ethical company with high standards and fully recommend them to anyone needing an inspection in the Houston area.

Today we had the good fortune to have Chase Phillips, of Bryan & Bryan Inspections, perform our very first home inspection. Chase was extremely knowledgeable, thorough and patient, he explained everything in detail and answered all of our questions. He made the inspection process easy and significantly less daunting than we had expected it to be. We will absolutely recommend Bryan & Bryan!

It was my first inspection experience, and it was great. They encourage you to be there if you can make it, which was nice. My inspector was Adam Wells, and I am no pro –but from what I can tell he did a great job. He was extremely knowledgeable and the whole process granted me a little piece of mind in the grueling process of buying our first house. He gave me heads up on a few things that could pose a problem in the future and the obvious things that need changing/​fixed. For what it’s worth, he was a pretty nice guy as well.
Small story regarding the company that may help you make your decision, actual inspection process aside: After making my appointment and showing up ten minutes early I received a friendly phone call alerting me that the inspector I was given might be a bit late. I told her that any other day this may not be a problem, but we were approaching the option period and I had already made the drive out there. She said she would fix it and call me back. She did, and within 10 minutes of the first phone call the owner Mr. Bryan was at the property with another inspector in-​tow, both very professional. I don’t fault the first inspector for being late, things happen and being slow and meticulous as an inspector is not necessarily a bad trait. The way things were handled is a display of professionalism and I was very pleased with my experience. I would recommend them to anyone in the market for inspectors.

Our inspector was Adam Wells. He was fantastic! He provided us with an extremely thorough inspection report we were able to use in order to reduce our contract price. He helped explain all issues to us thoroughly after the fact as well. In addition to the general inspection, Bryan and Bryan offered a termite inspection at no additional cost. We will definitely be using Bryan and Bryan services again!

This was my first home purchase and the inspector Adam Wells walked me through everything and explained everything with such detail and patience so i could understand what he was talking about. Not once did he seem bothered by me doing the walkthrough with him or asking him the many questions i asked him. When asked for advice he would provide it as well as his opinion. i would recommend this person/​company to everybody!

I had some concerns about our home inspection after we moved in. Mostly my expectations were different than what was provided but I did speak with Bryan and Bryan about it and they calmed my fears and assured me that they performed a very strict inspection. In the end they gave us great customer service despite my misaligned expectations. Four stars for excellent customer service!

The inspection was very thorough and the inspector, Adam, was very professional and knowledgeable. I would definitely recommend them to anyone. I am VERY happy with their service.

I have had two inspections performed by them and the inspector was absolutely wonderful. Very courteous and answered all my questions in detail. Made my first home buying experience fabtastic. I definitely recommend them.

I have bought and sold a few homes, plus a few purchases that fell through so I’ve worked with a handful of home inspectors. My inspector, Danny, was a nice and polite fellow. He was timely and got my inspection report quickly but overall, I was unimpressed and will not be using Bryan and Bryan again. He pointed out a few things but hardly inspired confidence that I was working with a real experienced pro.
There were two things that irked me about my inspection. First, there was a wet spot in the attic that puzzled Danny where it could be coming from. The roof, while showing signs of previous water had been repaired and was completely dry. He searched all around and could not determine the source. I asked where this wet spot was in relation to the ceiling and sure enough there was a discolored spot. I proceeded to investigate for myself and quickly found the secondary drain line about six inches away from the damp spot, albeit covered with some insulation. The drain line had a bad connecting piece that leaked and water ran down to create the wet spot. But the primary AC drain was good with no leaks, the roof was dry but there was an old vent pipe and it was very loose… So rain came in from the old vent, luckily landing in the AC drain pan and out the secondary. But the secondary line had a leak which led to the wet spot. If I figured this out, why couldn’t my inspector? Sure enough, this was confirmed when Danny got on the roof and saw the old vent pipe.
When I booked the inspection I was told that it would include the crawl space. Danny told me that I was not being charged for crawl space and he wouldn’t do it. I told him that I needed the crawl space done… The home is over 50 years old and there’s some pretty important stuff that needs to be inspected there. If there was some mistake (and hey, mistakes happen) I don’t mind paying the extra for crawl space inspection. I had the seller’s copy of his inspection from about 3 years ago and there were some noted deficiencies I needed to know about. Danny politely refused and suggested getting another home inspection company to come out and do it. I would not have hired Bryan and Bryan if I had known they were not going to do the crawl space! I understand that it sucks down there but it’s a vital part of the home and the home inspection. Very disappointing waste of my money.
And speaking of the seller’s inspection from about 3 years ago, the difference in reports was day and night. I should have hired those guys…

I am buying a house and was referred to Bryan & Bryan for inspection. The inspector David Wooley came out and did the inspection. He was punctual and very professional. Right after he finished with the inspection, we met up to go over everything (good & bad) about the inspection. He gave 2 reports: a full comprehensive report and a summary of deficiencies. He documented everything from informational (serial #s) to issues that he found. He explained each issue (no matter how minor it is) and possible causes. I’m very happy with his professionalism and attention to detail.
When I was still shopping for an inspector, I saw Bryan & Bryan show up in searches. But I was not sure whether they would be the right people. However, I can confidently and strongly recommend Bryan & Bryan, especially David Wooley, to take care of your home inspection needs. Way to go guys!

Our home was inspected, thorough and knowledgable? Thorough maybe he made a mess by the fireplace, doesn’t know how to turn on sprinklers even with the directions in front of him, oh and now they aren’t turning on. Should I mention the pool equipment that he couldn’t figure out, oh and that isn’t turning on either. Apparently locking a door is a challenge too. As a seller when you get a list of bogus corrections by someone the buyer thinks knows what they are doing it becomes more than frustrating. So now the buyer wants me to hire service people to come to the house to tell them that everything works… really. This company is well on the way to helping everyone lose this sale.
UPDATE: Sale has been cancelled by both parties due to the misleading corrections from the inspector.

I purchased the condo back in October 2014 since then I replaced all appliances. The inspection was done unprofessionally and not thorough .Base on their report everything was running properly. Not to mention that it costs me to fix the floor, cabinets and walls. I wouldn’t recommend this company to anyone!!!

Greg and his Team have worked with me for over 10 years. They have serviced my clients in such a professional manner. They do a great job of explaining the repairs needed so the buyers can make an informed decision. They continuously stay current on the every changing codes and learning as such as possible to stay current with today’s standards. My wife and I are buying our first Houston-​area home. Bryan and Bryan came highly recommended by our Realtor, so I called them for an inspection.
Our inspector, Kerry, was early, polite and extremely knowledgeable. He took his time and did a thorough inspection, uncovering some things I was unaware of. He also did a very good job explaining his findings and provided a concise and informative report.
The inspection that was conducted was the last step in our decision and we wound up buying the house. Since I won’t need to use them again (hopefully) for a few years, I thought I’d write a positive review.
