Just a shout out to Jan Simas owner of Spirit Property and Property Management, along with Nikki Lucero. What a great team to work with. Not only do I use this company for managing my rental, Jan has also helped with the purchase of a property in Monterey County. Knowledgeable and honest. Kudos to Spirit Properties!!!

Spirit Properties & Property Management was easy to work with and very on top of any maintenance issues we had. If we needed a plumber, we had one that same day or first thing the next morning. Nikki was quick to respond and communicative on anything that popped up. The home we rented was fantastic and the landlord was great! We were able to write another chapter of our military story in a charming location that felt like a real home and not a rental.

Janet Simas has managed our properties for several years, and we have always been very happy with her services. She handles the listings, meeting with the potential tenants and checking their references and credit rating. We have been extremely fortunate to have such a wonderful property manager and tenants.

Quick to respond when we need repairs. Nikki has always been great at quick call backs and responses. So far no complaints as far as maintenance is concerned.

It seems comical to me that most of these negative reviews are from disgruntled tenants.
It is as if their review should carry any weight.
This is a property management company. They are not here to be best buddies with tenants. They are here to manage rental properties for owners who do not have the time or expertise to do so.
Janet has been managing properties for me for the last eight years. First a fourplex and now a duplex. She is professional, honest, intelligent and straight forward. She works for her owners, not their tenants. Anytime any issue arose on one of my properties, she was quick to address things and advise me of my options. She will not go out and repair a bad heater in the middle of the night like some of these fools expect. Some owners, I am sure, like me, try to get a few estimates for major repairs. This does not always happen as quickly as everyone would like, but it is reality. Any delays in matters such as this have never been because Janet was slow to act. Often it was the availability of the various contractors who need to schedule around the tenants availability.
Sure, I am an owner, so I see things like an owner would and I am tired of the entitlement attitude of so many in our society. To all of those sniveling renters who cannot find instant gratification in the world, PUT YOUR BIG BOY PANTIES ON AND GROW UP! or better yet, try renting a property to someone like yourself and see how much fun it is. Only then would you even have a clue to how valuable Spirit Properties is.

My advice is to avoid any business with Spirit Properties. We had been renting a house for years before our landlord hired Ms Simas as her property manager. That changed our life to a nightmare. Our furnace broke and it took her two weeks to get a contractor to fix it. To replace a broken dishwasher took a whole month. When there were serious bending and cracks on garage roof she ordered us move all the shelves or «she makes us pay». The contractor only could come on Saturdays or Sundays at 8am. Ms Simas thought that she can enter the house in 24 hour notice, no matter the day or time. She never gave us a proper notice of entry though. Finally her lawyer contacted us and we had to hire a lawyer to explain California rental code to them. Never heard from her lawyer again. Finally, when we were leaving the house at the end of lease, she claimed that the landlord had purchased the kitchen stove just before we moved it. With serial number of the stove, we found out from manufacturer that the stove was almost ten years old when we moved in. Her language is harsh and provocative, no matter what the law says she knows better. Our lawyer estimated our landlord owing us lots of money at the end of contract. So, this could have been an expensive experience to the landlord as well. If we never hear from Spirit Properties again, it is too soon.
Summary of Defects and Issues at the Premises
Defects at the premises and other issues have arisen since August 1, 2013, including but not limited to the following: (1) my clients were without heat for a two-​week period; (2) hot and cooled air escaped from the back of the heater into the attic and crawl space; (3) my clients were without an operable dishwasher for 30 days; (4) my clients were told of a split and deteriorated
horizontal beam in the garage; (5) my clients were forced to remove their storage from the storage loft in the garage even though no appreciable repairs were made to the beam; (6) the property manager has been hostile and bulling in her communications with my clients; (7) the property manager has insisted that my clients allow entry to the premises during times that were not normal business hours; and (8) we suspect that the property manager or her agents entered the premises without lawful notice or consent.
My clients intend to seek compensation for the foregoing breaches of the warranty of habitability and the covenant of quiet enjoyment, including claims for intentional infliction of emotional distress. Based on recent jury verdicts based on similar claims, I estimate my clients’ damages to approximate $ 20,000, not including attorney’s fees. My clients would rather resolve their claims outside of court, and I therefore request that you contact me by no later than April 30, 2014, to discuss a resolution.
Mrs Simas’s comments 2÷1÷2016 are total aspersion. We followed the rules and regulations, took good care of the house, and had nothing to say about the rent. If there were temper tantrums they were by Mrs Simas. She gave us a notice because the owner wanted to move back in her house which seems to have been untruthful.

spirit owner jan has her own agenda that does not include representing this owner… she established a «friendship» with tenants who repeatedly disregarded the signed lease… suggested at one point to tenants to take me to renters arbitration to get what they wanted. jan is out of town often, she can be very charming when it serves her BEWARE
jan told the «friend» tenants that they would be getting all of their security deposit back in her exit interview… the cost to repair damage to property was over $ 500 to get it ready for the next tenant. i could NEVER refer ANYONE to spirit property management… tenant or owner

I just wanted to drop a quick note as a renter, who had Spirit properties as the management company. Jan and Nikki were both a pleasure to deal with. Very professional and willing to quickly address the very few problems we had with our rental home. Calls were quickly returned and issues were solved. Even the exit walk thru went smoothly. I would highly recommend Spirit properties to anyone looking to rent in the Morgan Hill area!

Janet Simas, as property manager, is a waste of time. She is super busy in her other business.
Hence, she does not care except talking to you nicely and adding one more account. Most of the time, she is out of station.
Even if the property management fee is less, it is useless to give the property under her care. Hence, landlords may incur more loss than ever.
This is a real fact which you will eventually realize it after few years.

Horrible management company. Total waste of time and money. I was a potential renter. I had great credit and great references. I told them up front about our 15 lb dog. Even though they said pets were allowed, I told them to tell me if a small dog would be a deal-​killer. They accepted my application fee and then decided to rent it to another person without a pet. They lied about pets being allowed. I then battled with them to prove their application fee. Poor customer service, poor people to deal with. I dealt with Janet Simas and the property was in Monterey.

Jan Simas is an outstanding landlord. Of the four rentals in our units, two of us have been here for over 17 years and another only recently moved after 16 years. The fourth tenant has been here for 2 + years and loves it. Our longevity as renters is testament to Jan’s units and her wilingness to maintain them.
A few years back, our family had a crisis and 3 young children needed foster/​adoption. We took the kids into our house with Jan’s blessing. These kids have returned to their own families successfully and in part due to the fact they could live with us (extended family) and in a safe home. We could not have done that without Jan’s willingness to let them live with us.
Her agreements with tenants is that we take good care of our units. She is prompt when it comes to repairs to help make that happen. I hope to buy a house someday and will not hesitate in asking her to be my realtor. She is top notch.

Spirit Properties manages my rental property, and they found a very good tenant within a short amount of time. Jan was also my real estate agent for the purchase of my home, and without her the deal would not have gone through as it was a very complex transaction. Jan has been very responsive to all my questions, and I value her advice and practical outlook.

I gave Spirit Property management a 1 star, and that one star goet to Nickey, the assistant since she is the only good thing about the place. Jan the owner never backed us as renters. One week after moving in and signing a 1 year lease, the owners wanted us to sign a new doc to agree to move out at any time should the owners request, as long as they gave us a ³⁰⁄₆₀ day notice. Jan said it was a normal thing, which it was not! I asked all prop management cos about this and an attorny and they all agreeded this was not above board. We refused to sign, and the owner let it go. We were promised by the owner that the house would be available for 2 to 3 years, but after one year, the owners asked us to move out because they wanted to move back in…(or sell)! They broke their word and the management co never backed us in anyway. The first clue to that was them coming to the house and asking us to sign a shady doc after we signed a one yr lease. It cost us over well over $ 4.5K to move out in expensese and find a new place. We feel that Spirit prop knew all along that the owners had this planed and they got us in on false pretenses.
Make sure to always take pics before moving in to protect yourselves, since every 6 mo they come in and take pictures of their own, wheather you are there or not. Other wise they might try to pin something on you.
