The Vista at Laguna

I moved into this complex in July 2015, and have had nothing but a positive experience since that time. The property is managed by a wonderful group of front office staff. Shannon and crew take the time to get to know their residents and are always so pleasant to interact with. The grounds are very well kept by the maintenance staff, who also respond very rapidly to any maintenance requests needed. The pool/​gym area is also a nice addition to this property.
As far as my unit goes, I am very happy with the space we have provided. We have a nice view of the hills behind the property, which offers a decent amount of privacy. Our kitchen has all new appliances and granite countertops. The washer/​dryer in unit is also a nice touch.
The Vista also has a great sense of community. The front office always hosts get togethers for the residents, sends out monthly newsletters, and everyone here is very friendly. I’d definitely recommend stopping and taking a look at this property.

Lots of UPs and a few DOWNS, so far I love living here. Manager, Shannon, and her assistant, Daniellia are almost always available to handle issues, problems and challenges with smiles and a positive attitude. The maintenance staff is also outstanding, courteous and on top of whatever you need (from appliance repairs to paint problems, of which there are thankfully few. Whatever this place used to be (I’ve heard the rumors), it’s earned its «luxury» claim. A really nice pool/​Jacuzzi/​BBQ area with a large room available for entertaining larger groups; a gym the envy of any commercial gym in the area; and fair rents all contributed to our decision to live here, the fact that our apartment is roomy and well appointed made it an easy decision. This is the first multi-​unit apartment we’ve ever lived in and we expected to make lots of concessions (noise, parking, errant dogs and their clueless owners, sloppy maintenance of common areas, etc.) but have had few instances that required management intervention. We’re very comfortable living here and really appreciate Shannon, Daniellia, Sergio, Dave and Johnny for their professionalism AND totally accessibility. Thanks guys!

Stay-​Cation. Relocated to OC so my Husband and I be together… reside in Temecula (Love to DEATH) my husband’s employment is in Newport. Do not want to purchase here… we have made Temecula our HOME. Figure make this like a Vacation !!!
For the past 3 months think Toured almost every spot in OC that met my list of requirements. There were a lot on this list. This will become our home… for time being.
List was extremely IMPORTANT… and wasn’t in a rush, or desperate.
Took my Time… and held strong to this list.
Newport, Balboa, Hunting, Irvine, and on and on… new to OLD, to repurposed …

You have everything… One note must mention — they are older buildings that were remodeled. With that you do get more. Why I say more —- you get a HOMER feeling here… with the Newness. If that makes sense.
CARE FACTOR of Daniel freaking amazing, support she receives from Shannon… these two care… its almost as if you are at their own HOME.
Not a Sales pitch… So happy here. Ok… enough…I am on my Honeymoon all over again.

I moved in at the end of February and absolutely love this place. There are many good points about living here so far.
PROS:
1) Property management is amazing. Shannon is who I deal with most and she truly is phenomenal.
2) Guest Parking! — its so nice to be capable of having guest come over without worrying about enough parking
3) Cleanliness/​Dogs — Its the last couple months I’ve only seen one dog poo that wasn’t cleaned up, otherwise the grass is always well maintained. No trash anywhere and no junk laying around outside anyone’s apartments or parking structure. The gym is always super clean as well.
4) Maintenance — I have used this a couple times and our maintenance guy is the best. Always gets things fixed super quick and goes above and beyond. Not to mention cleans up any messes before leaving.
5) Apartment — I love the interior and layout. Especially our beautiful view.
6) LOCATION — best part is being pretty close to the beach
7) Noise — This is the MOST QUIET place I have ever seen. There is never anyone in the gym, hardly ever by the pool, and I never hear our neighbors. Granted we are on the top level. But even when I see our neighbors, everyone who lives here is so friendly and respectful. And despite what another reviewer posted, I have never heard anyone’s dog barking, not even when I walk near other buildings so overall it is extremely quiet. Even my guest have commented on how mellow it is at my place.
CONS: (this is kinda a stretch cause I honestly love living here in every way)
1) I wish they had more décor by the pool like more palm trees or a cabana or something. But it is still always kept clean and heated so I am still using this area every week.

When I first moved to this property about a year ago, things were promising. The staff has always been (and continues to be) very courteous and professional and the complex looks great from the outside — BUT you need to be forewarned about the following which have been a complete nuisance for several months now.
My lease ends in a month and I can’t wait to get the Hell out of here. Here’s why:
1 — Dogs. This place might as well be called the ASPCA. Every single apartment occupant seems to have one or more dogs. I don’t dislike dogs per se — but I DO have a problem with owners leaving their dogs unattended during the day while they’re away. I have complained multiple times about dogs crying and howling throughout the day AND night. If people can’t properly take care of a dog, they shouldn’t be allowed on the property. Period.
2 — Shit. Speaking of dogs, I have witnessed many owners NOT picking up after their dogs. Absolutely disgusting, especially when walking around the grassy areas of the complex. Shabby and low class owners who don’t pick up after dogs should be evicted.
3 — Hallway Noise. I can’t begin to tell you how many times I’ve had to put up with inconsiderate neighbors who either have full blown, loud conversations (typically in Spanish) outside my door — or who continually slam their doors.
4 — Questionable Pool and Jacuzzi Activity. I’ve seen people drinking by the pool and the jacuzzi when it gets pretty dark. Although there are cameras posted near these areas, they’re apparently useless. While swimming in the pool at night, I have witnessed couples humping each other, making out and even getting pretty randy in the jacuzzi (with bottles of cheap beer and wine perched nearby). Absolutely gross and disgusting. Keep away at all costs unless you want to pick up someone else’s social disease.
5 — Rent Increases. I just found out that if I was to go month to month with my rent, it would increased by a whopping 25%. Absolutely CRIMINAL. I can rent a house for that kind of money.
For a place that considers itself to be «luxurious», I honestly think they FAIL on multiple accounts. This place has become nothing more than a lower class apartment complex, with a somewhat nice exterior. Quite frankly, its occupants leave much to be desired– and there is absolutely NOTHING luxurious about them or the place itself.
Do yourself a BIG favor and keep looking elsewhere.

Moved here in Aug 15′. I would not recommend this complex for several reasons. 1^st, the remodel is shoddy. Just cosmetic cover ups to refresh cabinetry, bathtub, etc. I would not consider this «luxury» finished at all. 2^nd, appliances are low end and the exhaust fan in bathrooms have inadequate air turnover (foggy mirrors and rusty curtain rods). Very noisy neighbors and likely unregistered tenants (at least in my building). I’ve seen at least 5 children and 6 different adults going in and out of the unit next to me, all hours of the day and night. Kids are up until 4 – 5 AM making noises that seem impossible for a small human to make (screaming, banging like a bowling ball hit the wall, etc). Filed verbal complaints with office staff (who were very helpful) but the noise persists. Same neighbors also leave trash in halls, their kids spit gum on the stairs, and even dumped dirty diapers and trash in the garage in an empty spot. Grounds are OK but again, not luxury. Dog urine burned grass and little turds all over, so watch your step. Community center broken into and TV stolen. I would suggest you keep looking. I’m definitely not renewing a lease.

This place is a dump! I don’t mean the actual apartments, the management. They won’t do anything about the loud parties until 2 AM. Police have been here many times but can’t do anything because management won’t put a sign that says private property. Young people relieving themselves on the wall, disgusting! Be warn, do not move here unless you don’t work and can stay up until 2 – 3 AM and listen to the madness!

We have been living here for about 3 months and have had a positive experience so far. The staff is very kind and helpful. When a work order is submitted they do their best to have jobs completed ASAP. Jenna, Shannon, Sergio, and David thank you for all your help.
In regards to the units themselves, they have all been renovated. They look very nice inside with wood floors, quarts counter tops, very modern fixtures, fireplace, stainless steel appliances and washer and dryer in unit.
There is a parking garage with assigned parking spots which is very nice as well– keeps the cars cool and protected. There are security cameras in all parking garages and unit hallways so we always feel very safe.
We are happy with our decision to rent here!

My husband and I are being relocated from New Jersey to LA and needed interim short-​term housing until we can find something to buy. I called dozens of apts in the area and either they didn’t do short term or they wanted an excessive amount of rent ($ 4,000 a month!!!). I was very happy when I called this place and they would rent for just 3 months AND the rent is reasonable!!! Then I had the stress of hoping the complex looked as good as the pictures did and again, VERY happy with the looks of the place. All the amenities are a bonus! The outdoor TV room, the outside fireplace, the bbqs, the pool, spa, and all the seating are clean and plentiful! The ladies in the office even listened to me whine that I wanted a view of the sunset and also the pool and the apartment they recommended has the most SPECTACULAR view (as do others I’m sure)!! The ladies have also been very helpful in all aspects of this move so it was an easy transition for us! The apt itself is very spacious, clean, and new! The washer/​dryer IN the unit is another added bonus!!! It truly is a beautiful living environment and I am very thankful I get to live here even if it’s just for a short time.

The staff was awesome, very fast with the paperwork. I relocated from Dallas Jenna handle everything for me I experienced no issues moving in. Great location, Plenty of parking, close to the beach. Plenty of Stores nearby. The apartment features are very nice, my wife was very happy with our balcony view, stainless still appliances and the floor plan. So with every place there are things you don’t like it, but you live with them. So what we don’t like, no lighting fixtures in the bedroom’s, if someone lives above you you can hear everything. So if someone has company on a late night you will hear walking, door’s, cabinet’s opening and closing thru out the night. Also, at night if you leave your windows open be prepared to hear sirens all the time, because the fire station, police station and ambulances are located in close proximity of the complex. Then on weekends you will hear cars and motorcycles racing up and down Niguel and Crown Valley. We are use to the noise, we have lived in major cities before no big deal to us, but other people may hate it. I can tell you closing the windows cuts out most of the noise. We live towards the entrance, you may not have this issue living in the interior portion. Everyone is very friendly, not alot kids or teens in complex from what I have been told by my son. The gym, pool and BBQ grills are very nice and its never crowded. What bugs me the most is, there is no gate to get into the complex, so sometime it gets annoying when you pull in and someone stops in the drive way to make a u-​turn. Also, I feel a complex is more secure when its gated. Yet the area is very safe, you can go out and walk or run anytime of the night. I give it a four out of five, because it is pricey and its not perfect. There some other improvements they could make, but for now we love it and we consider it home.

Jenna and Shannon went the proverbial extra mile in helping me make my decision to move to the Vistas @ Laguna Niguel. I toured the property and loved both units that I looked at. Jenna was so positive and insightful about every little thing in both units. I was looking at two other complexes in the vicinity but the look of the Vistas and professionalism of Jenna and Shannon swung me to choose The Vistas.
The property is so pristine with so much greenery it is absolutely a gorgeous property. When comparing all the properties in the Laguna Niguel, Aliso Viejo, and Dana Point area this one stands out from both the exterior and interior perspective.
All the personnel are so friendly it made my choice much easier. Jenna was simply a go getter who finds a way to get things done.

The location is perfect, close to the beach, shops, restaurants. Plus they allow pets which makes my four legged kids happy! The apartment is spacious with a fireplace for winter.

So… we moved into The Vista Apartments three months ago and so far so good. The management team, particularly Shannon has been responsive, helpful, professional and friendly right from our first visit. We secured our apartment almost 2 months before we actually moved in and they held it for us without having to pay extra. (Not sure that would happen now though as the units are filling up.) Move in was smooth and easy. Our unit was clean and basically brand new. Yes, the buildings are older and did suffer damage in a previous earthquake but they have been completely renovated as has the entire property. It feels now like they are brand new. The finishes are very, very nice for an apartment. Upscale designer touches including very pretty quartz countertops, glass tile back splashes, large chrome shower heads, stainless steel appliances in the kitchen, designer vessel sinks in the bathrooms, laminate «wood» floors (carpet in bedrooms), vaulted ceilings and the walls are painted a light grey (very on trend) not the typical dingy «Swiss Coffee» or light gold like the other apartment complexes we looked at. We have a stackable washer dryer in our unit which is great and a small balcony with a beautiful view. The walls and windows are well insulated so noise control is pretty good. The grounds are very nice with a nice pool (I think it is saltwater), a jacuzzi, 2 BBQ’s, a nice sitting area with fireplace, a media room, and a very nice clean gym. The maintenance staff is friendly and responsive (when we first moved in we had two leaks and both issues were resolved immediately.) Daily I see people taking care of the landscaping and pool area.
For the most part the negatives seem to be things caused by other tenants. I have seen the police here at least 6 times but don’t know why. It would be good to know if there have been issues that we should be aware of so we can take whatever steps we feel necessary for our own safety. We have asked and were told «This is a very safe area» which of course we know but it would help to know if there has been theft on the property etc. We are near the pool so sometimes people use the pool late at night (it is suppose to close at 10pm) and play music etc. The air conditioning intake (in the living room area) drips and apparently there is no way to resolve this issue. We were told that nothing could be done about it and that it would do it when you set the thermostat below 75 but it does it not matter what temp it is set at. So I am assuming other tenants have the same issue. The washing machine is pretty loud (but at least we have one.) The bathroom fans are also very loud and seem to not be very effective.
Overall we are thrilled. We are new to living in an apartment as we have previously either lived in our own homes or rented a house. We were very wary of apartment living for many reasons but can honestly say that this has been a pleasant surprise.
***Update on 9÷13÷15 — Air conditioning has been fixed, no more dripping

They repainted the place and shoved some rocks under the foundation to keep it from falling over, but this place is far from «luxury» quality. There are cheap patch jobs and funny smells in my building. Not worth $ 2200/​mo for sure.
They pulled a bait and switch on me when I was picking my unit, so be careful what you look at and what you move into. When I asked to go back to the old unit before I had even moved in, they pointed at the contract and told me how much the switch would cost.
When I was trying to settle a dispute, the manager said she couldn’t help me because «they» won’t let her do anything about it. I asked to talk to her boss, and she refused. It took me 5 minutes going around in a circle with her to get the property owner’s name (RW Selby), but she still didn’t give a number or the name of a contact.
Needless to say, she was doing her job as trained. The lady I spoke to at RW Selby’s office refused to comment on the manager’s behaviour. Then when I brought up the dispute, she said that she couldn’t help me and hung up.

I had just relocated to the area and after looking at about 7 different places I came to the Vista. The property manager Shannon was amazing, she went over every aspect of the apartment and helped me find the apartment the fit what I was looking for. The interior of my apartment was brand new from the showers to the kitchen and even the washer and dryer that was in my unit. My balcony is perfect and I have a wonderful view. The pool is amazing with a hot tub as well as 2 brand new bbq grills there. There was a very nice clubhouse with a 70″ flat screen and a really nice gym, one of the best I have seen in any apartment. The grounds are very quite and beautiful, parking was more than I ever could have asked. The office is very nice and welcoming and even do monthly events. There is cameras over the grounds and night security even though this area is pretty safe. I am so happy I took the chance and moved in here!

My experience moving into and living in these apartments so far has been great! The apartment manager, Shannon, was very accommodating with our move in schedule, holding the apartment until we needed it with no change in the rent amount. Also, the 6-​month lease price was only $ 50 more than 12-​month, which was far better than any other apartment complex and we looked at quite a few! Our apartment has high end finishes and is basically brand new on the inside. We also have the largest patio I’ve seen for an apartment; it’s almost as large as the apartment itself. The pool area is great with a fireplace, bbqs, media room and good sized gym. The grounds are well maintained, as well.

This would be the last place I would EVER recommend anyone to move to. The quality of the apartments are crap. The leasing manager is inconsiderate and not one that is willing to work with you. You should really think twice before moving here. It might be pretty to look at but wait until it starts falling apart!
Also, the reason why they were closed for so long is because they were falling off the hill… doesn’t make us feel very safe.
