Having purchased a number of homes over the years, I have worked with several good home inspectors in Los Angeles. While acquiring property in Palm Desert, far removed from my locale, Unilocal introduced me to a high quality, extremely knowledgeable inspector in the Desert. Bruce Carmichael stands with the best of the best culminating knowledge, equipment, skill, safety, regulatory background, and well-​spent time. His effort produced both summary & detailed well-​written photographic reports thoroughly characterizing the state of the home. Highly recommend!

Best Home inspector in the desert. Extremely knowledgeable and is great to work with. I always feel confident selling a home to my buyers after Bruce does his inspection. He doesn’t miss a thing and my clients always feel secure and informed after seeing his reports. By the way, the reports are incredible easy to read and understand with lots of pictures and descriptions. If you need a home inspection, don’t use anyone else.

Bruce inspected my potential new home last week, and he was very thorough. He went room to room checking everything and found many flaws that I never would have noticed. His thermo image camera is amazing! He is in a class by himself.

I have had many home inspections and this by far is the most thorough inspection. Bruce has cameras that can look for water damage to walls that could have been hidden and has drones to have all angles of the roof without stepping on the tile.
My report was available the next morning online. It was complete with all pictures and all the inspection information. Would highly recommend.

Incompetent roof inspection. Completely missed that the drains were not operation and that there was a code violation. 10k in roof repairs missed.
He stands by his report that the roof is similar to other roofs that he sees in the area. That isn’t helpful.
I would NEVER use him. Find anyone else who actually takes time to notice important and simple things like this. It wasn’t like any of this was hidden.
And then he as the nerve to say that I didn’t read the report. Of course I read the report, you idiot. You mentioned debris. Big deal. I guess that you just happened to miss that the roof needed immediate replacement. Don’t try to call me out on. You screwed up.
Two other contractors verified that your inspection was worthless. Did they not read the report too?
Stop emailing me and trying to bully me.

We had Bruce inspect a home for us this past week. We’re very happy we picked an inspector that was so thorough and had the capability to find moisture in the walls using infrared thermal technology. This saved us a ton of money and possibly health issues in the future. Looking at the wall with the bare eye did not show the moisture, so his investment in this technology really pays off for his customers. We ended up not purchasing this home, but will find another one soon and will definitely have Bruce come out for another inspection.

I found this company doing a web search, and found Bruce to be very professional and a friendly guy. He got right to work on the inspection and made some good discoveries. The drone found broken roof tiles another inspector likely would’ve missed since they don’t walk the roof. His report is very concise with good photos. The one thing that might’ve been more helpful is if he would’ve given me a walkthrough of how the house «works» like where the water and gas shutoffs are located, etc. another inspector I’ve used in the past did more teaching and it was helpful.

Bruce did a fantastic, thorough & very professional job. If you are a buyer, this is the guy you want. He may be a little more expensive, but it is well worth every dollar.

I took a huge leap to buy a condo in Palm Springs. My realtor recommended several companies and Advantage Home was chosen. Bruce did an excellent job identifying everything that should be taken care of and even suggested many items I should consider in the future (window replacement, etc.). His equipment was state of the art and his observations found several issues most people would never have noticed. His report was very comprehensive and the photos and descriptions showed exactly what needed to be done. It was done so well that the seller agreed to deal with everything we asked of them. Plus Bruce was very personable and interesting to talk with. I would highly recommend this company.

When my partner and I started looking for inspectors of our new Rancho Mirage home, we had plenty of to choose from. Pricing was all over the place and we decided on Advantage after a lot of research. To say that we got our moneys worth is an understatement.
When first looking at the website you may double think the need for thermal photographs or drone inspections but they are worth the extra dollars as they show you whats going on and conditions that plain sight inspections won’t in those hard to reach places.
Bruce walked us though his modus operandi during the inspection process and was extremely thorough and his detailed report was a great for negotiating with the sellers in making sure that the items needing to be addressed were addressed.
We did have to have him do a follow up for a small fee since the salt water pool was not functioning properly during the initial inspection and he was just as professional and timely in getting that to us, especially helpful since escrow is scheduled to close in less than 3 days.

I’ve bought homes and commercial property, had the full range of «cheap» to «overpriced» and its rare to run into a home inspector that delivers so much. Even putting aside the thermal imaging and drone flight inspections (which are amazing values and offer a more thorough inspection), Bruce’s thoroughness and attention to detail was spectacular.
As the buyer, I was present during the inspection and witnessed his expertise at work first-​hand. My broker and I conferred while Bruce was working, and he would occasionally bring something to our attention. At the end, we had a summary meeting /​walk-​through of all defects. It was great hearing his first hand impressions and getting to ask questions.
The report was delivered timely, and we also appreciated that he creates TWO versions, a summary of defects you can share with the sellers and ask for repairs, and the full report for our records; this is a bonus as sellers sometimes want to see the report (as mine did) and you can use that as a negotiating tactic sometimes.
I’ve bought a few houses and two large commercial properties. Most inspectors are ‘adequate’ and sometimes they are perceived as a commodity product where people feel compelled to shop for the cheapest. Also, sometimes the ‘hype’ is just that… I was curious to see if Bruce actually lived up to it, and he SURPASSED my expectations.
Are there cheaper inspectors out there? Absolutely, and they do cheaper jobs, don’t crawl, or climb. I had one inspector before who refused to climb under a house but peeped into the crawl space door to snap a photo! Worthless.
From personal experience I can say this: Spend the extra hundred or two dollars for a thorough inspection… an experienced inspector can help identify issues that you can have sellers either REPAIR or give you a discount for,
After all, your home is one of your biggest investments. Don’t you want to know what you’re buying? … don’t pinch your pennies to drop quarters people!

Bruce was very professional and did an very detailed inspection. My husband and I were very impressed. He did not cut and corners and uses a variety of tools (including a really cool drone) to ensure that you know everything you can about the home you are about to invest in. Knowing that my family will live in this home for many years to come, I feel more secure moving forward with our transaction after the inspection. Advantage Home Inspections is by far the best. Bruce was great, he drove an hour to the property that needed to be inspected and gave a thorough inspection of the duplex. Bruce was friendly and can tell off the bat that he really enjoys what he does. Advantage may not be the cheapest but I am a firm believer that you get what you pay for. UPDATE 11/​21/​2014: We ended up removing our offer thanks to Bruce! The seller was not interested in repairs and still wanted full asking price. The seller also tried to corner is in by saying the home is old and all homes have issues with the roof and safety. I called Bruce for advice and he said all safety concerns should be addressed and repaired along with the roof, especially when going in at full asking price. Thanks again Bruce we dodged a bullet and will not be purchasing a lemon. We will definitely use your services again.

WOW!!! Just met Bruce. I am a Realtor here in the Palm Springs area. I have used several home inspectors in the passed 8 years, but Bruce just blew them all out of the water!!! I was so impressed with the technology he uses and the ATTENTION to detail. That’s what my clients NEED and DESERVE. He definitely raises the bar .no question. We’re buying a 1979 home which is in obvious need of some TLC. Bruce uncovered many minor fixes as well as a a few not some minor issues. Everythingn he caught was not obvious to the novice.
His report was very detailed and helped us get some money out of the seller prior to closing. He takes many pictures and walked me through each item on the list.

Bruce at Advantage Inspection Professionals recently inspected a classic 1962 Alexander home that I was purchasing in Palm Springs and I am really happy with the service. The website makes it simple to schedule an appointment and Bruce was very responsive with a confirmation email.
