10 Hanover Square

After living in NYC for over 20 years, I recently moved into 10 Hanover Square. I could not possibly be happier — Amy Woo and Cynthia Rojas were GREAT and I all my questions/​concerns were answered and addressed in a timely fashion. No building is perfect, but again, after 20 years, the past four in a building in which management was downright hostile to all tenants, 10 Hanover Square has been a refreshing change. Doormen and handymen have all been respectful and helpful. I’d rather write a positive review about 10 Hanover Square than a negative review about my old building, so I sincerely hope this review gets posted! I thoroughly recommend this building!

Get used to high rent, thin walls and elevators that don’t work. Oh and they don’t clean the common areas. Otherwise nice views and open floor plans.

This review is just for the apartment finding process. Amy Woo was so helpful! Especially after meeting some snotty building managers Amy was so refreshing… she actually listened to what I wanted, was ready for us when we arrived with two great apartments. We ended up leasing one and canceling the rest of our appointments.

I called today to check and see if they had apartments in my budget.
I spent about 15 minutes on the phone confirming that such apartments existed and then another 45 minutes traveling to, waiting for, and heading back from the appointment. My budget, just under 3000, didn’t appear on the website. Hence the call, since my time period was a little broader than what I imagine was posted online.
I don’t care so much about the fact there were no apartments. Just that they were so unbearably comfortable with wasting my time. Hardly an apology.

Updating my review to reflect my overall experience in the apartment as opposed to the one issue that I had with the Air Conditioning.
While the lack of timely Air Conditioning is still an issue for me, I feel that 4 stars reflects my overall experience in the building.

Great place to live!!! Nice amenities. First class gym in building. Roof top deck. Great views. I happen to have a river view. Management is fantastic. Very professional and works with you to make sure your stay at 10 Hanover is good. Staff is professional and always willing to help you. If you are looking for a place in the Financial district, you must look at 10 hanover. I am glad I did.

I lived here for 2 years. The location is awesome — just a few blocks from the 1,2, and 3 trains and the 4,5,6 and R trains are a close walk. The doormen are very nice and accommodating, just make sure that you tell your guests to check in with them when they enter the building (my roommate was inadvertently reprimanded by a doorman because our guests didn’t check in).
Get to know the doormen. They are great people who can help you out when you, say, lock your bathroom door from the inside by a mistake at 2am and you can’t get unlocked, so the doorman has to use a hanger to unlock it because there isn’t a maintenance man on duty until 8am.
The maintenance is great, though their hours could be more ²⁴⁄₇ for small emergencies. They usually respond within 2 hours of a request and immediately when an emergency arises (and they’re on duty). When my roommate and I moved in, we were given an abnormally small refrigerator without a freezer shelf. When we brought it to the maintenance man’s attention, he searched high and low for a shelf until he found one. He was so sweet and he never forgot. We were really grateful for him.
Management is good. There were some occasions when they would randomly shut off the water, but you would get notified and it was most likely be out of their control.
The apartments are beautiful. The studios are spacious, especially those with an office alcove. We were able to put up full walls to close off the office and the front of the living room (to make it two bedrooms) and we had plenty of space to live. It was small but it wasn’t unbearable. The kitchens are spectacular. The bathrooms are huge and new. There’s ample closet space (my roommate and I shared the office alcove studio and we had plenty of closet space, along with a dresser).
There are a good amount of elevators, especially considering the size of the building. When one is out, it is not a big deal. Occasionally I waited five minutes for an elevator, but that was only when one of them was out (which was maybe once or twice in the two years I lived there.) The laundry room is huge and is only used by residents with studios because there is a washer and dryer in both the 1 bedrooms and 2 bedrooms.
The gym isn’t worth the price and it is highly frustrating that they DO NOT give a resident discount. I wouldn’t recommend shelling out the money for that one, though most gyms in the city are very expensive.
Starbucks is right next door. Gristedes is two blocks away, but be aware that it is a small one. Leo’s Bagels is on the corner and is amazing. There are also a lot of food trucks around during the week for lunch time since the location is right at Wall Street.
Be sure if you decide to move to do the move-​in checklist. My floors were very damaged when I moved in and I didn’t do the checklist and was almost charged for damage I did not do! It was clearly an oversight by management who did agree to not charge us.
Overall, I would definitely move back in, if the time came. The building is beautiful and was well worth the money for my roommate and I. I loved every minute of living there.

When I first toured the apartment, they had given me all this information that had turned out to be completely wrong when I moved in. For example, I was told only $ 50 per apartment for the gym downstairs; not true, it’s $ 89 per person. I was also told the utilities only included electricity, and when I moved in, I discovered I also had to pay a water bill plus a pest control fee.
And quite frankly, I don’t remember having the elevators working properly for more than 4 days without it breaking down and not coming to the floor you’re requesting it from. I can’t count the number of times I’ve had to climb the stairs to the 6^th floor every week because they can’t seem to hire an expert to come in and fix
Am I going to renew my lease? Hell no.

Big shout out to a great apartment! Been living here since June and it has been fabulous! This apt is in great location with awesome staff… like Dan Gutin and Amy Woo. Both were fantastic getting me set up and making sure my apartment was great! Thank you both!

Lived here for a year for work & glad I chose 10 Hanover Square over the other apartments I looked at prior to moving to NYC. I appreciated how management promptly responded to questions & feedback & kept constant communication with residents. Great quality appliances (I upgraded to stainless steel) & had no issues with my apartment. Doormen & maintenance staff were always nice & helpful. Great location. Rooftop has amazing views & was a great place to entertain friends. Very pet friendly!

The ladies in the Leasing Center were awesome! The building is amazing and has every amenity you would ever want (like an ATM, Valet, etc.). I am proud to call me unit home! The staff is helpful and friendly. I highly recommend this building.

I’ve lived at 10 Hanover for over two years and I love it here! They truly exemplify what it means to be luxury. All the amenities are wonderful and I couldn’t be happier with the apartment space; wonderful natural light, tremendous closet space, open kitchen etc. They also have the best staff always exceeding my expectations. Such a great place to consider home… Keep up the good work 10 Hanover!

10 Hanover Square is a nightmare. Kings College lists this building as a dormitory on their website (a fact which was omitted upon lease signing) The complex is overrun with college kids and the weekends are a parade of drunk kids. I am counting the days until my lease is over. Had I know that 10 Hanover was apparently partnered with Kings College to rent the apartments to college kids, I would have not signed the lease in this so-​called «luxury» building (as luxury and college kids cannot co-​exist).

I hate writing to complain or publishing negative reviews… but I am also fed up with this building. I’ve lived on Wall Street and have seen a decent sample size of apartments in FiDi. My conclusion has been that since UDR took over, it’s been downhill. Yes, the common areas have become slightly nicer, but rent has also jumped.
I’ve been paying way more ($ 3K) for an alcove studio in FiDi and due to my laziness or what have you, I sucked up the overpriced monthly and dealt with the paper thin walls (agree with review above), broken down gym, additional fees for utilities (lumped for the building so even if you conserve, you still pay for other’s excess), stringent rules. I rarely stay home and spend most of my time at my boyfriends, but still, my utilities remain the same, whether my unit has been vacant for months or fully occupied.
What prompted me to write this is simply the way management finds ways to squeeze every penny out of you. Since giving a 51 day early notice for move-​out (rather than the required 60 days which I realize is standard), I am now responsible for paying a month to month rate of close to $ 4000 for my dinky unit. Yes, it’s prorated but this is insane! Plus, the kicker is– it’s not even spelled out on the lease (very ambiguous per my attorney).
So– although the unit is nice (like all the other rentals in FiDi), I would recommend that you avoid this place altogether. You will be paying 15% more– I think there are better options given the price point and I can assure you price will probably go up even more. Just this year, there was a newly added pest control fee and bike storage fee-​even if you don’t have a bike!
Sorry UDR– you’ve ruined my experience.

Do not settle for this building. I have been living here for 2 years and finally I am fed up and moved out. Lets start with the management here. Randi is by far the WORST part of mangement. She is so bad at her job, does nothing to help anyone, and is only in it for herself and her own amusement. She is more concerned with her cigarrette breaks and social gatherings than making sure each resident is happy and satisfied. She will ignore emails when they are not complimenting her poor skills. Her team is just as bad. They all do not know how to deal with complaints and will never compromise in order to keep residents happy. The true test to this was Hurricane Sandy. Terrible management and no preparation lead to me being homeless and in and out of hotels for over 14 days. They did not even try to make things better until every person in the building complained and threatened them for us to move back.
Lets move on to recently– they were never charged utilities by the state of New York after Hurricane Sandy but you can be sure each resident was charged. 10 hanover was just collected each person’s utilities, passing on the bills when they were never receiving one. It wasnt until residents caught on and challenged them on this that they caved. But not totally. They never reimbursed us for previous payments. Again– they are only in it to make a quick buck and nickel and dime their tenants.
This is by far the worst place to live. There are so many better options in the financial district and battery park. Stay away from this place. randi is truly a nightmare and should be fired for poor perfomance and bitchy attitude.
This place has made me so frustrated that I even tried to terminate my lease early but they have that on lock down also. You could only terminate if you pay a ridiculous fine, and surcharges and whatever else they can push on you.
Dont even get me started on the centralized heat and air. They keep the heat on for 8 months a year because it is cheaper than air conditioning. They will only turn on the air conditioning when it is June and unbearable and everyone in the building has complained. They are the cheapest managment around and it will affect your every day life if you choose here.

10 Hanover Square has been our home since June 2012. My girlfriend and I were unsure what building we wanted to live in when we began our search, but after doing some research we compiled a list of what we thought seemed the nicest apartments in the area and planned to see them all one Saturday.
10 Hanover Square was our first stop. Immediately we were impressed with the big, beautiful lobby and extremely nice concierge staff member at the front desk.
We were quickly sent up to the leasing office where we met Amy who couldn’t have been more accommodating. She showed us all around the building and answered all of our questions. The moment we saw their studio/​home office unit we knew this was where we wanted to live. The building also had a beautiful rooftop deck which we found out was going to be getting updated over the winter to include grills. Major Bonus.
Then we saw the lounges. Wow. Talk about icing on the cake. Two professional size pool tables, awesome couches/​furniture, a massive TV, and a full kitchen. The larger of the two lounges is big enough to accomodate upwards of 200+ people.
While we absolutely loved the apartment, we were nervous to sign the first place we looked at. We decided to see a few more places in the area to be sure we were making the right choice. After viewing 4 other buildings in the Financial District, we were back in 10 Hanover Square a few hours later, signing our lease. Even before our lease officially started, the second we signed we treated as residents. Every question that we had regarding move in day, exact unit measurements etc etc were answered happily.
We have loved every second of living here since we moved in. Compared to many other buildings in NYC that our friends and family live in, 10 Hanover Square definitely offers the highest quality of services for a very reasonable price!
Obviously, there are going to be tons of people who are bitter about Hurricane Sandy and the building not having power for two weeks. However, its important to remember that everyone below 39^th St lost power. This was a natural disaster and there was absolutely nothing that anyone could do to prevent it. Relative to a lot of other buildings in the area, 10 Hanover was up and running well ahead of most. 2 Gold, another very popular building, and one we had looked at, was not livable for over 4 months. Unfortunately, there are always going to be people who no matter what is done for them, will never be satisfied.
Everyday Randi and her staff would send out a status update via email and Facebook to the entire building notifying them of progress reports, when tenants could come and go, and always willing to answer any and all questions. For such an unforeseeable event, we were surprised at how well the building dealt with it.
The entire staff worked around the clock, ²⁴⁄₇ the entire time the building was without power. Not once did we see the front desk abandoned. Not once was the staff not doing everything they could to maintain the appearance of the building. And not once did we ever question why we moved into 10 Hanover Square.
After Hurricane Sandy, as a welcome home, the building catered in Dinosaur BBQ. It seemed like everyone in the building showed up and there was room for everyone to be comfortable, eat, and mingle with one another. Everyone was thrilled to be back in their homes.
Aside from the building itself, the location could not be any more perfect. For good food, drinks and fun, Stone Street is right across the Hanover street. For anyone with a dog, the Financial District could not be better. There are a ton of dogs in the building as well as plenty of parks within walking distance.
The location is also conveniently located close to almost every subway you would need to take– thee 2,3,4,5,N, R, J & Z are all within a 5 minute walk.
We simply love living in 10 Hanover Square and plan on living here for many years to come.

If living in Flood Zone A and not having power for a month is your cup of tea well than your in luck because 10 Hanover is the perfect address. Unlike management at 95 wall, management here is terrible. Led by the always UNHELPFUL Randi & her team of lackluster gems who will do there best to walk as many people through your apartment on a daily basis even when your lease is yet to expire for another 5 months. Also, you can count on having a bill send to collections for no reason, even if you always pay in a timely manner, enough of that we will discuss that later. As for the building itself, the former Goldman Sachs headquarters has paper thin walls, rundown elevators, beat up common areas & a pool room over-​run with Harvey Milk & wannabe hipster types. For 3300 a month, a studio + home office can be yours, that’s right, I know what your thinking, perfect for four people, maybe five (as my neighbors setup proved). This is not a luxury building, don’t be fooled. My neighbors were terrible, no hot broads in the building & TONS of creepy people. The leader of the mutants @ table 9, would be the «building» dog walker i.e. ex con they hired to walk Lassie when your at work, would not trust him to bathe, let alone walk my dog. The location isn’t bad if you want to schlep blocks to the various train stations. I don’t know about you but for how much rent is your better off living closer to midtown or somewhere cool like Greenwich Village. Outside of the handful of mediocre restaurants on Stone Street, there isn’t much of a selection and its always impossible to find a cab outside of the building on water street. There is no rooftop, well scratch that, there is but its the worst. No views, yes, no views. Its completely enclosed, unlit and looks like the setting for where the villain in Batman 3 would reside. Outside of never opening the door for me, the ²⁴⁄₇ door staff will allow strangers to follow your girlfriend home, give out your key to a Hispanic impersonator & lose your dry cleaning all before coming home from vacation. Kitchen finishes are cheap, the refrigerator wont work & looks like it belongs in a flat inside a Bronx hostel. My dishwasher & washing machine both broke down more times than Lindsay Lohan. Finally I moved out and settled all tabs. Only to find somehow I owed $ 70 bucks for a «move out fee.» This was for holes in the wall that the maintenance worker put in the wall when they hooked up TV. Same holes he promised to fix promptly when I paid him $ 200 bucks from the get go. I guess that’s what I get for trusting Pepe the pot smoking floor cleaning extraordinaire. There are too many options in the area and other better parts of the city to even consider living here.

Paper-​thin walls, shoddy construction and fixtures. Endless barking sounds from dogs owned by inconsiderate neighbors. Although it is a non-​smoking building, cigarette (and other) smoke wafts through the vents and management did nothing about it for six months. I had to find which apt the smell was coming from by myself by roaming the halls and then demand action before the smells stopped coming into my apartment.

I’ve made 10 Hanover my home since November. The staff is really friendly and haven’t had any major issues. I’m two blocks from my commute and it’s conveniently located on three of the major lines as well as the ferry building as well.
The Gym was a huge reason why we chose the place. Although management recently changed, it’s still a really great gym. They also have two lounges (upstairs and downstairs) with pool tables and 3 big screen tvs. There’s a rooftop deck and also laundry onsite. The front desk is really good and uses Buildinglink.
If I had to complain, it would be the price for my studio with Home Office. All in all it’s a good apartment in my book. Perfect for me and my husband.
