Forum at Denton Station Student Apartments

Do not move in here. You will be charged for EVERYTHING. We were charged upon move out after living at the Forum for 2 years for very minor things. We were charged over $ 100 for them to come in with touch up paint that takes no more than 5 minutes. There is never visitor parking and this has start to become the scum area of Denton.

Pros: Great apartment– clean, big, love the washer/​drier in our apartment, great neighbors (not too noisy like I was worried about), and convenient bus to UNT!
Cons: Convenient bus stop becomes unsafe and hard to see once the sun sets. There aren’t any lamp posts along the street where the stop is! It is one of the party complexes as well. We specifically chose our building to be away from most of the others to avoid noise problems. So far so good!

I like living here! It’s not the prettiest on the outside, but the inside is nice. The maintenance is fantastic. There’s always a parking spot. The pool/​volleyball court area is nice. The only thing that sucks is the cleanliness of the complex. People let their dogs poop everywhere without picking it up, and the trash outside people’s doors can get pretty gross when they don’t bag it like they’re supposed to. All in all, a good bang for your buck.

Never heard of these people until I started receiving spam in my UNT email account. I never subscribed to them, never requested them, have never even been to their location. Part of the blame is UNT freely giving out/​selling their database but 98% of the blame is on the Forum.
Stay away.

This place SUCKS! I didn’t know any better when I moved here from out of state and needed a place, fast. They had a great move in special so I signed on the dotted line. WORST MISTAKE EVER. Where do I begin… Everything smells like mold so the air always has to be at 65. I spend $ 100/​week on electricity for this and also the fact that the gigantic windows on both floors bake the inside of the unit. It was already pretty dingy on move in but I figured I could make it look nice. I tried, however every time I drained the tub upstairs, the water would all drain downstairs and flood the kitchen. Maintenance literally had to come out 5 times to fix this. Everything is old. Garbage disposal has holes in it that squirts gross water under the sink. That was fixed with what looks like Play-​Doh. I’ve been through 4 ice makers. I finally gave up and just freeze water bottles. The walls are dirty, and most important of all: the neighbors (most) are HORRENDOUS. Screaming children playing in the parking lot unsupervised at all hours, car alarms constantly going off, parking is horrible at night if you don’t buy a spot, not to mention dangerous after 2 am. I literally got out of my car one night and got punched in the face then kicked in the ribs and was just left there, at the foot of my stairs. I work late. Now I carry a weapon just to walk the 10 feet to my door and also to walk my dog. Apparently many neighbors saw the incident (I’m a very small female) and said a drunken neighbor approached me asking for money Ora cigarette (I don’t remember bc of the concussion) and I refused and tried to simply walk away. Yet not one of these witnesses stopped to help. If you want a nice, cozy, quiet place to live, stay away from this entire area! Oh, and if you are a day late or a dollar short on rent, they charge you $ 75. Then $ 15 a day after, and you can call and explain (I had to miss a lot of work bc my damn apartment kept flooding) but it does no good bc you get threatened with eviction after about 3 days of being late. I love my neighbor next door, but he hates this dump just as much as I do. It’s for low-​class, low-​income families of 8 or more with at least 3 annoying tiny barking dogs. And that’s just for the one bedrooms. I’m pretty sure that a fair housing law has been broken in at least 50% of the units here within the last 3 months. Crazy people knock on my door at strange hours asking for or selling drugs, there is a no solicitation policy clearly posted but I get stupid flyers on my door and car every day. It’s loud, ghetto as hell, and you’re screwed if you don’t speak Spanish. Also, the online rent pay thing doesn’t actually work. And you can’t use a debit card inside the office either. So paying rent in itself is a pain. The gym… Is trash. Everything, literally, is broken. The bars in the adjacent parking lot are loud and attract loud annoying drunks. I’ve had everything on my patio over the last year stolen. Unless for some horrible reason and you have no choice in the matter, DON’T live here. I’m moving in three days to a luxury apartment with amenities galore for $ 9 more a month. And that includes cable. And parking. Just saying; keep looking! This is the is place I looked at when I found out I was moving here and wish so badly now that I had gone at least a few more feet down the road. The office has a huge turnover but the girls in there at the moment are pretty nice. That’s the only good thing I can say. I just wish someone had warned me!
