Lake Calhoun Flats

The Lake Calhoun Flats community is in one of the best locations in the area hands down. I call it Lake Calhoun’s best hidden little secret, yet It is literally minutes walk to everything you could possibly want. I had toured dozens of properties, apartments, lofts and town homes from Downtown, Uptown through Lake Calhoun and St. Louis Park. This place offered what I like to call a «resort like living» and offered a vibe that made it a no brainer over other options.
The leasing office folks are wonderful, in fact I call them my Flats Family, and that is because I feel as though I am treated liked family here. Maintenance issues are resolved quickly, fairly peaceful and safe place, friendly neighborhood, stacked with great amenities, zen like outdoor common areas, brand new grills, fire pits, indoor pool/​jacuzzi with huge bay doors that open up to the outside in the summer time with a new fitness center and locker rooms, makes it real easy to live.
So far all my neighbors are really awesome and respectful, Making new friends here all the time. In the grand scheme of things, a pretty fair price. Did I mention Pet friendly? Every place in the city comes with city highlights and some lows, regardless, I Highly recommended Lake Calhoun Flats!

I have lived here for 6 months and I love the Lake Calhoun Flats atmosphere and location. It’s a very easy commute downtown and back and I receive out standing service from management. Ryan is very friendly and energetic. Whenever there is a maintenance issue they are prompt and professional. I recommend this place to anybody that wants great service and great home to live at !

I have been living in this complex for more than 2 years. As the previous reviewers pointed out, the location is very convenient, and the amenities are not bad. However, there has been a garbage disposal problem since I moved, and parking is not great. Elevator and hot water outages are not that uncommon.
Last year multiple thefts were reported in the parking garage which is shared with the next door corporate center. Residents are provided with a key fob for garage access, which is practically not needed at day time, even after the reported security issues, to my shock.
Recently the management has changed, and since then the complex is rapidly becoming an undergraduate dormitory. It is not fun being woken at 3am by some drunken neighbors chanting and shouting. Several incidences of neighbors blocking, or even worse, parking in my *reserved* spot, recently…
I am hoping to update my review with a higher rating later this year. However, I am already seriously considering not to renew my lease if it continues like this.

I have a roughly 650sf studio apartment and here’s what I love about it:
–great kitchen with bar area, stainless steel sink, and full appliances
–full size stacked washer/​dryer in unit (hard to find in a studio)
–bathroom has huge tub and looks upscale
–all hardwood style flooring in the living area (no carpet)
–plenty of storage for clothes, food, and extras
–underground heated parking
Great location right by Lake Calhoun and Uptown. This complex is situated right on the Midtown greenway, so you can run by the beautiful lakes, bike to downtown, or stumble back from Uptown bars if that’s your thing! I chose the location mostly because it’s 2 miles from my work and it’s near everything. I recently relocated from AZ, so I even found a dentist that works in the building next door.
The amenities here are great, gym is standard issue, pool/​spa are covered and heated. There are bbqs, fireplaces, and meeting areas available to use. The staff is very professional and friendly. All my packages go to a secure office so I never need to worry about them being left at my doorstep.
While the price isn’t cheap, you get what you pay for… and then some. Service requests are completed within 24 hours, the common areas are constantly being cleaned, neighbors tend to be more mature, and staff is top notch.
Final note:
I moved from Arizona for my job and needed to find a studio apartment with little to no time to spare. After reading reviews and calling countless apartment complexes in the area, I stumbled upon Lake Calhoun Flats. This was the only place that would be able to review me and get me in within 48 hours of seeing the place. Most apartments make you wait 3 – 5 business days just to find out if you’re approved. I literally drove in with a UHaul on Wednesday, paid my deposit on Thursday, and moved in all my stuff on Friday before my family left. This was awesome!

I have been living at this place for more than a year and it really has no saving grace except for its location near the lake. There have been many problems with hot water supply and electricity, not to mention water-​logging in the sink and even in the dish washer on a regular basis. There aren’t enough elevators it seems as one has to always wait for a long time (most people need to use the stairs), and moreover the elevators are out of order almost every day. There is a growing concern about safety after break-​ins in the garage, and the garage door (as well as the main door) is often open due to mechanical problems. The garage itself is another whole different story, the layout is so bad (with pillars everywhere and thin slices of parking spots) that it’s very hard to park your car. I am a very safe driver, never had any records and I take good care of my car, but I still ended up scratching it in one of these maze of pillars. The flat has also become quite noisy, which wasn’t the case previously. The new management has been trying out new things but are not very good at how they are going about it; they often slip in notices for fees or car permits on the same day that it’s due. Their online fee payment portal is also strange because the automatic deduction applies to the base rental fee, and I still have to pay the utilities by check every month, which defeats the whole purpose of setting up an online auto pay. For someone who travels abroad a lot, it’s hard for me to keep track of such regular nuisance. There’s nothing luxurious about it, and it’s definitely not worth the money that I am paying for this apartment (which increases sharply every year). I have been too tied up to move out, but will do so upon the expiry of the current lease. If you are still looking for a flat, then do yourself a favor and do some more searching at other places.

I really enjoyed the two years I lived here. I had looked at a number of places, both before moving in and then before renewing for the second year, and each time I thought this place delivered the best value combination for those looking for a luxury apartment (they have a variety of units in this place, and some are smaller and perhaps might not feel like a true luxury apt, but the overall community space and building definitely qualify in the upper end apartments). We had a two bedroom apartment, first on 3^rd floor and then moved up to the penthouse on 4^th floor for the second year. The building worked well for us. We enjoyed the pool/​hot tub, and the fitness room was very nice. I also thought the staff did a really nice job all in all. I thought Ahna the property manager was wonderful – positive, friendly, service orientated and she generally got things done. Pablo, Evelyn, and Rob were also notably helpful and kind to us during our time there. I would have given them a five, but I was frustrated when they had a problem with their pool that meant it was closed for two months (they said they fixed it as fast as they could). Finally, the location is wonderful. There is so much to do, with all the restaurants, several lakes, trails, etc. Overall, it was a very good and fun experience.
