Post Parkside

Lived at Post Parkside for 2 years now, and while it does definitely have its faults, it was overall a good experience.
First of all, your mileage may vary. Post has 3 different buildings, and they all have varying sizes and work done to them. I lived in the «leasing office building», just above Spice Steakhouse. So if you read reviews about no washer/​dryer or issues with the A/​C then those are people that lived next door at the ‘tower’.
Office/​Maintenence
Honestly, the leasing office was super nice to us. We were always treated well, and they accommodated most requests we had. It’s a little disconcerting that ANYONE can go to the back room and grab a package from the mailroom. There’s no signing off or anything. Thankfully no packages stolen, but I never liked that situation.
As for maintenence, there have been plenty of issues with the A/​C freezing in the warm months, and the lights burning out in the kitchen/​living areas. The only serious issue we really had was when our A/​C went out on a sunday night when we had company and it was so unbearable we had to go to a bar just to get some air. Though on a regular schedule the maintenence people did a good job.
Apartment
We had no issues with neighbors or with supposed bed bug problems. I kept this place pretty damn clean, and I think that being in a more isolated area of the complex it really led to being a quiet area. There are always stragglers on weekend nights going to their cars that are drunk, but that’s city living. No qualms here.
Parking
Ok this is a huge pain in the ass. You need a clicker to get in AND out of the parking garage, and by the time you went up the stairs to the 4^th or 5^th floor (cuz you almost never get a spot below that if you work normal hours), you’re already running late. It added almost 5 – 8 minutes to every single commute. The elevator is broken half the time, and it’s the slowest elevator on the planet when its functional. I quickly learned to take the stairs every single time. The whole parking garage is just a mess and a huge downside to living here.
Deliveries/​Guests
Ok this is another huge downside for me. Do not EVER get Sunday delivery from Amazon. You will never get your package, because the leasing office is closed whenever they attempt to deliver, and they never attempt to look your name up on the callbox. Speaking of which, that callbox is AWFUL. It never allowed you to talk to people, required you to have a local 407 number (seriously?), and is just overall a terrible experience for letting people in the gate. Huge pain in the ass to get ANYTHING delivered, whether it’s a package or food. Most of the time the drivers go to the wrong callbox, because they can’t find the one for my building since it’s tucked in beside the pizza place downstairs. This is by far my biggest gripe.
Location
The location is amazing. Publix is literally downstairs from where I was, it took all but 60 seconds to be inside of Publix once I locked my door. Very very convenient. It’s about a 8 minute walk to downtown, and it’s a big plus being able to walk home after a night of drinking with friends instead of having to call an Über for 3x the normal rate. Literally at the hottest spot in all of Orlando at Lake Eola. Everyone will be jealous of your location, so this is a huge win for Post Parkside.
Price
So I know that this isn’t something they can control very much, but the prices are honestly way too high for the quality of apartment you get. I was paying $ 1800 for a ²⁄₂ that had regular countertops, white ‘old style’ appliances, and older style cabinets. Shitty vertical blinds in the bedrooms, and small showertubs (never tried taking a bath cuz I definitely wouldn’t fit. and I’m not even tall). I have friends that were renting 2 bedrooms at Waverly for less, and they had floor-​to-​ceiling windows, updated appliances, and stunning views up high. Post Parkside makes you pay for all the downtown location without the downtown luxury apartment feel. It used to be okay, but after finding out how much better other places could be, it’s a letdown.
Overall, I’m happy with living here for a couple of years. I never had rent issues, bed bugs, or any major inconveniences other than some isolated events with urgent packages being undeliverable and the parking garage being a daily struggle. But if a friend asked for my recommendation, I’d probably tell them to look elsewhere because there are better alternatives. But if availability is an issue, Post is most certainly an adequate and fun place to live.

The management here is atrocious. Shortly after moving in I was faced with a bed bug problem that apparently affected most of the building. Yet after the treatment did not work they refused to retreat my apartment until I showed them the bites I was covered in. The entire process lasted over two months!
The apartment itself was small and air conditioning is controlled by the building so it’s always freezing. The smoke alarms are in hyper sensitive locations so they would go off whenever you take a hot shower or just cook on the stove top. The only benefit is the location but given everything else I would not recommend this place to anyone

TWO WORDS: BED BUGS.
The building is infested with pests; I saw a rat on two separate occasions in my kitchen (a first ever in all my residences in Orlando) the building also has a bed bug infestation. The best part? They use the lease you sign to force to you to pay for the pest control bill, which runs around $ 2,000.00!
Stay away, the view is nice but poor management, unresponsive maintenance and their skirting of landlord tenant laws make this place a living hell.

They call themselves a Grade A Apartment, but management and maintenance is horrible. We moved to a townhome unit on a short 10 month lease. We were the first to live on a renovated townhome. When we first moved in plenty of things were wrong, but maintenance went on vacation the same week! There were no water pressure in the upstairs bathroom, no blinds by the entrance (we had to buy paper blinds and it took 1 month to install real blinds), and downstairs bathroom didn’t have a LOCK! The lock and blinds took numerous reminders to management to fix. We also got new appliances but our ice maker didn’t work and AGAIN took numerous phone calls to fix and they finally replaced it after a month of nagging. Then my roommate accidentally locked himself out of his bedroom with his dog inside. This time maintenance comes and says they don’t have the key for the door because it is not a POST door knob. So why not take them out during the renovation? They literally had to break the door knob just to get my roommate dog out, but AGAIN took about a month to get a replacement door knob. Upstairs A/​C broke two times and during the hotter months. CATCH THE DRIFT OF THIS GRADE A APARTMENT? Don’t forget to pay you rent on time because if you are 1 day late they just charge you 5−10% of your monthly rent (couple hundred dollars). They don’t even waive it if it’s your first time. They love to reference that long contract you signed when you first move in as the reason why. During move out me and my roommates followed their move out checklist to the T, but weeks after we move out we get a bill for a FULL CARPET REPLACEMENT which cost OVER $ 1,200! They claim pet damage. Here’s the thing, the dog spent 85% of his days downstairs in the hardwood. the other 15% was my roommate’s bedroom. So the stairs, hallway, and other two bedrooms were off limit to his dog. POST PARKSIDE decides to replace all the carpet without notifying us! It’s like getting an oil change at Firestone and they decides to charge you for Tire Replacement without consulting you first. IF there were pet damage then it was in the master bedroom which is only 10% of the total carpet in the townhome! Again, we were only here 10 months and the rest of the carpet is in PERFECT CONDITION (no stains, no sun damage, nothing!) They could of just replaced the master bedroom carpet and all of the carpet will easily blend together since the rest of the carpet was in perfect condition and only 10 months old! The messed up part is they say it’s in their policy to replace all the carpet, but THEY FAIL to have it in writing and as of now can not provide us photos with proof of this so call pet damage! The funny thing is they had to charge the previous tenant for carpet replacement because we got new carpet when we moved in and they said they only replace carpets every 5 years, smh. BEWARE OF THIS GRADE A APARTMENT because you will not get your money’s worth on this expensive property and you will spend extra money!

Good News: There’s one less place for you to have to tour while looking for an apartment.
Don’t even consider Post Parkside. There’s currently a bed bug infestation that the management is treating in a half-​assed manner. That alone should be enough to prevent you from signing a lease here.
Need more reasons?
There’s a constant barrage of drunk transients that hang around outside. Nothing like being panhandled and cursed at while attempting to walk to your car, which is in a separate garage across the street. Good thing it rarely rains in FL, huh?
Also, the apartment spaces are small, relatively expensive for the value you get and there’s not even a washer/​dryer hookup in the units. Communal laundry, anyone?
Also, the street is loud and littered with drunk 20-something’s on the weekend nights as they spill out of the bar in the basement space of the building. So incredibly classy.
Just don’t. You’ve been warned.

Post Parkside is a great place to live! I recently moved to orlando and could not be any happier with my choice. The staff is so friendly and know everyone by name there, they always help in anyway they can. The units are awesome for the price and everyone who lives here is friendly. The atmosphere is laid back and fun. I would not want to live anywhere else downtown! I highly suggest living here if you want the downtown lifestyle!

As a «forty something» w/​out kids, I LOVE living at Post Parkside. And, in the year that we’ve been residents, my husband and I have noticed many residents who are outside the PYT demographic, ranging from professionals in our age group to couples w/​children (though few), and even a few older residents who are clearly enjoying retirement w/​out the hassle of yard work, etc… We were a bit surprised, mind you, but also happy to see that we weren’t the only «older folks.» LOL
Joel (property manager) and his amazing staff (leasing, maintenance, parking) are professional, personable, and accommodating — ALWAYS, ALWAYS, ALWAYS!!!
Caution: if you’re thinking about living downtown, you must consider the noise factor, even several blocks off of Orange, so choose your apt location carefully. If late-​night noise is an issue for you (early riser, light sleeper, etc…), I’d recommend choosing an apt facing the lake, if available. You will be glad you did!
Our new Publix (opened Sept ’08) is a bonus, too. So convenient, awesome customer service, great selection (and will get something for you if they don’t carry it)… definitely helps to anchor the sense of «community» downtown!

Post Parkside has been discribed as the Melrose Place of downtown Orlando. This rental community takes advantage of the urban lifestyle surrounding it. In downtown Orlando where the high rise condo is king this much needed rental community consists of several buildings spanning both sides of the blocks of the Central and Osceola intersection. There are the pricey 2 bedroom varieties for those with roommates or who can somehow afford it in this time of cutbacks. Theese are connected by outside stairwells and hallways and are swanky once inside. Crown molding, walk in closets, stainless steel appliances and the like. Some have balconies, some pseudo balconies consisting only of the balcony door to get some fresh air but nothing to actually step out on. What is really breathtaking are the units right on Lake Eola with their balconies facing the lake and boasting wonderful views of the park and fountain. For those night life lovers, some even rest atop the ever popular happy hour hang Spice so you can feel like you are out without leaving your humble abode. What’s really cool is the studio option. If you want the downtown lifestyle but don’t have a downtown budget or don’t need a lot of space the tall hotel turned efficiencies is the place for you. These homes are small (one room) and older than the newer luxury units, but for the urbanites with big city dreams its a small price to pay to escape the monotony of the burbs. And just think, if pluncked inside the ultimate city, NYC, these little apartments would be Mc. Mansions. The pool is also right on Lake Eola and can get rowdy as young twenty somethings embracing life after college mix and mingle on weekend afternoons. If you don’t know anyone upon moving in don’t fret. This building is littered with young people looking to expand there social circle so making friends is a breeze. The rental office is on Central right past Osceola, the friendly young females on patrol will be happy to show you around and talk up this community. There is a small but workable gym near the pool and a parking garage on Osceola Dr. for all its residents. Post even has a dry cleaners on site. This is a fun place for young people asserting their independence to take roost and dive right into life with the pool parties and bbqs hosted by Post.
