So let’s face it, kids… buying a house is probably one of the most stressful and biggest purchases you’ll ever make in your life and nothing in life has intellectually or emotionally prepared you to have any sort of knowledge or ability to figure out if the house you’re buying is a shelley long/​tom hanks caliber money pit (totally just gave away my age there lol)…so you learn pretty quickly that it’s all about finding resources and contacts you can trust to help guide you through these decisions… the first major one being the home inspection =)
I did my homework on home inspection companies in the area (I bought my house in Framingham) and based on the positive reviews, services offered, etc decided Hawkeye was the right company for me. I saw words like thorough, friendly, detailed, knowledgeable, sense of humor and some other stuff like how detailed the reports were, etc. It also seemed to me that most of the negative reviews were based on unrealistic expectations and since overall the reviews were far better than any other inspectors i decided to go with Hawkeye.
I called up and got an appt within the next 1 – 2 days to have my home inspected by Danny. Danny was awesome! He was on time, super pleasant and fun, incredibly thorough, took the time to explain the whole process to me before getting started and helped reel in my enthusiasm or flippant comments (about some things not being a big deal to me) while the realtors were around =) What can I say I’m very excitable/​heart on my sleeve lol Danny covered every corner, every outlet, every surface of my house (a single family house with 3 beds + study, roughly 1500 – 1600 sq feet not including the small walk up attic, detached 1 car garage, large deck and full basement). On top of inspecting the house for any issues, Danny also walked me through some of the maintenance i would need to do as a homeowner (like did you know that your house has air filters you need to change depending on the heating system or how frequently you need to change them? or that you turn off the water that runs to your hose in winter? I didn’t — until Danny told me lol) and prioritized the repairs for me and how long i had before i would need to make any repairs/​updates. He also made himself available after the inspection to go over any questions I had once I got the report which came in really handy!
Aside from how great Danny was — the report you receive is also awesome. you’ll get a hard copy of the report in a binder with color pictures and explanations of the damage, etc as well as a digital copy. That was really great, but the best thing about this whole process was not just the peace of mind i felt about buying my house because of the condition, but actually being walked through a lot of the homeowner stuff so I realized it wasn’t as daunting as I thought. And let’s face it — if you’ve got someone pleasant with you, everything’s a lot better so having a friendly, pleasant (and patient lol) person to do the inspection really helps. I would expect no less on the being thorough and knowledgeable part but some people consider the nice, friendly, pleasant stuff optional so having someone as personable and friendly as Danny to take the fear out of the process was a real win for me personally.
I would wholeheartedly recommend Hawkeye and Danny again — no questions asked, no caveats, no hesitation.

The inspector was professional and seemed very knowledgable. At the time, we thought he was very through, however, he did miss one of the most important thing, vermiculite that was blatantly visible in the attic. Vermiculite is thought to have a very high chance of contain asbestos and cost thousands to remove. When the auditor from MassSave audited the house, they were very surprised it was missed.
I would not use this company again.

Phil C helped us out tremendously with a top notch inspection on a condo in downtown Boston. He was extremely thorough while onsite, and promptly sent us a detailed, full color report with pictures and point by point rating with discussion on each finding. This is the first time I write a review. This company is recommended by my realtor, so I thought it must be good, but it is not.
Pros: 1. the inspector arrived on time.
2. He explained a lot to me, and gave some suggestion about maintenance.
3. He sent us a lot of email about tips to maintain.
Cons: 1. A lot of stuff he didn’t inspect. He didn’t climb up to the roof as some other inspector does. Just told me the roof looks ok while he standing in front of the house. After we move in (the house was vacant before and after the inspection), we found out several outlets have no power, one toilet leaks, one couldn’t flush, several light bulbs burn out, but he didn’t find out all those during the inspection.
2. It is expensive, it costs me $ 620 for the inspection and radon text. My husband’s coworker said they just spend $ 200 on the inspection.

When I was looking for an inspector I was given the same advice over and over again: «When you look at reviews look for the word thorough. Thorough is the most important thing.» So I found Hawkeye. Not only were they available on just a few days notice, Anthony was awesome. I’ll admit I was a little nervous about having the associate inspector come out. This is, after all, one of my biggest worries about the process of buying a house. I know NOTHING about what to look for. Immediately Anthony had me at ease and took me through the whole inspection and explained everything and I was amazed at his patience. I walked away from the inspection feeling so confident in going forward with my purchase, even though Anthony found a few things wrong. Knowing that I had an expert report to help back up some requests I made to the sellers, I wasn’t nervous at all when it came time to sign the P&S. It was a great report, came in only 36 hours, electronically, and with pictures of everything.
I also thought the subscription to Home Owner’s Network that comes with the inspection from Hawkeye was a bit of a gimmick, but it seems like it may actually come in handy. I definitely recommend Hawkeye. From scheduling to the actual inspection, to the report, to follow up, they were fantastic.

Anthony performed our Hawkeye Home Inspection and he was terrific. I have been through this more than once before and he was thorough and extremely helpful as we went through every aspect of the inspection. He answered all of our questions on the spot and the report he prepared was excellent. The most significant finding of his report is being repaired by the sellers and so we are very confident in the condition of the house as we go to closing. We used Peter for the home inspection on our first home. He was thorough, helpful, and friendly. In addition to explaining things as we went through the inspection, the compiled report was detailed and very easy to follow. I would recommend Peter to anyone!

I used Peter from Hawkeye for the inspection of my first house. I cannot say enough good things about Peter. He was there early was very polite and easy to talk to. He explained everything as we went through the home. He also added tips for maintaining upgrades that could be made. My wife and I have been in the home for 3 months and couldn’t be happier. Peter also brought snacks, water and soda, definitely not needed but was a nice personal touch. I would hire him again if I ever buy another house.

This is one of the best experiences I’ve ever had. The best money you spend on real estate starts with a home inspection. It’s the most important part of the process.
Nick arrived 15 minutes early and took the time to explain all my paperwork and assured me to ask as many questions. He took the time to explain his process. He even brought snacks and drinks. A very unique touch.
Nick went over the entire condo, basement, attic and outside of the house slowly and very well. He had a great sense of humor and was very professional.
I didn’t feel comfortable climbing a latter into the attic so Nick and my realtor went up for a good 20 minutes and came down an explained all of their findings.
This process took about three and a half hours. I did not feel rushed once.
Nick gave me a great binder with all my information.
He gave me the piece of mind to put the minor repairs needed on the condo before signing P&S.
Nick gave me so many tips and hints. I learned a lot!
He even got out of his car after we completed the inspection and asked what my realtor and I were looking at from across the street (chimney/​roof) he wanted to make sure we didn’t have additional questions.
Do not search for a home inspector. Call Hawkeye they’re worth every penny!!!

Peter completed a home inspection for us on an older home that we were purchasing in Watertown. I was more than impressed with his service, knowledge, and expertise. The inspection report that we received the day after inspection was extremely thorough and very helpful. He tied in detailed pictures with problem areas and made us feel comfortable purchasing a home that is 125 years old. He spent several hours with us walking through all aspects of the property. We did not feel rushed at all even though it took longer than expected.

I’ve used Peter for a condo in 2007 and again for a home yesterday. He not only inspects with great detail, but educates everyone on particular areas of the home. The report was prompt and thorough. We recently had a home inspection performed by Bryan at Hawkeye Home Inspections, and we were so thrilled with the job that he did. His thoroughness and attention to detail gave us complete confidence, and we really appreciated his willingness to explain what we were looking at, both as we were looking at it and later while reviewing the binder of observations and results that Hawkeye supplies at the end of the process. Not only that, but he also brought snacks and bottled water for us all, which was very thoughtful and considerate. Within 24 hours after our inspection, knowing we were on a tight deadline, he expedited the detailed report with photos and recommendations to us, so that we could make an informed decision about the house under consideration. Buying a house, especially a first one, is a scary process, but this inspection made us feel like we really knew all the pros and cons of this particular house, and gave us confidence in our decision to go ahead with an offer.
We were also very pleased with the level of support from the administrative staff, who helped make our experience a very pleasant one. I would absolutely recommend Hawkeye Home Inspections, and they’ll be the first people I call if I ever need a home inspection again.

We were beyond satisfaction with the inspection conducted by Bryan Wilcox of Hawkeye Inspectors. He was very polite, kind and patient with us during the process and by allowing us to follow him during his inspection, he was able to describe in extreme detail what he found and the implications.
At the end of the inspection, Bryan gave us a binder with everything he found in writing as well as his recommendations. Within 24 hours, he emailed us a much more detailed report of his findings that included pictures he took during the inspection process.
Bryan was very personable, professional and a delight to work with and we will surely recommend Hawkeye as well as Bryan to our friends and family for any future inspections.
