Avalon West

I have lived here for a year now and we are moving on the 11^th of the month (as soon as our new lease starts) even though our lease here is through the end of the month. Two of the the office staff are so unpleasant to deal with it makes reporting issues and concerns almost not worth the trouble. One hand doesn’t know what the other is doing. We have had consistent bug issue despite having a clean apartment and the bug company coming to «spray». The maintenance is beyond terrible. When the sink handle broke out was a month that we couldn’t use the cold water in the bathroom sink before they replaced it. We had water pooling on our kitchen floor making the sink and oven/​stove unusable for 5 days. I personally mopped up 6+ gallons of water over the course of the week. After numerous reports to the office of this issue I came home to the kitchen floor torn up and the bathroom wall cut out because the broken pipe had been left unattended for so long. We have to live with the floor and wall cut open for days to allow time to dry. No note saying what was wrong or that they had entered our apartment. Who knows how many times people have been in our house when we were not home. There is one washer/​dryer per building and the water bill is an average of the total water usage of the building divided by the numbers of apartments. Hope your neighbors don’t go water crazy because you will be paying for it, literally.

When we moved in a year ago I thought these apartments were going to be awesome. Great location but the apartments are terrible. I like the layout of the apartment and the floor plan we have. The maintenance is Terrible we still have stuff we pointed out in the apartment before we moved in that still have not been fixed. I told them ceiling in our bedroom had a spot on it it looked like a water spot. What did they do? Painted over the spot and «claimed» it was fixed. Our heat/​air wasn’t working I told them. They claimed it was fixed, but it’s still not working right. The knobs on the shower get stuck and you can’t turn them off. I tell them and to this day that is still not fixed either. We ask them to do some maintenance under our sink in the kitchen. They say they do what we ask. We check it out and it is not done like we asked. Couple days later our neighbors under us come up stairs and tell us their apartment is flooded and to not run water/​run dishwasher bc it is making it worse. This continues for a week maybe 2 and we still can’t do dishes/​run the sink. When they «spray» for bugs as they call it they half ass it and spray the bug spray on our tv in the bedroom and pictures on the wall. The staff is rude and they are liars. When we moved in we told them that we weren’t paying over a certain price to live here. The lady that got us the apartment said we wouldn’t have to worry about that. Now they are raising rent and requiring that we get $ 100,000 worth of renters insurance. Oh and the company they use one point are a bunch of crooks! Never trust a Lincoln apartment owned apartment! Renters beware!

I moved in with a roommate at Avalon West, taking over part of the lease from a previous renter. It was 2 girls in 3 bedrooms. We used one of the small bedrooms as storage so we were never in there. We also had the unfortunate luck of living surrounded by families. The way the utility bills work is ENOUGH reason not to move in here! Not to mention the paper thin walls and constant screaming children. It doesn’t matter how much energy you use, you are charged for the sq. footage of the apartment. (WTF?) and on top of that, It is averaged out for the surrounding building. 2 girls in a 3 bedroom apartment = already getting screwed, then our bill is averaged into 4 families full of children?! Essentially we were paying for someone else’s kids to sing karaōke out the window and flick the lights on and off. Not to mention an upstairs neighbor run a treadmill right over my bedroom. Our bills were god awful and unfairly high.
There was always something wrong. Our a/​c was broken throughout the summer. When they would fix it it would work for a few days and go back to doing nothing. The washing machine was just a lost cause from the beginning because it didn’t get fixed until the last month or two of us living there.
The kicker is that they make you clean when you move out. Like really get on your hands and knees and scrub your apartment. Seriously? Not once have I experienced this in an apartment. I always leave a unit clean, but apartments have cleaners come in and make it rent-​able, it’s not the previous tenant’s job. Ok fine, we did it and did it well. We even went over the carpet with deodorizer regularly over my time staying there because I had a small dog. Several months after moving out, my roommate (across the country while I am still in Knoxville. Yes they have BOTH of our new addresses.) gets 1 bill at the end saying that the carpet has an odor and there is a fee for carpet cleaning. That doesn’t make sense to me. So I try calling over the course of a MONTH! No one ever answers, I leave a message asking someone to return my call so 1 can come take a whif for myself. I get no acknowledgement that my message was ever received, (even though they claim they were expecting me?)
So it’s a month later and I get an angry text from my previous roommate asking if I had payed the fee. I didn’t. I didn’t get any correspondence with Avalon West. I call today and am treated beyond rude! They say that on top of the charge there is a late/​collection fee. They also claim that they sent several letters to my address but I had not received 1! You mean to tell me my old roommate across the country got your letters but I didn’t receive them when I moved 10 minutes down the road? Yes, I changed my address through the post office and yes I gave them my new forwarding address. Now at this point I’m getting yelled at because I should have received several statements in the mail and it’s sounding like my fault? I’ve moved several times over the past few years and I’m getting forwarded mail from 2 addresses ago, so it is obviously a giant error on their part but I’m getting berated. Now there is a late fee tacked on which is unfair because I COULD NOT GET A HOLD OF THEM! I paid it so I could be done with the idiocy. Don’t expect to get treated nicely here.
I am a young person just out of college and wasted money is dinner I wont be having And living at Avalon West is a HUGE waste of money!
