There are many good real estate agents. There are also many that will get you what you want in the worst possible way .Some agents are pasted on every shopping cart in town and in every mailer across the county. Some you will see mingling daily at Starbucks, and you can hear them bragging about their «numbers» from across the room. It is hard to finding the RIGHT agent. We looked and looked and became a bit frustrated, and then found CT.
For us, CT Harris was the right agent. He immediately impressed us.
CT is a good man. He is also a terrific husband and father. His integrity and principles in his home life, continue true in his work.
He is a local guy who knows his way around, and is well respected in the real estate community. He is always smiling, and always available. He doesn’t pretend to know everything, but he will intelligently find out the correct answer.
CT was came highly recommended after I asked a few parents at my children’s school who they used when «house hunting or house selling.» Many names came up, but his stood out.
Each time his name was mentioned, the people always had the same amazing things to say about him: Honest, a great negotiator, intelligent, caring, responsible, and friendly. The list went on and on.
There was also the list of which realtor NOT to choose. Somehow many of the NOT list were still getting most of the major listings and a constant stream of buyers. (We were happy to have not gone this route.)
We choose CT even though his name and reputation flew somewhat under the radar. Our experience was phenomenal and I just can’t say enough good things about CT.

I would recommend C.T. as a real estate agent without hesitation. He has been the best! We moved here this past year from the east coast and C.T. spent hours with us all over the Bay Area trying to settle on a town to live. He then helped us find a rental home that met all of our needs. He has great working relationships with people in the area so were able to find a rental we loved that was not even listed on the market yet. But bigger than any of that, C.T. was instrumental in helping us buy our first home. He has great understanding of the market here — especially the Los Gatos area– and made the very daunting task of buying in the Bay Area so much better. He spent more hours than I could count helping us through the process and was able to connect us with people we needed. For example based on our home inspection, C.T. was able to get a foundation expert to come to the house to take a look with a day or 2. Amazing! But truly C.T. is just a good guy. C.T. was our realtor as we relocated from Arkansas to San Jose. He was so helpful especially as we were so far away at the start of our search. He bent over backwards to help us move quickly even from a distance. The minute he (or we) would spy an interesting property he would scout it out and then if it was promising he would pull out his iPhone and give us virtual walkthroughs. He connected us even to some beautiful properties not even on the market yet! When we found the «one» he went through a ton of effort and intelligence gathering as the owner didn’t even want to accept our offer until she had multiple bids. Watching him negotiate during the competitive bid process was amazing. And yes we got the property. He continued to help us afterward with recommendations from pediatricians and dentists to contractors. Nice. Fun. Patient. Understanding. I will call him immediately if we move again (although we are never moving again I swear!).

Despite the crazy market and not getting the first house we put an offer in on, I never doubted that C.T. did everything he could to get us what we needed. He gave us advice when needed and was always professional. Highly recommended!

I would recommend CT Harris to anyone that is looking to buy (or sell) a home in the Los Gatos area. My family and I were relocating from NYC and got so lucky to be introduced to CT through a former work friend. CT was instrumental in making our search and ultimate purchase as smooth and painless as it possibly could be from 3,000 miles away. We had a short time frame to find and purchase a home. C.T. was frequently available for us, was willing to help us find what we were looking for and still stay within our desired price range. C.T. helped us find a home with a great commute and all amenities we wanted and for a reasonable price. Within 45 days, we were in our new home.

When it was time to buy a home, we were very concerned about finding the right agent. As many of you know, this is not a buyer’s market and having the right agent can make or break your search. We knew we needed someone with strong knowledge of the current market, solid relationships with other agents, dedication to the long-​term search, savvy negotiation skills, and compassion. When CT came highly recommended to us, we set up an initial conversation, and it quickly became obvious that he was not only immediately honest and trustworthy, but truly cared about finding us the perfect home within our budget. We are a large family of surfers and gardeners with jobs rooted on the peninsula, so it was important that we have quick access to the beach, land to grow food, and doable daily commutes for an affordable price. The words that come to mind when working with CT is professional, poised, and results oriented. CT recently sold our property in Almaden at a price that shattered all expectations. He had a very clear listing strategy that generated multiple offers. We accepted a preemptive offer only 4 days after our property was listed. Even though the buyer’s mortgage approval required a few extensions, CT went above and beyond to drive the buyer’s lender and agent on our behalf. He is very calm under pressure and was providing us updates and consulting on a regular basis. He’s a great negotiator and is very driven to get the deal done. My husband and I highly recommend CT as our transaction with him was very pleasant and in the end we got what we were expecting and more.

My husband and I recently moved back to the south bay after living in San Francisco for over 12 years and a friend recommended CT to us as we began the journey of purchasing a home in the ever daunting real estate market that is Los Gatos.
CT was absolutely amazing and I cannot say enough great things about him. He was very patient and attentive to our needs all the while giving us great advice and tips on how to get into this challenging market. He knows the ins and out of the market, has a great understanding of the town of Los Gatos (and surrounding areas) and has great relationships with many different people in the business which is always a great thing. He is also very creative and thinks outside the box which was pretty much the only way we were going to be able to buy a house in this area. My wife and I have now used C.T. twice, once for buying a house (our primary residence) and once for selling our rental. If you want someone knowledgeable, committed, thorough, then look no further. Thanks to C.T., two years ago, we bought our primary residence in the Los Gatos Mountains. Prior to working with C.T., we worked with a different Realtor on and off for about 1 year. This other Realtor wasn’t committed, wasn’t thorough, and was taking us down the wrong path. When we met C.T., it was so refreshing to work with someone who properly understood what we wanted, could answer all of our questions, and wasn’t pushy. During the negotiation stage, C.T. would listen to the price points that we wanted to hit, and would then offer his strategy. I knew he was working on my side to get us the best possible price. I travel a lot to Asia for work, and when we were in the closing process, I had to sign some documents remotely. C.T. made it so easy to do this. The closing went as smooth as it gets.
It’s all about the details… C.T. sweats the details and that’s what makes him stand out above the rest. Just 3 weeks ago we closed on the sale of our rental house in San Jose, Willow Glen area. We met several times to discuss strategies for putting our rental on the market. We met at that house and went over every nook-​and-​cranny. He detailed out everything I should do from room-​to-​room to prepare to put it on the market. He took the time to run thorough comps and presented that to us. Based on the comps, my opinion, and C.T.‘s ideas, we came up with a good strategy for going to market. He did everything above and beyond our expectations. He advertised our rental house on-​line and designed a flyer, held open houses for Realtors, etc. His hard work prior to hosting the first open house worked. He generated so much interest and traffic, it was a bit overwhelming. He must have been fielding calls non-​stop for about 2 weeks when we went through this process. Needless to say, the house went on the market and one week later we had 10 offers to choose from. Once all the offers came in, C.T. spent the time with us to review each offer carefully and weigh the pros and cons with regards to each offer. C.T.‘s knowledge of dealing with multiple offers was very impressive to me. He knew exactly what to do. For example, the offer we accepted was so strong, that C.T. recommended that we put a counter offer to slow down their offer with regards to removing the contingencies. He noted that with multiple offers, it’s good to allow the buyer some time with the contingencies. This is done just in case the buyer claims duress due to the frenzy of all the offers. I would’ve never thought of this… During the closing process we had one hiccup with the foundation report and the buyer was asking for a large compensation for some cracks. C.T. worked very hard negotiating with the buyer to reduce these costs. He went above and beyond and negotiated this down in my favor.
I highly recommend C.T. We will continue to use him for any real estate transaction that we (and our extended family) will make in the future.

We recently placed my father’s home on the market. We had been looking for someone with knowledge of the surrounding neighborhoods, including price/​quality comparisons. I absolutely had to find someone with the marketing acumen to be able to get the property sold at the right price quickly. C.T. Harris guided my husband and I through the process, by initially researching the neighborhoods, detailing the comps and providing school district and land use information. After evaluation, C.T. promoted the home effectively as a mid-​century house. C.T. then marketed the house to fortune 500 employees coming into the area. He provided us a detailed profile of the kind of buyer that he thought would be ideal, and he was absolutely correct. C.T. acted very effectively as our presales project manager, providing staging and improvements within a tight budget. Throughout, C.T.‘s follow-​up was exceptional. He acted as project manager for the renovation crew. He chose paint colors, flooring, landscaping, and appliances that would set the property off to its best advantage. C.T.‘s timing to market was also amazing. At the initial open house, 10 offers came in on opening day. C.T. reviewed all of these, then provided us with valuable coaching and insight, allowing us to select the two best offers with the greatest likelihood of closing quickly.
Of course, most realtors are personal, engaging and people-​oriented. However, my husband and I feel that C.T. stands a cut above the rest, owing to his warm personality, his attention to detail, and his absolute, unfailing integrity.
