We received a private letter from Jerry Armen and called him immediately. After the interview and meeting Jerry in person there was no doubt in our minds that Jerry was our guy. We set a high price and Jerry was very optimistic to list our property. Jerry catered our every need and guided us through the entire process. We had a professional caravan, exceptional photography and marketing brochures, and Jerry was always available to assist us or meet us at any time day or night. Through the whole process Jerry was very persistent in finding a buyer for our home. He helped my wife and I crunch numbers to make sure the sale of our home was solid and ended up cutting his commission by $ 23,000.00 to meet our needs and satisfy all parties. How could we have asked for an agent to cut his commission by so much to make it favorable for our position? He made it possible for my wife and I to sell our property and move to our dream home in Palm Springs. Jerry Armen and his team did an amazing job at marketing and negotiating the best deal for our family. Our home was the highest recorded sale on our block. I am writing this review because I’ve never met a more genuine and professional person in my life. My family and I decided to sell our duplex at 1122 Irving Ave, Glendale, CA 91 201. I called Jerry after seeing his newsletter circulating for months around Glendale. He came over to our house, spent over an hour serving as a consultative expert resource to show us comps in the area, the pros and cons of our property, and what he believed was top dollar for our home. The man did his homework! It is one thing to show up and try to wing it, but Jerry came prepared with print outs and evidence to back up his expert opinion.
He indicated that our desired price of $ 600k+ was something we could target, however, he believed that we may end up selling in the high $ 500s. He even said he would slash his commission if we couldn’t get top dollar. The man was right!
After Jerry helped clean the place up, he brought in his professional photographer to make our duplex standout against all other listings. Shortly thereafter, we received an offer from a couple that asked for a concession on price from $ 589k to $ 569k because they were purchasing thru the FHA program and that’s all they could afford.
Jerry advised that at $ 569k, it would be top dollar for this property and the highest selling duplex in the area — as Jerry promised. Boy, was he right! We agreed to sell at $ 569k and the buyers were extremely happy. We closed for $ 569k.
A couple of years later, unfortunately, the couple that bought the duplex couldn’t afford to keep it so it went on the market as a short sale. The interested buyer purchased the duplex at $ 415k. Interestingly enough, the person who bought the property ended up marrying my brother a short time later. I think this home was meant to stay in our family.
The home has turned into a blessing for our family. It has a ton on equity as it is worth over $ 700k today and my brother and sister in law are living in a great Glendale neighborhood.
Without Jerry Armen, none of this would have been possible. He is extremely professional, prompt, and did his homework to help us sell for top dollar. Thank you Jerry for your treating us like family.

Jerry is an amazing and gifted man in his profession. He is very passionate about finding the right house for the right money. He is very client motivated, great communication skills, and spends no wasted time. Plus Jerry and his team have a great network of contractors, lenders, and appraisers. Overall, great customer service. Btw, Jerry is one of the best negotiators in the business! He won’t disappoint.

We picked Jerry Armen to sell our house for us because when we initially interviewed him, we realized he was not «your average real estate guy.» Not that there’s anything bad about your average real estate guy, but we knew there was something special and different about Jerry. And a bit over the top. :o) He didn’t put on any airs and we could tell he had our best interest at heart. We really liked his genuine, honest & caring approach.

We were in a crisis, tired and discouraged from having been disappointed by the banks and other agents. We got one of Jerry’s flyers in the mail and my husband happened to keep it. He said he felt something special, almost spiritual about contacting Jerry. Now I’ve been around the rodeo a few times so I’m not one to just go jumping into a deal with the first person I met.
The day Jerry showed up at our house it was as if an Angel had come to rescue us. It was a Divine Intervention. We then met Edwin and knew he was just like Jerry: willing to be straightforward and honest, following through on everything promised and understanding of our situation. My husband and I feel a very special connection to Jerry… we will be friends for life.

Attention to detail is important, however, Jerry Armen’s group can’t read signs posted or ignores the NO SOLICITING, NO FLIERS signs put on front doors of private property. This is an important detail. Other successful realtors don’t plague the neighborhood with this unwanted intrusion and violation of City Municipal Code.

Last year, my family put in offers on two of the properties that this low-​life realtor had represented. Both times, I was completely astounded at how «third world country» the dealings of this realtor were. It would take days, sometimes weeks to reply to our offers. Both times, the house was sold to another buyer at a lower price than our offer. I suspect his practice is to strongly prefer clients he is representing so he can double dip on the commission. This is an unscrupulous practice as it only benefits his practice, and not his clients and not the market. Both times, he would send an acceptable counteroffer that we would sign off on, then no response from him for weeks, and we finally received a response it was that the house was already in escrow. One other time, he failed to inform us that when the house was listed it was «pending cancellation of previous escrow.» THAT was a waste of my time and emotions, and I’m pretty sure that lack of disclosure is agains the law. Do yourself a favor and move on to another realtor and let this guy do his third-​world sales tactics on a less informed client.

STAY AWAY FROM THIS LIAR!!!
Wish I could give this little rat ZERO stars.
Last spring we were searching for a new home in Glendale and every interaction we had with Jerry was sketchy to say the least!
Encounter #1. My wife and found a cute little home in NW Glendale together with our legitimate realtor, which happened to be listed by Jerry. After our offer was accepted, we proceeded to the home inspection. That morning it was raining. We could not get into the house. It was locked from the inside. Finally a man opened the door and said he wouldn’t let us in without Jerry — and he slammed the door in our realtor’s face! After waiting an HOUR Jerry showed up and we discovered that the man was patching up a leak in the ceiling. He was blow-​drying the ceiling and the wall. Jerry was trying to cover up that there was a leak. Eventually we backed out of the deal — our inspector found lots of problems (and yes, the entire roof would need to be replaced). Had it not been raining we would never had known since Jerry and the sellers listed no issues with the roof.
Encounter #2. Couple months later we came across another Jerry house. We were hesitant to even look at it — but our realtor felt this one seemed legit. Turned out to be another cute little house in NW Glendale and we threw in another offer. This time we were promised that we were the first backup offer. Jerry then started calling our agent when the original offer looked like it was going to fall through, asking if we were still interested. Of course we were. Then suddenly all contact stopped and the house sold. Turns out the first offer did fall through and Jerry turned around and sold the house to another buyer: HIS OWN CLIENT! The house sold for much LESS than our offer! The poor sellers had no idea that Jerry had worked the system so he could get DOUBLE COMMISSION.
Encounter #3. After the first two houses we had ruled out any and all Jerry Armen houses. Still, curiosity got the best of me when I saw his stupid little cartoon open house sign. So I wandered in to see how Jerry does business. Very bad. He lunged at me as soon as I got to the front door and started working me like a used car salesman. I was shocked that he didn’t remember me from the previous two house encounters. Instead he started whispering that he had a buddy who could get us into a house before it hit the listings… that there was a perfect house in another part of Glendale that would be perfect for me –and that he could work the price down to my budget (it was of course his own listing).
DO NOT LIST YOUR HOUSE WITH THIS GUY!!!
Thankfully our legitimate agent got us a great house from a fantastic seller. It’s nice to know there are some people out there who are NOT like Jerry Armen.

I’ve been searching for a house for awhile and I’ve been jumping around from a few real estates. Finally, a friend referred me to Jerry Armen and I couldn’t have been more pleased with the amount of care and time he shows to his clients. He took all the work upon himself to find me a house that suited me the best and that was in my ideal price range. I recommend him to anyone who is looking for a new, perfect home.
