Pointe Niguel

Plan to loose your deposit then some going in… If you are OK with paying a few hundred extra dollars at move out then you may be OK here. My wife and I live a conservative lifestyle, no kids, no pets, don’t smoke. We are approaching 60 yrs old, just work, come home and relax. After 3 years and a total of $ 430 rent increases we decided to move. They flat out lied about the carpet having pet urine and and replaced it for $ 1500. Remember we never had a pet. another bogus $ 150 for «subfloor seal «WTF? Another $ 110 for extra painting… the list goes on. We plan to sue. Save yourself and move on.

This community is ok. The apartment homes are spacious and clean.
The smoking is rampant which is the worst part. It would be nice if the tenants were more friendly but not a deal breaker.
The smell of cigarettes and drugs are nearly out of control!
My suggestion is if you like the building and do not like smoke and drugs ask them to make changes.

This place is ridiculous. I received my leasing quote as one amount and on move in day they charged an additional $ 400 because the consultant who put it together «must have not been paying attention.» Another incident: I am outside of my garage and my grandfather pulls up to drop off a table (took maybe 10 minutes max) and the leasing lady drives by and just snaps photos of us and starts taking photos of the nearby cars that are parked. I personally prefer not having a camera snaped in my face without any reason or warning especially by a stranger. I’ve also called in for maintenance and they treated it like an inconvenience to them. Excuse me but that’s your fucking job. Bottom line definitely not renewing the lease here and I would not recommend living here. Does not feel safe and honestly tweekers have inhabited the area.

We have recently (April 2015) become residents of Pointe Niguel Apartments and have many good things to say about our new home. Although it is not the most luxurious place we have lived in, (we have owned several nice homes and rented in Laguna Beach and Aliso Viejo) for a simple apartment at a reasonable price, these are a decent place to call home.
Susanne in the office was extremely helpful and friendly! All the staff we have met so far have been great.
Our neighbors are actually neighborly, friendly and considerate! When a new resident’s dog was barking all morning, a quick call to the office actually ended the problem! The grounds are well kept and clean.
Because the apartments have windows on 3 sides, it feels more home like and less like an apartment. Upgrades, such as newer lighting and better countertops would make it even better, but all the appliances are brand new and the faux wood floor in the kitchen and bath give the appearance of a newer place. Carports are not as nice as a garage (some units have a one car garage) but lots of extra parking for guests or an extra vehicle is a real bonus!
So overall, though definitely not a new kid on the block, this complex is maintaining the property well, working hard to keep residents happy and providing a decent home in a reasonable price range.
3 out of 5 stars is for the age of the property and the need for some upgrading on counters and lighting.

I’ve lived at Pointe Niguel for about 5 years now. I have never felt more at home than I do here. The office staff is always so warm and welcoming. They really take pride in their work which is evident by how they treat me on a regular basis. The community is so beautiful and the office is always putting on fun events for the neighborhood. I’ve never lived anywhere that puts this much effort into the community. The maintenance staff is always quick to help me with any apartment needs I have. I couldn’t be happier, my apartment is beautiful and I plan on living here for as long as I’m a renter.

I lived here for almost 7 years, we had a great experience. The staff was amazing and if we had an issue come up, it would be fixed asap. The community put on great family activities. The gym was great and our neighbors were all really nice. The floor plan was very spacious. We would of stayed longer but our family was growing and we needed something bigger. I would highly recommend anyone to move there.

Horrible attitude by the so called assistant manager: Melanie Aguilar. and Suzie Ruiz their property manager! DO not rent here. basically lied. states a quiet neighborhood. Bs it is. and moved us in next to a family of 10! The neighbors bang on the wall all day an night. Their kids run around and throw pieces of their projects all over the walkway areas. Everyday we wake up to noisy kids and overcrowded apartment living. Melanie Aguilar said she would talk to the neighbors next door. 29*** Niguel road. apt B. however all it did was piss them off and now they call the cops on us for no reason!

I am not a stranger to Sares Regis properties, as I have lived in two other complexes over the past 15 years. I had moved out of Orange County & recently moved back. Pointe Niguel is the BEST EVER! My apartment is cozy and it is a quiet area. The landscaping is just beautiful and I can walk my doggies in a pretty place with trees, grass & the gazebo. The maintenance team is very attentive. I’ve had two service requests since my move-​in (October), & both were completed within a day or two.
By the way, there is an incredible amount of parking here and each apartment gets enough space to park. I have a garage and ALSO a space in which to park or if I have a guest. Most places run the parking like a gestapo. The carpeted patio is my favorite as I can sit out there with the dogs and enjoy a sunny day. The dogs love to be lazy in the sun with me.

The office has been accommodating, too. I cannot say enough nice things about my new home – except that I hope to stay here for a long time. I am truly happy at Pointe Niguel. Special thanks to everyone in the office who made the move so much easier. You ladies (Melanie, Susanne, Heather) and Isreal, Salvador and the team are great!
Last thing: The landscaping is prettier in person than in the pics. Once you visit and see the place, you will understand.

I am also in property management and I live here. I give Pointe Niguel a 5 star rating!
I highly recommend anybody that is looking for a nice apartment home to live here due to the fact that both the leasing office and the maintenance team care about their tenants.
They all treat you with respect and you will always see them with a smile on their face.
But what I really like about Pointe Niguel is the cleanliness of the community, the fast work order repair, the resident functions and the monthly newsletters.

Sorry I’m a year late. :) When I received my final bill I had the same issue that others had where it went straight to a collections agency to be paid and they were incredibly rude when I tried to explain to them that I should not be in collections and it was my first bill received. They even tried to charge me interest even though I was paying on time. They removed the interest after I made a fuss about it. I don’t care if it was only $ 2.00. It is the principle of it that matters. I made sure to voice my concern about it to Pointe Niguel as well.
As far as the charges received, I found them to mostly be fair. I had brand new carpet when I moved in and my cat decided it would be great to pull up part of the carpet in in the back of the walk in closet. Needless to say, we were responsible. The thing that was annoying though is that we paid $ 35/​month for each cat for two years yet still had to pay the damages.

DO NOT MOVE HERE!!! They will screw you when you move out. We have lived in a few apartment complexes before purchasing a house, and this was by far the worst one. A few of our neighbors even had the police called on them multiple times for drugs use and domestic disputes. We guessed that Pointe Niguel did not care as long as they received their money. I would frequent the gyms a few times a week only to find the equipment dirty from previous users. We have dogs ourselves, and I have never understood why owners do not clean up after their pets. Pointe Niguel has a dog clean up policy, but it is not enforced. I have seen dogs at night using the grass by themselves only to find poop the next morning. The final issue was the move out process; unfortunately we were unable to be present during the final walk through inspection but were present for the pre-​move out inspection. They are advising the they have to replace 100% of the carpet in our unit because they were so heavily soiled from dog urine that it penetrated the subfloor. I find this hard to believe, I work from home and the dogs are taken out frequently, in addition, the prior 2 apartments found zero pet issues. During the pre-​move out inspection it was even commented on my paperwork how clean the unit was. We should have listened to the reviews we read prior to moving in, but I figured they were written by disgruntled unclean people. Be smart, live somewhere else.

I would give them ZERO stars if that were even an option. Where do I even begin on the lovely Pointe Niguel Appartment complex. Upon moving in it seemed like a nice enough place. The Deposit was low, around 400 buck. Every month you have to pay your rent with a cashiers check which is a huge pain in the butt, especially if you have multiple roommates. The parking situation is beyond belief. They had told myself and my other roommates that you get two parking spaces, and that street parking was opening up right outside the complex, this never happened. If you have more than two cars you are forced to treck across niguel road, which if you don’t know is a VERY busy street to park your car. It also helps that the neighbors there post signs saying that they will have your car towed if you continue to park in there neighborhood. (its pubic parking). Just a huge pain in the ass. The leasing office staff is beyond bitchy. In the first two weeks we moved in there had been a number of pool parties, which you could hear alarming well through the walls, that had become somewhat annoying, but the real pisser was the day that there was a large hispanic family throwing a full fledge bash with around 40 people and LOUD hispanic music. I went into the leasing office which is connected to the pool area to complain and ask for them to please ask the party to simply turn there music down so i could get some sleep before work and one of leasing agents told me and i quote” i will not ask them to turn down there music they are residents, you can go buy some earplugs” EARPLUGS. Now beyond all that, when we decided we had had enough of the insanity and moved out not but 6 months later, they charged us to basically rebuild the apartment from the ground up. I have never felt so taken advantage of in my entire life. Espically due to the fact that we kept that place in outstanding condition. They not only charged us for all new carpets, new counter tops, new paint, they charges us to repaint the outside STORAGE DOOR AND FRONT DOOR! Are you kidding me. They also charged us for a crack in the upstairs counter a worker made and i had reported as well as grill marks that were there previously upon us moving in. So on top of the 400 security deposit they are now asking for $ 1600. The horror continues. I could go on for hours really on all the issues i have had with this abomination of a company but i feel as if i have made my point. RUN AWAY!

I lived here my first year in Cali and just moved out this past July. Within a month of moving in, I hated the place. My brother was visiting with his dog (a sweet, calm, quiet dog) but at the time it was a dog-​free community and we were threatened with eviction if he did not leave immediately. Even tho I send numerous complaints about my neighbor’s noisy and annoying dog that barked all hours of the night. A few months later the neighborhood became dog-​friendly.
Then they moved in someone next to me who was an outside smoker. I’m an asthmatic and found this extremely frustrating.
We finally reached the end of our lease. Moved out and spent a weekend scrubbing and cleaning the place. We got the carpets professionally cleaned and made sure everything was shipshape, and we were looking forward to getting at lease some of our deposit back.
What a joke! these people are SCAMMERS! Charging you with «necessary repairs» that are UNNECESSARY and overly expensive!
Do not let a small security deposit entice you. The overpriced painting, steam cleaning, and repairs will surely make up for it in the end. I now have a bill for over $ 1,000 not including the deposit they already have for BS move out charges! And before they even contacted me about it they sent it straight to a collection agency! This place is a NIGHTMARE!
I would NOT recommend this community or company to anyone.

Teaser low rates got me in the door and year after year my rent keeps climbing by over 7−8% per year. This complex is ran by a corporation without a soul. I strongly suggest you find a place where maximizing profits for shareholders is not their primary objective.
Another thing to watch out for, their leases are for one year and at the end of the year you HAVE TO move out or renew for another year. Your residency terminates at the end of the year. The lease will not not automatically turn into a month to month lease and you have no choice but to either renew for another year or quickly move out. Many people are not familiar with this kind of lease so beware.

Torn between 2 and 3 stars. Definitely have lived in much better and much worse. Full size laundry in each apartment is my #1 amenity. It’s also 3 miles from the beach which is awesome. There are a lot of spiders and the parking policy is lame. The gates are constantly broken and the pedestrian gate is rigged so it doesn’t and cannot close. Maintenance has been great! The heater is electric and they didn’t disclose that, so needless to say it’s too expensive to run the heat (over $ 200/​month if we use it) in the winter but there is a wood burning fire place that really helps.
Changed this down to 2 stars. They recently tore up the grass outside our apartment and planted thorny bushes. They sold us on this unit because the grass was convenient for our dog. Can’t wait to move!

I have now moved out and COMPLETELY agree with Ryan’s post about the SCAM this complex/​Sares-​Regis group tries to pull on tenants!!! Not only did we end up paying them almost 2k to end our lease one month prior, but after leaving the apartment in good clean conditions (no carpet stains, no damaged walls, cabinets, or surfaces) they sent me a bill of over $ 600 after deducting my deposit. These charges are absolute BS & I’m pretty sure illegal too (ie. Charging for carpet cleaning when I lived there almost 3 yrs, charging for painting when they do that every time someone moves anyway, charging for minor scratches on a very old kitchen counter top even though they told me they would be replacing the counter tops as part of an ongoing remodel once we left).
Once again my suggestion, rent elsewhere or you may regret it.

So what the previous person wrote is true. In addition to the horrendous parking situation, even if you are a tenant that’s been there for a whole year and your vehicle is a very distinct type of vehicle and parks in the same spot every day, they will still tow your car if you forget to put the hang tag on the mirror. I drive a red 4×4 pickup with off road lights all over the thing and it’s jacked up. They have to see this vehicle parked in the same spot every day. It’s not a generic Civic or Camry. They still had it towed. Cost me over $ 300 and I was late for work the next morning because I had to wait for the towing company to open up.
I let that go thinking eh no big deal but when I moved out it got much worse. I cleaned the apartment to the «condition it was in when I moved in.» I cleaned all the bathrooms, cleaned the kitchen, the windows, everything. They still charged me for painting the walls even though I touched up the walls and filled all the little nail holes in the wall. On top of that they had the carpet cleaned and told me they found stains in the floor even though I already spot cleaned and vacuumed the place top to bottom. They also charged a $ 150 cleaning fee to clean the apartment after cleaning and touching up the place for weeks.
Long story short they kept my deposit and are charging me an additional $ 300+ dollars because that’s their policy. Even though all apartments will go in and clean the floors and repaint the walls before a new tenant moves in.
I thought to myself that all the bad reviews on here were just angry people who for whatever reason felt like everything in the World should be handed to them. These people were not wrong at all and sadly I didn’t listen to their warning. I probably made it out better than some of these people did since I cleaned the apartment before I left. God knows what SRG and Pointe Niguel’s Management would charge if I didn’t do all the things I did. Maybe $ 1,000 or more?
I never went through all this nonsense until I moved to California.
In the future I suggest you do your homework and follow what some folks say on these comments to a degree. Just like Ryan said you think everything is fine and then BAM! They whack you over the head with erroneous charges.
SRG is all about turn and burn they don’t care about retention because they think someone else will always come in and rent from them. That’s bad business.

Funny how there were no reviews prior to my own and then within minutes after mine «someone» writes a positive review. I smell a rat = property management monitoring their Unilocal reviews. Don’t be fooled folks.

I have lived here for three years and I and I am starting to get annoyed by the corporate nature being applied inconsistently.
I get threats to remove a very clean and cut to sixe bamboo screen, yet I consistently see evidence out back of people having a dog against the property rules.
Great response to any maintenance request.
The current complex-​wide roof replacement is tiresome, but it was necessary, and it is almost done.
My only complaint would be the draconian parking policy. I got towed years ago, even thought there is never a lack of space parking.
