For this area, great location wise. Can walk to the Rio or Crown. Easy access to supermarkets, entertainment, restaurants, highways, etc.
Monthly rate I found it be also be very reasonable and even cheaper than most others in the area.
The maintenance folks usually took care of any service requests within a day.
Overall, I very much enjoyed my stay here and hope I can find a similar community at my next location.

I have been a customer, current resident, of Eaves Washingtonian center for 3 years, from 2013 to 2016. I think it’s important to post a review that speaks of actual experience living here and observing Eaves policies and operations first hand.
To start, Eaves maintenance is not very responsive. This is not to say that the maintenance staff are inept, they’re not, but it takes multiple requests to get issues resolved. We had a (very loud) squeaking dryer and it took repeated calls over the course of a year before the offending parts were replaced. Our ceiling fan (3^rd floor, 2 bedroom loft) had a light that didn’t work until very recently (and we’ve lived here for 3 years). We currently have a broken spray nozel on our kitchen sink with an open ticket.
The most significant problem is the cost. What I want people to understand is that Eaves is luring you in with a competitive price, but then they will jack up the price by a couple thousand dollars per year, each year. I just had the exchange below with them, and they, of course, will know who I am, but I have nothing to fear from sharing this. Be aware!

We are concerned about an increase of $ 2,280 (per year) to $ 2,182 from $ 1,992 when Eaves is currently advertising an identical apartment at $ 444 less (per year) than we’re paying now at $ 1,955 per month. The annual difference between your proposed increase (to $ 2,182) and the apartment you’re currently offering ($ 1,955) is $ 2,724 per year!

I recently moved to this area and visited more apartments than I can count. I choose this one for a couple of reasons. The location is phenomenal. There’s so many restaurants, a Target, a grocery store, just a lot and I am able to walk to all of them. The apartments are very well kept and the girls in the Leasing office made me feel like I’ve known them for a long time. That made me very comfortable and less stressed about moving to an area I know nothing about. Especially being a «small town gal». I’ve had no maintenance issues so that’s another plus.

We rented here from February 2013-​April 2015. During our time here, we had many issues…
Our bathroom flooded in the winter (we were on the top floor so all of the apartments below us got flooded bathrooms as well). They came and cut a hole in the wall behind the toilet. They said they would be back to repair the hole. nobody ever came to fix it.
Our sliding glass door leaked from the top when it rained. This caused the carpet to get drenched each time we had a storm. It also cause the door to stop sliding as well. We had to use our whole body’s weight to open the slider.
Our utilities were outrageous!!! We were paying over $ 300 in the summer for electric and over $ 300 in the winter for gas. We own a single family home now and our utilities have never even come close to those amounts. Their heating/​cooling is very inefficient. We had to call many times to have them come replace the filter for the HVAC. I don’t think that it had been replaced since before we even moved in!
The fan to the heater system broke. This cause us to have NO HEAT for hours in the dead of winter. It also almost caused a fire. I had to miss work and sit in a freezing apartment (even though this is considered an emergency maintenance problem) until they got around to fixing it.
Oh. and you will get many letters stating that they need access to your apartment for inspection. Most of the time, they do not even give you enough notice to make arrangements for work and pets (if you have them, they need to be locked away while they come do their inspections). We once got a letter stating that they wanted to replace all of the windows in our apartment and that we would need to give them 4 feet in front of the windows. We got this letter the day before this maintenance was supposed to take place. How are we supposed to give that much space in a bedroom without completely taking apart our bed (with less than 24 hours notice). The next morning, there was another notice stating that they had to cancel the window replacements (guess they got a lot of complaints for the lack of notice given).
All in all. I do NOT recommend this property. The prices are high for the condition of the apartment. You are better off renting the newer apartments located in downtown crown.

Nested right in between Rio Washingtonian Center and Downtown Crown, 5 minutes away from The Kentlands, and 25 minutes away from Washington D. C, eAves Washingtoninan is «THE» Place to live. Gorgeous apartments, absolutely amazing staff, family oriented community with the convenience of steps-​away-​downtown living. Definitely a place I get pride in calling HOME!
