Corbella at Juanita Bay

They raise the rent every year close to $ 100 and they don’t care. I had fleas in my house I had to fight for 6 months to remove them and I don’t have a pet and now I have scars on my feet & legs. The dryer takes two cycles to dry my clothes but they insist the dryer is fine. They charge an average for water, so if you don’t use water heavily, it doesn’t matter, you will help pay someone else water bill. It’s spider infested, webs & spiders everywhere. The apartments are small, old, and overpriced.

I love Corbella! I’ve lived here 1 year and there are so many advantages to living here. Location is great — walking distance of both Juanita Beach /​Lake Washington and downtown Juanita. Near I-​405 to go to Bellevue/​Renton or Bothell/​Everett, and a quick drive over to Redmond. The area is nestled in large trees, and grassy areas, yet we are only 1 block from downtown! The grounds are park like with a beautiful creek running through the property. The property and residents are dog-​friendly and I’ve met so many nice people walking my Sheltie (around the grounds, at the park next door, or the beach across the street). The apartments are nice, and the office staff is GREAT. Whether you have a maintenance issue or a lease related question, everyone in the office is so polite and welcoming. I have lived in several apartment communities over my adult life, and this is BY FAR my best experience. The only reason I’m moving? I’m buying a house in another area of Western Washington. You won’t find a better value at a better location and with better people on the Eastside!

In general we had a really good experience here. This was a transitionary home while we were looking for a house after we moved up from California. My husband, after calling dozens of apartment complexes, was finally able to get a short term contract on decent terms here. Everything was handled long distance over the phone and the contract was set up with no issues. At least I think it all went smoothly since I wasn’t the one who actually dealt with the office staff! My husband complained about the apartment search in general but seemed very pleased about his dealings with the staff here.
When we actually moved in, everything went smoothly as well. No hassles and a couple of damaged items that we saw during the walk through were quickly taken care of. Move out was similarly hassle free. We had to break the contract to move out but they must have found somebody right away because we didn’t have to pay for the remaining months of our contract.
The apartment itself is certainly not high end or luxurious. Cheap carpet and appliances etc. But it was in decent shape and clean. The tracks on some of the closets were bent out of shape but we kept the doors all the way open anyway and it wasn’t a hassle. The size of the apartment is quite good. Both bedrooms were large and the kitchen was open. Bathroom was a good size. Getting into and out of the apartment could be a hassle for us. We always clogged up the hallway on the way out. Apartments also come with own washer/​dryer. Convenient, although the dryer was not efficient.
They keep the grounds very well maintained here and there is a small but very nice pool and barbecue area plus gym. The gym is tiny but we used it all the time. My kids used the pool every day while we were there. They loved it! We never had any issues with parking and chose not to pay extra for covered parking.
Only negative to our particular apartment was the location. It was located right on the creek which was awesome for the views and the sound of the creek running. Unfortunately, Juanita Pub is located right across the creek and it is a popular establishment. The noise was horrible every night until 2 AM when it closed. It wouldn’t have been an issue but they have a sizable patio area and I believe must have some sort of outdoor game or T. V as many of the patrons would hang out in it until 2 AM. Later it got, the louder they got. To be fair to Corbella they did warn us about the pub, but since we were not locals we had no idea how bad it was until we moved in.

I cannot recommend this community enough. I lived here for 2 years and absolutely loved the sense of community here. All of my neighbors were amazing and so sweet and I became close friends with many of them. Having a dog means you are outside and interacting with people quite a bit and it’s wonderful to live in a community with such wonderful people.
I read in another review that parking was an issue and it was NEVER an issue for me. I always got a parking spot front and center to the pathway that led to my building.
One of my favorite parts of living here was the staff. I love love love Kayla in the office and Eric the maintenance Manager. They are two of the nicest most helpful and friendly people I know. Kori and Jeff are also absolutely wonderful I just happened to work with Kayla and Eric more often. Out of all the communities I have lived in these 4 individuals not only made me feel like family while living at Corbella but were always attentive and helpful. Maintenance requests were attended to within 24 hours and typically within a few hours of the request. The amenities have all recently been redone and are very nice.
The landscaping is beautiful and lush. They even have different kind of rhododendrons that are spaced out so that they bloom throughout the Spring. When one species/​color stops blooming another starts. I loved that.
The location for the price cannot be beat!
The only con I can say is the size/​square footage and lack of storage. You definitely can’t have a ton of stuff and be comfortable living here. Despite this setback it is still the best value for a beautiful property that is only a block and a half from the beach and half a block from the Juanita Village!

I love my apartment and they are the most reasonably priced in the area. Also as a dog owner having the beach so close is awesome. I also love being so close to downtown Juanita but it feeling calm and quiet … That half a block makes a HUGE difference!
More importantly the staff here is awesome. If there is something wrong either Erik or Jeff (the nicest guys ever) respond promptly.
Kori, the property manager is super nice, helpful and easy to talk to. If she says she will do something it happens quickly. She will even come remove a big scary spider for you when you wimp out like a little girl and not laugh at you… as I recently learned :)
I’ve been here for two years and am not leaving anytime soon… there is no better complex in the area.

I lived at this property for about 3 years in two different units. I’ll breakdown the details of my experience.
Location: This is by far the best thing Corbella has going for it. I work in Redmond, so it was about a 20 minute drive (30 minutes in rush hour traffic). It’s about 25 minutes into Seattle. Juanita Beach is nearby, and the Juanita village area has a lot of cute restaurants and salons and such. The grounds are well kept and lovely.
Parking: There were issues with parking availability near my building (especially on weekends) and there were often random vehicles parked in reserved parking. I had someone parked in my spot once and tried calling the after hours number about it, but they weren’t able to do anything (which was odd, considering they have towing signs everywhere).
Units: The appliances are decent and get the job done, though they are far from high-​end. The construction is meh. You won’t freeze to death in the winter but you will hear everything your neighbor says to his mom on the phone. Which can be super entertaining until you realize they can also hear you giggling.
Neighbors: People were mostly nice. There were some issues with noisy college kids that would be loud and drunk in the parking lot at 3AM. they usually stumbled over from Juanita Pub which has a notoriously loud nightly brodown. I felt really bad for the people who live in the building right behind it.
Staff: There is high turnover in the office, so there were mixed experiences with staff members. They mostly did their best, though I ran into some attitudes here and there. Maintenance was on point. Whenever something needed to be repaired, they were prompt and friendly.
Security: The area doesn’t have a ton of crime but there were some reported apartment break-​ins while I lived there. There is no onsite security.
Management: Essex Property Trust is the Comcast of property companies. Customer satisfaction and retention is not their concern. They are interested in making as much money as possible. They typically do this by forcing out loyal tenants to make room for people who are more willing to pay higher rent. That is their goal and it is very clear. I could get mad about it, but at one point, I was that schmuck who was willing to pay the ridiculous rent after someone else was forced out. It all goes in circles I guess.
Security Deposit: Expect most of this to go towards cleaning fees and remaining water bill, if it shows up at all. I received an itemized list of all my deductions and an amount that will be refunded but no actual refund.

I recently moved out of Corbella at Juanita Bay for the second time. I’ve had nothing but great experiences at this complex. The management team, Cory (property manager) and Eric (maintenance manager) have been nothing but amazing. They’ve set very high standards for any place I choose to live. Their support team Kayla and Jeff are just as accommodating as their supervisors. If you’re looking for a clean, comfortable, reliable location to live in the Kirkland area, I highly recommend Corbella at Juanita Bay.

I have had only pleasant experiences with this beautiful property. Very clean, quiet, spacious and just overall aesthetically appealing. One thing I loved most about this complex was that it was short walk to the village plaza and the beach but it was extremely private and quiet being tucked away behind a park and away from car and foot traffic.
The staff was great– Kori and Kayla are truly honest, genuine, quick to respond, and helpful. I appreciated that they respected us as tenants and were not intrusive as some apartment managers had been for me in the past.
Unfortunately, due to extenuating circumstances, today was my last day at Corbella and I was genuinely mourning the loss of my apartment. I’m going to miss my sunny unit and the short 5 minute walks to Juanita Village and Juanita Beach

Been living here since April and I love it.
Apartment is exactly as advertised, walkability and nearby park are a lifesaver. Never not found parking available.
Management is very friendly, unobtrusive, to the point, and honest. Maintenance is great, follows through on set appointments.
Would recommend living here, I plan on renewing!

Renters beware! The management company is rude and unaccommodating. We moved here from Michigan in July of 2013 and were immediately drawn to the area. We loved the complex and the location.
Almost immediately I had bad allergy problems. I reported moisture issues I was noticing in the bathroom and a moldy smell under the vanity. They came, checked it out and said all is well. I started to notice it around the bedroom windows and was told its all just part of living in Washingon. I told them a number of times I was highly allergic to mold.
6 months into our lease and I was sick as a dog! I opened up the vanity one day and the entire back wall was covered with mold. Upon further investigation, so was a corner in our closet. We had to quarantine ourselves into our living room for a week while they ran tests and got people to come and take a look. They were very cold and defensive about the entire thing. I had to cancel a trip home and throw out multiple items, including a full luggage set. They moved us upstairs and gave us a very minor amount off our next months rent. I continued to have allergy issues in the new apartment. Upon moving out, I discovered my entire bed was full of mold and had to throw it away. Again, they could not have cared less!
When I moved out, they informed me that they were going to charge me $ 105 to clean my apartment (I’m a very clean person). They said it had to be move in ready, all appliances pulled out and thouroughly cleaned, etc. They said they had seen many people spend hours cleaning and still get charged. They also charged me $ 65 to clean the carpets and $ 25 per hr to fill in small nail holes. I’ve lived in many apartments, and never been out through something so ridiculous!
They are VERY corporate and non accommodating to people. They were awful to deal with! The pretty grounds, rude staff and moldy apartments were definitely not worth it!

I had a tour, it was a nice updated unit. I put a deposit down on a 1 bdr and asked if I could see the actual available unit. Management kept telling me it wasn’t available to view so I couldn’t see it until actual move in day. This unit was not updated, mismatched altogether and really depressing! The grounds were not kept up, sidewalks and walkways dirty, dumpsters overflowing and gross. No one around us took pride in the building we were in, not friendly and kept only to themselves.
This was all bad enough but then the dreaded black mold started in our bathroom. Long story short it was a constant battle that management did try to address a few times but it was an ongoing issue. We then found it in our bedroom closet, lots of it. What is it with mold in so many buildings in Kirkland?! When we moved out they stuck it to us even though we had perfectly patched the few tiny holes and painted, I could go on and on about how ridiculously they charged us. We are meticulous people but it didn’t matter. They definitely broke the law and didn’t care, pretty much mocked us when we disagreed. Really wanted to take them to small claims court but just didn’t have time in our schedules.
I can’t possibly recommend them to anyone, I also don’t really trust the previous reviews. You’ll find the opposite on
where only 19% of previous tenants recommend renting here.
We had a previous Essex experience for three years in Seattle that was actually very good. Had a great move out experience there. So Essex can definitely vary by the individual onsite management.
Do yourself a favor — don’t rent here. If you do decide to because of location take lots of pictures and go over your move in list, even document the burner trays on the stove top or you will be paying to replace them. They stick it to you on carpet cleaning, twice the average cost. I can only imagine what their revenue is for people moving out.

Lived here for a year 2010 – 2011, management changed a third of the way though. Another company took over the complex so hopefully they keep it up to the standards it had in the past.
The location is great you can walk to Juanita Beach Park and the Baseball park that sits next to the complex, which I loved. I was able to watch fish and small otters swimming up the creek that runs through the complex. Its in a nice quiet neighborhood and close to a bunch of restaurants and a Walgreens. The pool is shaded and closed most of the winter so I never ended up using it but the work out area what nice.
The only bad thing was that Juanita Beach park closed for renovations right after I moved in, the park was the reason I moved there. It should open soon while the baseball park will then close for renovations.
Overall it was great, management doesn’t poke their nose into your business but would help when you needed them. Maintenance guys will not come when scheduled, but will eventually come. They do give you 48 hours notice to enter. Apartment was nice and clean when I moved in and I did not end up with any excessive fees when I moved out. Nice neighbors.
