The best thing I can say about this place is that it is a great inspiration to work hard and save money to move to a better place.
When I first moved into the building it was a little run down but when somethin went wrong the offsite manager would be on top of the situation within 24 hours. Then the building was sold and the management changed hands a couple of times.
While there have been general upgrades to the appearance and security of the structure, the way repairs are handled leaves a lot to be desired. My faucet leaks (this is an understatement) about once every 6 – 8 months. Instead of calling a person who will then take care of it quickly I have to login to a website that doesn’t always work, schedule a repair time where I can be there so I don’t have to move my cat, wait all day only to be told that the handyman will not actually be coming and reschedule on a day where I cannot be there and have to move my cat anyway. Then a patch job is done to the plumbing which will break again before the year is out.
I’m not saying that for such an old building this amount of issues is abnormal, but the process is so unnecessarily convoluted that it has become frustrating. I don’t blame the manager as I feel his hands are tied, but I am also frustrated at what I perceive as a lack of sympathy for the situation which sometimes come through in his style of communication.
This could all be handled better, and I would appreciate the appearance, at least of more effort.
I would also like to ask the management company to please not contact me regarding this review. I believe it to be fair and honest and for your own good and I have no intention of changing it.

You still havent fixed my roof. Its been raining in here for 6 MONTHS! Says alot about how you lied to the code enforcement saying you resolved the issue to get the case dropped.

This review is long overdue. our property manager, Roxanna has been so lovely and has ensured that we are well taken care of. Not only does she get the job done, she also calls to make sure we are fully satisfied with the maintenance done in our unit. We know we can count on her always and we are so incredibly happy she is our property manager. We are very happy with Ingenious Asset Group. FYI I was NOT paid to leave this review, Roxanna deserves some credit for doing her best.

Don’t trust the short and positive reviews. We have good reason to believe that they’re dodgy.
A short list of problems at 5835 Harold Way
— Multiple apartments full of hoarded garbage
— One of those hoarder apartments had a water leak that took a week for them to get to, when they opened the door it made the hallways smell like a leaking septic tank. The apartment also has rotting furniture, cans of paint, and electrics packed into it.
— Three entire car parks that are full of hoarded garbage
— Apartment 305 was bribed $ 10 to write a positive Unilocal review and got a second parking space
— Absolute Nazis about parking enforcement, despite the fact that there are 3 full available parking spaces and multiple apartments that will never, ever be filled on account of the garbage
— Only seem to care about parking enforcement at the start of the month or when they’re paying attention to the building
— The manager, Roxana, called the cops on us because we tried to talk to her about issues in the building. She claims we were threatening her, when in truth the occupant that is rudest to her wasn’t even present during today’s incident
— The manager, Roxana, completely ignored us with her windows rolled up when the occupants of four different apartments tried going to her with questions or grievances
— Building has a perpetual roach problem that grows in summer and shrinks in winter, probably because of the apartments full of garbage
— Selectively absentee management, here when they can punish but missing when things need to be fixed
— Understaffed office that will most definitely not get to your problems or questions, ever
— An unwillingness to negotiate with you unless you’re prepared to make an under-​the-​table deal with them
— Has tried multiple times to evict multiple occupants in our building, with common threads being a) previously arranged leases with lower prices and b) tenants that defend themselves against Ingenious acting like slum lords
— Oh the hallway carpet has black mold down the entire length of hallway
— The intercom is broken with little likelihood of being fixed
— Once we had to call the health department for a surprise inspection to get things in our apartment, and the building, fixed
— Took down art that was put up in public space (which made it look nice) on the arbitrary grounds that «This is a public area» so now it looks like a fucking project
It always gets worse here at 5835 Harold Way. I’ve tried and tried and tried being diplomatic but the manager keeps finding ways to be as unhelpful as possible. I’d gladly change this to a better review if things change, but that might take a new manager. I want to be comfortable in my home, not experience it being under siege every other month when the manager finds some arbitrary nonsense to draw battle lines about with some new person in the building.
The only people that like ingenious right now are probably the folks with the second parking space.
Avoid Ingenious at all costs. The only possible reason you should consider them is if your building is sparkling new and has no problems, even then you’re at risk. If you’re looking at an older building, don’t even consider it because they’d rather buy reviews than fix your problems.
It’s a bit like playing with fire. Expect to get burned, no matter what you do, and if you ignore it your home will eventually have some problems that won’t get fixed. Good luck.

BE WARY OF 5 STAR REVIEWS. Several tenants in our building have been PAID OFF to write 5 star reviews. I’m sure it’s the same at other properties!

I can’t count the number of issues I’ve had with this company, but let me just provide a little anecdote that should be a good indicator of the way they usually operate.
Today, I woke up to my car being towed. I was parked where I shouldn’t be, and they had every right to tow me (i move my car into open guest parking for 10am-​1pm on Monday or Tuesday, depending on where I’m parked on the street for street cleaning.) however, I had made a verbal agreement with Roxana Hernandez that, should an issue ever arise where my car needed to be moved, she would call me and ask me to move it. If i was unavailable, she would tow it. All good. Today, i received no such notice. Not good.
As I was moving my car, Roxana exited the building and walked past my car. I rolled down my window and said «ma’am! Ma’am!» in an effort to get her attention. She heard me, looked at me, and continued to walk away. In case she hadn’t heard me, i got out of my car, walked over to her car to speak with her. I had some issues regarding plumbing to discuss with her, and I wanted to ask why I’d not been called to move my car as we had discussed.
She got into her car and shut the door. I waved at her and said «hey roxana! Can we talk for a moment!» She made eye contact and rolled up her window. I went over to her car and knocked on the window asking to please speak with her. She doesn’t answer her phone, texts are ignored, and calling the company’s office is pointless, so speaking to her in person is the only chance I get to file a complaint.
She rolled down her window and said «I don’t want to deal with this, last tenant that had issues with towing. i just can’t. I’m very busy today and on a tight schedule.» and rolled it back up.
I left, parked my car elsewhere and returned home on foot about 10 min later. She was still idling in her vehicle. I went up, said «wow, you look like you’re on a really tight schedule there, Roxana» gave her a very sarcastic thumbs up and went up to my apartment.
About 30 minutes later, two police officers arrived at my door. She had called the cops on me for «threatening her.» I gave them my side of the story, they rolled their eyes at Roxana’s behavior, and went on their way.
THIS IS HOW THIS COMPANY BEHAVES. Promises to fix or adjust something, or make the place more livable (previous issues were resolved only when we involved a city health inspector) — for simple issues like pest control (terrible roach problem), fixing our oven that was broken on move-​in and has broken twice since, brown tap water from seemingly endless plumbing issues, toilets that regurgitate raw sewage… They don’t answer phone calls, they don’t reply to emails, and do nothing beyond take your rent, make false promises when you DO speak to them in person, and behave immaturely in situations that would be easily resolved with proper communication.
If i could give a company negative stars, i would. I moved in when the building was managed by the elderly owners. They were a 95 year old couple and they fixed problems faster and with better communication than an entire property management company has done in the year or so since they took over.
Ingenious, you should be embarrassed, both by your performance as a management company and by a name that couldn’t be more of a misrepresentation if it tried.

Isn’t it illegal to pay for good reviews? This company is terrible. They refuse to fix anything, harass tenants and never answer the phone. I’ve seen them verbally scream at tenants. This company lures you in with false promises and then never fixes anything they need to unless the city gets involved.
ps. Helpful tip. When your only good reviews all got submitted within a week it’s pretty obvious they aren’t legit reviews.

We are very please with the service provided by Ingenious. They are on top of everything related to our properties. The monthly report we get is nicely put together with financials and a recap of the month. They also handle all the tenant correspondences so we don’t have to deal with the tenants directly. And their rates are very reasonable.

User friendly website. Quick response to maintenance emails. Easy to use rent payment system but they have different options for whatever is easiest for you.

Cmon people, stop selling your soul for $ 10 and writing 5 star reviews. This is a terrible apartment management company and you know it. These people take forever to fix any problems, lie to you and they try to buy good reviews on Unilocal for $ 10! I read Connors review and although my apartment is not that bad in shape, the response when I needed help was the same. We used to have a nice apt manager, but there was a change in ownership and the new owners hired these morons. Any owners looking for a management company, do not hire these people! And if the apartment your looking at is run by not so ingenious asset group, look elsewhere!

I’ve been living here for over a year now. I live in a nice 4 complex building. Ingenious asset group is in charge and they do a good job at answering any questions or when you need any maintenance around the house. They didn’t use to be so good but they are definitely getting better.

We have been with Ingenious for 4 years now and we have to say that having them manage the stress of our property business has been one of the BEST choices made. Josh and Vinny have been totally hands-​on since day one. They’ve always been very responsive to every call and every matter and whenever there are problems to resolve, they try to offer good solutions and handle things with care and efficiency. We have come across many management companies in this business and have dealt with real estate in the East Coast and overseas and we can honestly say there is nobody else we would recommend better than the Ingenious group. These guys definitely know the ins and outs of what it takes to deal with tenants, properties and landlords. You want managers you can trust and above all have the well-​rounded knowledge and experience to operate at a high level especially in the LA market. Wish every other businesses could be as professional, honest and GOOD as them!

As a current tenant, I’ve finally reached a point in the renting phase in my life where I can honestly say that I’m 100% satisfied with my rental management, especially Tony. That is hard to come across in Los Angeles. They go above and beyond the call of duty to make sure all your questions/​concerns are answered and resolved.

If you like slow response times or enjoy being ignored when you have an issue with your apartment, then Ingenious Asset Group is perfect for you. If not, stay away from any properties managed by them. My experience is that they are unprofessional, dishonest, and incompetent. STAY AWAY from this company.

This company doesn’t value their tenants. They never answer the phone, and don’t return any calls made to their office.
The people that manage the properties are extremely rude, and seem to have no idea what they are doing.
Getting things fixed in my unit has also been impossible. My landlord gives excuse after excuse about why it can’t be fixed even though the problem is required to be repaired by California state law.
If you want to live in a building that is run by what feels like a bunch of drunk college students then they are the company for you. However, if you want to feel valued as a tenant go with another company and save yourself the stress.

I have had a positive experience with Ingenious Asset Group. The manager, Rolando has been very helpful answering my questions since I am new to L.A. and replying when I need things fixed in the apartment.

Purposely ignore current tenants.
I rented from a family owned building when Ingenious took over property management (due to the children disputing over the property in court). Ingenious double billed me for rent the month they took over. because I had already paid my previous landlord when they gave me less than 30 days notice they were taking over
Many phone calls went unanswered to resolve the problem. Only when I called the number for prospective tenants would the phone be answered. I emailed in proof of payment as instructed, but they would not respond to confirm receipt of the emails THEY requested.
When calling the current tenant line, it goes to voicemail. I tried dozens of times. They only care about prospective tenants. That phone line they answer immediately, even though they are pretending they are unavailable to current tenants.
