Woods of Ridgmar

Currently living here and so far everything was going well but they decided to shut off the water from 2pm to 6pm and turn it on for 3 hours till 9pm and keep it off till 8am. When I signed the lease, they had SPECIFICALLY mentioned that the water would be off from 8ish in the morning to 12ish on wednesday ONLY. They barely gave anyone a heads up ahead of time, the hot water was shut off so taking showers at night was out of the options, can’t even use the bathroom past 9 pm or even brush my teeth. I have to leave for school at 6:30am and grooming myself properly is out of question. They really could’ve done a better job giving us atleast a heads up a day in advance or during daytime when least amount of residents are at home. I always pay my rent on time and do not ever cause any problems, my lease is expiring in the summer and I was planning on staying here for atleast till 2017 or even 2018 but I will sincerely take this into account.

I really enjoy living here. My dog and I frequent the dog park multiple times a day and it really makes it so much easier to have a dog by having that space. The pool area is so cute. I’ve had a few maintenance issues and they were fixed very quickly. I even had a new garbage disposal but it kept jamming up and they replaced it with another new one. My apartment is so quiet. I even have people living above me and since they have a 2 story unit, I don’t hear them very much at night! The location is super convenient. Close to Camp Bowie for basically anything you need and a grocery store about 4 minutes away. The only downfall is because the apartments are built on a hill, when it rains, the sidewalks do get pretty filled up but I clomp around in my rainboots and it’s A ok.

I currently live here and have for less than a month. I’m EXTREMELY disappointed in the lack of professionalism from the staff and the poor maintenance department.
One week after we moved in, I received an email stating that they forgot to charge me a $ 75 administration fee, and could I please pay it that day. I for one, have a very tight budget. I cannot afford to just pull $ 75 out and give it to someone on such short notice. I emailed back inquiring about this fee, why it was over looked, and asked for some time to make the payment. My email was ignored and they continued to harass me with phone calls, emails, and letters on our door.
The morning after we moved in, I went downstairs to make coffee and found that every outlet, except one, in the kitchen wasn’t working. Two weeks went by with no response other than «we are working on it» or «we are ordering the parts». One morning I woke up to the other outlet blown, along with a warm refrigerator and a weeks worth of spoiled groceries. They have since fixed two of the outlets but, two are still not working. They said they would have it done «in a day or so». That was last week.
They constantly argue with you when you file a work order and try to insist that «it’s normal», «there’s not a lot (they) can do», OR try to blame it on you. (That’s my favorite). It took three tries to get them to come fix a broken stair in our two story town home. After pleading with them about it being loose and the potential hazard to a 7 month pregnant occupant they RELUCTANTLY fixed it. The one other time they came to fix our ceiling fan (which was only a couple of days after we moved in), the maintenance man LEFT OUR FRONT DOOR UNLOCKED which is what I arrived home to. When I called the front office, the manager brushed it aside saying that he «probably did that because he was coming to the office really fast». I’m sorry. I don’t care where you are going. My apartment is not even relatively close to the office and it is ABSOLUTELY UNACCEPTABLE to leave someone else’s home unlocked for your own convenience. He didn’t return for 30 minutes after I had arrived to notice the door and I have no idea how long he had been gone before I got there.
The roach problem here is the most severe I have ever seen. We are very clean people and it seriously bothers me to no end to have these pests overtaking our home. As a wife and a mother, my deepest desire is to take care of my home for my family and it is virtually impossible when we quite literally kill anywhere from 3 – 12 cockroaches every. single. time. we walk in the kitchen. From going to make coffee in the morning, to just grabbing a water from the fridge, I always have to carry a can of Raid and I never walk barefoot. Supposedly they lay out bait every other Tuesday. Whatever. We requested them to treat our apartment and we stayed home all day waiting. No one ever came by. Then, I called and asked if they had a record of them treating our apartment that day, and they said yes. The man had lied and said he treated our apartment when he didn’t. The manager still didn’t seem to care.
A few little things and I’ll be done. We have lived here since the end of August and still have yet to receive a key to our mailbox. After multiple attempts to have the office take care of that, it’s becoming a little annoying. Also, every Wednesday they shut off our water (which consequently shuts off our A/​C because the thing was built in ’69 and runs off of a water chiller… get with the times NSpire) so, we have to make arrangements for the day since my husband and I work nights.
If I were single, I may not mind this apartment. But I would never recommend a family, especially with small children, to live here. I’m not writing this review to be spiteful. I’m writing this review to hopefully save someone. I cannot tell you how many times in less than a month I have cried for my family and their safety and comfort because we live in this place. I feel as though the management does not sympathize with me. That I am more of a pest and they would rather just do the bare minimum to shut me up than to really, genuinely try to fix the problem. We will leave before a year is up if we can help it at all.

I lived on the property 2015 during all of the renovations. This place seemed like a steal with all of the newly remodeled apts but boy was I wrong. DO NOT LIVE HERE!!! These are the apartments from HELL!!!
Anytime you have a problem the maintenance guys act like it’s your fault and take forever to get around to fixing it. Every Wednesday water is shut off for 8 hours for maintenance. So you have to make sure you wake up early enough to shower or your out of luck for that day. Pretty regularly it’s not on Wednesdays and they send you an email the night before, so make sure your on top of those daily or you’ll wake up without water.
When we first moved in our heater never worked we let them know and they never fixed it till it was ice cold in the house. We went out and bought our own heaters but could only use 1 because the apartments were so old and ran on one circuit. Finally after threatening them they came to fix it.
The roach problem is ridiculous here and when you say something to the office they act like it’s not a big deal, like it’s normal to live with roaches. We have told them repeatedly to spray our building and they have came once. We have spent so much money trying to fix this problem. And it is so bad!!!
Basically if you live here, and you have a problem, you will come out of pocket to fix it. The office is no help and the maintenance men are horrible. If this is one of your choices scratch it off. Horribly managed apartments!!!

The Woods of Ridgmar developed several problems upon a change in ownership back in February/​March of 2014. The Woods of Ridgmar is actually TWO apartment complexes — Woods of Ridgmar EAST (formerly Ridgmar Hills) and Woods of Ridgmar WEST (formerly the Steppes). I lived in the Woods of Ridgmar West just over two and half years and moved recently for a job in another city. West and East are not located directly next to each other, nor are they on the same street. The apartment complexes bear no physical resemblance.
THE BAD:
–The new owners removed the on-​site office at the Woods of Ridgmar West within weeks and directed residents to do all business at the Woods of Ridgmar East office, which created a sense of abandon and neglect in my opinion. And the new leasing staff didn’t exactly get off to a good start communicating the changes they were implementing to residents (don’t even have the energy to get into this part of the story).
— They posted a flyer on everybody’s door one day announcing a new requirement for all residents to register online and pay rent through the residents portal, an action which also happened to cost a fee. They blocked up the old Steppes rent drop at West. Then at the East office, they built a huge iron fence, too tall to climb over, around the rent drop box, sadly ending the rent drop all together. I mailed my checks via USPS out of spite and daydreamed about the good ol’ days when I would walk to the rent drop, open the metal flap and launch my money across the leasing office floor.
— The water supply was turned off so often here that it became the norm. This almost felt like a joke and was definitely an interruption. It was turned off once or twice every week from about 12−5pm, no exaggeration.
— There was an insect issue. I killed at least 10 roaches during my time there. Also had an ant invasion in my bedroom. When my AC broke, the maintenance guy who came out «fixed» it by spraying part of the unit with bug spray. Ants were literally breaking my AC.
— It was clear the new ownership didn’t care as much about an old rule the Steppes had enforced requiring residents to keep their personal items off their patios. Patios started looking like storage units and I think it diminished the overall look of the place.
— A hole for the condensation of my AC to drip through (which it did incessantly in the summers) was located directly above my face in the shower. Having a mysterious liquid drip onto your eyeball and into your mouth while you are trying to shower just plain sucks. I ended up duck-​taping a cup under the hole above my head before showers. I don’t know if this is a problem for everyone or specific to the apartment I had.
THE GOOD
–The rent here is amazing. Period. I’m renting the same amount of space in Austin now and pay more than twice what I paid at the Woods of Ridgmar.
–The Woods of Ridgmar West is pretty quiet and peaceful.
–The pool was nice, clean and usually pretty quiet
— I enjoyed the small feel of West and how it wasn’t a giant, boxy complex with a giant boxy parking lot.
— Great location.
— Though they had some issues early on, the apartment staff was never ever rude to me.

This used to be a nice quiet place to live but in February NSpire assets bout the complex. Since then the flavor of the community has taken a 180 degree turn. What was once a nice quiet place to live has become a bastion of crying babies and barking pitbulls. The water has been turned off for the complex too many times without notifying the tenants and the management doesn’t seem to care how it affects the tenants. I went to the office to try and let them know about a couple of problems and they don’t want to hear it, they gave me an email address and told me that I had to mail in any complaints. If you rent an apartment here make sure that you read the contract very carefully because they will follow it to the letter, however they seem to be having issues with tenants allowing unauthorized tenants to stay in their apartments. These people really have no clue how to treat the tenants that pay on time and could be good long term residents, but they seem to be looking for a quick buck. My neighbors that have been here for 8 years were driven out in a matter of weeks by their draconian rules that seem to only affect the tenants that have a history of paying on time and not causing any problems.
