Richard did a home inspection for us yesterday. He is extremely meticulous and thorough. He explained things to us in a way that easily made sense. He gave us lots of helpful tips and told us to call him anytime in the future if we have any concerns. Richard definitely goes above and beyond and takes his job very seriously. His prices are very reasonable as well!

Highly recommended. Rich is thorough, skilled, experienced, friendly, good communicator… you will know your house when he is done. Excellent report out both verbally and written. He can also give you guidance on repairs.

Richard arrived to the house before I did and he had already found a concern that he explained when I got there. He was extremely thorough, very professional, and super friendly. We are confident that he found everything that needed to be addressed. His recap at the end was informative/​educational for us as future homeowners.
We were buying a house from a contractor who didn’t want to invest anymore in the house. Richard essentially acted as our advocate for his drainage concerns along the driveway. We ended up getting what we wanted (a $ 1,500 sump pump installed) thanks to Richard. We are SO lucky we found him!

We want to thank Richard Overton for representing us for our home inspection. Before the inspection we had a few false starts on homes, and Richard was always available and highly communicative, which is really helpful given that you don’t get a lot of time to have an inspection done once you have a contract. For the inspection itself, we were totally impressed with his attention to detail and diligence, and appreciated his good humor as well. Richard examines every single inch of the house, all infrastructure (plumbing, heating, roof, foundation, etc.) and appliances (just as a few examples — no aspect is left off the list), and ensures everything is in working order and in condition for a comfortable sale. The reports and summaries and recommendations on repairs are completely clear, reasonable and focused. He is one of the best home inspectors with whom I have ever worked. Not only would I 100% recommend Richard for any home inspection, I would go further and say it would be silly not to hire him if he was available.

I am a realtor and have used the service of many inspectors. Richard the inspector leaves no stones unturned, and I was lucky to have him. He took his time to inspect the entire property, from under the deck in the backyard all the way to the roof and attic. His briefing and advise after the inspection was invaluable. Richard is extremely knowledgeable and enjoys his work tremendously, which is what you want in an inspector. I would use Richard for my own house… but he’s in great demand, so book him as early as you can.

Richard Overton is very thorough in his inspections, and doesn’t make you feel like he’s rushing or simply going through the motions. He takes the time to explain things and is more than happy to answer questions. This is a man who truly loves what his job. I’ve known for more than 30 years. He has always impressed me with his extensive knowledge of construction, both residential and commercial. He has taken every class and seminar available on construction and is well versed in the UBC and local code requirements. He will always be my first choice for property inspections.

Based upon his excellent Unilocal reviews, I gave Richard a call. Believe me, these reviews are well deserved! We called Richard Thursday night in hopes that he would be available for the weekend. Lucky for us there were some changes in his schedule and he was!
From speaking with him on the phone (to make the appointment) to the actual day of inspection, Richard was easy to talk to, extremely informative, and kind. He is thorough, thorough, thorough! My in-​laws were also present for the inspection and repeatedly stated, «Man, this guy is good!» whenever Richard would «take a break» from inspecting and sat down with us to let us know what he was seeing/​finding along the way — the good and the bad stuff — all in layman’s terms so we could understand everything. He found stuff during the inspection that even my in-​laws were «wow’ed» by (dad is an aircraft mechanic).
Just as the other reviewers had stated, his reports are LONG, but we have no complaints about that. Our report was EASY to understand and included pictures of just about everything. Richard was also available afterwards for any follow-​up questions and/​or advice. He even encourages you to follow-​up with him afterwards to ensure your understanding of everything. I would HIGHLY recommend this gentleman. I cannot say enough about him!

I contacted four companies for a quote to inspect a home that I am purchasing in San Diego. He was one of the two that got back to me, and offered a very reasonable price. I booked the appointment and he showed up on time.
I have purchased properties in Pennsylvania and Florida in the past, and always had the homes inspected. This is the first home I am purchasing in California, and Richard, by far, has been the most thorough home inspector I have ever hired. The report is so incredibly detailed, and will offer you insight into every nook and cranny of the home. He thoroughly answers any questions and his experience shows through!

My real estate agent recommended Richard, and boy am I glad she did! I know so much about my house now, and have a very great document to work from as far as tackling the next projects.
The sellers had their own inspection done, in an attempt to get me to use theirs and not have my own done… silly. Their report was 4 pages. Richard’s was 96 pages.
In the report, every single thing you can possibly imagine was documented and photographed. I have had 2 homes in the past and never got anything like this. And, it’s overwhelming… but Richard organizes it so that you can go to the last page and find the list of things that REALLY need to be done asap for safety reasons or whatever the case may be, and then move on to some of the less pressing repairs later on.
I highly recommend Richard to any home buyer, especially if you are a first time home buyer and are purchasing a Fixer Upper. You will not regret having Richard do the inspection, and he is no more expensive than any one else out there… you get way MORE than what you pay for!

Richard was there before I arrived and had already inspected the roof. He left the ladder up so I could see what he’d found. We were supposed to start at 9am, I think he started around 8:15am, and we left about 1:30pm. I can safely say he left no stone unturned, spending 5 hours in my 1800sf home. The written report came the same evening, 110 pages long. Among them were a leaking shower, which he only found by crawling to the depths of the crawl space, and having me turn the water to various fixtures on and off. That leaky shower pan earned me a $ 3000 credit on my house.
There were also numerous little things which will need to be corrected — including the bedroom having no doorstop, and the door opening onto a mirrored closet door. This wouldn’t be on any checklist anywhere, and I would not have found it until we swung the door open too hard and broken the mirror. But a one dollar doorstop will prevent that!
Cannot say enough good things about this guy, he set the standard by which home inspectors will be measured. Five stars, no doubt about it.

After talking to inspectors for my new home, Richard was my clear choice. He was excellent! After setting a time to come by, he did the inspection in the morning and gave me a very thorough 92-​page color report the same night! He did a very good job communicating what needed fixing and what could wait.
He was originally unable to test the water heater and a/​c since the gas line wasn’t capped, but after I got it capped he came out with no complaints to confirm they were functioning properly.
I would absolutely recommend Richard to anyone looking for an inspector for their home.

This is a way overdue review for RIchard. I picked Richard because of his reviews on Unilocal and I was very, very pleased with his inspection. When inspecting a house, you get what you pay for. Maybe he is slightly more expensive than other services, but he was also very thorough. He took his time to look everywhere, test everything, and ended up finding some potential structural problems in the foundation that we were able to solve before purchasing the house. His inspection report came the next day and he was basically a home owner manual, as it highlighted where everything important was and what places to watch for potential future problems. As you buy a house, and are surrounded by agents, loan officers, escrow people, all preying on your buck, Richard was a breath of fresh air because he really made us feel like he cared about us and our purchase.

His home inspection and report are incredibly thorough! I am so happy and thankful for his services, advice, and explanations. He far exceeded my expectations, and I am thrilled with his work. Many thanks for a job well-​done. From start to finish, we hung out for about 5.5hours (but that was bc I asked a million questions!). He was thorough in his explanations and even offered to go above and beyond in offering advice. I couldn’t be happier!

I found Rich on Unilocal and decided to go with him based on the positive reviews he had. It looks like since then – 2 months back – he has had some more good experiences. Both my dad and myself ended up using him for our pre-​purchase inspections.
Aside from being ultra thorough, the thing that really sets him apart from other inspectors, and service people in general, is that he is willing to spend as much time as it takes to make things right and to make sure that you understand, as the information he is providing is for you to process and use in your decision making. He is a nice, pleasant guy to boot and that doesn’t hurt either.

I hired Richard two weeks ago to perform a home inspection on a new home from Lennar in the Murrieta/​Temecula area. He was incredibly friendly, flexible with timing, thorough, and helpful.
He must have inspected every square inch of the house, probably parts I’ll never even see. Since I could not be present, he called me soon after he finished to explain what he found. (nothing major, thankfully — and not for lack of trying). He explained all the minor stuff he found and what can be done about it, and he gave me tons of maintenance and operation tips on many of the features the house has.
Later that evening I was emailed the report that had color photos of just about every room of the house, with details on everything.
I was very satisfied with every aspect of his service: price, quality, timeliness. HIGHLY RECOMMEND.

If I could give Richard 6 stars I would — we couldn’t have asked for a better, more professional and thorough inspector. My fiancée and I are not only in the middle of buying a short sale, but are two months away from our wedding so the last thing we want is to throw money into a house (and all the inspections that come with buying a house) if it’s not worth our while. From the first time I spoke with Richard, I was confident that he would do a great job. Since our home is short sale, we can’t use the results of the inspection in order to negotiate with the seller, but instead need to know how much work will await us once we move in.
Some people feel that home inspections are a waste of time and that inspectors just open up a few cabinets and do a quick walk through and call it a day. Richard can prove all of those people wrong. He expected to spend 3 – 4 hours at the property, but ended up being there twice as long. Before he began the inspection he asked us if we had any concerns he wanted us to address. He listened carefully and later circled back with answers to all of our questions. Despite having some obstacles along the way (the gas company shut off the gas halfway through the inspection), we was very courteous and professional throughout the entire process.
The evening of the inspection he sent over a detailed report with pictures of everything he had found (it was over 90 pages) and told us that we could follow up with any questions. As he told us in the beginning, he generally doesn’t recommend that customers hire additional specialists to do further inspections, but a few cracks in our stucco and the hill the house is on raised some concern and he told us that we might want to get a specialists opinion. We were able to get two opinions later on in the week that told us there was nothing to be concerned about, but we appreciated Richard’s advice and are glad we enlisted the help of specialists. We feel very confident in Richard’s work and would highly, highly recommend him to anyone looking for a great home inspector.

Other than getting married, buying a house has to be the most expensive thing a guy can do. If I’m tying myself to 30 years of debt, I want all the peace of mind I can get. We have all seen the movie The Money Pit, that’s pretty much my nightmare.
Richard is a top notch inspector. According to his website he has many years of experience building houses, and I believe it. He told me up front the house will take 3 – 4 hours to inspect as he is very thorough. He took the time to point out some builder features along the way. The report was comprehensive and easy to read. Furthermore, as part of his service he will do follow up inspections to make sure items were repaired properly.
If you want to roll the dice with one of those 1 – 800 inspection guys, good luck. If you want a personable, honest, craftsman who knows his trade, call Richard Overton.
