After reading several of the reviews here, it is clear that many people have misconceptions about what the responsibilities of a Property Management Company actually are.
Almost all of the negative reviews posted here are regarding issues that are actually not the responsibility of the managing company, but rather that of the BOD (Board of Directors) or the Resident Manager. The Property Management Company can’t act on their own; they are agents of the Association, working for the BOD. Thus, if the BOD doesn’t take appropriate actions, the managing company does not have the authority to do anything about it. Additionally, it is beyond the scope of their responsibility, as defined by their contract. Unfortunately, people do not understand the inner workings of the condo business, which is regulated by a State ordinance and CC&Rs (condo docs), and therefore, they blame the managing company for everything.
I have been on all sides of the equation for more than 30 years — as a Real Estate Manager, as a Renter, as an Owner, as a Board Member, as a Resident Manager, and as a Property Manager. In Hawaii, I have been working with Hawaiiana Management Co. for more than 10 years and I can guarantee you that they do everything in a very professional way, and because of that, they are the leader of this industry for so many years. Hawaii is very fortunate to have a managing company of such caliber, which has, and continues to advance the condo business in Hawaii.

Terrible company. Won’t pay agreed upon claims like damage to your personal belongings while on their property. Be careful. Their staff seem to know this as they are in turn very cold and unfriendly, at least the ones for Victoria plaza. Zero communication. No feedback to my questions. They don’t last long either. New rep. about every year… I’ll give them one more week before a more formal complaint. We’ll see if they pay attention to their reviews…
Looks like the reviews speak for themselves. Do not buy if hawaiiana is the management.

As a professional with 18 years in the industry, I have had the opportunity to work with many different management companies. I can truly say that Hawaiiana Management Company is the best when it comes to service, professionalism, and experience. I understand that no company can please everyone, but Hawaiiana does go the extra mile to make things right and ensure customer satisfaction.
Hawaiiana also manages the complex where I live and our Board and residents are so pleased with their service. Keep up the good job Hawaiiana!

I was informed by the coo of Hawaiiana that the offensive letter I received, was written to the «lowest common denominator «because foreigners in my building are not able to understand phrasing less than they will «take your unit away» if rules were not obeyed. Really? How’s that attitude about foreigners going to fly with buyers of luxury condos? Are you planning to tell them the same in the same manner based on them being foreigners?
It’s been 2 weeks since I started this update and deafening silence from Hawaiiana Management.
There aren’t many choices for property management of large and/​or luxury buildings-​but surely there must be better options than Hawaiiana-​it just doesn’t computer that any of the new luxury building developers would use these clowns since a good amount of foreigners will own units in the properties.

But they manage close to all of the apartment buildings in Honolulu, so what choice do you have? If you are seriously considering management companies for your building — or you have a choice as a renter — run as fast as you can from Hawaiiana Management.
I’ll tell you my horror story now:
I was living in a building on the same floor as the resident manager, and he would keep us up all night with his extended family, including a crying baby they would let run around the hallways. Why a baby was allowed to run up and down hallways between 2−5am, I do not know.
3 times we spoke directly to the resident manager about this issue. The first time he denied there was a baby. The second time he admitted that his grandson was over from time to time, but he wasn’t around, so he didn’t know the baby was crying (UMMMM… where was our resident manager at 3am? What’s the point in having a live-​in resident manager?!). The third time he accused us of being too loud, and told me he would fine us if he heard us — a blatant threat!
Obviously we felt completely powerless in this situation, and decided to contact Hawaiiana Management, as they pay his salary. We were told that our complaints sounded like, «apartment living» and they would pass on our complaint to the board. Never heard back from them. Thankfully our lease was up about 2 months later and we were able to find a much better place.
Hawaiiana absolutely failed to offer any kind of support — or even to sincerely listen to our problem. It’s very obviously they couldn’t care less.

You know, I’m the president of a board managed by these guys. I say they are pretty dam good (or a couple steps above the rest). Believe me the grass is not greener on the other side because I’ve been there.

Unfortunately I am not allowed to give 0 stars for this «management company,» I own two units in Waikiki at separate buildings, both use hawaiiana. I am also the treasurer for a home owners association with hawaiiana. The company is quite content with collecting money and providing minimal services for a high cost. When I bought my second unit in a second building Hawaiiana charged me $ 300 for their service fee!!! $ 300 to change a name on a bill, I feel scammed and would absolutely never recommend them.

So, I saw that the Ward Kinau building now has Private Property signs up in front of the turf lawn. That’s great for you guys. But what has come of talking to or reprimanding the man who was swearing at and acting hostile toward me? I see him around sometimes, since we live in the same neighborhood, and it makes me uncomfortable now knowing if someone talked to him about his behavior toward a stranger. I did not receive any sort of apology for how he treated me. I would be out of a job if I acted like he did. I still don’t see why any management company or any other business would want someone like that working for them! I’d like someone to contact me regarding this. I treat people with respect, as we all should be treated.

Century Park Plaza is the worst run property by hawaiiana management. Do not own there. You have no say as an owner. They charge more every year for terrible job maintaining these old buildings and grounds. The new secretary is the worst human being on the planet. Upper management has no communication. And does not return phone calls or address any concerns. When you pay almost $ 525 in maintenance as an owner, you want results. I would give them negative stars if I could.

Hawaiiana has been great to deal with over the years– I’ve owned in two buildings they manage, and both Bambi and Rocksford have been fantastic to work with. One of the buildings had a different management company when I first bought that consistently billed me incorrectly, but once Hawaiiana got on board, I set up automatic payments and have not had an issue since. If anything, Hawaiiana goes above and beyond, as many issues which are blamed on them tend to be the fault of the board which runs the buildings… and the politics that go along with them.

Hawaiiana Management is a leader in the property management field, they not only do everything they can for the properties they manage, they also help the Resident, Site & General Managers for not only their properties but all properties. They support organizations that help the properties and managers gain recognition and awards. Phyllis Okada Kacher is their voice and is such a gift to all managers, she is always willing to help those who need it and gives them advice on how to succeed. There is always someone that will place blame on others when they don’t want to accept responsibility for their own actions. Hawaiiana & Phyllis should be applauded for all they do. I would like to personally thank them for helping me over the many years that I have been in the industry.

Was double charged one month after using their online payment system. Next month, not charged at all even after receiving the «payment successful» page at the end of the transaction. Then, received a late fee! It does not stop! Next, received late fees again after paying online. DO NOT TRUST THEIR ONLINE PAYMENT SYSTEM!!! I called and spoke to Ferdinand Casabay who was very rude and could barely communicate clearly.
HAWAIIANA, YOU SUCK!!!

Got a notice on our mailboxes that they would be cutting trees between ⁵⁄₁₁ to ⁵⁄₁₅ and we’d have to move our car. Well they cut the tree next to my car last week! Called the manager and his excuse was that the tree trimmers came early. So that makes it okay that my car is covered with sawdust, tree sap, and scratches? Still no call back or reply back from anyone at Hawaiiana. This is not the worst thing we’ve had to deal with with this awful excuse for a management company.

Phyllis Okada Kacher has been a huge help in my personal and professional career. We were able to participate in the Hawaiiana Meet & Greet and she referred us to the Moiliili Resident Manager Association. I’ve also been able to hear her present about resumes and interviews on behalf of the Hawaiiana Management Company.

I’m gonna go on a rant here, but after numerous phone calls and lengthy emails about children playing in the parking lot of our property FOR YEARS, nothing has been done from this so-​called «management company». This reflects on the lack of responsibility on their part, lack of compassion on tenants, and most of all, the indifference amongst safety of the children playing in the parking lot — basically, a lawsuit just waiting to happen forbid something happens.
We have monthly «board meetings» but management does not address this issue at all. They see it happen, but they don’t do anything about it. I get it, you don’t give a rat’s tail about the tenants who has to deal with this everyday.
But whatever, I’m tired of dealing with these guys. High maintenance fees and an incompetent association representative who hardly visits the property and literally has no idea what’s going on. What a joke. YOU HAVE ONE JOB, SO START DOING IT.

Was going over some old emails and realized I needed to write a review here!
DO NOT DO BUSINESS WITH HAWAIIANA MANAGEMENT!!! DO NOT rent apartments at their properties!!! All they want is to write citations to their tenants and charge them fees.
We moved into one of their units in 2010 (and left when lease was up although our realtor was amazing). We had been cited, harassed, and even the child wellfare services was called on us.
The last draw was when I got cited a noise violation due to my 2 year old’s crying (this is discrimination). Are you serious!!! My upstairs neighbor (although not confirmed, someone said he was a board member of the company) even called child services. I got a letter from CWS and I had to call them to straighten things out. DO YOU UNDERSTAND THE STRESS OF A MOTHER THINKING THAT SOMEHOW SHE’S GOING TO LOSE HER CHILD!!! Simply because you can not stand a toddler’s late night crying does not mean you need to write us a citation.
Eventually I got so fed up I contacted the advocates at Fair Housing Enforcement Program. We worked together to have our citation fees reimbursed and made their building managers go through fair housing training. I highly recommend you contacting Fair Housing if you are having issues with this company. They need to learn that they can’t treat other people like trash for their own gain.

Hawaiiana Lack of Management is a complete joke. I went there to turn in a design application for construction to be done on my property. Upon walking in, the receptionist could not have been less helpful. I saw her talking and smiling with her fellow employees until I approached the desk. Then she puts a frown on and asked what I want. I explain that I am trying to turn in this application form and she has no idea what I am talking about. Since she has no clue I am told to sit and wait. Ten minutes later another employee asks what I need. Once again I say I would like to turn in the application. He readily takes it and asks if I need anything else. I asked how much the design fee was to make sure I didn’t overpay. This idiot had no idea. Once again I wait for over ten minutes. How can an entire office devoted to property management be so useless?
Weeks pass and there is no response from them regarding my application. I have to call, leave messages, and email multiple times before I finally reach someone. Here my application was just sitting on a desk and has not even been looked at. My entire project is delayed due to people being too lazy to do their job.
This company is worthless and does nothing to earn my association fees. I wish I owned the company because they are obviously making a ton of money by doing nothing for the people they supposedly work for.

This management company is terribly crooked and doesn’t deserve stars at all. The resident manager of my building is crooked, rude, and a heavy liar. He takes advantage of my mother because she does not speak English very well and tells her false things. He also cussed and harassed me, called me multiple times on different numbers that are not listed on the business card. He holds grudges and will do everything in his power to hide his faults.
My boyfriend slipped in the parking stall next to mine due to puddles of water. I called him and said that it is a problem and should either be swept away, wiped, or at least put a notice up. There are many elderly folks and children, it’s a hazard! It could’ve been anyone, my grandmother or my younger sister. So I called him and he tells me «What difference does it make when it rains?» So my reply was that I’ve been living here longer than he’s been a manager and when it rains cats and dogs the water does not even go into my parking stalls. It is covered!!! What kind of «professionally» hired resident manager talks back like that? He also complained that I called him about a very important issue at 5:30am. Resident manager is a hard job and he’s obviously not fit for the position. They literally sprayed the stalls down to clean the oil droplets, which I actually offered to do myself but they went ahead and did it. It was not the rain, he admitted to spraying them down, now he denies. He did not even write up an incident report. He is ruthless and threatened to trespass my boyfriend off the property when he is in fact a welcomed guest into our home. His excuse is his vehicle is not registered to my stall when I in fact had gone to him preciously a few weeks ago to do so, but he said it was alright and unnecessary. Then he denies that I asked him and said that was not him in the office that day, I know who he is and I know his face. I’m can’t believe he lied about his identity. He even defames my name and tells other board members living in the building that I had used profanity («f bomb») when talking to him when I did no such thing. I am a very prominent woman and student figure, I speak well of others as well as to them. I wanted nothing to do with him! The next day he continued to harass and yell at me and my boyfriend. Now I can tell he’s talking behind my back, talk about immature and unprofessional! This man is the new recent manager and man he is a HUGE downgrade.
I am so displeased I can’t even begin to describe it! I wasn’t so fond of the previous one but eh at least he knew when to stop. He continuously called my mother and tells her that I am the one who threatened and harassed him when I’m just a teenager, are you serious man?!? A condominium management company should not treat anyone like this regardless of age. I feel very discriminated against. A management company should not hire bullies; it feels more like a gang/​cult than a board of members. If I knew how terrible this management company was I would have never told my mother to move into this building. Also when I came home from school the following day after my boyfriend had slipped and I told him to do something about the water, the puddle was STILL THERE. It was smaller then; he simply allowed it to evaporate over night. Negligence I tell you!
He also called me back on some other number not listed on any of the business cards. Why would he call me back on a different number if he answered the office number that I hard originally contacted him at, obviously to cover his trackside that he can speak to me rudely. He also tried to call the cops on me when I in fact LIVE in the building! It’s no wonder this company has such a terrible rating, I still believe they deserve much lower. Not to forget that a mentally unfit lady and her HPD wanted boyfriend keeps wandering by our lobby door. I did not know who they were and they could have slipped in because people were going in and out of the lobby in the morning. He was not even there to do anything! He is hardly in his office at all! I called him up that day about it and tells me to «go get one of the workers» but there wasn’t anyone around! Terribly scary and dangerous especially because there are always children around. An hour later no one shows up to escort her away or even call the cops. Start being more professional and hire someone who doesn’t harass kids and allows for hazards to occur. Absolutely terrible! He even failed to put a notice up right away, it took him 4 days to print up a simple report and picture!

Here we go with another round of BS violation! Yet another «issue» with the planter strip. We took care of getting the weeds like they said needed to be done, but now they say there can’t just be rocks and/​or dirt. It has to be «landscaped.» WTF?! The planter strip’s been like that for months and only NOW he cites us for it? What about all those other properties that have just dirt & rocks on the planter strips… they better have gotten violation letters too!
And, the a$$hole did the assessment just before our CA board meeting for the month, so we’ll have to wait until next month to go to the meeting to ask for covenant clarification. But by that time, we may have passed the «30-​day» time period allowed to correct the «problem.»
And if we do have to landscape, we need to go get approval for it and probably pay some stupid fee for the application. WTF!

I’m a PROUD owner of a townhouse unit. I take care of my *bleep because not do i CONTINUOUSLY pay for it, I saved and worked hard to get it in the first place! It seems as they want things a certain way, and I get it… (BOY DO I GET IT) you want the property to look top notch for potential buyers and even the «curb appeal» but SERIOUSLY you need to consider the privacy of the occupants. One word of advise. Get your shit together.
