Aventine at Miramar Apartments

I originally moved out and planned on leaving a positive review for this community. Then the management decided they were going to play games with our deposit and now I just want to share this ridiculous story as a cautionary tale to anyone who might be lured in by how pretty this community is and how nice the management *seems*. Let me explain.
We left our unit on November 20^th. Per Florida law, they had up to 15 days to impose a claim on our deposit. They sent a letter dated November 24^th to my forwarding address with their claim. We had no problems with the claim (cleaning charges seemed high, but I was not the last of my roommates to move out so I saw no point in arguing it) so we let it be. They would have then had 30 days from that date to get our money back to us. If you’re following along, that would be December 24^th. Well December comes and goes, and there is no sign of our money.
I call once, confirm my address, and am assured it is on the way. We are well into January now, and there is still no sign of our money. My roommate called the office and spoke with the assistant manager on January 12^th. He told her it was in the mail and that it would arrive at my forwarding address no later than January 14^th. Great, no big deal, it’s only a couple of weeks behind, though technically they are violating the law at this point.
January 14^th comes and goes. No money. No tracking information. No nothing. I reached out to my attorney, who advised me to give the mail a little more time to arrive. We get to the month late mark. Nothing. Now I’m pissed. Let’s keep something in mind here. When I was a resident at Aventine, our final rent payment did not go through the online portal for one reason or another. We were never notified of anything until the last minute. It’s the middle of the day on the last day and I’m on the phone with the management, who is demanding that I get a cashier’s check to them (it’s late in the afternoon, I am the only one in the house off of work, and I bank with a non-​local CU. Oh, and I had a job interview right after our call.) After explaining all of this, he tells me, «Good luck — I would haaate for you to get hit with that late fee. ($ 100)» What!!! This is after previous incidents in which their online portal had charged us incorrectly and had given us errors, which is what happened this time. No understanding, no «sure, bring it by tomorrow, sorry it glitched up again.» Nope. Just, «Haha good luck hope you can come up with the late fee sucker.»
I can’t be a day late under extenuating circumstances that weren’t even anything under my power, BUT THEY CAN BE A MONTH LATE WITH MY DEPOSIT? Where’s MY late fee?
Bull. Shit.
So I wait, and get to the month mark, and still no check comes in the mail. So I got the ball rolling with my lawyer, who sent a demand letter to Aventine outlining that they needed to return my deposit or be liable for whatever followed (ie court, which would have been the next step.) The manager contacted him and said they sent a check. He asked for proof. So she sent him a scan of a check. The date on the invoice? January 22^nd.
Which means when my roommate called on the 12^th and was assured that there was a check in the mail that would arrive by the 14^th it was a FLAT OUT LIE.
My attorney had them re-​issue a check and I was FINALLY able to get our deposit back in FEBRUARY. MONTHS late. You bet your ass if I had ever been a day late on anything with Aventine they would have been all over me, but they held on to our money for months and it was a-​ok. Even better is the check and invoice I received was still dated 1/​22, so I don’t know if they just never sent it or if they back dated it for some bizarre reason.
I truly believe had I not gotten a lawyer involved, that we would not have seen a single penny of our deposit. I have to wonder — and feel sorry for — any poor former residents on whom this crap has worked.
As for the other nonsense people have posted about: The hot tub was out of service the entire time we lived there. Parking was always a nightmare. Avoid!!!

I have lived in the community for two years. The scenery is beautiful. The management team has done an exceptional job at uniting nature with the community. There is a tennis court, children’s playground, two pools, car wash area, volleyball court, and a ton of gates. They make an effort to get the community involved through counsel meetings, food truck events, and interest groups such as wellness classesOverall, nice and peaceful community to live in.
I did not give it 5 stars for several reasons.
1. There is a huge diversity of personalities within the community.
–I have come across some of the nicest people, but also some individuals that are either drunk or stoned out of their mind. Not sure if these are people outside of the community that come in or residents, but it does make you feel a little unease.
2. There are too many gates that break down.
–At least once a week you will have to drive to another gate because of malfunctioning issues.
3. Gym equipment is lacking.
–Multiple times has the fitness equipment been out of service. They also lack bench press bars along with their free weights. If you are committed to fitness, you may still need to sign up to an outside gym.
4. They have some arguable rules.
–Gas stoves have been banned from balconies. This, of course, was put in code after we purchased a gas BBQ. The trash can needs to be put in between certain times of the day or you will get fined.
If you have a day off of work, good luck, because that’s usually the day that they will hire employees to run their extremely loud machines that wake you up early morning in between your snoozing.
At the end of the day, I would recommend this community since it is still evolving and moving toward a spot where they can satisfy and make everyone happy.

Do your research and check other reviews first. Somehow all the bad ones started to surface after my husband went to check the place out. Plain rude pricks! (Not to me but to my husband).
I thought this place was going to be it! First impressions last so you guys better get your shit together. Coming from the same industry you should know better.
Whatever it is, nice place or not the attitude threw us off. No thanks. No Bueno.

So far I love living here, the complex itself is safe and beautiful. People are extremely nice and helpful, my apartment needs to be upgraded but we rent from an owner so they have nothing to do with that.

I have been a resident of this complex for one year now. I am in the military and I’ll tell you after 17 years of traveling across the states and abroad, this place has been the best overall. I will say that I look forward to renewing my lease if not purchasing a condo here so that I’ll always have a great place to come to once I change duty stations again (will hate that moment). My team-​mates have told me that they wished they moved here with their families and couldn’t wait to do so when they could.
The rental staff: From Sharlene to Tiffany to Charles to Kim; they will give you every moment of their time to assist you in finding the best place for the dollar. Also, they make the process so easy and non-​assertive. Honestly, it is the advantageous cost, the amenities and unit itself is what’s assertive (see below for why).
The residential staff: They are very quick to assist in anything that involves the over all operation of the property.
Cost/​Amenities: The rentals are very comparative for an homely and comfy environment. With the inclusion of the water, cable, and internet it brings the cost down about $ 100/​mo for those who need the necessities. The insulation of the units keeps the air in the home more than other places my team-​mates have stayed in. The maintenance and security personnel (on and off duty) are very very responsive (less than 36 hour turn around pending the problem)! They aren’t needed much but if so they’ll respond quickly.
Pest Control: They use a very proactive pest control agency. When I saw one gecko in my apartment, the next day it was gone and the proper traps keeps them away from the apartment altogether!
Location: This place is very quiet and next (walking distance) to a great library. 30 minute drive from Doral during the peak times, 10 minute during the off peak (back and forth). Great running routes near by and next to the highways. The best part this place has more than enough routes to get to the beaches in less than 15 minutes which makes you close enough to the beaches and sites and far enough to be away from any «criminal-​listic» type activity.
