I am so terrified. I was supposed to pick up keys this morning. The staff only now informed me of additional information they require. They keep referencing an email I never received. After looking at other reviews, it’s obvious that I am in for a bumpy ride. I’m glad I only have a 1 year lease This company has been shady from the start. They made us sign multiple versions of our lease only to discover that, after they assured us the reason for the re-​sign was a misspelled name, they had made changes to the content of the lease. We didn’t catch it. When we confronted them about the change, we were told, «too bad. You already signed it.» The staff is rude, dismissive, and act like it is a privilege to rent from them. When I did finally get keys, they didn’t work for all the locks on the house. They didn’t include the pool key or a key for the garage that isn’t automatic. So the garage can’t be secured. They don’t return calls and the person you need to talk to is always, «out of the office». They are disorganized and clearly do not understand the laws. I had to explain differences in the renters insurance they require, to the staff. It is not a good start. I’m not looking forward to dealing with this management company for the next year. If the service changes or improves, I will gladly change my rating, but for now, I wish I could give them zero stars. I will also be filing a complaint to the Better Business Bureau.

GoldenWest and the staff are great. They have the clients best interest in mind and take pride in managing each property. Their customer service is exceptional and all calls and emails are responded within hours. I have recommended GoldenWest to all my friends and family who are looking to rent a property or have a property managed. I had the pleasure to work with Elizabeth & Christie and they are very professional & knowledgeable individuals. Great company all around.

I’m very thankful to have GoldenWest managing my property in Las Vegas. I don’t live in LV and to have someone there I can trust to help is a lifesaver. We just finished one year working together, and am happy to start the next.

I wish I could give zero stars as well like others have stated. In this day and age, reviews go a long way. Mine isn’t so much for the company itself but for the owner who is supposed to represent his company and uphold standards. Jayson Yoss is the company owner who has been the point of contact for a vacation home we rented for out of town family. We wanted to extend the time for an extra day. At first, he said it could work, and then we never heard back from him. Checkout was the next day. Our guests were holding off on all plans until they knew what they had to do. Emailing him won’t get your questions answered because he does not reply back in a timely manner. Trying his direct line that he provides in his emails is also a waste of time. He actually told us to not call him the morning of and got upset because it’s his ‘day off’. If he would reply to his messages, there wouldn’t be a need to try his cell. He hung up after saying, «Do not call me again.» He then decides to use his email to say our guests have to leave. Worst customer service I have ever encountered. I will never recommend this company to anyone especially when it’s run by someone who doesn’t respect clients. Another one star review is no surprise, and I hope I am able to help save someone a lot of time and unnecessary stress.

It is a great company with friendly employees. I bought a home last year with the help of Elizabeth Yang. She was very knowledgeable and friendly. She had all the resources and helped me along the way. Buying a home is not like buying a car, so you need someone who is patient, understands your situation and is willing to work around your schedule to check out all the homes you like this city has to offer. Elizabeth was exactly like that. She was also one of my influences to get into scuba diving.
I highly recommend her and the company she represents.

Elizabeth Yang is my go to Realtor! She is very professional and always very responsive! She has always helped me any real estate transactions that I need. I will continue to alway refer all my friends and family to Elizabeth because I know they will be taken care of!

Problems began as soon as I went in to sign the lease. I was asked to sign a lease that showed a rent higher than what had been advertised. I refused to sign and they argued with me and said that the rent had been listed at their ‘higher lease price.’ When I produced an advertisement that showed this to be untrue, they finally produced a lease for the rent listed on the advertisement.
I was to move in on a Saturday, so a lock box was put on the door so I could get in. They said to call on Friday to get the combination. I called first thing on Friday and no one would return my calls all day. At 4:30, I called and was told that someone would call me back. I said, ‘you have been saying that all day, I have all my possessions in a moving truck, coming from out of state, I will not be able to get into the apartment, put someone on the line to give me the lock box combination.’ Someone came on and gave me the combination. It took 5 seconds, but they made me wait all day.
Nearly every appliance broke in the first 2 months. I spent every weekend the first 2 – 3 months waiting for repairs. No repairs after that because I took care of the place. I was an ideal tenant, maintained the apartment well. On move out, Ari came for a walk through, told me that I would get my deposit back in full, but they would take the entire month before sending it, but don’t worry, you will get your refund. Instead, a month later, I get a letter saying that not only will the deposit not be returned, but I am being charged $ 400 more than the refund for damages. Where were these damages at the walk through? I was the ideal tenant, paid my rent early every month. The apartment was clearly in much better shape when I left than when I arrived.
The lease prepared by GoldenWest says that they are not a party to the agreement and if I want my deposit back, then that is up to the landlord. When I send them a notice that I will file for small claims, the office manager threatens three times to hurt me financially if I try to get the deposit back. When I hire a lawyer, the owner sends a nasty e-​mail to the lawyer implying that he is immoral and copies the e-​mail to me.
Obviously, I would not do business with this company again.

If I could give zero stars I would. They do not follow thru on service requests in a timely manner. When they do they send 3 or 4 different people out for the same request in order to get the absolute cheapest price which basically means you get stuff not fixed properly, then have the nerve to charge you for a copay for any maintenance request. I purposely waited one time to see how long it would take them to come finish a repair and 2 months went by. I absolutely loathe this company and the home owner. I cannot wait until my lease is up so I can move as quickly as possible!!! Run, Run, Run from this company as fast as you can!

I DONT KNOW HOW THIS COMPANY IS STILL IN BUSINESS, but I’m going to make sure they don’t ever get business again. The receptionist Veronica is a complete idiot!!! I’ve never dealt with a group a people so SHADY!!! They took my money when they already accepted an offer because they were missing ONE signature on the lease from the people they agreed to lease the property to. When my realtor initially called, they LIED and said their were NO APPLICATIONS on the house. Then after I put in the application, they became impossible to reach. I probably could’ve gotten in touch with the president faster than them. On top of that, when they did finally answer the phone. I got the run around and the receptionist refused to transfer me. DONT GIVE THEM ANY BUSINESS!!! DONT WASTE YOUR TIME!!! DONT WASTE YOUR MONEY!!! THEY WILL DO ANYTHING TO GET YOUR MONEY!!! COMPLETE LACK OF COMMUNICATION!!! INCOMPETENT!!! and the list goes on. I urge you not to use golden west management for anything. RUN WHILE YOU CAN.

Could I give zero stars? NEVER use goldenwest management. They are SCANMERS. I rented for 2 ½ years. All of which they never responded to any of my repair messages. And when I moved they kept ALL MY DEPOSIT plus asked me to pay $ 230 more!!! There were a couple things that I might have caused. But to repaint the whole house and fix the inside of the cabinets (that were already messed up)? I went through the dispute process and it all had to be in writing. After all that they still said they aren’t giving me my money! I kept that house in perfect condition… Worst company ever! I will be reporting them to BBB and getting a lawyer as well! Get ready GWM!

This company is unprofessional to say the least. It all started when nobody returned repeated messages to view a rental property. When I finally spoke to someone in the office, I was told they were only showing the property at 2 PM on a Thursday and they did not know when the next showing was going to take place.
I left early from work and arrived at 2:10 on Thursday. The person (Ari) showing the apt opened the door and that was it, I had to introduce myself 10 minutes after walking around the house and ask questions, he wouldn’t say anything to me or my wife, leaving us feeling really awkward, as if we were «intruding» on his time. The house was filthy and unoccupied, he said that they would clean it before moving in –what? you show an empty dirty house? — After leaving the front door, we crossed the street and had not even finished putting our children in the car when we saw Ari racing out of the property, by 2:30PM. I guess we must have been intruding after all.
After this, I did not have good vibes about doing business with this company but my wife really liked the location of the place so we marched on with the online application –since Ari said there were no other applicants ahead of us.
After applying for a rental property, I was asked to have my wife also apply –another $ 35 but I understand the added cost and she did. I then proceeded to give copies of my paystubs as requested, and answer other questions regarding ages of my children, etc. I provided all of the information on a moment’s notice.
After rushing to answer questions and provide information, I never got an e-​mail, letter, or phone call to let me know whether I had been approved or not. I found out I hadn’t been because I got an e-​mail from Hotpads –about two weeks after having applied, stating that the posting had been taken down.
I am a professional engineer and happen to own multiple rental properties in the east coast, I know the value of positive interaction with tenants and/​or prospects. In the end, I am glad that things didn’t workout, I’m sure I was saved from future headaches. I wouldn’t recommend doing business with this company to anyone.

Goldenwest Management, all the dishonesty you can possibly fit in a single company.
Goldenwest posted a house up on MLS with all the details describing just the home I wanted to rent for the next year, I was so excited. I immediately begin the application process while driving to go see the home, which costs $ 31 to start, but as I would have multiple adults would need to be more for each of them. When I arrive at the home with my real estate agent, he is waiting to hear back from them as we cannot find the Realtor lockbox on the house, only an old combination key box that is well known for being highly insecure. He calls and calls and emails and calls, they blow him off and it has now been like 40 minutes and the office has closed without them releasing that yes they only used that little combination box or the combination.
Luckily some other real estate agent and his customers show up and he has the combination, so we go inside.
The sheer work of fiction the MLS sheet is amazes me, but worse is the condition of the home, the floors are coming up spider webs all over the place, power off so its insanely hot, the list goes on.
Go the next day I promptly call golden west and explain that I do not want to continue the application process as the MLS was incorrect and I would like my money back, the nice receptionist transfers me to the property manager’s (Ari’s) voice mail and I explain again leaving my contact information.
No return call.
After a few days I call back, speaking to a different receptionist whom offers to leave a message with the property manager (Ari), again no call.
A couple more days go by I call AGAIN and the first receptionist remembered me and transferred me to the property manager (Ari), whom says it’s totally fine and that due to the nature of the many things the application money goes to its easiest to get my refund if I open a dispute with PayPal, and he will happily approve my refund.
So I go ahead, and follow his instructions, open a dispute with PayPal and the next day I get an email that they have denied my refund and refused my claim.
What do you want to bet I won’t get Ari on the phone ever again?

Golden West took 12 recently acquired units that other companies failed to occupy for me, and brought them up to full occupancy in about a year’s time. Elizabeth and Jessica are both very attentive in responding to emails and phone calls, and handling all issues that arise with units in some tough markets with the utmost concern. They are patient with tenant issues, resolve problems logically and expediently, and the accounting and reporting is always correct and on time. They have turned 12 non-​performing units into good investments through hard work and at reasonable prices! Not much more you can ask for out of a management company! Keep up the good work girls!

GoldenWest Management has been managing my condo in LV for over two years. As most of us know, what makes a service company great is not the company but the PEOPLE who work there. My review comment is only about one specific person: Jessica Hunsinger. Whenever I had issues (mostly tenant-​related) and could not have a speedy resolution, I’d contact Jessica and the issues would go away quickly and completely. I’d think that a great company’s management should be able to recognize their top-​quality employees and try their best to retain them, so other great companies couldn’t ‘fetch’ them away.

I will have to disagree with the negative reviews below just because they got rid of the problems in the office. When I first moved 2 years ago I would have agreed with all of those bad reviews. Previous management did not communicate at all with tenants/​owners and it seemed like the office culture was poor customer service and lack of communication. I saw a definite change when Kristie Tecson took over, things where all of sudden getting resolved and the follow through improved 100%. It wasn’t until the last person from the old régime left that changed the Demeanor of the staff to a more positive tone. I like Kristie so much I renewed my lease; she is professional, fair, welcoming, empathetic and knowledgeable. Her and her new team are A+++. Definitely recommend them

I give them no stars! Awful! Awful! I was so disappointed in the service by Sherry Chaffin as the property manager ! And the owner Jayson! Omg what a joke! This company dosent care about the Landlord and their Is no communication between property manager and the home owner.
Our contract stated no animals but Sherry Chaffin still allowed the tenant to have a dog. We paid more damages and repairs on our house, then we got paid for the rent. Also when our tenant left our house they didn’t hold the deposit back, to get a water bill paid for. That came out of our pocket!
Words cannot express the lack of communication, unprofessional, lack of interest for the homeowners property. I would not recommend this company to A homeowner or tenant looking for a rental.

I am an out of state homeowner. This is a highly professional property management company. They take care of things fast. They take care of HOA violation letters, collect tenant rent on time, and are very professional in their accounting system: statements and tax documents. They answer phone 24 hours. we have been with them for over 5 years.

I lived in a house in Centennial Hills that was managed by GoldenWest Management for 2 years. It was absolutely the worst experience ever. I myself am a landlord with my property that I own in another state, but since I moved to Vegas I just decided to rent. Needless to say, I know how a property should be managed, and this was a nightmare!
When I moved in the upstairs toilet was clogged with months old feces, the garage door didn’t work, the dish washer didn’t work, the washing machine knob was broken and WORST of all, the hot water heater didn’t work. I called to tell them I had no hot water and they just told me it was my fault because I hadn’t had the gas turned on yet. I called every day for TWO WEEKS stating that the gas HAD been turned on. I took COLD SHOWERS in OCTOBER for 3 weeks before I finally called the maintenance guy MYSELF and begged him to come fix it. 2 months later I got a bill for $ 240 to fix all of these things that were broken on the day I moved in. I had to go down to the office and literally fight with Richard (then manager) over the bill. Once I threatened to sue them, they finally agreed that I was not financially responsible for things that were broken prior to my move in date.
It gets worse… 2 months after that I get a trash bill. Except that this trash bill is for August and September. I didn’t move in til October… They wanted me to pay for TWO months of trash prior to me even living there. I had to go to the office again and dispute this. They told me I would be evicted if I didn’t pay it. I said I would be back with a lawyer and they quickly told me that I only needed to pay for the month that I actually occupied the house. Ya think?!?
A few months later I got a letter saying that the HOA was fining me for having some stepping stones outside the gate. They were there when I moved in and I did not put them there. GoldenWest told me I would liable for a $ 100+ fine if I didn’t remove them. Again I told them that they were there when I moved in and THEY should remove them. Guess what they did? Nothing. So I had to remove the stones put there by the landlord so as not to be fined by the HOA.
Ok, ready for worse? Yep, here it goes… my lease was up for renewal at the end of year one. I was working 60+ hours a week and decided that it would be too much work to move to a new place, and I liked the neighborhood I was in. So they told me I could go month-​to-​month for an extra $ 100/​month. I was thrilled because I figured I would be leaving Vegas soon. So I paid the extra $ 100 with my rent that month, then was informed WITH LESS THAN 10 DAYS UNTIL THE END OF MY LEASE, that I had to sign a new 1 year lease or be evicted!!! So I gave in and signed a year lease (which worked out since I ended up leaving vegas a year later). Then, the next month, after I signed the lease and sent an extra $ 100 the previous month, I sent my usual rent less the $ 100 (since I technically overpaid the previous month). Guess what? I got a letter saying I owed $ 100 and would be evicted. I had to point out that if they kept track of their books better they might see that I have a $ 100 CREDIT.
Fast forward to move out day… Christie is the new manager. She was nice, friendly and helpful. I really enjoyed working with her and she is GWM’s ONLY HOPE at saving their reputation and their business. So I will give her two thumbs up. However, the owner is a total jerk and who knows if Christie will be able to turn this company around with all the bad reviews they have.
Lastly, I did get my deposit back minus $ 10. Guess what that $ 10 was taken out for? They kept $ 10 of mine to pay for «shipping and handling of the refund check» SERIOUSLY!!! Postage is $ 0.48!!! This company is a rip off and you will be miserable with them. They never fix anything on time and they just want to take your money. If you do find yourself in a lease with them (which are the most awful leases ever, might as well sign with the Devil himself), then pray nothing breaks… lest you have to pay for it yourself!

As of two days ago we recieved an email from this company telling us they will not allow us to extend our lease come October. Yep folks retaliation for a bad review on here and with the better business bureau. I’m sure they will say it is the owner who doesn’t want to renew, but the owner only knows what they tell him. So beware if you are going to rent from them they do not take criticism without retaliating.
Continuation…After careful scrutiny of the previously mentioned email saying we couldn’t renew our lease come October, we find that it could possibly be a fake email.
The first reason for this belief is that no one has answered our reply to it asking what it is. The next reason is, that for a company who has received checks from us for the last year and a half and who has three signed 6 month leases from us, the inaccuracies within the email are astonishing!
While we understand mistakes can be made the mistakes within this email and the no reply gives us the impression it couldn’t possibly be from a professional management company with all our information at their fingertips.
If this email did in fact come from this property management group why on earth are there these kind of mistakes and lack of response to our reply? The answer is simple everything we said in the first complaint is true — how they lack communication with tenants, how they do not do things correctly and how they do not tell the truth.
So at this point we are forced to believe this to be a bad email or prank because it is not done in a professional manner so we will not be signing it or believing it to be true.

I am an out of state property owner. I currently live in Hawaii and have a townhouse/​condo in Vegas.
I have a friend who met with Sherry in my absence and he commended her knowledge on the market. He felt this company was a good one to proceed with so I took his suggestion and did so.
Although renting out the property took a little longer than expected, possibly because of the market, pricing etc… I am happy with the outcome. It took about 6 months to finally rent out. However, they have secured a 13 month lease which I am very happy about.
Elizabeth is also a contact I frequently use and responds to my E-​mails.
Recently, I received an HOA violation in which they went down to the property to verify there was in fact no HOA violation. Elizabeth took care of contacting the HOA before the deadline.
As of this time — I am very satisfied with GWM.

For four days straight and at least eight times a day I called and left a message for a call back. My message by the 7^th time was «I will keep calling every hour until I get called back, please tell them.» and I finally got a call back after five days. (and 20+ plus more calls.)
They are terrible at communication. Just have a look at their replies to the comments here, they are snide in everything they seem to do. Must come right from the business owner and through the whole company.
