A Better Property Management Co

I rented from this company for over 2 years. Condescending and rude managers. Maintenance is fine but the lack of professionalism and poor communication between the owner/​renter leave much to be desired. I would not want to deal with this company again nor would I recommend it to anyone.
Why a one star review? Unfortunately, the management of this company is literally impossible to deal with and they deceived me in regards to move out dates and other things surrounding my move. For that and with much regret, they get a one star review.
I see mixed reviews on here about this company, so I guess it depends on the mood of the management in regards to the kind of service you get. The manager kept on saying ‘I’ve been in this business for over 34 years’ and ‘in 34 years I’ve never’…ect, ect. She may have been in this business for over 34 years but in that time she has yet to learn how to deal with customers in a friendly and professional manner.
Additionally, as I’ve seen other reviewers mention, they didn’t verify my rental history with them to other apartments that I applied for. So don’t expect them to help you get a new apartment!
They also really ream you for the deposit, which is not uncommon in this business. I’m waiting to here back from them about being more fair in respect to my deposit return, but I doubt they will even reply. If they do reply in the positive, I would def up their review one or two stars.
Update:
So they upped my deposit back a relatively fair amount, so I upped their rating from one two stars. Still took about 10−15% more then they should have.

We’ve rented from ABPM for almost 10 months now, and we LOVE our unit!
The listings they have are beautiful, and are in very desirable parts of Long Beach. It’s my go-​to for my friends when they have to search for apartments for themselves as well!
They have an online portal for renters, which makes it really easy for paying rent and messaging.
They’ve been very helpful and accommodating in terms of any run-​ins we’ve had in the unit.
There were a few times we’ve had to email them for maintenance (gas, plumbing, our address light outside wasn’t working). Everything is usually taken care of within a week. Once they get the email, they’re RIGHT on it. Even if they don’t reply right away, they’re TOTALLY on it!

I rented from this property management company for nineteen months. I rented a studio by the beach with a garage for myself and my cats (what a cliché, I know). However, on account of recent, severe health issues, I had to find a bigger place, away from the stress that comes with living in downtown Long Beach (such as looking for parking). I could never have guests over because the parking was SO bad. Everyone I’ve dealt with in this office is friendly and informative. I really don’t think I have anything negative to say. There was a small discrepancy last year when I was in the hospital and they were supposed to hold a particular garage for me, but then gave it away because I was unable to come and pick up the key (I was still in the hospital). But I was given another garage, so it all worked out. This place is very professional and by-​the-​books. Their properties are well taken care of and they respond to maintenance issues same day. I would definitely rent from them again.

I first rented from ABPM 6 months ago and have nothing but good things to say about this company. Everyone my husband and I have encountered there are always helpful. If I ever need maintenance done to the unit there was always someone there within a few days. Our neighbors are friendly and courteous. I really enjoy my apartment and ABPM! I’m looking forward to possibly renewing my lease next year.

I had a great experience renting from A Better Property Management Company. They were easy to work with, super friendly, responsive and very efficient. Richard and Rebecca were amazing! They always returned my emails and always answered my questions the same day. They offered online portal where you can pay rent and submit requests for maintenance which was very convenient for me. I would highly recommend them to all my friends!!!

This property management company is FANTASTIC! Any time I have contacted them they responded literally with in minutes of my emails. The property I live at is well maintained and serviced. The staff is professional and attentive; and always pleasant to deal with. I have rented from them twice and would recommend them to anyone!

I would Never rent from them again!!! My sister and I rented an apartment out of desperation and necessity and I wish we had just taken one extra day of looking before signing a year lease with them. We did have a rodent infestation and they literally sent a guy out to look around and lay traps down. He told us he didn’t see any evidence that mice could be getting into our apartment when there was clearly a hole under our cabinets in the kitchen. He visited our unit once after that and besides laying down more traps no further action was taken. NONE.
Our neighbors had outdoor cats who would use our property as their own personal litter box and climb our screens and also nothing was done about that.
We paid $ 35 a month for one of the three parking spots behind our unit and our neighbor would constantly park behind us because apparently we only pay for the stall and behind it its ok to park.
Our walls were molding behind the paint. I hung up a picture and when we moved out behind it was disgusting with mold which they probably just painted over. In the bathroom the paint was chipping and you could see layers of mold covered with layers paint. There were tons of cracks that would appear daily in the paint one of which was from one end of the wall to the other…
Rent is due on the first and is late after that which is understandable. However they only take mailed payment so if we put the check in the mail on the first sometimes it went out on the second and we were charged $ 65. So they began taking online payments and my sister mistyped her account number into the system and the payment said it went through with them, they even sent a confirmation number. when we got a bill in the mail including the late fee and a nsf fee we were shocked due to them confirming that we had paid. When she called and told them this they were unapologetic and basically told us too bad we still had to pay them the fees.
Overall it was a horrible experience and save yourself the trouble and move onto a reputable property management!

I can only assume the bad reviews for these guys are by people who always find fault in others and blame them for issues that they are responsible for. People who move into a place feeling entitled then trash the place and can’t understand why they got charged a cleaning fee. People who pay late and feel late fees are unfair… Anyway, I recently signed a lease for my new place and have nothing but good things to say. They fixed everything on my list, including actually replacing parts of a fence which had to have been pricey. The process was fast, friendly and they even held the place for 2 weeks while I got my affairs in order. I have never received such good treatment from any private landlord or management company. Professional and responsive. I definitely recommend these guys when looking for a rental in Long Beach.

We read many, many horrible reviews about A Better Property on Unilocal and we were very nervous to do business with you.
But I have to tell you from calling the office inquiring about properties, to filling out paperwork and listening to our considers about the property we liked — you have been fantastic. We are so excited that you are going to fix everything we requested and we can’t WAIT to move into our new home!

DO NOT RENT WITH THESE PEOPLE!!!
My God, they literally cause more problems than they fix, and they couldn’t care less about their tenants.
Example: When we signed the papers to rent our apartment I noticed that although the building was in decent condition, the exterior was covered in cobwebs… a lot of them. I asked if they ever get cleaned off and they said «yes, once a month.»
I had no reason not to believe them, so we signed. A few months goes by and the webs only get worse, and clearly nobody is cleaning them off. I politely email ABP mentioning what I was told they would be removed once a month, and the woman who answers the emails (the secretary or some similar role) questioned me in a completely rude way, some response along the lines of «and who told you that?»
Well it was her boss who told me, who confirmed that he did indeed say that as we were signing the papers, and then proceeded to blame the gardeners who were apparently supposed to be doing it all along.
These gardeners had the hammer brought down on them I guess, because they went to clean the webs the next day… with a power hose… while all our windows were open.
So, in addition to flooding several areas of our place (which I’m sure we’ll be blamed for come time to move and get the security deposit back) they wrecked this antique table given to me by my grandma. When we told them, ABP was hardly apologetic, but did say they would pay me back once I went out and got a quote for the damage. And P. S. — the spiderwebs remain in full force.
Also, plumbing problems will always be blamed on you, no matter what. Even if you’ve only been living there a month and have a buzzed head, they’ll say you clogged the drain with your hair before actually getting to the real problem. Our plumbing problems are clearly due to bad pipes in this old building. But I know we’ll continue to be blamed for our drains backing up (which happens fairly often) until the day we move, which I pray is sooner rather than later.
Sorry to rant, but if it helps someone avoid these problems then I hope this review will help. Once they have your signature you mean nothing to them. JUST SAY NO TO A BETTER PROPERTY!

WARNING!!! DO NOT I repeat DO NOT deal with these ppl. I moved into an apartment about 9 months ago and like some other reviewers I had a decent relationship with the property management company. But now the things have gotten CRAZY, my heater has not worked since I moved in which they were informed about.
My toilet was disconnected for over 24 hrs and the crack in my tub which I told them about some time ago caused my downstairs neighbor’s bathroom ceiling to collapse.
When I went down to the leasing office in person (because no one wants to give straight answers over the phone) the supervisor refused to speak to me claiming she was busy! After my complaints to them they sent me a notice saying that they won’t be renewing my lease because they don’t do major repairs while the unit is occupied.
But since my neighbor’s ceiling caved in, now someone will out here to fix it in about a week.
By far the worst living situation I have ever experienced!
YOU’VE BEEN WARNED…

A total waste of time, gas an energy. Hunting for an apartment? Don’t bother, this is a dead end! I called them, I was told I had to pick up a key from their office to see the perspective 2 bedroom apartment in Long Beach, so set my sites on their office, hoping to find a new home.
Driving up and down PCH 5 – 6 times, I finally found «A Better Property Management Co» hidden in a building, behind several other buildings, with no signs visible to see where the business is located. It took my phones GPS, and 6 times calling them to eventually find my way in the front door. Obviously a shady operation that doesn’t want to be found easily.
Once inside, I was immediately told that the property I’m looking at is only a 1 bedroom. I was offered to rent a list of other properties which were supposedly 2 bedrooms. The man behind the counter told me that they had made a mistake in the number of rooms and location (how do you make a mistake like that?). Insulted and upset, I left with the knowledge that I dodged a scam, and feel a lot better that «A Better Property Management» showed their true colors quickly, thus saving me a lot further of a headache. Feel like I dodged a bullet!
Reading further at the other reviews, you have to leave a credit card (an action against bank policies) and $ 25 to see a unit, but if you ask them over the phone, they say you can just pick up the keys from their office with no further details. A boiler room operation.

My rating is based on a call that I placed to ask about seeing a unit.
I called and could barely hear let along understand the girl who answered the phone. I asked her name at the end of the call… her name is Lindsey. It seems like I was inturrpting her social media browsing or some other non-​worked related event.
She wasn’t friendly, didn’t seem concernd with renting properties and gave one line answers. So if you don’t know the quesitons to ask, they are not going to tell.
What you should know, because I asked:
— They are closed on the weekends and do not show properties
— You have to arrive between 9am — 3pm, Mon– Fri if you want to see their units
— You have to go to their office, leave them $ 25 cash and a credit card and you will get a key to the property to view it yourself. (Lindsey says you get it back when you return)
Based on my first impresion and these Unilocal reviews, I will not be looking at any of their properties to rent.

Worst experience ever! I had no lights for two weeks in the apartment, but bugs, cockroaches, mice a bunch. When I told them to help me out with these problems, or at least reimburse me, they didn’t care. On the top of it when I moved out finally, they charged me for invisible damages, and other bullshit that never existed! !!! Be aware, find someone else! !!!

You better hope you’ll never have an issue with your apartment that you pay big bucks for it, because they DO NOT CARE. It takes weeks to get stuff fixed and they could care less about your feedback. Go, please go somewhere else.

These guys rented me my first apartment in life back in 1982. I love them.

This place is just fantastic. Very friendly, very informative, very quick and professional. They make renting easy. I would recommend to anyone looking to work with them.

Had a few cabinets not closing properly and maintenace was there within 2 days fixing them. Great customer service. Pay your rent on time and they’ll look out for you.

There are not enough words to describe the emotional attachment I’ve come to have with my property rental from A Better Property Management. My lovely apartment makes me want to sing and dance; that’s how much I adore it!
A Better Property Management is quick to respond to issues, patient, and understanding. Richard especially has been more than attentive to myself and roommates in any issues we have had over the years. I could not be more grateful for the quality service I’ve had with this property management. It doesn’t feel like just another corporate real estate management service; it feels like you’re truly being taken care of on a more personable and secure level.
If you’re looking to rent in the Long Beach/​Los Angeles area, I have no doubt that siding with A Better Property Management will leave you satisfied. I will forever owe them for introducing me to a place I can honestly call home.

It’s been two years now that I’ve been living in an ABPMCO apartment, and I just felt it was time for an update: They’re still great!
We’ve needed several repairs over the past 2 years, mostly to do with our plumbing, and it seems like if we call early enough in the morning, we always get a repair the SAME DAY. That is NICE.
For those scared by the low star reviews, please notice the review dates; the worst reviews are all old. Also, it really really really depends on the tenant. Having seen several tenant changes in our building, I can tell you, some of the people who recently left SUCKED!!! They were the WORST neighbors: loud, drunk, physically FIGHTING!, no concept of «weekend» versus «weekday» appropriate noise levels, complete disrespect for the apartment and property. So, like, yeah, get the hell out and if ABPMCO gives you shit, I’m giving THEM the benefit of the doubt that YOU deserve it. The good neighbors of ours who recently moved out, on the other hand, said they got their full deposit back, had no hassle, things went fine, etc etc. I think it really depends on the tenant.
I’m still saving the 5 stars for when WE move out, though, and when WE see our full deposit. Until they, they fully deserve their 4 stars and I wish their average would go up so people wouldn’t be afraid to rent with them.
