Even in a highly competitive market, 12 of Bill’s last 13 buyers have closed on the first home on which they made an offer. Only 1 of these buyers offered the highest price. And 7 of his last 8 listings generated multiple offers in the first week.
Long before many agents even believed buyer agency was legitimate, we began to primarily work with buyers so they could receive the same level of protection sellers have received for generations. Even today, buyer agents are often the junior members of real estate «teams,» where newbies cut their teeth in the business before getting «promoted» to listing agent.
At Kuhlman Residential, buyers are not second-class citizens. Buyers deserve equal respect and they deserve the same high level of service and advocacy as our sellers.
In 2008, instead of sending most of our sellers to other companies, we began looking for ways to market their properties to get them top dollar. We have developed a proven, repeatable system backed by market research to sell our clients’ homes faster, and for more money than traditional real estate agents.

History
Established in 1991.
After starting his career with a large office in 1988, Bill Kuhlman became frustrated with the corporate model of focusing on continually selling more homes, instead of finding ways to help each client get the best deal possible for their home. So, in 1991, he established Kuhlman Residential.
One key principle at Kuhlman Residential is, «No Dual Agency. Ever.» We’ll never try to be the servant of two masters in order to make more money at the expense of clients’ access to our best professional advice. Nearly every other Mass. agent will gladly make that «bargain.»
Plus, we deliver great experiences and terrific results. Even in the hot Greater Boston Market since 2013, more than 75 percent of our buyers have closed on the first home on which they made an offer. And – because we help our sellers prepare their properties to be their best, and make our listings look great online and in person – more than 80 percent of our listings receive multiple offers in the first week.

I began my real estate career in 1988. After first working exclusively as a seller’s agent, I’ve put together over 125 transactions as a buyer’s agent since 1998. I leverage my extensive experience of what buyers want and need to benefit both my buyer and seller clients.
Whether working on behalf of a buyer or seller, I take my role of consumer advocate very seriously. That’s why Kuhlman Residential never practices dual agency, where one agent attempts to be the servant of two masters in the purchase and sale of the same property.
I hold eight professional designations, including Certified Residential Specialist (CRS). In short, less than 3 percent of all Realtors have earned the CRS designation, but each year we participate in 22 to 25 percent of all residential real estate transactions in the U.S.
I was honored to be the 2012 President for the Mass. Chapter of CRS, and was named Mass. CRS of the Year in 2010.
