L. Moore Property Management

I am happy to update my review now that all business has closed:
We cleaned the home top to bottom and happily received our entire deposit back.
We were pleased with the service we received overall and would gladly return to this property management company.

I am currently looking for a rental in Portland and have found L. Moore Management to be professional, very quick to respond, and attentive to my needs. They even bent over backwards on on particular property when I wasn’t sure if it was right for me. Nicolette was very easy to work with, Carmen too. And Lois went totally out of her way to show me the property a 2econd time. I didn’t end up renting it, but definitely will look forward to working with them again.

I have been using L Moore PM for the past year and a half, and have been very pleased with the level of professionalism, quick response and commitment to quality I’ve observed. I had to move out of state for job-​related reasons, and was hesitant to rent out my home. But L Moore found a great tenant, and have handled every issue that’s come up quickly and effectively. I also appreciate that they are «by the book» with respect to both property owner and tenant responsibilities — this gives me a lot of peace of mind. I absolutely recommend L Moore for PM services.

This is by far our worst rental experience. A few words to describe this company’s operation manners and service — manipulative, ignorant, inefficient, rude and dishonest. They rented us a house with manufacture flaws/​defects, deliberately ignored our reports about the issues with the house then they conveniently use our security deposit to fix all the problems at move out. Please get a lawyer to go over the lease/​rental agreement/​contract before you sign any paper with this company. There are many wording traps in the contract that violate your tenant legal rights. It really is a shame and quite despicable of this company to victimize their tenants by abusing their experience in this field. Thumbs down to this company.

No stars from us and here is our opinion and the reasons why.
After our first tour of the Holcomb rental, noting the stains and heavy cat urine (ammonia) smell we discussed and requested the carpet be replaced before move in as noted in written communication with L. Moore property management. L. Moore property assured us in writing that the issue would be resolved before move in. Move in came and the same carpet and soon after moving in, we noted with written communication to L. Moore that the cat urine issue was not resolved, so we moved out after our lease was up, in the fact that the carpet was replaced after we moved out because of the cat urine, L. Moore’s mistake and the inability to provide proper and sanitary living conditions, we felt it only fair and requested that we be not be charged for a cleaning fee. Another complaint is that they told us not to clean, but didn’t say that it would come out of our deposit, then took the funds from the deposit and we felt that even though it is in the agreement, we should have not been told to «don’t worry about cleaning, we have pros coming in». We have pictures, we not only cleaned well, but filled holes etc… We have had to clean our belongings of the cat urine smell/​germs, throw many things away and deal with the health issues associated from living in a home with a lot of cat urine and still, they kept most of the cleaning deposit. After the cat urine, seriously?
We felt it more than fair to request not being charged for any cleaning and in consideration of the fact that L. Moore offered to replace the carpet near the end of our lease (basically we would have to move out and in again, so we just moved after the lease was up as we had rented in spring, the smell was got very when closing the windows for winter heat and having time for the cleaner smell to wear off, anyway, we had to deal with unsanitary living conditions, we made requests that L. Moore refund all cleaning charges they had kept from our deposit and they declined. We asked for a positive referral and they would not give anything in writing and told us to have anyone interested «give them a call» We did like the owner, Ed he was a great guy and even fixed the toilets on his own time when L Moore was not responding.
Will never deal with this company again and suggest any other customers be very careful! Bad business in our opinion, stay away!
