I agree with all the other 1 star reviews and wish I could give a 0. I had to check the accounting — they tried to take 100s if not 1000s of dollars to which they were not entitled.

A serious negative! I highly recommend not using this company. Intensely unprofessional! We were put off on repairs for the entire two years we were living in the residents. I had a stove that never worked. We planted grass and flowers, kept the yard and home in the best condition and we’re charged 750.00 of our deposit for unwarranted items. The most unprofessional business I have ever seen! The home we were in went on the market in April of this year. We had until July to vacate. We were out by june. Never late on rent! The realtor never showed the home. I did, every weekend and evenings. I bent over backwards for this company and they stole 750 bucks from us with frivolous accounts. «Trimming ivy, changing light bulbs, etc… Be warned! Be very warned! I kept every email, every picture from move in to move out and they scoffed at me when I tried to understand why they would steal my deposit… truly unbelievable! A 5 star negative!

If there was a ‘0’ or negative star, this organization would get it. We moved out as our rental was going up for sale. We lived in the rental for 4 years. Move in the place was dirty and they refused to clean it. Upon move out they gave us back less than half of our 2200 deposit, adding several things that needed to be cleaned that we’re not mentioned in the pre inspection. They charge 35/​hr for yard work that was not even item mentioned in our pre inspection. For example, They charged us over 100 $ for 7 bags of weeds and would not show us proof of receipt from the dump. TWO TONES of green waste is 100 $, not 7 bags. Their extremely slow moving yard workers also went way over our property line and refused to recalculate their hourly rate for our security deposit return. They took no responsibility for any of their actions. The staff is very rude and incapable of proper communication. They do not repair things promptly or properly. If I was on the lease, I would take them to court! I would never recommend mountain valley property management to any of my friends or family. Ever! They should not be in business.

Mr. price, owner of this property management firm is the most unprofessional person of his chosen profession I have ever had the displeasure of dealing with. And I have had MANY dealings with property management, due to being a business owner for many years, as well as both a sometimes home tenant, as well as a home owner and landlord myself. I have never known any other manager who so clearly and knowingly violates most of the Ca. real estate landlord/​tenant laws which govern his chosen profession.
He was approached by our longterm (10 years at the time) landlords several months ago and unbeknownst to the husband of the two, took it upon himself to just show up unannounced at our door, INSIDE our mudroom on Halloween evening, claiming to be our NEW manager! He not only violated tenant privacy laws by showing up with NO legally required 30 day written notice of any impending change in our lease term agreement from our landlords, but also violated trespassing laws by going through 4 no trespassing signs to get to our rural property door! When we got over our shock enough to ask him what in the world he was talking about, as we were the managers of our property, he handed us a letter which stated that he was taking over our property, but with NOT ONE SHRED OF LEGAL PROOF, NOT ONE OF EITHER OF OUR LANDLORDS’ NAMES ANYWHERE ON THE LETTER, NOR THEIR SIGNATURES, NOR ANY OF OUR NAMES EITHER! This makes this letter or attempt at a contract, null and void; and a blatant misrepresentation as well! This I know, as my father was a lawyer and my grandfather was a judge.
He also attempted to intimidate us in several ways, both using body language and words. He was very sneaky in his visit, choosing to park nowhere visible on our several acre property, creeping up to our door, silently and scarily. In our relatively brief interaction with him, he stated clearly that he was «unconcerned with code violations», after we told him the numerous dangerous conditions of the property and that it was not permitted anywhere near close to legally. After nearly 2 months of us attempting to negotiate with our landlords to use ANYONE except Mr. Price, they went ahead and signed with him and he attempted once again to come inspect our property WITHOUT the proper legal protocol! At this point, we consulted with and hired an attorney, yet are not taking legal actions unless we are utterly unable to come to some sort of amenable terms with our landlords. He also got them to file a 60-​day notice to quit against us, even though we have NEVER missed one rental payment in the 10 ½ years we have lived here and have done nearly all the repairs and management ourselves!
Now, we are forced to move precipitously, and being a small animal rescue, its nigh impossible to find a place to take all the critters. We had been planning on buying a place in about 2 more years, so we are in no way, ready for this. We have also been forced to hire an attorney to protect our rights, which is a costly avenue, as reporting Mr. Price to the Ca. Realty Board for his misbehaviors, only resulted in them sending us a letter stating that this problem was a civil one and to take it up in court.
In summation, we had a 10+ year excellent relationship with our landlords and NOT ONE PROBLEM UNTIL Mr. Price came into the picture. If it were possible to give him and his business either no stars or negative stars, this would be the most accurate choice and representation.

You can’t find even one real person who has had dealings with Curtis Price, only his
collegue who has supposedly known him but NO Actual Dealings. TRUTH TIME.
He uses his knowledge to circumvent the law. All real reviews are 1 star.

I lived in a Mountain Valley Property Management rental for just over two years. Over this past summer, before I moved out, I had the luxury of staying home for work. Also during this summer some major work had to be done on the retaining wall in the backyard.
The week the work was completed I was expecting a call from Mountain Valley Property Management to let me know when Curtis Price would be by to inspect the work. I never received a phone call.
However, that same week, while my friend’s 15 year old daughter and my 9 year old daughter were outside checking the mail and playing in the backyard, they observed Curtis Price arrive near my home. Then watched him park his car way down the street from my home and sit there. Ignoring him because he was 2 houses down on the far side of the street they went to the backyard to play.
As they were playing in the backyard Curtis walked past the front door of my home and into the backyard and sacred both girls. When the 15 year old asked who he was he said he was just there to look at the retaining wall. The girls came into the house told me what had happened and I went outside to look for him. He was gone.
Curtis Price does not care about the renter or their rights. He scared two young girls while trespassing and did not stay to explain himself. In fact he ran off as quickly as possible without actually inspecting the retaining wall he had shown up to see. This was not the first time people from Mountain Valley showed up at my home unannounced.
The first time there was a man on the roof finally looking at it because it had been leaking for months. At 8 am I went outside to see what was making noise on my roof and discovered a man I had never seen before on the roof without a phone call or a knock on the door to let me know what was going on.
I will never rent from Mountain Valley Property Management again. Curtis Price’s lack of communication and blatant disregard for my rights as a renter and my privacy are absolutely unacceptable.
