I’ve been with S & M for two and half years and has never received a single document of accounting despite several demands. We need to all file police reports individually to get an investigation going in order for the district attorney’s office to initiate consumer fraud investigation and file charges. I believe that they have embezzled at least 3 months worth of rents. I wouldn’t know unless they turn over accounting.

Miriam Munoz’s Management company does not transfer our HOA documentation of the new HOA after we have fired her. She stole more than several hundred $$ since she was managing our 50-​unit condominium building HOA in Panorama City. Water bills for the past 2 years are over $ 200,000, the HOA is suspended due to unfilled taxes and dues, Insurance $$ went to her pocket too, no repairs or improvements in the building, unpaid gas bills over $ 6000 and many other things. is a scam and criminal, immediately cancel your contract with her. All homeowners got into huge financial losses and were imposed an Emergency assessment to pay for all unpaid bills by her. We all paid our monthly HOA dues, some of us paid upfront for 1 year and that money gone.

Hi, I am a condo owner at Nordhoff Terrace that is going through a similar problem as many of the other reviewers here. We recently determined that all the association funds have been removed from it’s bank accounts and, although they have been collecting monthly dues none of the bills have been paid. Anyone else dealing with them should contact the Devonshire Division of LAPD to file a complaint as it sounds as though millions of dollars of missing funds are already involved. Needless to say, anyone with a condo association using them should seriously rethink it if they have not already run into similar problems of gas and electric bills going unpaid and the like.

Be very very very careful of Mariam we believe she is a fraud… Be very careful… We are currently working on changing our board of directors (As we believe they are being paid by Mariam) and change Mariam as the property management… We will investigate where our money has gone and I will update you with our findings.
So far she has refused to provide any information to us.

Due to an unfortunate set of circumstances that turned into excuses and unanswered questions, unpaid bills and unfulfilled promises, we terminated S & M Property Management in the third month of the contract. They have good ideas and present well when trying to ‘sell’ their services, but in the end, they just couldn’t deliver and live up to what we all thought we might see.
