The fire alarm goes off for no reason (no fire or smoke in room) and it is super loud.
Drunk party person throw up in the hallway, stairway and parking structure.

Office management is horrible.
If you have USPS mail delivered to your apartment here, & you need your mail urgently they don’t even give you your mail when you go to the front office to pick it up, they tell you the, «mail person/​lady» has to come in & log their packages when the USPS website clearly states that: «USPS responsibility ends when the mailpiece is delivered to the addressee (or another party, subject to 1.0).» (

I couldn’t find one of my packages delivered by USPS for a few days so I called USPS and asked about it since UH Management said they have the «Mail Person» come in to put the mails in the mailbox. USPS told me that they have NOTHING TO DO WITH WHERE UH FULLERTON PUTS THE MAIL AFTER THEY DELIVER IT TO THE FRONT OFFICE.
I asked for one of their receptionist name. and He’s like «(I dont want to call him out) I’m _​_​_​_​_​_​, & i’m the lead mavericks here.» Uhh, I didn’t ask for your position, i just asked for your name. Why would I care what position you have? You’re clearly/​obviously not manager –_​-​.
Their office receptionists, management and night time /​after hours management is HORRIBLE and RUDE.
I regret living here.
I would never renew my lease here.

Pros: excellent location (walking distance to schools, shops, food establishments), nice cardio gym, utilities included, fully furnished, safe (there are cameras and the complex is gated)
Cons: most residents and their guests are loud and disrespectful (yelling and running down hallways at odd hours, banging on doors, loud music) they trash the entire complex and constantly break doors and steal exit signs, people speed in the parking lot, there is throw up and large amounts of trash in the stairwells that doesn’t get cleaned for literally weeks… lastly, when I moved in to my apartment a LOT of things were broken and the floors were not adequately cleaned
Overall, I wouldn’t mind living here if management and security had more control over the disrespectful residents. I prefer to pay the same amount of (higher cost) rent to live somewhere where the residents are more mature. This place could be really great with better policies and enforcement of those policies.

I used to live in UH for one year and I would never recommend this place to anyone.
1, Pee and puke in the stairway and garage corners are super unpleasant.
2, you can see holes on walls and broken signs.
3, It is very loud at night because of parties and drunk people who scream and do crazy things. Security doesn’t do anything about it,
4, People speed through the parking garage, they are really dangerous and security don’t do anything about it.
5. fire alarm going off constantly day and night. It literally would go off one every couple hours and the staff did nothing to fix the situation.
6. Random roommate won’t work for everyone.
7, be prepared to have the staff of UH walk into your apartment without alerting you.

First things first, UH is a beautiful complex that is totally geared towards college students. The rooms are fully furnished, and all bills (electricity, gas, water, trash, wifi, etc.) are included in a flat rate monthly rent. Right across the street from CSUF with restaurants, grocery stores, and gas stations all nearby. The rooms are awesome, and I’ve met some great people living here. Management always handles any problems I have swiftly, I can’t figure out why so many people complain about them. I guess when Mommy and Daddy have always done everything for you your whole life, it must be a shock when your tantrums about a burnt out light bulb aren’t handled instantaneously.
The only complaint I could have about this place is how stupid some of the residents are. Leaving trash in the hallways, breaking lights, throwing beer bottles off balconies, and other pointless acts of stupidity. But, I think it all has to do with my above statement about how people who have been catered to by their Mommy and Daddy their whole life have a tough time adjusting to the real world. However, I always see the maintenance people cleaning and picking up trash, but theres only so much a small team can accomplish in a day.
Bottom line, I love this place and will live here as long as I’m in school. You’re honestly missing out if you opt out to live somewhere else.

UH definitely isn’t perfect, but it’s hands down the best place to live off campus as a student. I’m going on my third year living here and have a pretty good idea of how this place is.
Maintenance
Management is great about addressing work orders with the apartment. I have called them for jammed garbage disposals, clogged toilets, broken door handles, and problems with ants (because I left food out during the summer). Management has never charged me for anything broken in the apartment and, with the exception of a broken fan, they have always sent a maintenance worker up to my apartment within 24 hours of calling them.
Parking
Parking is easy. I lived in the on campus dorms when I was a freshman, and I could never drive anywhere during the weekdays because other students would take my parking spot. UH has way too big of a parking structure, which means there’s always at least two full floors of empty parking spaces. The only thing I can’t stand about the parking structure is how there’s a blind corner when going up the structure. I’ve never had an accident with another car but I have had a few close calls.
Amenities
You really won’t find any other place in Fullerton that is completely geared towards college kids. Included furniture, utilities, cable, and internet are definitely a plus. The free printing is also a really nice bonus, we all know how expensive ink is! The pool is also a great place to relax and tan. The free tanning beds are a good novelty, but I could live without them. As an added plus this place is walking distance from chipotle, Smart and final, and Pieology, which are the three staples of a college students diet.
Roommates
Your rooming situation can definitely make or break your experience. I was lucky to have 3 friends that all wanted to live here too. If you do get placed with a random roommate I would definitely get their contact info and meet up with them before so you’ll know ahead of time if you are compatible with them. If not, have the roommate matching service find you another roommate ASAP!
Overall, if you or your parents can afford it, then I would definitely say it’s worth living here. It’s right down the street from school and it’s a way nicer complex in general, especially when you compare it to the other apartments around Fullerton.

Reading through the reviews on here, it is very clear that a majority of the people who have said negative things have never lived on their own, let alone in college housing before.
The complex itself is ginormous and generally well-​kept. It’s primarily college housing, so there’s occasional noise and trash and such, but nothing at all to the extent that previous reviewers have made it out to be. Not even close.
It is conveniently located directly across from Cal State Fullerton, which saves stress in finding parking. Being able to walk to classes and surrounding restaurants is stellar. You really can’t beat the proximity.
I have noting but positive things to say about University House! Any time I’ve had a question or concern, it has been answered and in ample time. My apartment is gorgeous and exactly as I expected. There were no surprises whatsoever! I think it is an excellent place for students to choose to live and the parking, as well as extra amenities, make it an extremely logical choice in housing.

So you are thinking about living at UH Fullerton? Here is what you need to know.
The place isn’t perfect. Obviously. It’s a college housing community, there is going to be noise. There is going to be damages (why people feel the need to be destructive beats me) I mean just look at the Unilocal icon photo for the place… it’s not like the staff is going to be like «I think it’s a great idea to put two giant holes in the wall and use that as an advertisement… college kids and their friends when they aren’t the ones that need to fix something tend to not care about the damages they cause, because let’s face it, they know it is going to get fixed. Yes, as many people have said, it may be longer than expected due to the fact that there are only 3 maintenance guys working for over 1200 residents, but they will get to it. That sucks too, because usually right after they make the place look respectable again, someone comes in and messes it up again.
As for other «issues/​cons» that are popular on this property, yes, this is a college based apartment complex. If you are looking for a high end family or young professional living environment, why put yourself in the situation? UH won’t say no to leasing to you, because it’s ultimately your choice where you want to live, but you need to make a smart decision, and make one that isn’t just based on price. If you wanted quiet, reserved, and private, shell out the cash for a one or two bedroom place and dont take it out on a review board saying «management is incompetent».
If you are smart, you can read through all the negative comments on this place and see that they are resident issues, not management issues. Management isn’t creating the noise. Management isn’t throwing trash in the hallways. Management isn’t smearing poop on walls. That all comes down to the people living here. And the thing to also keep in mind is the only people posting to a forum review page are those that had either such a good, or on the reverse of that, poor experience that they feel the need to share their life with the world and convince people that their experience will be the standard case.
In reality, your experience is what you make of it, and if you understand that this is a college living environment, and all the craziness that goes along with that, you will see that this place is by far the best value for convenience, price, privacy, and financial security (individual leases) you can find. No one is holding a gun to your head to live here, it is 100% your choice, so if you sign the lease, ask questions. You can’t go into a place and expect it to be catering to your every need when you are 1 of 1200 people living there and there is a staff of less than 20 people.
Overall, I am glad I lived here for the last 3 years of my college experience. The good, the bad, the insane and the mundane. UH Fullerton will always be here to lease to Fullerton students, so you might as well just enjoy the fact that they do it to the best of their ability given their size.

I’m glad I saw the Unilocal reviews before committing to this place! The two five star reviews are both anonymous and with only a single review each — so those automatically raise the red flag.
Looks like a great place initially when I took my niece to check out the building. The staff was friendly but you can tell they’re not very professional. They were late for our appointment and dressed sloppy — just not a very good first impression. I’m guessing the guy is a student working part time? The amenities listed on paper sound great, but when visiting the actual things are sort of rundown, dirty, or old looking. The hallways did not feel safe and seemed dirty. We didn’t see any holes in the walls or smelled pee (like stated in some reviews). The recreation room and workout area was clean, but had a funky smell. The unit was in good shape, but there is something about this place that was off. Maybe it was the just the first impression left in my mind when walking down the halls. I’m going to trust the real reviewers who complained about the fire alarms, bad service (and lack of), and rowdy kids. I give two stars because it’s still a little better than the ghetto areas nearby south Fullerton.

Long story short, don’t bother with this place because it’s shoddily managed and the facilities are neglected and, frankly, disgusting. Listed below are the pros and cons of living in UH Fullerton.
Pros:
— Close to campus
— Has restaurants right downstairs
— Plenty of parking
— All Utilities included in rent
— Washer/​Dryer in unit
Cons:
— Maintenance requests take 7 – 14 days for them to be attended to even though their website states that concerns are addressed within 72 hours. The «new» facilities are almost always in disrepair or horrible condition.
— There is trash everywhere in the hallways and parking garages and the UH staff barely does anything about it. There has even been poop smeared all over the floor near the second floor parking garage exit.
— It is very loud at night because of parties that last until 3−4am. Security doesn’t do anything about it, instead telling you that you have to call Fullerton Police.
— Hallways almost always reek of weed. If you want to get high, by all means do your thing. But it’s a violation of the community codes and the office says they can’t do anything about it. I’m pretty sure violation of community codes is grounds to terminate the housing contract.
— If you have to park above the 5^th floor there is no elevator access, and handicap spots are almost always full and parked in by people without handicap permits. Again, security does nothing about this.
— People speed through the parking garage and don’t really check the corners before they speed through them. I’ve lost count of how many times I’ve almost been hit just walking from my car to the building door.
— Part of the appeal of moving in here is that it’s a «secure community» with key card access to the doors; however the doors are almost always propped open or the key card scanners are broken so that anyone can just open the door. I’ve reported broken doors both in person to the office and through the official maintenance request system and no action was taken.
— The management here is plain incompetent. Everything is done by student staff who much of the time does not know the answer to a simple question or know who to ask for help. Be prepared to receive several conflicting answers from the staff working in the office and promises that «they will get back to you» with virtually no follow up. Student staff also make promises that they have no authority to make and the higher management refuses to take responsibility for the actions of their staff, even though they are legally bound to do so.
— Be prepared to forfeit your security deposit because they will find even the tiniest things to dock you for during your move out. Things that were already damaged? Yeah, be ready to pay for that too because it doesn’t match word for word with what you wrote on your inspection form (which they didn’t give me or inform me that I had to complete one during my move in).
Overall:
Don’t waste your time here. You can rent a room or apartment in the areas around campus for significantly less than what you’ll pay here and you will not have to deal with management that cannot even communicate clearly among themselves. They tout themselves as a convenient one stop shop for everything you’d need in a place to live while you go to Fullerton, but UH has been nothing but one colossal headache due to poor management.

Need new management company to take over this place ASAP.
The current management company does not hold themselves accountable for anything. Staff have not idea whats going on, and will not pass on any message to others.
This is a very nice place, design to fit student living, but the staff can careless any student needs.
Management doesn’t care about the property, Broken bottles and puke in the stairway.
I am a student agent, I have to help oversea student check in every year, staff member have no professional knowledge what so ever. I was point to a wrong table after I already inform staff member there was not one over there. and also give a wrong room key.
It just a very bad management company in a very nice place.

I subleased a room in University House for the Summer while I was working an internship in Fullerton. So this review is only based on 3 months of living here, and I’m honestly happy I didn’t have to spend another day in this complex.
I’ll start with the pros, but this won’t take long:
–The location is prime. Right on CSUF campus and a few miles from DTF. Lots of places to eat and shop within walking distance
–Everything is included in your rent (which isn’t cheap, but what is in SoCal right?) Utilities, Internet, cable, use of their tanning beds, espresso machines, etc.
–Units come fully furnished and are pretty nice. Each one comes with a patio and a pretty nice kitchen. Each room also has their own bathroom
Now, for the cons:
–This place is managed by idiots. It’s a building full of college kids, ran by college kids. From the moment I sent my first email to leasing office to the moment I checked out I felt like I was dealing with someone with no more than an sixth grade education. I was told 3 different amounts to pay for rent before the leasing agent finally found the correct price, which actually turned out to be wrong and I had to make up the difference on my next months rent payment. Call me crazy but I think if you’re going to work in a building that leases places to live you should at least know the price!
–Most of the people that live here are slobs. Trash rooms are always disgusting from people not actually putting their trash in the trash chute. Garbage in the halls, even watched a kid take a piss in the hallway corner one night. People think it’s funny to smash glass bottles on the top floor of the parking garage. Pool deck usually has glass all around it. I understand this is a «college community» but I’ve been in school for 5 years now and I’ve never lived in a place that housed such ignorant, discussing, ass clowns.
–Walls are paper thin. You can hear everything in your apartment, the apartment next to you, and even the apartments across the courtyards.
I wouldn’t recommend this place. There are much nicer places to live in Fullerton for the same price you’ll pay here.

This is my third year living at the UH’s! I’ve lived in the same apartment for the past three years and wouldn’t have wanted it any other way. When I first signed my lease, I was told that I was matched with 3 other girls to live with, and have become
My best friends! I love how everything is included: utilities, parking, fully furnished, gym, pool, etc. the events they put on are also a plus!
Now there are some cons:
There are some really immature people who pull the fire alarms at 3−4am which gets old real fast. There is frequent partying so I would not live here if you are a family looking to sign a lease, it is more of a college environment.

Don’t do it. It looks luxurious and charming, having so many amenities and features but its essentially a mask. The staff is inattentive, the technology doesn’t work half the time, everything is vandalized constantly, and all of the furniture is cheap and breaks constantly. I can give you three horror stories that will show you.
1. The week of fall semester FINALS the fire alarm was going off constantly day and night. It literally would go off one every couple hours and the staff did nothing to fix the situation until finals week was over. Since we had to sleep because, you know, FINALS, we tried to cover the alarms but promptly got threatened with a $ 1,000 fine. The staff constantly blames you, when you try to fix their mistakes
2. When I moved in, i didn’t have power in my entire apartment for at least a week and didn’t get it fixed until i threatened legal action
3. Security is a joke. I have been awoken HUNDREDS of times by inconsiderate parties at TERRIBLE hours and when I called the security, I was threatened with a fine for «waking them». If you try to get friends into the parking structure, you are threatened with a fine and towing with no alternative to get guests in the building. The security has a napoleon complex, and the main office does NOTHING in order to help alleviate the situation.
This place is not worth it in ANY way. Don’ spend your money, go somewhere else, anywhere else. I can safely say, sleeping in your car, would be better.

I’ve been living here since the apartment complex opened. There are some downsides ex price, some roudy neighbors, etc. But overall it really can’t be beat by any of the alternative apartment complexes near it. It’s practically brand new.

Its a little bit pricey compared to the other apartments around

The hallways all look the same which can be confusing at times
Overall it’s a pretty good place to live it just has a few quirks to it.

For a place a block away from Campus You would think they would be a bit more understanding and lenient in terms of those who receive financial aid and rental payments.
This is my 3^rd year living here (how could i survive right?) And this was always understand and taken into account until the position was changed. In which the new person refused to work with me though i pay rent months in advance once i do receive my award. He told me to email his boss who then pretty much told me that because of his lack of understanding (which he claimed he understood my situation and it was his boss putting the pressure on him) there was no way they could make an acceptation though they had done so for the past two years.
Doesn’t make much sense to me.
I wouldn’t refer this place to Anyone.

For convinience and ammenities, this place is nice. A block away from Mihaylo hall and it comes fully furnished with dishwasher, washer/​dryer, and cable and wifi. However, management is, for lack of better word, horrible. Easy maitenence requests are usually answered in a reasonable amount of time, but anything bigger than un-​clogging a toilet no one shows up to help on. Management is curt and rude. Drunken college idiots also pull the fire alarm frequently and urinate on everything including inside the stairwells. Good luck if you want to live here.

I would never recommend this place to anyone I love.
The management does not hold themselves accountable for ensuring policies and procedures are enforced. It’s pretty obvious just by looking at the deterioration of the place.
They hold lots of social events. They also need to fix the wifi, busted doors, holes in the hallway walls, put BACK up maps and exit signs, trim the trees, get a bigger maintenance team and def a better trained management team… and make some speed bumps.

Personally, I think management doesn’t care about the property so no one else does.
This place gets 5 minus 4 stars entirely because it’s being mismanaged and run with NO clear goals. Hope they’re making someone money.

The place is all about convenience. If you go to CSUF you’re set, you just have to walk there. Also all utilities are covered under your rather high rent and there are washer and dryers in your apartment, huge score!
But be prepared to have the staff of UH walk into your apartment without alerting you. There will be parties, lots of under aged drinking and security problems. Don’t bother trying to talk to the front office about any of your problems as they will do nothing about them because you’re a college student. Don’t be fooled by the pictures of the pretty courtyards, most of the tables and chairs have been stolen and the emergency exit signs have been torn down. You are able to get matched up with roommates but most people I know are polar opposites to their new roomies.
You can take comfort in knowing that the fire alarms work amazing here… they go off at all hours of the day or night for no good reason. Sometimes I get my day started at 3:00am because of them.

I recommend looking elsewhere for an apartment. As the other reviews have stated, it’s always loud and a lot of the residents are drunken idiots. It’s one thing when fire alarms go off in the middle of a night on the weekend when we don’t have class the next morning, but when it goes off at 3AM on a Tuesday, there’s really no sugarcoating how irritating that is. As for other noise, do not move into a unit near the parking lot. People (usually Mustang drivers) constantly race up the structure in the middle of the night, setting off all the car alarms. That’s not a noise you should have to «get used to» when you’re stuck in a 12-​month lease.
It’s also incredibly annoying that no one patrols the structure for cars without permits. I’m tired of having six cars lined up outside the garage waiting for me to open it. I started entering the complex on Commonwealth just to avoid those free-​riders. Don’t get me wrong, there is plenty of parking. But as someone who pays monthly for a parking pass, I should be able to find parking on my level. If a UH manager is reading this, please consider the possibility of assigning guest parking spots to the roof and charging $ 5/​night like the other complexes do. The top 3 levels of the structure are nearly empty. There is plenty of room for guest parking.
I would give UH one star if it weren’t for some appealing aspects. It’s helpful for freshman or transfers who do not know people in the area to room with. The free roommate matching definitely helps a lot of people who are new to town. Also, the exterior is beautiful and the pool area is usually a relaxing place to lay out. In addition, it’s difficult to find other apartments that have a washer and dryer in each unit. Lastly, if you don’t mind a noisy study environment, the computer lab can be pretty helpful as well.
I’m tempted to say that the utilities being covered is a positive, however; at roughly $ 4,000/mo./unit with about 350 units, I doubt they’re not doing us any favors.
Overall, it’s probably best to find another complex close by.
