The team at PropM has far surpassed any expectations that my fiancé and I may have had in a management company. They have made themselves exceptionally available to us as tenants, especially Kimberly, our immediate contact.
We went through the application process while we were still living in Austin (which can be nerve-​racking!), but Michelle and Kimberly were totally on top of everything, making the process one less thing to worry about during our move from Austin to Portland.
When we found ourselves in a compromising position, they did everything in their power to not only help us resolve matters, but have also personally invested their time and energy to ensure our future happiness.
Kimberly, Michelle, Andrew, and Mark work as a team to manage maintenance requests and respond within the appropriate time-​frame, if not sooner! Our overall experience with PropM has been nothing but positive. Highly recommend.

My wife and I just moved out of a home managed by PropM. Our contract person was Michelle and she was Awesome. We lived in the property for two years and anytime there was an issue it was resolved in 24 hours or less. Most of the time it was same day. We wished we didn’t have to find another property management company because PropM treated us like family. We would recommend them anytime.

I rarely write reviews, but I’m sitting here with my two little girls who are bundled up and cold, and I feel like maybe if I write a review Prop M will actually get back to me (?). The heater has been out since Thursday night (it’s Sunday), and they say we have to wait until Monday to get it fixed. I understand that they have their own vendors, but there were companies willing to come out yesterday. At some point, the wellness of the tenant has to trump saving as couple bucks, right? I can’t imagine waiting another 24 (plus) hours with my two-​year-​old and five-​year-​old so cold. As a mother, there are few things worse than feeling powerless to give your children a habitable home. People at Prop M keep telling me they will call back, and they aren’t. Feeling very frustrated.

I’m so grateful to have met Michelle Wrege, from PropM Inc. I don’t know what I would have done with out her help, Michelle got us a beautiful home of our dreams, My kids are very happy to live her forever, I don’t know how to thank you, my beautiful lady Michelle Wrege I send her all my love, and I would recommend her always to everyone she so sweet lady and loving and carring, that she would do anything to help anyone, we love you Michelle Wrege, thankyou PropM Inc from Monica Ahumada Mendoza

Is there a zero star review option?
As soon as the market turns, they will be in trouble.
Expect them to keep 50% of your deposit even if it is immaculate.
No heat or water? Not a top priority to them. Plan on calling and emailing a lot.
We had carpets professionally cleaned, first confirming they wouldn’t charge us for it if we did that. Guess what, they did anyway. Carpets were filthy on move in and noted on checklist. It wasn’t subtle.
The yard was a mess and dead plants (and weeds etc) on move in and black mold on deck. We fixed both and even painted the deck.
We are considering legal action but not sure it’s worth the hassle.
I manage two of my own properties and can assure you prop m is awful. If you have to rent, avoid them if you can.
We marketed and found a replacement tenant. They didn’t even give them an app or return their phone calls. We also showed the place and even detailed their car to help with a smooth transition.
In a word, run.

I would not recommend this company to anyone.
The Lake Oswego employees don’t seem to enjoy dealing with younger people who are really concerned with their investment properties, I felt with every interaction after papers where signed I was putting them out by asking questions. The contractors they use over charge like crazy, i.e. $ 300+ to replace a lock on a back door. It’s a $ 12 part people are you kidding? You had better have your own handyman to send to your property or you are going to get some crazy bills.
Also if you do some research you can find property managers who charge much less than $ 750 for finding renters for you. My new property manager (Bridge City Properties) charges only $ 250 for marketing your property and doing the background checks and such.
I grew to really dislike the people I was paying monthly to take care of my property, and life is to short to do business with people that don’t respect you.

More platitudes. This company was a failure from start to finish. They took every opportunity to shift any blame to us when they had any problems. Avoid at all costs.

Im only writing this review as average because. Im «newly» involved with propm as a renter. and so far not really impressed nor disgruntled. acutally the whole renting experience has been has been quite refreshing. but there are some issues we are experiencing like no call backs. always texting. not always a call. i can relate it comes with territory of being in the renting business.“Your not always going to perfect in everything”.but based on that i will give them the benefit of the doubt… and feel them out and see for myself how this company reacts. i have been in business for a long time. and your not always going to get perfect customers. if that was the case everyone would do it. i got a couple of issuses that need to be resolved. Lets see what happens. Just maybe they will surprise you. but the odds are pretty good.9 reviews (mostly negative reviews) out of hundreds renters and owners. Not bad odds.

Very unprofessional property management company that doesn’t care about its tenants. We were one of those people in Portland that got their rent almost doubled. Soon after we put in our notice to move out, our water heater stopped working… For 4 days straight we were without water. I called to ask about some type of reimbursement for that huge inconvenience, they said they would talk to the owner of the property and get back with me. Of course I never heard from them about this. We ended up buying a home so that we never have to deal with horrible people like this again. Seriously, avoid renting from these people if at all possible.

David, the owner, finally contacted me and told me that because he dislikes my attitude and Unilocal reviews, they will make it very hard for our home to rent. What?! This threat is completely unacceptable and a violation of my rights. After two months while Portland rentals are at 99% occupancy, PropM has followed through on the threat and has still not rented our property, happily charging us for another month of rent, despite claims that they would have it rented a month ago. Additionally, David has threatened to sue me because of my Unilocal review, which is a disgusting intimidation attempt. Avoid PropM at all costs. It isn’t worth the hassle of dealing with them.

This is by far the most unprofessional property management company i have worked with in my 9 years of renting homes. We had one very unprofessional indecent followed by another.
In mid august we saw a listing on their site and applied for it. I then called to schedule a viewing because that is their first come first serve policy; they take your $ 60 with no chance of refund, then let you see the place. We scheduled for 9:30 on a Saturday as i work across town beginning at 10:30. The agent who was showing the place pushed the appointment to 10, showed up at 10:10 and knowingly made me late for my job. The current tenant then refused to show us the home saying she was never contacted to show it. The agent rudely insisted that he had contacted her via text, to which the tenant said she did not even have text messaging. We left the property very upset, but understanding of the miscommunication. They were also able to refund the application fee to me which was nice.
A week or so later, i kept thinking about the property (despite the way overgrown lawn and the promise of lawn care included in rent) so i called and asked about it. They confirmed the renter was going to be out by 8/​31, would be available to show ⁹⁄₁ and would be move in ready by ¹⁰⁄₁. We very excitedly scheduled an appointment for 9/​1, then promptly got our applications in that evening. I confirmed the receipt of the applications and was waiting for the good news. Today, 9/​8, we received notice that they were not able to take our application. I called in to inquire and found out THE PROPERTY WAS NEVER EVEN AVAILABLE FOR RENT!!! They took our money, they got our hopes up, the strung us along for a property that was never even available. Not only that, but your credit is affected every time its checked. And in the email denying the application they made it seem like there was something wrong on our end. If i wouldn’t have called they would have kept the $ 120 combined application fee and that would’ve been that. After talking to them this morning they said they will refund this. Even if they do, they still tried to pass off this epic fail on their part as something wrong with our applications. They even called our landlord and now she is under the impression we are moving out in 30 days with no home for us to go to… Despite the money, the company has royally screwed us with their complete lack of regard for anyone but themselves.
This company is disorganized, dishonest, and takes advantage of tenants in this very saturated market. This place is the perfect example of the greed and dishonesty of the rental community right now; they are not concerned about finding you a home, they are only concerned about money in their pockets. It’s disgusting and wrong.
Note: Wesley Johnson, Aaron Blomberg and a few of the other «positive reviews» of this company are made by there employs. Wesley Johnson was the incompetent agent we worked with.

Michelle at Prop M is as worthless as they come. I should have known right away when she told my fiancé and I not to call her with petty things like burnt out lightbulbs. She must have been in the apartment because every bulb in the place was burnt out.
Several days after moving in, during winter time when it was freezing outside, the apartment directly below us had their hardwood floors resurfaced. They then sealed the windows and left it for a week. We got ALL the fumes coming right up through the floor boards. We left multiple messages with Michelle, NONE of which were returned.
During our six months we learned that Michelle doesn’t answer her phone and she doesn’t returned phone calls. So I guess we weren’t too surprised when she kept our cleaning deposit. Thing was, we had the place professionally cleaned the day we went out, then we both went through the apartment to make sure not a spec of dust was left. Were we surprised when she wouldn’t respond to our multiple phone calls and emails asking for verification of cleaning expenditures by her? Nope. Michelle at Prop M is a WORTHLESS DOPE!

Worst experience from a property management company I’ve ever had. Be very careful when renting from these people.
There were issues with garbage– which they only have taken 2 times a month, and when you have so many people living in a building the garbage was always overflowing and attracting rats and mice. When we as a building wrote a complaint about it– and asked if the garbage could be taken out weekly we were told we had to pay for it ourselves and it pretty much wasn’t their problem.
Some tenants were told that they would be charged for things like water (we don’t have separate water meters so that’s illegal) and others weren’t and when confronted with these issues they were told that if they didn’t like it they could go ahead and move out, that they could find someone else who would want the unit.
Upon exiting my unit on the 31^st I realized that no one had contacted me about an exit walk through to give keys back etc. On June 2^nd I wrote an email to Kimberly asking about a walk through and to give back the apt keys, I got no response. So I sent an email to Michelle about a walk through and this is exactly what she wrote me in her email:
Hello Tiff,
I did a walk through today and we have thirty one days to refund your security deposit less any move out charges from the day you turn in your keys to our office. Our office hours are Monday through Friday 8:30 to 5;l30pm and by appointment ion Saturday. By law, we can charge you rent through the day until you turn in your keys so please turn them in tomorrow.
… My only thought when I received this was basically WTF? I had to contact you to turn in my keys and no one even responded to my first email about them and now you’re going threaten to charge me? Real nice.
It all only got better from there. I was charged for stains removals in the carpet that were there when I moved in. When I confronted this with photographic evidence I was completely ignored and charged for it. Not only that, but they never even filed the paper that reported these stains. I wrote emails about all of these things and have received no response whatsoever. When I asked to file a complaint someone at their company actually said, «I don’t know how you can go about doing that».
These people are scam artists, and totally inconsistent in treatment of their tenants. If renting make sure you go over every part of your incident reports upon moving in and contract TO THE T.

I rent a house in Portland and PropM has left me alone for the past year, which is nice.
Rent can be payed online through their portal with an e-​check (no processing fees) or credit/​debit card (some fees). They take Master, Visa, Discover.

Do not trust these bozos to manage your rental property. Their rental negotiations favor the tenant over the owner.
They «lose» inspection reports. Their exit inspection at the end of rental period merely affirmed that the property was still there – nothing more.
When we asked if a couple of major elements were confirmed to be in proper working condition, we were told that the dishwasher «looked in great shape» and the air conditioner «was fine.»
The reality is that neither were functioning properly.
This company has poor communication and do not seem to care.
Avoid this company if you have rental property.
