Villas at Green Valley

I lived here when it was Wildhorse, moved out, and moved back in after it was «the villas».
Let’s start by saying the «upgraded» apartments are $ 100 more to rent. Have crappy laminate floor that however look nice, it VERY easily dents and several areas have bubbled up. The carpet is lifted and not flat. The paint is horrible, literally missing spots. The upgraded appliances are cheap. The cabinets aren’t new or stained, they are painted with wall paint that comes right off and looks terrible. The counters are finished with cheap crap as well. So «upgrade», my a**!
OUR ISSUES STARTED RIGHT AWAY!!!
Upon moving in our house smelt like a smelly dog, or 10, lived here. Like horribly. Look us a month to get rid of the smell and from time to time we can still smell it. The lady in the office knew it to before moving us in because she said «ohhhhh apartment *** that one STINKS» ummmm okay so why was it available?!
The patio storage, when I opened it. Looked like the smelly dog was kept in there! Piss and poop stains and horrid small. Had to bleach the floors several times before even putting our things in there.
Our kitchen sink apparently from day 1 has had a leak and you can tell because the base in the cabinet is a random piece of wood. I called to get it fixed and he said it was good so I never thought twice but one day went to grab something and all my stuff under there was wet and moldy!
Our bathroom counter was all messed up when we moved in so they came to re paint it, and one spot in the kitchen. The bathroom HORRIBLE literally the entire thing is bubbles and bumpy. Can’t have them come fix it cause we have to stay out of the house for 2 days because of the smell. The spot in our kitchen IS A COMPLETE DIFFERENT COLOR! And the guy said «well it’s close enough».
Forget opening your doors or windows on a rainy day because all the dog piss from outside rises and comes into your home. It is so gross.
The «yard» area infront of my unit is missing all its rocks so it looks so crappy. I asked about having rocks places there and was told they would be, however that hasn’t happened and it’s been months.
AMAZING HOW TO LANDSCAPE IN FRONT OF THE PROPERTY LOOKS AMAZING AND THE ENTIRE BACK OF THE PROPERTY IS JACKED UP AND GHETTO.
There are rules like nothing in the window like sheets and blah blah. Yeah quite a few people have sheets and junk hanging on the porch. I think we pay far to much for these tiny apartments for it to look like we rent on d street!
This complex is a dead zone for cell service with T-​Mobile as well as sprint so, don’t be surprised if you can’t even check your email let alone make a call. By the way T-​Mobile told me themselves it is a dead zone.
When I lived here before my AC was not working and the entire unit had to be replaced, looks like it’s going to happen again because my apartment won’t cool past 80 but feels like 95 and with kids that is t going to work for me. Wish me luck on getting them to fix that when just having them come take a look has been an issue already.
I don’t always trust bad reviews but really, if you can, go elsewhere. We only moved in so quickly because when we lived here before we had no issues and no BS besides the AC that was promptly fixed.

Please look to my other post on the other one that they have on Unilocal. All I have to say is DO NOT MOVE HERE. You’ll regret it. You’re going to pay rent and CAM charges and water trash and sewage for an insane amount and pay a $ 10 renters insurance for nothing. They don’t care about their tenants, just about your money. It’s a major rip off. These people should be held responsible for their property but don’t care when you bring up issues to them. They speak to you like you’re crazy for even complaining… Let me ask this… If you order food, an expensive plate of steak, and you order it Well Done. And it comes back rare not once, not twice but more. Would you get up and leave? I certainly would. Having a roof over your head is a necessity. But these people don’t care how the roof is as long as they get their money. And a vital tip… Do not put in any work orders to Edith or Christina. Especially Christina. She has no sympathy or no good customer service whatsoever. Speaking to her and trying to have her understand your frustrations will get you nowhere. She doesn’t care and will give you attitude like no other. And Martin the maintenance supervisor is a good for nothing human being. He will not get anything done. And is not helpful at all. You ask him a question and you will get «I don’t know, I have to talk to the office.» Every time., it never fails. If you live in this God awful place that they call an apartment complex. And is having trouble with your unit and have made several attempts to the office to have things get fixed and they don’t respond in a timely fashion, call the city of Henderson to have building inspectors to come out and look. Make sure you document who you speak with, time and date and what you need fixed. And to be on the safe side if it should become a legal matter you should write letters to the office and have it notarized and make a copy for yourself. Photos will help too. The city will ask for all the information they can get. I would never move here and ever refer anyone to move here. So sad that other human beings can treat other human beings in this manner. Leaks and any electrical damage or anything damaged in your home is no laughing matter to just wait around for it can be dangerous and potentially life threatening. And not to get any information while you wait for 2 weeks is unacceptable. Shame on all the staff involved and the management corporation involved. AMC corporation shame on you.

This is the worst place to move to. I recommend not moving here. I’ve lived here for 6 months and have been having problems since day one. They never put weather stripping on the front door till yesterday. The window frame is bent, so the wind comes through the bedroom when it’s windy along with the dust. Bugs crawling out of the fireplace. Washer broke and flooded my whole kitchen. The my bath water just turned grey. Literally grey and the water keeps turning cold. They make you pay a charge each month to keep the maintenance going for this apartment complex, but it all looks like shit. Some smell keeps coming from the sewer. Worst place to live. They charge you $ 90 a month in utilities for no damn reason. By the way. I live in apartment 349 building N, if you guys at the front office would like to talk to me.

If you think this place is cheap and you can afford it, you are being mislead. They come up w a million different fees that they keep adding every other month. And, this place is NOT AT ALL worth the money u end up paying.

First of I was told my rent was going to be 849 plus 10 for insurance and I will pay water and sewage but you can’t believe this bull my water and sewage plus a so call CAM fee is involved with this mess which comes up to 109 a month this month last month something different. They charge us entirely to much for the sewage and water and there is a few tag on to that. I didn’t like that they didn’t disclose the information about how much the other stuff would cost because for the price the apartment is to small. I won’t be renewing my lease at all. Now my appliance which is my microwave was super glued and it’s still not fixed. Maintenance try to change the door and couldn’t so he just made mines worse now. So I now have it taped together to open the door. I’m done!

One of the worst apartment complex’s in Henderson. There was a shooting here the other night that was in the news. Ever since AMC took over it’s been constant noise at 8a.m. Highly disrespectful property manager with little to no experience socially. They’re renovating apartments and leaving their tenants who have been here for years hanging out in the cold. They never respond to have anyone come fix anything. My dryers been broke since I moved in 2 years ago, and I was just told I can’t renew my lease because I was suicidal and committed. I don’t know how many of you have been down and out on your luck, depressed, and stressed out but I always paid my bills on time and they’re telling me now because of that being called in by my mother that I can’t renew. Great way to treat someone going through a bad time in life. Honestly, I would just say horrible people in general. May god guide them through their hard times.

First off I chose this apartment because I moved from Hawaii, and they were willing to set everyone up with me over the phone & email. Particularly Debbie (the one with the voice that sounds like she sucked up too many helium balloons) is the one who took care of all my arrangements.
–Move in day–
I arrived, they gave me my keys and I went on my way to find my apartment/​parking stall. And someone was in my stall. I called the office and reported it & they said they would get it towed. I called every day, and they took 5 days to remove the car from my stall.5 days!!!
When I got to the door there was a man painting the door. Literally holding a can of shitty brown paint slapping it on the door. So I was like wtf. Now the whole apartment smelt like paint!
My rent for this place was $ 859 for a one bedroom apartment which was upgraded w/​a fireplace. It had just gotten remolded so I had quite high expectations.
After moving my things in I wanting to take a shower & my shower didn’t work!!! I called maintenance and they said they were not able to come that day. So now I’m all sweaty and gross and can’t even take a damn shower. Next thing is when I was using the bathroom. The toilet paper holder fell off the wall!!! Eventually I irritated the enough to send someone to fix it that day which was good but the point is it shouldn’t have happened in the first place.
Next is the mirror on the wall in the bathroom was crooked & you couldn’t even open the door to the medicine cabinet all the way because it would hit the light on the top of the bathroom mirror. Also the drawers in the bathroom looked broken you would open them and they would just sag downward. So when you have things in there it all falls to the front so it’s pretty pointless to even put things in there.
Next problem was somewhere down the line the hinge to my room door broke. Literally like one day closing my door & the top screw that was in the hinge just popped out. This is obviously not a well put together place.
Not to mention under my kitchen sink was all nasty and would leak. So I had to call someone to fix that too. Also in my bedroom where the windows are some of the moldings were like missing. And later one down the line the towel rack next to the shower broke too.
So all and all this place sucks. It’s very low quality and not worth the money whatsoever. The residents in this place are also very inconsiderate. Someone in my building smoker weed all the time so it would always smell like shit. You’re apparently not supposed to leave your trash outside of your door (because no one comes to pick it up) yet when I open my damn door I see people’s trash sitting for days. People drive in the complex blasting their music and it’s just ghetto. Also some high school kids told me about the drug dealers that live there so idk if it’s really a safe place.
All and all don’t live here lol it’s a waste of money and this place seriously sucks

Old, run down, ugly, smelly, unsafe, apts that should be bull-​dozed. And get your pocketbook ready because they will nickel and dime you too death. It ends up, after all the hidden fees costing more than the nice places. Do yourself a favor and keep looking past this worn out relic.

I would like to say I have never ever been inside an apartment complex where i had to fill out a police report and get an restraining order against my neighbor. The leasing office has done nothing to help us because our neighbors has been harassing us ever since they moved in above us. He spits on our door continually and we complain to front office over and over again. Nothing was done! Now he threaten our lives and now we’re afraid to leave our apartment. I beg you please don’t move here! They can show all the fancy new remodels all they want but once you move in… THEY GOT YOU! With over priced rent and added on utility bills that goes higher every month! PLEASE pray that we move out of here alive because the management at this property won’t help. LOOK SOMEPLACE ELSE PLEASE!

I wish zero stars was possible. I wish like hell that I would have looked on Unilocal BEFORE I signed my lease. This place is horrible. They do not follow thru on service orders, they pass the buck on every issue. I have been waiting for two weeks to get me key replaced for my mailbox. Everytime I call in to check on it they act as if it’s their first time hearing about the issue. There is black mold in my bathroom, I’ve reported it TWICE! NO RESPONSE. I got one of the SO-​CALLED upgraded units (what a joke) the counter tops melt, the dishwasher leaks, flooring is bubbling up. I’ve reported ALL of these issues and the only thing that was fixed was the dishwasher after the second time. The outlets were loose so none of my electrical items stayed plugged in, the plug would fall out. My tubs are peeling so they look horrible. This place is the pits. I report things and no resolution. The rocker is that the rent is overpriced! The hidden fees make the rent $ 100+ more than the advertised price. Please do yourself a favor and blow right past this place and save yourself the irritation of dealing with the disappointment.

I’ve lived here for a year and unfortunately just signed myself up for another year. Lots of guarantees and promises were made that the apartment complex was undergoing many changes and upgrades, though they certainly don’t add up to much. Rent skyrocketed $ 100+ a month just to sign another YEAR long lease, and the extra fees along with the high water/​trash/​sewage costs are hard to wrap my wallet around. The maintenance won’t visit you if you don’t give them permission to enter. I stopped giving them permission to enter when I yelled out, «DON’T COME IN!» And a male proceeded to enter the apartment, seeing me in all my glory. My privacy being violated, I only give permission to enter now. My bathtub IS STILL clogged 2 weeks later. I called the office, and it had been recorded the clogged drain had been fixed. The nighbors are loud. Don’t expect luxory living in Villas at Green Valley.
On an added note, they never have working computers and they refuse to print anything off for you unless you email your information to them first. This is how Villas at Green Valley has done it for over a year now. Highly unprofessional.

While the price for my apartment is good for the area the office staff are CONSTANTLY messing up!!! So annoying! For example when they came around & looked at all tenants homes whoever came into mine DIDN’T lock my front door when they left! Recently I had a «final» notice saying I have a balance to pay for my rent!!! I never received a first notice! I don’t recommend this rental property at all.

I’m coming up to the end of my one year lease and I cannot wait to get the heck out of here. When I first moved in there was a huge burnt hole in the flooring of my balcony and I had to put a work order in weekly for two months before they finally attempted to replace a few pieces. Still looks dangerous. They said my apartment was wired for cable, but I had to pay $ 60 to get it rewired (they never reimbursed me). Only one machine in the «fitness center» works and they’ve sAid they were going to remodel the fitness area since I first moved in. They also said they were going to finish remodeling one of the pool areas by May (it’s almost August and they are still working on it). It took them two weeks to get me a working key for my mailbox and for the fitness center. My apartment was extremely warn down when I first moved in. Of course, they didn’t have this one to show me when I was checking the place out… they just showed me the beautiful model. THE BIGGEST ISSUE I have are these CAM fees. They trick you into thinking they are a decently priced apartment complex, but when you add up the utilities (not including electricity which you also pay on your own) and the CAM fees… you are paying at least $ 80 more per month If you live in their junior studio apartment. The bigger apartments probably pay an additional $ 100 (again, not including electricity).
So please, do not get an apartment here. They don’t treat their tenants right, they never get anything fixed on time, they don’t respond to your emails, they over charge you like crazy, etc. etc. Turn around and look elsewhere.

I been here for a year just out of desperation and no credit. Place could be a dump compared to rest of green valley!
They never answer there phone calls and the management there changes every week and always have an attitude.
Place is never cleaned and I am always having problems with parking spots.
Gym and the pool are nasty and never working.
The apartment is old and children are always playing in the street around cars not to mention it’s pitch dark in the neighborhood.
Not to mention no one in the office has any idea why the water bill went up twice as much when thy hired a new company to do the billing.

Back in May 2013 my apartment was broken into a few days after requesting a maintenance repair. The only items stolen were expensive professional photography equipment that Martin, the maintenance man, came into contact with. After the burglary occurred there was no forced entry and no one besides my parents had a copy of the apartment keys. My roommate and I complained to the property manager (Joe) about the break in being an inside job and he just brushed off our concern.
It’s only until now that I could bring myself to write this review because of all the drama that I was dragged through in order to see my burglar, Jordan Phong Nguyen/Martin’s partner, brought to justice. Through diligent work, my boyfriend and I were able to catch the burglar as he sold my stolen property and eventually convinced his sentencing judge to give him the maximum sentence.
Watch out for Martin (tall, white, bald), if he is still employed there, and Jordan Phong Nguyen (his partner/​pictured). If you cannot afford to live anywhere else, please hide ALL your valuables in an area inaccessible to the maintenance crew.

The slum of Green Valley! It’s so sad. My childhood home is literally right across the street. This part of town used to be my old stomping ground. It was the heart of Henderson & the jewel of Green Valley.
It has turned into a slum and Wild Horse Estates is the epicenter. The name is such a joke — estates my lilly-​white ass. The management team is a group of slum-​lord wannabes. It’s like a revolving door here and all they care about is signing new leases. I’ve been here three years, always pay my rent on time, cause no problems and am one of the few tenants who actually pick up after their dog. You think they would value that, but they don’t. They act like they’re God’s gift to this green Earth & treat every tenant in this complex like a second class citizen, which is hilarious because most of them live here too.
The units are crap. Even the so-​called renovated units (like the one I live in) are falling apart. Nothing works right from the electric to the plumbing and the management just doesn’t seem to care. When you call the office to open a maintenance ticket, they treat you like a pariah & It takes forever to get anything fixed. Even though there are two pools, only one is ever open and only for a few months out of the year. There is dog crap everywhere which is just indicative of the level of service and amenities this place has to offer…
Can’t wait to move out.
