The Courtyards At 65Th Street

This is the worst place to live in Emeryville. Why you ask? Here’s why:
— right next to the trains track. Constant nuisance of honking trains and the rail crossing randomly closes when you are on your way to work. Also there are loud honking trains at 2 – 3 am every night waking you up from sleep. It is the most frustrating part of living here
— rents are really high but service is not up to the mark. The corridors are always very cold and despite complaining management doesn’t do anything about it
— the building is so poorly planned that if your apartment is in the middle wing of the building, you have to literally walk 3 – 5 mins to get to the garage/​elevator/​trash disposal
— from garage to exiting the building, it takes you 3 – 5 mins by car. In short, it takes us 6 – 10 mins everyday from leaving our apartment to exiting the building. Super frustrating!
In short, this has been our worst decision ever to live here and I wanted to share our frustration with the wider Unilocal audience so you could make an informed decision.

My boyfriend and I moved in February 2015 and for what we pay, I think its worth it. We were paying basically the same thing but just a ROOM in san francisco. Here we have the privilege to keep our car safe in the garage, pool and 24 hour gym! Our apartment is spacious and comfortable. I feel safe with security walking around and honestly, Emeryville is getting way better than what it was a few years back. In fact, a couple of our friends have been looking in the same complex as well. We also like we’re still near the city and our neighbors have cute little doggies walking around! It’s also nice to BBQ our dinner by the pool and have friends come over to NICE weather and swim. Yeah there is a train that goes by, but quite honestly the insulation is thick and you can’t hear it when the windows are closed. You also get use to the sound that I don’t even notice it sometimes. The staff is also very helpful with any kind of issues we had in the past. For example, our microwave broke, but they replaced it right away and no fees. That’s pretty much what you’re paying for also, the maintenance. I recommend to a lot of my friends and perhaps we’ll be neighbors soon. :D

We moved in in January of this year (2015). We sold our house (of 25 years) wanting to live in a different area. Our house sold before we could find another house, so we needed to rent for a while. We rented a 2BD 2BTH
I must say, I love the area… the noise is minimal. We have a family or something that recently moved above us (we are on the 1^st floor) that seem to have HEAVY feet. There is a lot of loud bangs or bumps on our ceiling. It is not constant, but just enough to bug you. We are not complainers so we live with it.
The train, well yeah… it’s loud (and we are not on the train facing side). Our old house had a train near and you could hear it if you were listening for it. I’ve become accustom to the train noise, sometimes I don’t remember if I heard it or not. (There could be worse things)
Our neighbors are quiet (with the exception of the people above us), We rarely see them. People come and go and mind their own business. The way we like it!
The rooms are large. We have parking in the garage. Use of the gym 24hrs (I’ve used it once… I will use it more; starting Monday :)) In unit laundry… a must for me after having a house with a washer/​dryer.
The staff is great! Candice gets an A+!!! They are very helpful!
It’s a bit pricey, but you get what you pay for!
I love it!
(I would give a 5, but I never rate anyone at the highest… no room for improvement, everyone can always improve)

I recently moved in and this place has exceeded my overall expectations. My apartment mate and I were about to go to Artistry because of the lower price, when Courtyards called me on the same day. I am really glad to have chosen this place!
Pros:
Large rooms
Well managed and staffed
Convenient appliances & laundry in unit
Quiet in the rooms (the other residents seem to be considerate)
Unexpected pros:
If you commute by bus into SF, the stop here is the first one in Emeryville, so I usually am able to grab one of the last available seats.
Well maintained greenery makes the place feel much more homey and comfortable.
Trains aren’t nearly as bad as I expected, and haven’t bothered me at night yet (I am a light sleeper and we live on the train side, although facing away from it)
Cons:
Units can be pricy depending on location
If you are outside or in the parking garage and a train with an inconsiderate conductor passes by, your ears will hurt unless you cover them
The typical benefits and downsides of living in an apartment complex with 987 321 other people still apply of course.

I’m going on my first year of staying at these apartments and had my hesitations initially — I say that because most apartment complexes within the area are filled with horror stories. included Bay Street and Archstone (now Artistry). I have met fellow commuters who live there and they said choosing them was their biggest mistake.
My partner and I stumbled upon the Courtyards last year after a long day of apartment hunting in Oakland. We knew off the bat that we could not afford these apartments, but went in to check them out for fun. Well, we were VERY lucky. They had a BMR apartment (anywhere from $ 200-​$ 500 less in rent) but you do have to prove in depth that you do not exceed a certain income. I think for us two total we could not exceed around $ 90k. I recommend inquiring availability for this if you can as our amazing 1 bedroom is only $ 1875. I can promise you that this amount in rent is entirely worth it. We both work in SF and the AC Transit «J» line stops literally across the street and gets you into the Transbay terminal within 20 minutes flat. The free Emery-​Go-​Round shuttle also stops across the street taking you to BART. There are a lot of people that do use AC Transit (Huge line outside of Courtyards every morning). I know that AC Transit offers a large discount on bus passes for apartment buildings if they have at least 100 or so people using it. I have a feeling that number is met so I hope they will consider looking into that program to help save their tenants some money on transit. I emailed them about this awhile ago and they said they’d look into it… Let me know :).
Currently it is $ 150 a month for this bus pass that takes you into the city as well as locally unlimited for a month.
With the exception of PG&E and your internet provider all other utilities are split and are VERY inexpensive. whew! Renters insurance is required. Forked out $ 100 upfront for the year instead of monthly payments and forgot about it shortly after… totally fine with me. You can walk to Bay Street or the Public Market, Rotten City Pizza down the curb, couple of cool bars, Los Moles Mexican, and Jasmine Blossom Thai next store are our favorites. Starbucks is also right below us but there’s way better coffee also within walking distance.
That’s just detailed info I think people should know but I also want to give a huge shoutout to Caitlin East, the building’s business manager for this property. 100% professional, friendly, and empathetic to tenant needs. She’s not full of it. Honest, helpful, and exactly the kind of person you want in charge. Thanks for everything! Also thank you to my buddy Angel in there too — he was the one that helped us get settled after the mass amounts of paperwork going into qualifying for this place in the beginning.
Other notable things:
–Clean gym (I use it far less than I should! But it is never over-​crowded. Nothing super fancy, but I see people use it all the time and it is open 24 hours).
–Pool. Also very clean. A lot of people utilize the 3 grills down there. It can get packed sometimes but every time I’ve gone people have shared… which is awesome. Hot tub is hot and not gross. Occasionally I’ve heard it a little rowdy there on warm days but nothing inappropriate and the curfew is strictly enforced. The gates won’t open after that. There have been people there inside after closing but security is very good and will kindly ask you to leave within minutes.
–I live facing the pool and the noise has never been out of control even when it’s packed.
–Safe and secure parking garage entrance. We’ve been on multiple week trips and our car has never been touched. Garbage chute is also connected to the garage and there has never been heaps of garbage piling up outside like other apartments close by have negative reviews for. Hallways are very clean, and you lock your bike up by the stairs. We’ve had a bike locked up there for a year without using it and it too hasn’t been touched.
–They hold your packages in the office if you aren’t home and I’ve never had a problem retrieving them. They are organized and you can trust them to hold your stuff while your away.
All in all, I absolutely love living here. The apartments are very updated — and the 1 bedroom is very spacious considering my partner and I have a lot of stuff. I’ve never had any real issues with them and I love coming home from work each day. If I could afford to live here non-​BMR pricing I would do it in a heartbeat, and that should mean a lot to any potential tenants.
Lastly, the train. It can be loud but it’s not the train on the tracks that cause the noise, it’s the conductors tootin’ their horn. It doesn’t even register in my mind anymore and stopped doing so shortly after living here. I know some people have complained about it who live on the side of the tracks — but that’s just inevitable. You can see those tracks before you make the decision to accept a unit on that side.

I’ve lived at The Courtyards for 3 years and I LOVE IT-​period.
The staff here alone puts this place in a league of their own. I consider the group much like an extended family as we’ve gotten to periodically know each other over the years. I’m a Project Manager for Spacetone Acoustics (union contractor out of Pleasanton). I’ve observed Caitlin’s style of catering to tenants. She is one of the best managers I’ve ever come to know. She’s observant, empathetic, firm yet hospitable, and an excellent leader for the rest of the staff including the Asst. Manager Austin, Angel, Kandyce and Allison. Everybody that works here, from management to the staff maintaining the facilities, John and the security guards are all noticeably kind-​hearted, genuinely good natured people, which I consider to be priceless…
Along with an excellent staff, the complex is beautiful and feels as though you’re living at a resort. Living right next to the pool I’ve witnessed first hand the maintenance of the well laid out BBQ areas, patio, pool, jacuzzi, gym and courtyard area… it is impeccable and I’m an OCD clean freak lol. They are maintained every single day, and prepped for use by all the tenants.
Being in construction I can attest to the complex being well built, and the level of finishes is above standard. It is true, living on the side of the train is intense. I stayed there for 6 months before relocating, which the staff made the transition very smooth and never tried to hide what they do not cause. The main noise derives from the men blowing the horn, not necessarily the train itself. I’ve seen people upset with the staff over this fact, but they have nothing to do with it, it just is what it is. Nobody has to live on that side-​we all have free will so think wisely…
I’ve witnessed no crime in the time I’ve lived here. Los Moles, Prizefighter, Rotten City Pizza, Starbucks, and an excellent dry cleaner all being within walking distance is pure heaven, in addition to In-​Shape and Aquatic park trail right around the corner. It’s the perfect location in the bay area, and you get what you pay for-​which is luxury apts. All positive vibes here, and I have thoroughly enjoyed the experience, as well as the opportunity of real friendship with those I see on a regular basis maintaining the complex.

Well, let’s see. We have been in the same apt for 4 years… No car break ins, no horrible experiences. All of the people who work here are super friendly, will help you if there is an issue. We live in an apartment complex with other people, some with pets, some with children. Oh… I guess the train that goes by is a surprise. Who knew… A train! The pool is splendid… Sometimes we have to share it with other residents. The gym is way above average, and a yoga room.. Anyone who wants a great place to call home should look here. Also… Starbucks is on the corner… I really am in heaven

I’ve lived here for two years in an apartment right next to the pool. The property is always well maintained and the facilities are spotless. Access to the pool, spa, grills and gym is awesome. The location is also very convenient, especially anyone who travels throughout the bay area regularly. I was uncertain about safety when I moved in but have always felt safe in the area and enjoy walking and biking nearby. I’ve been very happy here and would certainly recommend it! The local restaurants are also good and it feels like the area is becoming more popular and filling up with new places.
Special shout out to the wonderful staff members. The management is really excellent and all of the staff are friendly and helpful.

I have mixed feelings about living here.
The good:
1. They really do care about you and try hard to help you out when you need help with something
2. The facilities are nice. Pool is great, hot tub is nice and the gym is average .
3. Pretty safe as far as I can tell. No issues with breaking into cars if you park close to the apartments. they also have. Security guard walk around at night.
The bad:
1. If you live near the side that faces the train, you will go crazy. It’s really loud and close. Avoid that side like the plague
2. I mentioned that the staff is genuinely helpful and cares about you, which is true. But they will be overly optimistic. If you want to move or find a new unit, they will make you feel like you can get it, but in reality you probably have about a ten percent chance.
3. Parking can suck. It’s 100 bucks a month for a spot in their garage, and if you decide not to get it it is undoubtably hard to park at times. Do not park far away from the apartment complex as cars do get broken into.
4. Emeryville is expensive, and so are these apartments. If you are making between 40 – 70,000 a year however, apply for a below market rate apartment and save a couple hundred bucks a month on rent, which is huge. Very hard to get though.
Overall it’s hard to find a nice complex in nice areas in the Bay Area without shelling out more than 2,500 a month. So this place is worth it, if you can qualify for a bmr and are not close to the train.

I lived at courtyards for two years (once on the pet-​friendly side and once on the non-​pet side).
Pros:
The benefits are that the fixtures are really nice. They’re very updated and modern. The apartments are beautiful, clean, and spacious. There are washers /​dryers inside the apartments (such a luxury), and you can purchase garage space if you have a car. The neighbors are also generally pretty courteous and quiet on week nights (at least in my experience). The staff is pretty friendly and accessible (albeit forgetful/​unorganized from time to time). Be sure to keep your own records on file (rent agreement, pet agreement, etc.) just in case. The pool/​BBQ is great to use on weekends and week nights, but can get pretty packed on a sunny Saturday. There is a gym but it’s really basic: a few machines, weights, and some open floor space. The general stretching area is pretty tiny, but the complex does offer free fitness classes every once in a while. The complex is also very safe and gate-​protected, which is really comforting.
Cons:
Sound. Holy… noise… When I first learned this complex was right next to the train tracks, I thought ‘eh, it won’t be that bad.’ Boy was I wrong. Granted, I’m a pretty light sleeper, but keep in mind that you WILL hear a train chugging past your apartment multiple times a night. Not fun. Even when it wasn’t the train, I would face sleeping issues in other ways. When I lived on the pet-​friendly side (the side with more trees), there was a terrible crow problem. They would start cawing as early as 5:30 or 6am and wouldn’t stop for hours. The staff tried solving the problem with «scarecrows» to no avail. When my lease ended, I was honestly relieved to be out of there and away from the sound. To each his own, but the noise factor was a huge gripe of mine.

Let’s state the facts here.
We been here since April of 2014. First off we loved it. We have a family, so they placed us with the small children area.
About three or four months ago, we haveen been targeted, harassed, and targeted out for being of color.
Number of times at the pool and through letters. However, other people that frequent the pool area and make a lot more noise, goes on for hours, where no one comes out.
The females in the leasing office are lovely. Angel (guy) has number of times has done illegal claims again us. He even failed to follow standard terms and falsely accused us for a complaint. While it was someone else.

If you are a person of color, and
Have a small family.
This place is not for you. Number of complaints from other people, confirm this issue.

The Courtyards at 65^th is the best apartment building in the area. I’ve lived here for a while now and my biggest complaint was that they only offered Comcast. The leasing office was very willing to work with residents and now we have Webpass as well, so I honestly have no complaints.

I decided to sell my house, and downsize, at least for a year. Trying to stay in the vicinity as my mom is aging & I want to be near enough if she needed me, and I didn’t want to disrupt my daughters life — school & work — too much.
Looked at a couple of spots in Emeryville. The Courtyards at 65^th Street, had immediate availability, & I liked the pool area better than one of the other complexes.
The monthly rent was STEEPER than I felt I could handle, but discovered that I income qualified for a «Below Market Rate.» I was going to get a 2-​bed/​2-​bth apt on the 1^st level. Move-​in March 15.
I put down the $ 300.00 «holding» fee, that was good for 48-​hours. I was «pre-​approved.» I decided I wasn’t comfortable with the patio facing 65^th St. Anybody walking down the street could just open your gate and go into your apartment. Also, it was on the shady side, & I need light! Management «claimed» another family had come in right after me, the same day, & they wanted that unit, but I got it 1^st. Their unit was on the 2^nd floor, facing the Amtrak tracks. Apartments on the «train» side were cheaper. I asked would the rent be cheaper, they said no because it was already a BMR unit. I said I wasn’t too keen on the train, but I’d rather be on a higher floor. Thing with that one though, was the move in date was February 15.
They called me & told me I could have a place on the 3^rd floor for April 15. I said cool, that’d give me enough time to take care of all I needed to get out of my house. I went by there to check the light, & it was shady. It was facing the same way as the 1^st floor one. I was told if I took one of the shady apartments & didn’t like it, I could switch, but had to wait 3 months. The Lease TERM would remain the same, 12-​months, so 3-​months in, if I switched, I’d be obligated in the new unit for another 9-​months, BUT if the rent went up, I’d have to pay a higher amount for the 9-​months! So, part of the lease would be broken. Made no sense to me.
The deposit is advertised as $ 600., then on the preapproval form, which you get AFTER you apply, they have a clause that says Security Deposit is subject to change, before you get the Approval, they change the deposit amount, AND it’s then past your 48 hour time to decide whether or not you want the apartment, because they have 72 hours to approve you. So, at that point, you’re jacked. Either pay the increased deposit or lose your holding fee. They didn’t call me to let me know I was approved. They emailed me a 6-​page contract to «e» sign. The deposit was $ 100. short of being 3 x what I was quoted, and what was advertised — $ 1,700.00!
They look at you and lie. The day AFTER, I applied, I was told that there is an add’l $ 70./mth for water, trash & sewage. The guy asked didn’t the other guy tell me that yesterday? NO! I was told the upper apartments I was offered had balconies which was important for me to have, neither did. I asked could I see the one I was supposed to get on the 2^nd floor, they said no, there were people living in it, YET they said, they need 2-​weeks to prepare for a new tenant. I was supposed to move in in 12-​days. When I went to see how the sunlight would hit I could see workers in there painting — the apt was empty. No one was living there.
Everytime I went by there, I would hear a different story. I told the guy in the office I felt that I was being blindsided because with every conversation, there was another fee or something. After the increased security deposit amount, I decided I did not want to be obligated to a lease so I told them I wasn’t signing the lease. They tried to dazzle me with some more bs, but I held firm in my decision. The guy says, well, it’s past the 48-​hours, giving me the impression they wouldn’t refund my $ 300.00 «holding fee», but I had already placed a «Stop Payment» on the check through my bank.
They claimed that BMR units were snapped up as soon as they became available, yet they had at least 2 on the day that I visited, & that was just on the dog side (I have a dog). If that was the case, why did they advertise the unit on craigslist, the next day?
Courtyards @ 65^th Street, was trying to run game on me. I don’t recommend this complex.

I’ve lived at Courtyards for about seven months now. All I can say is that I love the leasing staff. Although, at times, the apartments left a poor taste in my mouth, the leasing team made it all the better. Octavio, for a lack of a better description, is a god-​send. He is incredibly helpful and was very accommodating.
A few issues, namely with the usual wear and tear in an apartment, have arisen. Things are starting to dislodge themselves from their fixtures and although frustrating, have been quickly remedied by maintenance. Overall, I highly recommend Courtyards.

We loved this place when we moved in — in Winter.
Come summer, there are so many people by the pool, kids screaming, people having huge parties (there are only meant to be 2 guests at a time) completely with smoking and drinking — IN THE POOL — and this happens from morning to night. One weekend I witnessed 27 children in the pool all screaming their heads off with no interference from their parents. This lasted for HOURS.
Management does NOTHING about this despite multiple complaints.
Don’t live by the pool side unless you’d like to hear your absolutely trashy, disrespectful neighbors yelling and screaming from 8am — 10pm on your weekends.

My fiancé and I moved in about a year ago and love almost everything about this place. First of all, everyone in the leasing office is so helpful and nice, we have never had a single problem with any of them or the way they do business. We’ve never had an issue with getting some maintenance done, getting our mail, paying our bills or anything. They are all great!
The Courtyards are also very pleasant looking. They do continuous maintenance on the landscaping and facilities to keep everything looking very nice. We love looking out our windows to see trees and birds rather then another building… it’s really relaxing.
We also do live on the dog side, and so far haven’t had any problems with noise, although there is a small problem with some owners not cleaning up after their pets sometimes… in the hallways. This has only happened a couple times and was really not that bad. But it does happen.
The gym is small but it’s great to have if you need to get some cardio or a little weight lifting in. The Courtyards also do free workout classes about 3 times a week, usually switching up the types of workouts they offer. The pool and jacuzzi are also nice when it’s warm enough out, although the children can sometimes ruin the jacuzzi area by playing and splashing around too much. It’s still nice to just lay out on the grass or chairs and tan or have a little bbq.
The apartments themselves are really nice and affordable (Not cheap, but a decent price). All units are carpeted, each room has a washer/​dryer, there’s good closet space, and the layouts are very open and spacious. Besides the bathrooms, each room has big double/​paned windows (that can open) and nice blinds. We live the west side of the complex (which is closest to the train tracks) but we are on the inside, courtyard area. Although trains do go by at all hours and honk there horns due to a crossing right outside, we have not been bothered by them at all. We actually like hearing the trains go by. It may not be for everyone, but even people who have stayed overnight in our apartment have said it’s not bad!
Now, there is one problem that we have with our place. We are on the 3^rd floor and the people living above us are loud walkers… or stompers, whatever you call them. The top floor is carpeted but they also have lofts and stairs. We hear our neighbor run up and down the stairs over and over, sometimes jumping a bit, sometimes he runs to the kitchen then back to the window… every morning he seems to falls out of bed right above us, sometimes he’s moving stuff around at 5am… who knows. Oh, and we can hear bass from tv/​music/​games. (we were able to get management to help us out when his was getting too loud though!) But all you need to know, is between floors there is unfortunately not a whole lot of insulation. So try and get a top floor apartment if you can!
The parking lot is great, there’s a basketball court right outside it. There are a couple restaurants right across the street that are really good and Starbucks of course! The Emery-​Go-​Round is really great during the week (weekends a bit less reliable), and Emeryville in general is a great little city! We love that we moved out here from SF! it’s much more our style and easier to get around to some new places, like Berkeley and Oakland, and close enough to San Francisco to commute to work, no problem!

I do not live here… This review is in response to excellent treatment and consideration on the part of Octavio Sanchez, the manager. Octavio called me back after we made an appointment to let me know of a change in when the apartment I was interested would be ready. He received my inquiry very well and promptly made an arrangement for me to see a vacant apartment. He showed us around for 45 minutes to an hour without any sense of rush or impatience and answered all our questions honestly. The apartments were very spacious and all the appliances, flooring and paint were new.
My Finace and I made a decision to go with another apartment in an area closer to work, but Courtyars at 65^th was our next choice. I called Octavio to let him know of our decision and he wasn’t angry at all. He was very polite and said he hoped he’d see us around. Very very pleasant individual to interact with. I’m sure he’s a great manager.
On the other hand, one of our long time friends currently resides here. They are not big in writing reviews but they have nothing but good things to say about the office staff and the property. They have expressed that this is one of the most friendly apartments they have ever lived at. The staff is first class and shows total respect to the tenants. The property is clean, and the units are a nice size. There is a nice pool that people seem to enjoy. This complex deserves a lot of credit, though the market has been soft, they have upheld their standards.

I lived at the Courtyards for almost 7 years. I shared a 2 bedroom 2 bath unit with a friend and loved the layout. It’s spacious, has a master bedroom and second bedroom divided by a large living room, and an open kitchen which faces the living room. The complex also has a swimming pool and a small gym.
The location is great. I knew I was meant to live there when I saw the starbucks at the corner. There’s also a mexican restaurant and café across the street and it’s only a few minutes away from trader joes, bay street, and the mac arthur bart station.
The rent is expensive, but comparable to other complexes in Emeryville. A downside is the management was a little hard to deal with at times. A few of the staff members had an attitude and were a little slow to respond. Depending on which unit you get, the train tracks can be a little loud and take some time to get used to.

I lived here for over a year. Moved out in July 2012.
5 stars on the beauty of the place. Awesome gym with classes, awesome pool, free BBQ grill available for tentants to use, very beautiful place to live in.
However, management brings this place to nothing but the W hotel in hell. Never failed to mess up on my bills, delay in response to my maintenance requests, give me different answers every single time, AND lied in my face.
Of course, you all probably thinking I must me a very bad tentant. Nope! Never late or skip a bill. in fact almost got all my security deposit back since I kept my apartment in such good shape. Except they took MANDATORY costs out of my deposit, which was bullshit. But I was going to have a nervous breakdown dealing with them so I forgo a couple of hundreds. Not worth my time.
I want to say the person who gave a 5 stars to this place was he/​she smoking crack, but I don’t want to conclude that because I know where he/​she is coming from. They were all sweet and responsive to me in the beginning. Good luck on your living situation. I truly hope they have changed for the better. Just protect yourself and have everything documented and read all signed forms.
HONESTLY! this is not a restaurant, it’s not a place where you can write a review after moving in an apartment after a few weeks. You would be in cloud 9 until you run into issues. You should live here for at least 6 months to be able to provide a realistic feedback. People depends on these review to make a big decision.
My advice to the management, you guys need to clean house! Stop hiring Barbies and Kent and hire competent individuals.
This place is pricy but it would have been worth it, if it wasn’t for the management. For a young professional like me. I don’t have the time to take off to deal with you guys.

I should have trusted the previous reviews more. Here’s our story:
This past weekend my wife and I went and looked at a 1 bed/​loft. We gave the sales person Megan Costa our date range ⁰⁹⁄₂₀₁₂ — ¹⁰⁄₂₀₁₂ and she informed us that she would have one available during that time. After looking at several other places in the area we finally decided this place is where we wanted to move based on space/​price etc.
Fast forward to 5 days later. Applications are paid for — 43.00 each x 2 = ~ 86.00. Three follow up emails have been sent to Megan — ZERO response, ZERO phone calls.
