Great service! I refer Dimas to all my clients. I would highly recommend Dimas to anyone in need of a property inspection. He’s saved my clients thousands by pointing out key issues of concerns. I then had the opportunity to negotiate a request for repairs.

Dimas did our inspection on 6÷6÷16 for our new home — I really liked that he had us interact with the inspection process he showed us where the main gas, water, electricity are in case we had to shut them off — he also had my husband go up on the roof with him to show him the wear and tears of it … He pointed out things that although were up to code but could’ve been installed or built better … I would certainly call him again if I need his services…

Dimas was my inspector for 2 different home purchases in the last 3 years. He works very thorough and is knowledgable about his craft. He focuses on the things that can end up costing money in the future such as water damage. The thing that impressed me the most is that he is really looking out for the customers best interest. An example of this is during our most recent home purchase, there were signs of water damage from the roof and ceiling. He recommended for us to hire a roofing company to provide an estimate so we can use it in the negotiation process. Long story short, we ended up negotiating $ 10,000 of credit for the roof thanks to his advice. Highly recommended.

We had our first home inspection completed by Dimas yesterday and both my husband and I were completely satisfied with his services. He was very thorough in his explanations and was able to answer all of our questions. He walked my husband thru all key areas he focused on and showed him items too look out for in the future. Dimas is a very knowledgeable and thorough guy to have for your future home purchase inspection. He was there with us for hours looking through a lot of things especially the important ones like the roof, piping and electricity. He’s even patient enough with my questions! I’ve done two inspections with Dimas, the first was a condo purchase about 3 years ago, the second was a smaller home that we bought as an investment property more recently. What I really appreciate is how he gets right down to what’s important with the inspection. If you’re looking for someone to document minor cracks in the driveway, perhaps you look elsewhere. If you’re looking for someone who’s truly an expert on structure and foundation integrity, he’s the one you want. Looking around, there’s not many inspectors who actually understand how buildings are built and constructed. Most are just technicians blindly filling out reports that they don’t really understand. He’s not going to waste everyone’s time with BS.
On the home purchase, we were concerned with some cracks on the living room walls, and he noticed right away some issues with the slab. He thoughtfully explained how «slab-​on-​grade» foundations, which are common in California, work, and told us how the repair process typically works. We knew we were getting a fixer, but felt a lot more confident in our investment after working with him.

I was looking for a home inspector who could come out right away and when I called Dimas a few days ago, he was able to schedule an inspection the same week and was courteous and helpful on the phone even though he seemed busy. On the day of the inspection, I didn’t know what to expect but Dimas took the time out to explain all the details and questions I had. He did a thorough job in checking the house. I even got to climb on top of the roof to check it out with him. His report was sent out the same day and my real estate agent was also very impressed with the job he did. Dimas was referred to me by my «agent». He arrived on time and completed his «inspection» in about an hour. I used his poor excuse of a report, which was a checklist, as a reference in asking for repairs from the seller. Dimas seemed to be in a rush and skipped many things… such as:
Failed to report the gas meter had no required earthquake auto shutoff valve installed
failed to note two sub-​panels in property or that they needed updating
failed to see birds nest with birds and bird shit all over attic.
Water damage in attic
did not check garage door.
failed to notice broken windows
didn’t test water pressure because was unable to remove water hose with his 99 cent pliers
failed to report chips in paint/​cracks on walls and porch
failed to note fence is falling down
No pictures in his report
failed to note broken door to rear of home
failed to note bathroom exhaust stops in attic instead of leading to vent thru roof.
failed to note home had no pressure regulator
I mean the list goes on and on… I had the home re-​inspected by IAN Douglas and their report was 10 times more professional, more detailed with pictures and every inch of the home seemed to be inspected. Don’t waste your money on so cal inspections.

I am a first time home buyer and my realtor recommended So Call Property Inspections. Dimas was the person that showed up on site to do the inspection, If it wasn’t for Dimas noticing that something was wrong with the plumbing, who knows what may have happened down the road. This company is TERRIBLE! They did almost NOTHING when they inspected my home and missed SO much! They didn’t help the negotiation process at all. Most windows were installed completely backwards and wrong and almost fall out when you push in them, the roof should’ve been negotiated as it’s super old and has shingles ruined, the electrical box was only 60 amps and not up to code and should’ve been negotiated, tiles have asbestos in it and should’ve been pointed out by the inspector, the list goes on and on. This company is worthless; I would NEVER recommend or use them ever again! Not to mention they have a very annoying alliance with ADT and they will call and randomly show up at your house for months. Use another company!

Dimas did an amazing job of inspecting a condo in Paramount, CA for my client. He not only performed a detailed inspection but made a point to explain the features of the home and things to pay attention to which put my client at ease immediately. My wife and I recently had Dimas inspect a property that we are in escrow with. Dimas was on time and gave a professional first impression. He is extremely thorough and walks you through the entire inspection while explaining everything he is doing and everything he is looking for. From us walking the roof to him crawling through the crawl space he definitely knows what he is talking about. If I’m not mistaken, I believe he is a construction engineer. I will say that his inspection report is very basic. No pictures and not too much written. But, the details come with you walking the property, paying attention and if you really need pictures, take them yourself with your phone. Not a big deal. I would recommend bringing a note pad to take some notes for your personal record of minor details. He’ll make sure to jot down the major issues. If your looking for an inspector to make sure your property’s ‘bones’ are sound and not someone who’s going to take a picture of a faulty light. This is your guy, super thorough and informative

Wanted to share what a great experience my fiancé and I had with So Cal property Inspections. We are currently in escrow with our first home (Soon to be owners) :)Dimas came out and made our inspection a piece of cake. Its not easy dealing with the process of a new home but everything he did for us on the day of our inspection made it so much easier for us. We were very pleased, He was very professional, personable and had a lot of knowledge about what he does for inspections. He went throughout the whole house, each part of the house one at a time and pointed out things that needed some work and some new ideas on what can be remodeled. Also got our lender and realtor to handle the extra work the house needed. We made a good decision having Dimas come out and Do our inspection. It seem rare these days to find someone who actually takes pride in their work. I don’t spend time with many home inspectors, but I’ve dealt with many contractors who rush their work in order to get to «the next one». I’d have to imagine that would often be the case with many home inspectors too. Though it’s certainly not the case with Dimas and So Cal PI. Dimas was extremely thorough when it came to the main aspects of the home. That’s not to say he didn’t note the small things too, but as a home buyer I’m much more worried about the things that could cause big problems down the road, and that’s where Dimas spent most of his time and effort. The home we’re currently in escrow with is a very odd home and Dimas made sure to spend the (extra) time needed to unsolved its mysteries. I couldn’t have been more happy with his service.

I was very happy with the home inspection that Dimas Avila provided me. He was very personable, knowledgeable, and patient. While doing his inspection, he took the time to explain and point out things that were wrong with the house. Thanks to him, I wasn’t stuck buying a house that has major foundation issues even though the previous owner tried to hide it. I was in need of an inspector for a home I was purchasing and found So Cal through Unilocal.Dimas was the inspector that arrived and I could not be happier. He was professional, personable and very knowledgeable. His inspection was thorough and provided a very complete report. He advised me with all the issues surrounding the home and what need to be done to remedy those issues. To make a long story short, the sellers ended up fixing and or replacing all the issues surrounding the home and the sale went through! I would definitely recommend So Cal /​Dimas to anyone in need of a home inspection.

I usually don’t write reviews, but i felt like i have to write a review about this company,
I called dimas for my first home inespection and honestly he was a nice guy and let us see everything he is doing
BUT when we received the report it was very very weak, it looks like a report that is made with a regular person not a specialist for home inespection, and many many things he marked at the report as not inspected, like the garage, vent pipes, smoke detectors, gas detectors, heater is too hot to be tested, all appliances, fences, sprinkles, all floors not tested because of furniture (why he didnt even try to remove a carpet or look under a bed to see the floors), he just looked at the floors that anyone can see not inspectors should see
He didn’t write anything about the attic inespection …
Even the things that are tested, he just said «appears serviceable» !!! Any body can say appears serviceable, not inspectors
Sorry to say this, but Iam not satisfied, i saw some inspector reports that can give throughly info about the house u will buy

Excellent service! Not only did Dimas perform his thorough inspection of the home and identified every part of the house requiring attention, but he also spent a substantial amount of time with the buyer explaining the conditions and providing her with very accurate recommendations. One of the recommendations being that, the condition of the foundation and soil type, warranted an evaluation by a structural engineer. He revisited the home when the appointment with an engineer was made, and again spent considerable amount of time going through all of the visible details to help the buyer make a sound judgement, with regards to the purchase.
I will definitely recommend Dimas to my future clients involved in Real Estate transactions.
