I just moved here in December and was a little hesitant after reading the reviews online. I had spoken to the property manager about the construction of the building being that it is a brand new complex; Rachel explained that with construction process still on going that there was a few hiccups and growing pains that would go away once the property was completely finished. I moved in to the building that was being finished and although they did have a few things to complete on my balcony it was fast and did not bother me at all. The only things i noticed were typical new property issues undergoing their final phases which my family and I had been through at another property downtown. I love the layout; and the quartz counter top on the island is my favorite feature of my apartment. Being that we were the first residents live in our apartment we did have a few items that had issues. For example the oven door did not open correctly but the maintenance staff is so quick to make sure we are not inconvenienced that shortly after I had hung up the phone he was at my door! The parking spots in the garage are rather spacious when compared to other parking garages I have had to deal with. We also opted to have extra storage which is just right around the corner from our apartment. The most amazing amenity here is the gym! They have a 90 inch interactive flat screen in the! I lived in downtown previously and the view from this building knocks any other view out of the park. I really enjoy the office staff who never fails to remember my children’s names when we go down for coffee and hot chocolate in the morning. We are Denver natives and love being able to walk to the stadium for football games. I just cannot say enough great things about this place. If you do not know anything about the Lohi (highlands) area, I will just let you know that it is a historic city that is filled with tons of local businesses and has a small town community feel.

While my friend was going through a nasty «life blow» and had to find a Denver apartment long distance/​sight unseen in a 2 week time frame, the staff at 2785 Speer helped us every step of the way!

At first we were put off by the nasty online reviews but we had to «read between the lines» and realize it was in regard to construction that has now come to a conclusion. This is a gorgeous brand new property in super desirable Highlands.
The staff went the extra mile Skype-​ing, long phone calls and taking photos since my friend couldn’t travel out prior to moving.
My friend’s apartment is perfect! I sure like visiting her!

This apartment is amazing. The staff is exceptional, they make you feel very welcome. The apartment itself is exceptional, a great location in LoHi, you can get to dining, shopping, nightlife, events and even a Lodo in a short walk. The features are great, beautiful dark cabinetry, stainless steel appliances, hardwood flooring and views. It has a great pool, a beautiful game room, grilling areas and more. I don’t know what you want in an apartment, but I bet you get more here.

Every time I’ve been in touch with the management team, they have been awesome and very accommodating to my needs. They amenities are some of the best I’ve seen! The construction is to be expected as it is a brand new building and delays can happen. I love the location, so close to everything, I hardly ever have to drive my car! Highly recommended :)

I’ve held off until now to write this review in hopes it would get better after 4+ months here. They haven’t. The problems started the day I moved in. There was construction going on around the hallway which I was aware when I moved in, but lack of security was not explained. My apartment has a sign that it was occupied and not to enter, but as movers were bringing my stuff in, a construction worker walked right into my apartment for no reason. Two days later, laying on the couch, not realizing my door was unlocked, another worker entered my apartment. I notified the leasing office and the response was that they will tell the construction crew. Sure enough, four days later, my door was locked this time, but again someone tried to gain entrance to my apartment. I’m the only apartment occupied in my hallway. The next day it happpened again. In fact, I’ve kept a log from August to October of all these instances but gave up since nothing was going to change.
Also since day one, they have had problems with the security/​fire alarms. The alarms would go off intermittently all day, again, I kept a log of the instances until October which included several times a week. These alarms ranged from 5 second interval one in the hallway which you could hear in the apartment, another one that was louder but still could hear from the hallway in my apt and was a nuisance, to full blown that would go off in my apartment which obviously were extremely loud. I work from home so this was inconvenient.
Today, the morning started with the alarm in the hallway going off from 8-​Noon, and then this afternoon that full blown alarm went off today, which led me to write this review. In addition, another person tried to enter my apartment which was locked. I have brought these issues to management several times.
The décor of the apartment is nice looking, but operationally it takes forever to get hot water and the plumbing is very sensitive.
In addition to this I also experienced the issues prior reviews noted, they are factual and not an exaggeration.

The place looks goregous, I won’t dispute that. But the management doesn’t know what they’re doing (have they ever even worked at an apartment before?). Construction immediately surrounding our apartment and ALL of the ammenities in our building wasn’t completed when we were told it would be; it wasn’t finished until 3 months after we moved in. When we tried to ask for some sort of compensation, they claimed the rent we were paying was purely for the interior of our apartment (hardly true, why even offer ammenities if they are «free»?).
Security has been almost non existent. The garage doors were wide open for the first month we lived there, with absolutely no way to prevent people from walking in to our building from off the street. Apartment doors have a single deadbolt, and that was the only «security» we had. A Motel 6 would feel more secure. People have had bikes stolen, random people showing up at their doors, car breakins, and just yesterday someone’s car was stolen off the street right outside the neighborhood. The only response weget from management is that «it’s not their responsibility, they can’t control security during construction, and it’s just part of living downtown».
We’ve been repeatedly told, when asking about issues, that it’s not their responsibility. I hate the process of moving, but after 3.5 months, I think it’s worth it to pack up and find somewhere else to live.

I wish i could give this NO STARS. This PLACE IS A SCAM!!!
You have to pay 4 MONTHS just to leave. I really think that is how they make all their money! And they will tell you that is normal. its not… my new lease is 2 weeks notice and a fee unit they rent the place.
The Head Leasing agent (we won’t mention names) is down right MEAN. She will be the nicest sweetest person to your face while she is selling you the unit… just wait til something goes wrong. which it will. They are in their 3^rd round of maintenance men. that should tell you something.
Let me tell you the positive. My view is amazing. I dont hear much noise at all in my unit, because I’m on the 4^th floor (i hear that is different on other floors). The coffee bar is great in the morning (when they actually fill it.) The Grilling area is very beautiful, along with the fire pits, again the view is amazing. But there are MANY OTHERS OUT THERE THAT HAVE THE SAME THING!!!
Now i will write what i wish someone had told me before i moved in…
The Leasing Staff will straight out lie to your face. I choose 2785 because the façade of it seemed so appealing. I like the others was promised the pool to be finished by July 7^th… which even being a month after I moved in I thought i could deal with. (but silly me NEVER GOT IN WRITING, something i definitely learned my lesson over… ALWAYS GET IT IN WRITING) After I moved in, there was no mention of the pool again. Until I started reading the community Blog and saw someone post a question to the management company about the pool. only to get a reply stating that «The pool is clearly not ready at this time, and things are looking dim for a turn around of late August.» then just a week ago got another notification stating «I was notified by our general contractor yesterday that, due to a leak in the lap pool, the pools should be open for use end of October.»
Other things that have happened in the first 4 months living here. Garage Door gets stuck open or closed on a consistent basis. The one right behind that classy motel 8. The electric has shut down in entire building. causing elevators to go down or get stuck on many many occasions. One of the Pizza Delivery ladies actually got stuck in the elevator and refuses to come up stairs anymore.
I was woken up at 4am to my entire kitchen sink falling through the counter. As well as my garbage disposal breaking many times. My closet rod has also fallen twice, and I was told that I have too many clothes. Yet, Ive been asking for a storage unit for 3 months, and yet to get one, but have been tried to be charged for it for the last 2 months.
The Gym as beautiful as they made it… when the sun is coming up in the morning. you literally need a fan and sunglasses to work out.
Do not be FOOLED… I wish so badly someone had told me all this. It would of saved me SO MUCH STRESS!!!
I have now had to pay almost $ 8000 JUST TO LEAVE!!!
Then as if it couldn’t get any worse…
The day before I leave the MOVE OUT ELEVATOR which i booked the week before goes down… i have to call leasing 5 times that day to check the status… Which IM ASSURED will be back up and working by the next day. NO ONE EVER GAVE ME A UPDATE. even knowing Im moving out at 830am the next day. I am now told to use the other elevator WHICH I WILL BE CHARGED EXTRA for by my movers. and then told that they will not cover that fee.
RUN PEOPLE RUN AS FAST AS YOU CAN FROM THIS PLACE!!! DONT STEP FOOT IN THE DOOR THEY WILL LIE AND KEEP YOU AND THEN YOU WILL REGRET IT!

I’m not the kind of person that writes many Unilocal reviews, but this place is terrible and I cannot hold back.
Management is incapable of handling such a large building… I know it is owned by a large company (NWP) but it feels like a random person decided to build an apartment building and has no clue what they are doing.
Terrible security– many bikes have been reported stolen out of the garage. The garage doors are constantly under repair and thus always left open. When this happens, they tell us to get better locks for our bikes… We don’t play $ 1700+ a month for management to tell us to get better locks.
We were promised a pool that never came this summer.
We were promised a storage unit that was 2 months late (we were also charged for it a month before we were even able to move our stuff into it).
Management has no clue how to handle their finances, they are constantly confused by our account… calling us and asking silly questions that they should know if they just communicated with one another, or wrote notes on our accounts. They took out my rent payment 2 days early which caused the check to bounce. Then charged me $ 105 in fees.
Yes, the apartments are beautiful but they are cheaply made. We moved here in June and have already had many repairs so far including our air-​conditioning not working and the rods in our closet breaking and falling down (this happened 3 times until they decided to change the way they were fixing it. go figure).
The building is also very noisy. There is a constant, loud hum. Our neighbors even moved out and others have requested to move apartments in hopes of quieter living.
Management has also had balcony audits (ha), letting everyone know what they could and couldn’t have on their balcony. I had a vintage sewing machine on ours for decoration and had to remove it because «it is not outdoor furniture». If we didn’t remove it, we would have been charged $ 100. However, the construction crew (yes, they are still doing construction) is constantly leaving trash and tools around the property)
There is a community blog that management started in hopes of people meeting each other, etc. It has turned into bitch fest (rightfully so). Its gone so far that management has started to delete and sensor negative posts from residents.
Sometimes it feels like management does not realize that this is our home, and we actually stay here at night after they go home for the day.
The building has fallen short on so many levels.
