If I could give the Hotel a 1 Star I would… 2 Star Hotel, Ha!!! What a joke!!! WARNING in Advance, Do Not Stay at this disgusting Hotel!!! We checked into «little Inn By The Bay Newport Beach Hotel», 2627 Newport Blvd. Ca. We checked in then proceeded to our Room #9. I wanted to sit on the edge of the bed and had noticed that the silky top sheet cover had a yellow, brown tinge to it. I removed it and the comforter/​blanket that was underneath it was extremely soiled with bright yellow stains, upon further inspection, I found drops of dried blood, lipstick, just nasty body fluid stains. The front desk lady was checking rooms right at that same time, she wanted to know how the room was for us, so we let her in to show her the soiled bed sheets and blankets. We then checked the other bed and it too had yellow body fluid stains. She was surprised and went to get the housekeeper, a manager also came in she was explaining while looking at the body fluid stains that they were clean, they just didn’t have any extra… so this is why they had left the same blankets on, and those stains just didn’t come out in the wash. They could get us some more sheets but that was all they could do, they had no blankets. We asked to talk to the owner, she got very upset raised her voice while standing there in our room, she was like I don’t have to take this… I tried to explain that We had booked this room well in advance for 2 nights, she stormed out and said we could leave if we weren’t happy with their explanation of their uncleanliness, and even processed to say to that I probably do this in every hotel… I was like, really!!! Did you just say that, checking for cleanliness… Is a bad thing!!! This place was a 2 ** star Hotel, I guess that is what I get, the rest of the room was not clean either, the carpet had stains and sand, I spent all this money getting my pet boarded for the weekend, getting all packed up and drove from San Diego to enjoy a nice Holiday weekend at the beach. We now are driving home in LA traffic!!! We checked out of that Bad hospitality experience. Warning in advance Do Not stay at this Hotel!!!

This little place is in a great location to walk all over Newport beach, and the room we got (#8) was large and very well put together. The décor was up to date and the beds/​linens were seriously just as high quality as a 5-​star hotel. My lack of the final star is related to the horrible condition of the carpets in the common areas… they were seriously disgusting. Once we were in our room, all was wonderful! I read a review about the window shutters not blacking out the daylight and thought that was kind of nit-​picky, until I was trying to enjoy a rare opportunity to sleep in and realized the daylight just kept screaming at me through the shutters and calling me a lazy a**, so I had to get out of bed. The rooms could in fact benefit from a curtain over the shutters to assist with the light leaks, but it certainly doesn’t keep me from suggesting this place for lodging. I paid $ 105/​night for a last minute reservation on a 3-​day weekend — I was thrilled! Staff was helpful and courteous on the phone and in person. They even offer full use of their amenities (bikes, beach chairs, sand toys) if you arrive before check-​in. The night-​time street noise is a little bothersome if trying to rest, but running the hvac in the room provided plenty of white noise to drown it out. I can’t help but post the pics related to my comments, BUT want to reiterate that the overall room and experience was a good one and I would definitely stay there again. It was a good deal!

Terrible! Do not stay here. Not much parking and is on two noisy streets. The receptionist was very rude to me when I first arrived. I asked if there was a computer for checking emails and she treated me like I was asking for too much. After all, I had lost my phone. I had to encounter her again when I lost an item and called back to ask about it 4 days later. She was not able to help me and just put me on hold! Not worth it! Bad customer service.

Worst Hotel stay we have ever experienced. First, they don’t tell u there’s a deposit per room when u are booking. Second, they tell u it will not be deducted from your account, only put on a hold. Third, it is deducted from your account immediately, before u can even get to your room.
They tell u they have free bikes, then when u go to get them and u see the bikes sitting there, they tell u, u can only have 2 and we had a party of 4. Also they don’t tell u the bikes are so old with bald tires and rusted handle bars and seats that r not position right, to be able to ride the bike correctly.
Also air conditioners leaking so badly that sidewalks are covered with water, making it hazardous to walk.
Shuttles on the Windows do not keep light out. Making the room bright all night, while u try to sleep.
And when your stay is over! We booked two rooms and they kept one of the $ 100 deposit saying we got blood on the comforter.

I would put 0 stars if possible. This place sucks! They will never give you back your deposit!!! I paid 500.00 to stay n this shit hole for 3 days and they kept my deposit. I only showered and slept there… That’s it!!! They said I was charged for damage to the comforter! I Many of my family members are housekeepers, they always tell me that the comforters are never washed. So the first thing I do is put the comforter in the corner. I guess that damaged the comforter! Then, they tell you they have free bike rentals but not a single bike is ridable. Either the tires are flat or theres no chain on the bike! This is the absolute worst motel I’ve ever stayed in! Do NOT Stay at this sh**hol*!! Also, don’t ever take a girl there and think she’ll be impressed. TRUST ME!!! DON’T DO IT!!! FU** This place!!!

I’ve been staying at this hotel for ears but will never return after our last trip. We left some money in the room, went to dinner, came back it was gone. I have never had this problem here before, and the office didn’t handle it professionally at all. They said hey would go the surveillance and give me a call back, which they never did. I had to call them the next day, and was told they didn’t see anything and didn’t know what to tell me. Now we have to go through the hassle of getting the police involved

I certainly had a different experience than many of the others that posted reviews. The check in process was quick and they even allowed me to check in early. The room was very clean, smelled good, plumbing worked; none of the issues others shared. The location was great, walking distance to the beach and a multitude of restaurants. My room looked out over the street, so I did hear a lot of traffic noise. Not sure that there is anything the owners could do about that. My only complaint is that the shutters don’t block out the sun. I was up a bit earlier than desired because it was so bright in the room. Not a deal breaker by any means. I would definitely stay here again and would recommend it to my friends.

Staff was nice and helpful. Close to beach, two blocks. I liked that the hotel supplies you with bikes and beach gear.

Worst experience of my life. We showed up and they cancelled our reservation on accident. The girl at the front desk was rude and not helpful. They would not even give us the open room that was ten dollars more for the price of our room they gave away. ten bucks? Even the owner said to charge us full price. we drove all the way from San Diego with our 2 year old daughter and met my father in law there from Georgia. They made a mistake and wanted us to pay for it. The girl at the front refused to give us a manager name and a manager p

This place has so much potential, but sadly, it falls very far short of expectations. Husband and I stayed here over Memorial Day weekend for our anniversary. We were looking for someplace quaint but centrally located to restaurants and activities. Little Inn definitely fits the bill in that respect.
The property is located smack dab in the middle of all things Newport Beach — the corner of Newport Blvd. & Balboa Blvd — so getting in & out was a pain. We opted to walk to dinner, which was nice. The parking lot itself is small, as are the spaces, which was quite irritating. We have a truck — so you can imagine the creativity involved with parking.
The hotel itself is a dump. Yeah, I said it. First, they are understaffed. We arrived to find a completely empty reception area, with no employees manning the reception desk. We waited about 10 minutes for someone to come back from grabbing lunch across the street. He was nice and apologetic, so I can’t blame him. I can, however, blame the owners for not maintaining adequate staff, especially during a holiday weekend. The reviews mentioned recent upgrades — which we noticed, however, they were cheaply done and it wasn’t even hard to spot. First, the «new» locks didn’t work, so our card worked maybe twice. Upon inspection, we noticed that the actual lock that was on the side of the door facing the inside of the room was falling off the door. Next, the leaky toilet — the bathroom floor was constantly wet and the water ended up making its way to the carpet at the entry to the bathroom, which caused the room to have a very strong moldy smell. The caulk used to secure the spigot in the shower was deeply cracked, so much so, that the husband opted not to take a shower for fear it would fall off and he would somehow be blamed. Basically, the bathroom area was a disaster. The desk was tiny with no mirror above it — which was not at all what I expected. The remote to the TV didn’t work unless you stood directly in front of the TV and pointed said remote directly at the TV.
The room was very small — the pictures on the website are misleading. There are only two rooms with balconies and those rooms go quickly. Our room was right next to the ice maker, so it was noisy at times, but not that bad. It was convenient for us. The bed and pillows were comfortable.
For the price point, I had higher expectations. I cannot recommend this place. There are better options that are worth the money. This place is not one of them.

Wires hanging out of the wall where the smoke detector should have been, had to call maintenance twice to get one installed. It is illegal you cannot rent a room with no smoke detector. Wallpaper was peeling off the walls in several places. The mattress was very uncomfortable and they advertise a pillow top mattress. I unzipped the cover to the mattress only to find a beat up dingy old mattress that was not a pillow top. the room was very cramped like a jail cell along with the bathroom. the only good positive thing to say about the place was the room was clean.

I am already blown away by the lack of customer service, and haven’t even stayed here yet. I have tried to cancel my reservation and am was told I will be charged a night’s stay. I understand that this is the policy of some hotels, however, it clearly states on my email confirmation that a reservation must cancelled within 72 hours of the stay «to avoid losing deposit». On that same confirmation email, it clearly states Depoist: 0.00. I have called 3 different times to speak with a manager to discuss this only to be told:
1^st call (7pm Thursday): the manager was out and the receptionist would call her and call me back (which she never did, I had to call her back an hour later) and was then told she didn’t have an answer for me and to call back the next day to speak to a manager.
2^nd call (2 pm Friday): I tried to explain the information in the confirmation email to the receptionst– because the manager was gone, only to be argued with that I was wrong about what it said. Then, the receptionist would call the manager and call me back. She did this time only to tell me their policy is their policy and there’s nothing I can do about it. They will be charging me no matter what.
3^rd call (4:35 Friday): I asked directly to speak to a manager. This time was told that she would not be in until Monday and I could leave a message if I wanted to. I asked for the manager on duty, was told there isn’t one. I asked for whoever was in charge of the hotel while the manager was out, was told no one was.
By the way, how is a hotel left without ANYONE in charge for an entire weekend???
In summary, I would NEVER stay at a hotel that is obviously very poorly managed. The attitude of the different girls I spoke to on the phone was very rude and it seems there is no resolution to the fact that my email confirmation says one thing and the hotel is trying to get around it. It is unfortunate that the only way for this to be resolved it through Unilocal and disputing my credit card charge.

My best friend and I took my two sons (ages 8 and 6) down to Newport Beach for this last weekend for a quick weekend getaway to meet up with other friends. We originally had a reservation at the Fairmont hotel but found this hotel that had good ratings and decent prices (although $ 40/​night more than Fairmont) and closer to the beach so we canceled Fairmont and I took the cost hit thinking it would be a better choice location-​wise… boy was I wrong! We arrived late (almost 10:00 p.m.), but were pleased with the cleanliness and updated room (although extremely small) room. My friend used the restroom and it immediately clogged. We called the front desk and they said they would bring a plunger for US to fix it even though it was clogged BEFORE we got there. So my friend tried and tried to unclog it but nothing worked. We called the front desk again and asked to switch rooms or have someone fix it. They stated that they couldn’t get a hold of maintenance. We were then told that they have another room available but we could only stay in it one night and would have to move back to our room the next night because another guest REQUESTED the other room. My best friend who has worked in the hospitality industry for years in high class hotels understands the laws and what is and isn’t true and knew we were totally being jerked around. So basically they told us we can’t move rooms for our stay, but they will give us the key to the other room so we can use the restroom or we could stay in the other room for one night. Let’s keep in mind it’s now midnight and both my small children have been asleep for a couple hours so switching rooms would be a huge inconvenience. We chose to stay in our room because my kids were asleep already and we didn’t want to have to move back and forth. Of course, my kids woke up in the middle of the night and early in the morning needed to use the restroom so I had to drag my half asleep kids down the hall to another room so they could pee! We were furious to say the least. In the morning I called the front desk asking when maintenance was coming and they stated they still haven’t heard from them. This was approximately 7:00 a.m. They’ve had over 7 hours to fix the issue! In the midst of everything in the middle of the night, my friend wrote a review about our experience on Unilocal! and apparently the front desk people already saw the review. Around 9:00 a.m. they finally got a maintenance guy to come to our room and fix the toilet. Meanwhile, we had to shower and use the restroom in the OTHER room down the hall!!! We then got a call from the front desk and I asked if they had gotten a hold of the manager yet, who I had been asking for since the beginning and she said that she texted her but hasn’t heard back. I am a single mom of two boys and I do not have a lot of money for trips like this. I was so angry that they were causing this trip to be so bad. I asked who owned the hotel and she said she could not provide that information. Once the maintenance guy fixed the toilet I asked for a discount for our stay since it was such an inconvenience. She then had the nerve to tell me that they would not give us any discount since we did not give them a chance to fix the problem before posting the review on Unilocal. They had over 9 hours to fix the issue! She said the manager agreed to give us 50% off our first night ONLY if we took down or updated the review my friend posted. So they basically blackmailed us into «fixing» my friend’s review. TERRIBLE service, TERRIBLE management. DO NOT STAY HERE!

I’ve stayed here many times in the past, even before the remodel. Staff has always been friendly. I’m glad they remodeled because it was needed. The beds are comfortable. The location is awesome! Very close to the beach, shopping at jacks, bars and restaurants are nearby.

Wow! What an awesome experience I had with this hotel. My friend and I did a last minute trip to Newport Beach and didn’t look for a hotel until we got into town. We stumbled into this hotel because of the location mainly, the hotel is walking distance from beaches, shops and the Newport Pier. We lucked out and they had a room available for two nights about $ 100 a night after taxes, which wasn’t bad for the room size, cleanliness and location. They also offer beach cruisers for free and the front desk even said we could use them after we check out just leave collateral. They also offer umbrellas and boogie boards all for free! What a deal. The front desk lady was very nice and gave us drink vouchers for the bar Sharkeez which ended up being where we went for both nights. The room itself was spacious and comfortable. The bed was a nice size and clean. My only gripe is the one and only mirror was half size in the bathroom. For two girls trying to get ready night & day it was a struggle. We had to take turns using one mirror so took a little longer to get ready. It’s newly renovated so I would think they would put a body mirror outside of the bathroom. Other than that if I am ever in the Newport Beach area again I will definitely be staying here.

It’s an older beach hotel that has been updated inside. Very cute remodel but they picked horrible mattresses and both of our backs were sore in the morning. Very conveniently located though.

It’s not the fanciest hotel out there, but it’s good enough. The queen single bedroom’s lock is hard to get in. The bikes rented for free are rusty. The room is small but I don’t really mind. I’m optimistic but those are concerns I bet people would want to know.

I stayed here for Memorial Weekend and when I entered the room I was pleasantly surprised how clean and new everything was. The bed and pillows are super comfortable.
The location of our inn was perfect for bar hoping and walking distance to the beach. I would definitely stay at this inn again. We even had an option to use their bikes for free for as long as we wanted.
Not a perfect 5 stars because I didn’t like the fact that we had to book 2 nights for memorial weekend. It make sense, and it wasn’t the only hotel that had this requirement.

I was on a mini vacation with my fiancé and we stayed here. Customer service is horrible. They should really get some friendly receptionists here it would really make a difference. The room was great. Very clean with a very good size balcony to have romantic meals out on the balcony at night. I’m Sure it gets loud and crazy over the weekend cuz we had a street view and there are restaurants and bars around but we stayed on a Sunday night so It was very peaceful at night to hang out On the balcony. The jacuzzi was greattttt! Great size and very nice! Stand up shower was a great thing to have as well. The bed was also sooo comfy … So really the reason why I give 2 stars is because the service sucks!
They charged a 50 dollar deposit and said should Go back on card within 72 hours so I called and asked what had happened and that unfriendly rude!!! Indian lady said she had to charge the 50 dollars because there were baby wipes in the toilet and she had to call the plumber!!! The toilet was PERFECTLY fine when we left and we DEF left that room impeccable compared to how others would leave it!!! And she says she has to keep my 50 dollar deposit because supposably had to call a plumber! That’s bullshit! Unless they change the rude, unfriendly, staff that tries to rip off people I won’t go back! Other than that the room was great.
