Villas At Parkside

I have lived here for almost 7 years and could not be happier! I love my neighbors, some who have been here as long as I have and love it. The office staff are great and the maintenance is quick and friendly. My unit faces east so I only get morning sun and none of the hot afternoon sun. The office, pool, workout room, mailbox area, etc. truly amazing and has everything I need. Location is the best, if you want to be in the heart of the Dallas which is busy but safe. I never want to leave, I cannot find a townhome with this many facilities — it’s as good as it gets!

I have been living here for almost two years. The place is safe and is a beautiful location, yet the interior is built poorly for the amount of money you pay. There is an ant issue when it rains, and maintenance request are sometimes more than a week of waiting before anything gets fixed. For paying $ 1500+ dollars, its not worth it for the long run.

My brother could relocate to Frisco, so he was off apartment hunting. I was his adviser. Don’t know why since he typically ignores me. Beautiful looking villas both inside and outside. We got a nice tour of the facilities. Sad to see some of the negative reviews of the folks who live here, so it’s making us think twice of picking this place.

I just moved out of the Villas after a year there. I will just give you the pros and cons of my experience.
Pros: Friendly office staff, quick maintenance responses, close to restaurants and belt line for night life.
Cons: They will find every reason to keep your deposit, I left the apartment spotless and they still kept over 300.00 for no reason even after an inspection by maintenance.
The pool never looked clean, especially the hot tub.
If you are not a dog owner, look elsewhere, there are dogs everywhere and people do not clean up after them.
I could hear dogs barking all hours of the day and night.
The air conditioning units do not cool upstairs in the summer Texas heat.
Good Luck, and if you stay expect to lose your deposit…

I was looking for an apartment recently and I stumbled across Villas at Parkside. I went to visit the property and I was really impressed, at first. I was shown an apartment that was not ready and in fact the cleaning staff was in the apartment when I toured the facility. The leasing professional did not return my driver’s license, so I had to return the next day. Also, no one called and informed me that my driver’s license were left behind.
So, the next week my roommate and I had an appointment to view the property. Upon arrival, the leasing professional had a terrible attitude. We went to view the model apartment for the two bedrooms. The leasing professional opened the first door and left the door opened. She did not say much just turned on the lights. I proceeded to look around and I opened the door to the balcony. The door slammed on my fingers and caused so much pain. I was bleeding and crying. The leasing professional did not check on me or anything. My roommate came to door and assisted me. The leasing professional did not mention that the door slams when both doors are open until after it happened to me.
I was not impressed by the poor customer service and I don’t even live at this property

I agree with every review here!!!, except of course, for the first one from John B. His was dated a couple of years ago and this complex has since gone down hill tremendously. They do not assist with anything!!! They are rude in the office, maintenance does a temporary fix at best requiring additional and frequent request for the same problems. The make ready is questionable. I have seen this process and would have NEVER moved here had I known. They paint over everything then it falls off after you move in and they try to blame you. I am frequently inconvenienced by their frequent needs to enter my apt for inspections. But the best part of that is the letters they attach to your door with threats of ridiculous expenses they will charge you for failure to comply.
They have created a website for residents to have «easy access» to rent payments, maintenance etc. Why can’t they use this as a more efficient and professional way to inform residents instead of wasting paper and paying someone to deliver them???
And along the lines of the rent… you must pay online (no problem, that is convenient) but you can’t pay before the 1^st and if there is a glitch in the system and your rent is late, you still have to pay the late fee when it is their problem that initiated it!
I sometimes wonder if this is on purpose :(Oh yea, the charge is steep!
They are rude when you call about problems getting the rent in due to the system and treat you like a criminal when it is only because of their faulty, poorly managed system that caused the problem. The system is set up so that you pay what they have added to your rent (legitimate or not) or nothing at all, which would make it more late. I have never been late on rent until they developed this system. Even then, I paid on time and somehow it ended up «late» as though I never sent anything. I will hand deliver from now on as I did before.
As for the over priced rent for what you get… I didn’t mind the extravagant rent payment thinking I was getting a reputable community for the price. However, all of the headaches I have endured has unfortunately made this an experience I wish on no one and a community not at all worth the rent paid.

We moved to the Villas in Jan 2013 and have been far from pleased with our experience. We are already moving out due to a horrendous cat odor from a previous tenant. They have tried treating it 3 times and have been unable to remove the smell. The good news is that they are letting us break our lease due to this with no fees.
However, this is not my biggest concern. The office staff are incredibly rude and not helpful in the least! Tina, the office manager is the only person in the office who is helpful and friendly. The rest of the staff are truly unfriendly and make you feel as though every question or concern you have is just a royal pain in their butt. Their job is to be there for all of your questions, right? A perfect example… this morning I was calling for a package that was signed for from the office for us (over a week ago and I had NO idea it was even left there), and they first told me they didn’t have it. I called Fedex and they confirmed it was delivered to the leasing office. So I called back and they were SO rude! They were so annoyed to look again, and kept me on hold for 7 ½ minutes. It seriously can’t take that long to find a package. She came back on the phone and said «Oh yeah we have it.» And didn’t even have the courtesy to say goodbye.
That’s just one example. Glad to be moving this weekend. I would not recommend this property. They say they are a luxury apt complex. Far from! The craftsmanship in the units are awful. Staff is unfriendly (except for Tina :-)), and they are way over-​priced for what you get.
I am bummed to write such a poor review. This could be such a great place if they simply paid attention to some of these isusues.

Maintenance refuses requests. Management does not answer the phone and will not communicate to you outside nasty letters left on your door.
The dog park is an open field with racoons, possums, and coyotes. They offer no pest control and will not pay for an outside company for it. I was told to buy an ant trap when ants made a colony in my outer wall.
After breaking a wedding gift, they refused to pay us back or credit our account. They have no respect for you beyond your rent check. If you move here, you better hope nothing breaks or you add a single whole to the wall or you will be charged hundreds of dollars.
They WILL go after your credit once you move out. Even light bulbs are charged to you, but I guarantee they are not replaced (most ours were burnt out when we moved in).

I have been here since January 2012 and the experience I have had so far has been less than expected. Upon moving in I discovered that all the electrical outlets were not installed properly, they were screwed in sloppily, the ceiling in the bathroom had to be repainted because it was not finished. The jacuzzi motor in the jacuzzi tub had not worked very well from month 3 through 8 of staying there and I requested that it be inspected and replaced multiple times after 11 months of staying there the motor was finally replaced. When I watched the guy replace it I noticed there were rat dropping behind the wall and he did not clean that up. What is wrong with this place?
There is a park which is poorly maintained by the management. There is always felled trees which are cut up into stumps and logs and left for 3 to 4 months at a time before they are finally removed. A creek next to the park always has trash in it, which is also never cleaned up.
Do not move here, you will regret it for the amount of money you pay.
Whenever you have a package dropped off by FedEx be sure to check in with the front office because they do not go by and leave a note or even call you to let you know that it is there.
One month I was an hour late in my payment for rent and several weeks later before my next month rent was due I had an eviction notice left on my door for $ 1.54 late fee. These units are over $ 1000 a month and they leave a notice for a $ 1.54 on my door? I went in the next day and spoke with them and they admitted it was their fault and removed the amount. Apparently they were supposed to charge me a 5% surcharge but they made excuses as to why they did not call to inform me of the discrepancy. Yet they could have resolved the matter without me even going in the office in the first place. There is a total lack of care and lack of support in the office for the community.
Stay far away from this place, I plan on moving out as soon as I can!

I stumbled across this property recently. Absolutely amazing! from the office staff to the grounds of the property to the actual unit itself. This property is amazing!!! The details of the property and units are stellar and worth every penny they request. If you are looking for an upscale, first class living property with every amenity available I definitely recommend starting your search here. I was lucky I got in because they were almost at full capacity so if they have any available then you wont have to look far for your new home. Amanda in the office is who I dealt with.
