A&G Rental Management, LLC

I’ve been renting from A&G since December 2015 and it’s been awful from the start. Their receptionist/​office manager is curt and very unpleasant, so avoid her at all costs; She simply does not represent the company well.
When I first moved in, there was a plumbing leak into my downstairs neighbor’s unit. When i informed A&G, it took days for them to have Mr. Rooter contact me. i ended up getting it fixed myself. I’ve submitted three maintenance requests for the faulty thermostat and a leaky window and the resulting mold and have not received responses.
If you move into their property, be prepared to receive horrible customer service, slow and even non-​existent responses to maintenance issues. if you want things fixed timely, you will have to have the repairs made yourself.

I rented from A&G in 2013 – 14 and they were terrible from the start.
A few highlights below:
— Construction began on my front patio during my stay without any notice. During business hours for 6 months there was a construction crew working on my place right outside the front door. Communication from A&G was non-​existant.
— My point-​of-​contact frequently changed without any notice from the company. As a result I couldn’t get responses back when I had questions about the construction mentioned above.
— For move-​out I requested to be present for the inspection, but they scheduled it for a time I couldn’t be at my place and conducted the inspection without my approval. Even though they told me there would be no charges I received a bill later for maintenance. I can’t confirm this, but the whole move-​out procedure felt like a strategic process to prevent me from being at the inspection then hitting me with bogus maintenance charges.
I highly recommend not renting from this organization.

Absolutely terrible. Don’t do it. Find another property from another rental agency.

This company managed my property for approximately 2 years during which time I had numerous issues. It was a horrible experience. They were completely disorganized. I was sent to collections because of them. After letting them know I intended to move back in myself they rented my home out to someone for an extended period. I ended up paying just to move back into my own home. Maintenance fees were expensive. Overpriced for changing smoke detectors, etc. Look around, you can find a better rental company. And beware of the self-​renewing contract.

Colonial square apartments is a nice place to live for the most part and it is pretty and neat and clean theirs some nice people around in my life and in the area but the office don’t always help they might not mean it but we do need more assistance around here with things and issues that go on in apartment living they don’t live here and put up with some of the things that we do here everyone should be able to go to them here where we live here its one thing to have faith and friends and sometimes we are there and on each others side and truthful is good im known for that but when we go here with and try to address an issue it seems t never get resolved without letters and calls instead of doing something about it and taking some of our words even over others i don’t mean maintenance and the place so much and the residents that have been here longer they should be on our side and when it comes again to the ones here longer personally like my church says a good report should matter to and people move in know body knows at all they get away with things and we have to go through stuff if they even get to the problem that should never take place anyway or long like this as it has but not the same and some of our words and feelings and honest people some of us should be more important almost as much as the personal side for instants i have always had pasty neighbors over me nothing know one could believe or more and a small sample in this crazy world anyway of what goes on and you tell the office that and instead of doing something letters and calls and it goes on and the same thing and they always want proof people feel we are good grown up adults and yet we pay are rent and cant hardly do anything the moneys going up every time you turn around and letters at calls often at our door we feel treated like kids and i talked to a few people that work for rental offices its one thing personal with some but i don’t mean everything when i say that are bad and do everything we want but some would be giving a break to i don’t even have much as a grown women and with most people and we could but that’s different and make up i asked a lady today at a office as far as living in an apartment and something like pasty neighbors she said it would be stopped and feels that’s not even someone i know well but being here a long time should have something to do with it and they should work it out for me i been in the area my whole life and in this same apartment sixteen years are more long time by its self in one place you tell a stranger on the street that don’t even know you the same thing they need to help people more and be nicer and i was hung up on the phone the other day the person hasn’t been nice and im not the only one that feels this either its the same thing when i ask for help here and call the police and i know its not all their fault but the police tell us to get help from the office on the office i feel harassed by neighbors and the office there they are making me feel certain things or like blaming me you know we all have something to and can be good normal people but most people have more then i know and their alright to most know this but if your lacking good sense that’s another story and some are they can have a collage degree and their bracers it doesn’t really matter it helps people but as far as good people and helping one another hats a big part of life.

They’ve managed my property for over a year now. It’s been easy and hands off.

We had a horrible experience with A&G Rental when used them a few years ago to manage our condo in the Pearl District. Overall, they were unprofessional and incompetent. We ended up filing a complaint with the OR Real Estate Agency. Unfortunately, they declined to investigate A&G further because, essentially, little money was at stake in our claim. That was very disappointing. (They stated that they had cases with larger losses to handle and had little capacity to take claims. They did add though that if they got another complaint, they would look into company.). I’m shocked that they are still in business.
Please do your research before using this company. I typically am very supportive of small businesses, but A&G Rental is not worth your time and money.

This rental management company is terrific! I emailed a maintenance request and a professional arrived the very next day and fixed the problem. I like the convenience of paying my rent online and submitting requests online.

A and G has managed 9 apartments for me since 2011. I have been extremely pleased with all aspects of their stewardship of my properties. They keep me well-​informed about tenants, HOA issues, repairs, etc. I wholeheartedly recommend them.

I wish I had read the Unilocal reviews before signing a one-​year lease with this rental management company. They are horrible. Within 6 months of moving into this «newly remodeled» house, every major appliance broke. They took an incredibly long time responding to our inquiries, leaving us with a broken fridge twice, a broken stove, broken washer/​dryer and our sink got clogged. They were unresponsive, unhelpful, and then they forgot to pay our garbage bill! We had 3 weeks with none of our garbage, compost, or recycling picked up, because A & G failed to do their job. DO NOT RENT FROM THEM!

Rented a beautiful apartment, however, felt the communication and follow-​through was lacking. There were disconnects in regard to the keys and garage remote control upon move in causing three of us to share one set of keys and do without access to the garage for the weekend and two trips to their office (I thought they should come to me since it wasn’t my oversight.) Learned after we signed the lease of the $ 200 move-​in/​move-​out fee from the HOA. In addition we were expected to meet the inspectors for the 3 month inspections with a 3 hour arrival time window during business hours as well as meet any vendors/​repair folks. A necessary repair took 2 months to complete. As with other businesses, the only thing that went smoothly is the collection of rent.

Rent was initially reasonable when we first moved into one of the properties they managed but upon lease renewal A & G would raise it by 20% every time and more for a month by month basis!
That’s a significant almost unacceptable amount being as my lease agreements were 6 months in duration.
So unless you want to get raped in rent once you move in, DO NOT RENT ANY PROPERTY THEY HAVE!!!

If there is a negative star, they would get it.
The owners over promised and under delivered throughout the 1.5 years relationship. The company turned over the staff completely within the first 2 months of the contract — and rightfully so since this former staff was not very thorough and on top of their duties. There seemed to be endless bills for the recommended inspections for the property but yet the staff and these owners did not seem to know the outcome for them… Their excuse would be they have too many to know… And when given the time to find out the info., it would take them a long time to get back with us. And the reason would be, they cannot seem to get a call back from the vendors.
I believe you pay the fee so I don’t have to worry about these details, and when I do want the details, I should get the info. in a timely manner.
We’ve had many prop. mgt co’s over the years, A&G would get the trophy for the one that «Needs to GET BETTER» in their business. Owners beware when you consider them for your investment.

Terrible… These Women are terrible, their business philosophy sucks. And they double dip. They have no idea how to manage properties. Plus, they cant keep their employees. Research 1^st people!

I couldn’t disagree more with the previous reviewer, although that was made 2 years ago. Melanie and her team were a pleasure to work with. I had a few issues arise with my unit, and they jumped on it right away. I’m from Boston originally so it was truly refreshing to rent from such kind people. I would definitely use them again if I were looking for a place or if I had a place I wanted to rent.

This is hands down the worst property management company in existence. Even if you love the potential home/​apartment/​condo — DON’T do it. You’ll be walking into a nightmare. Upon move in, they were to notify the property to prepared for my arrival. They did not. I had to pay for movers to stand around for 2 hrs while they figured it out. The first week the furnace didn’t work, although I paid for rent. In the middle of my contract they raised the rent; by the end of my contract I paid $ 200 more a month for rent. Although anyone who knows me considers me to be a super Type A ridiculously clean person, upon move out they charged me over $ 500 for repairs that were ridiculous including money for the garage opener that was left in the draw upon their request. In my 14 yrs in Portland, I’ve never experienced such a total lack of professionalism.
