Our in-house mechanical, electrical, and plumbing (MEP) team provides us with an advantage in allowing our clients to benefit from engineering design considerations to be incorporated in the initial stages. This helps keep the A&E design process moving forward smoothly as well as keeping costs down. We also offer base building architecture design services and have LEED-accredited designers.

Established in 1985.
Founded in 1985, principal architects Richard Fanelli and Sonny McClain set their sights on creating a full-service interior planing and design firm serving the needs of facility managers, property managers, and tenants in the commercial real estate market. Their «hands-on» approach to project management, coupled with their insightful design leadership skill, has enabled them to develop a firm built on the steadfast foundation of a strong client-focused culture. With our impressive retention rate of knowledgeable staff, averaging 10 years with our firm, Fanelli McClain provides team continuity, responsiveness and cost effective results.
Our many years of experience and on-going quality control program has allowed us to fine tune our project delivery system to listen closely to our clients’ needs while providing tailored designs to maximize their ROI.
Meet the Business Owner
Richard F.
Business Owner
Principal, Richard Fanelli, is a registered architect and has been in the commercial design profession since 1977. Working as an architect and designer for both local and national design firms in Philadelphia and Washington, D.C., he founded Fanelli McClain in 1985. Rich’s clients benefit from his knowledge of facilities management trends and best practices. He has been an active member of the International Facilities Management Association (IFMA), where he has served as President of the Capital Chapter and on the IFMA International Board of Directors.
He has contributed to six BOMI Institute books and is the author of the book titled, «Best Project Management Practices.» He was honored by IFMA in 2004 when he was chosen as an IFMA Fellow for his contribution to the facilities management industry. He is also an instructor at George Mason University and IFMA International, as well as Mount Vernon College since 1983.
