I recently moved into my new home in Falls Church and am very happy with the decision to have NDI Homes build my house. I looked at many knock down homes and worked with a civil engineer that NDI recommended to determine how suitable the lot was for construction. I worked with them on «tweaking» a design that they had in their portfolio to make it more custom. I had them handle the sight work and was glad to pay for them to deal with Fairfax county and inspectors and excavators etc. I was most impressed by the production team. Adam and Vince were on time with their estimate for occupancy. I had a previous home built by a custom builder who missed the estimate by 8 months. I think NDI delivers about 50 homes a year and you can tell they know what it takes to keep things moving along. Jennifer (President) was always their when a couple of minor issues came up. She would pick up the phone when I called and we always worked things out on a couple of late changes my wife wanted to make. I would not hesitate to recommend them to build your home.

Pay no attention to the stars. Our house is still under construction, so we don’t yet have sufficient basis for a rating. I intend to update as we go.
When you decide to go with NDI or someone else, keep in mind that it’s very stressful. When you watch your old house get knocked down, it’s a pretty traumatic event. But one thing that made it easier was using Second Change to «deconstruct» the house before demolition. It keeps a lot of stuff out of the landfill, and they recycle everything that’s useful. And there’s a pretty good benefit in terms of tax deduction.
I’m not very fond of NDI’s contract. I’m not a lawyer, but it seems like it’s just been cut and pasted over the years when they found an issue, so it’s not well organized.
If you decide to be your own project manager and not pay the ~$ 10,000 fee to NDI, be prepared to make mistakes and ask for help. Running the permits yourself is a Kafka-​esque ordeal that should be a lot easier. And with respect to the utilities, they’re not exactly the zippiest group, so keep on top of that.
NDI’s product is excellent. But their communication, with us at least, left us with a lot to desire, but it’s getting better. Jennifer, Adam and everyone else seem to be working hard to improve it. We’re grateful for that. Our site super changed and at first we weren’t sure about him. But now? He’s making things happen and been very helpful.
If you go with NDI, you will spend hours making selections about lots of different things. When you go to your preconstruction meeting, we’d suggest going over them line by line and making sure you understand what they say perfectly corresponds with what you have in mind. When you sign, that’s what they’re going to build.
We didn’t do that, and so ended up with stuff that we had not wanted. And NDI goofed in a couple of places, but they’re working to make it right. Not sure why that happened, but I’m glad they and the super are working to make it right.
This isn’t well organized, so I apologize. We used Mount Everest Engineering for the site plan, and Raj is the most responsive human being on the planet.
So far, the NDI product seems good and solid, and we love the design. The process could have been a lot less stressful, but we are where we are and trying to take the long view.
We’ll give NDI a real rating when the house is done.

Jennifer, if you prefer to do this via Unilocal,the so be it. NDI was responsible for the first install of the counter top, that install failed the review of ProHome (the 3^rd party independent reviewer hired by NDI to inspect the home) who told NDI to do it again. The second install of the counter top was also supervised by NDI, see attached photos for the results. I called NDI about the second install and no one from NDI ever contacted me. You have my work number and my email. As I said on the phone, have ProHome contact me to set a time to come out and review the counter top and other damages. Anyone from your company can come with the ProHome rep, except for you.
This counter top represents NDI. If as you say «…Quality is very important to us and is our main focus on every home…» then how could this slip past your company not once, but twice?

Let me list a few repairs with my 7 year old NDI house. Kitchen faucet rusted out at counter top: exterior stone veneer falling off: bathroom exhaust fans vibrate too loudly to use because they are barely attached to just drywall: hidden tub repair peeling off, who gets a used damaged tub in a new house: 2 out of 4 exterior door locks are messed up and barely functioning: a breaze I could fly a kite in coming out from under my fireplace: everytime I replace an NDI brass fixture there is some messed up installation: light switches, plumbing all loose, the cheapest they could find. The finish work is poor all around, dry wall, floor trim, stain work, it is all below average. Customer services is extremely limited. Change requests are priced based on whether they want to do them. Based on their contractors, they are probably best not stepping out of their comfort zone.
