This apartment change a management and it is SO BAD! Increase the utility fee and because I don’t have a parking permit it said want to toll my car in 72 cars when I want to buy a new one and the person says she is new and do not know how much and cannot sell it to me! Why do you want to waste my time? Do not trust them’ so bad

NEW MANAGEMENT is terrible. This is going to be our third year at this complex and it is starting to be a very stressful time.
–Can no longer pay online without a fee
–Parking is an insane $ 15/​month (we have to park off the complex and walk home)
–Wait weeks to fix a toilet
–They don’t allow just 5 cents over payment of rent
–Not open on weekends
–Utilities have increased dramatically
–Rent has increased each year
–Can’t reach them on the weekends at all since they are closed both Saturday and Sunday
This review is only for the management and not of the apartment. Apartments are fine (going to be changed to very boring and dated grey color though).
Sorry, would not recommend a head ache to anyone.

It was all fine until they switched to new management some time between June and July.
We were fully aware of our expectations as tenants to pay rent on time and clean before moving out. However, my housemates and I found it really unprofessional that they did not try solve the issues we were having in a timely manner, not did they have the right resources to do so. They kept trying to delay and stall week after week… and to date (⁹⁄₂₅), a whole month after our lease ended, we’re still having issues trying to get hold of management to sort things out. If they can’t even hop on the phone to resolve problems with their old tenants, I can’t even imagine how they deal with existing tenants.
Great living space to a certain extent, price isn’t the best but doable, but poor management.

it was nice, but no longer ! most of lease office work on Sat. but not this one ! there are 2 SPA pool, but only one works, other one is sucks. My doors was broken for some reason, and I asked them to fix that, after 1 month those door still not fix yet. I would never recommend my friend this apt !!!

They would have gotten more stars had I got my deposit back.
My friends call me a clean nazi and guess what, I GOT LITERALLY NONE OF MY DEPOSIT BACK, IN FACT, I GOT CHARGED. WHAT? SERIOUSLY.
Upon move-​in, it was a really clean place, it even smelled like fresh paint and the carpet was new and fluffy. In my year of living there, I have not used the laundry machines once. I wanted an in unit place and that was one of the main reasons I left Sharps.
Maintenance was really friendly and quick about repairing things, our toilet got clogged a few times and they even left us with a plunger.
The ridiculous things they charge you for after you move out: dust. YEAH DUST. JUST BECAUSE WE MISSED THE CORNER OR THE VACUUM COULDN’T REACH IT. we all vacuumed and cleaned this place when we moved out, and they still charged us… what how… on top of the ‘medium clean’ they had to retouch the paint on the walls. what was there to retouch? After the medium clean and paint retouch, we had to pay for carpets. uh we vacuumed before we left and scrubbed out any spots.
For a 2×1, i think 572 $ is a LOT. We lost our deposit of 500 $ as well as getting charged 72. Seriously? I’m glad I’m out of sharps. GOOD BYE. I can go sneak into rambles pool or something cause that’s the only thing ya’ll had going for you.

There are some really good things to this place and then some really, really bad things!
Pros:
Management: They are friendly and easy to deal with
Maintenance: Amazing! I call them about my apt problems and they usually get fixed within 48 hours!
Parking: Plenty and free for guests (unlike allegre!!) You also get one parking spot under the roof for every apartment.
Cons:
No laundry machine! This is the worst con on the list and the reason why I’m moving. I hate walking across the apartment complex in the hot sun with a heavy load of laundry. Also, you have to buy a laundry card and reload often. There’s not many laundry machines too.
–Leaf blower and garbage machine noise. I used to live in the corner apartment and these extremely loud noises would occur almost everyday at 9am. Seriously, I’m trying to sleep in and I get woken up to these annoying noises. My friend who lives in the inner part of the complex doesn’t hear these noises so lucky for her.
Overall, I had an decent-​ish stay here but I’m moving somewhere else.

While I like the apartment and how spacious it is, I do not like how incredibly paper thin the walls are. For example, one night I could literally hear one of my neighbors screaming because of some bug or spider inside their apartment.

I give it a 2 star just because the facility itself is nice. But then comes the management. The management is fair until you come across Denise. She is a fairly big lady and seems to take her stress out on residents. She apparently knocked on our apartment door, only for me to see her already inside without my notice (I was in the bathroom) We never received a notification, and I felt as if she was trespassing. This was my first encounter with her. I let it slide but now she’s giving us a hard time for rent. The office was closed the 4^th 5^th and the 6^th. With that said my friend tried turning in rent on the 4^th. You would think that the office would make up for being closed for 3 days but no. Apparently they gave no pity and charged him a 50 $ late fee. Also if you decide to move here be sure to take pictures of everything and write every detail of damage that’s already there. Denise seemed to be checking every crack and crevice to strip us from our deposit. If she wasn’t part of the management I’d say this place is a go! It’s sad the things management can do to make the place decrease in value. As a college student, housing is the last thing that should be adding to your stress. Reconsider this place if Denise is still part of management.

This review is just for the moving out process.
When you move out, you’re supposed to leave the apartment in the exact condition you first moved in. If you can achieve this, you get your deposit back. This is a simple idea, but getting your deposit back is NOT at all that simple. I lived at Sharps and Flats for 2 years, and I had a very good time there, but I am still struggling to get some deposit back.
I waited over a month after I moved out before I would call to ask about the deposit. To my surprise, I was told that I owed THEM money. Excuse me? What? I don’t understand how this is possible? I hired cleaners to make sure the apartment was SPOTLESS before I surrendered back the keys! They emailed me a statement: carpet cleaner/​repair, charges for cleaning needed, damage charges– counter top, painting drip pans, and interior painting. Somehow these charges all HAPPEN to equal the same amount of the deposit my roommates and I put down when we first moved in. SUSPICIOUS.
I emailed and called them several times to discuss that all of these charges were completely unnecessary. They did NOT need to hire cleaners, I already had! They asked me to send in the receipt from the cleaners I hired, and I did, but still NO reply to this.
The counter top was already damaged when we moved in! We had to call THEIR management to come in and fix it the first week of our arrival. The counter top was so uneven, we couldn’t even open some of their cabinets and the dishwasher. THEIR maintenance guy came by and literally sawed the ends off so we can open the cabinets and the dishwasher.
Also I had put down a pet deposit for my cat to live with me that was over $ 100 that didn’t even make it in their statement that they emailed me. So even if the apartment was left dirty and damaged, I should have at least gotten some of the pet deposit back. I emailed them about this, and no reply about this either. Don’t even put a pet deposit down, you wont even get it back.
I’m still trying to email them. I have taken pictures right before I surrendered the keys back, but so far they have no interest in looking at them. And the last time I emailed the manager she said that it was her «last day» and would forward my email to the new manager. Hello, over 3 months later and still NO emails.
Apparently, other friends who moved out of Sharps and Flats and other apartments around Davis are experiencing very similar situations. Do all the Davis apartments have a shady pact about deposits? Most of my buddies just gave up trying to get their deposit back, because they make it THAT difficult for you.
All I can say is, for people who are planning to move out, be prepared to deal with this BS. Take pictures of EVERYTHING before you move in and when you are moving out if you want to defend yourself or even have a chance of getting any of your deposit back.

I lived in a two bedroom two bathroom apartment for one year which was on the first floor. I can honestly say if I didn’t have to live there I would have never considered this place.
Pros:
— Near Kaiser, Safeway, Rite Aid, Dos etc.
— The W and M serve this area and come by about 4 times an hour.
— Not directly next to a bus stop so you don’t hear buses all the time.
— Relatively enough parking, sometimes there would be an insane amount of people parking but not impossible to find some if you need it.
— Near a bike trail so you can bike to school in about 10 minutes.
Cons:
— Parties all the time. Seriously there would be a party in the middle of finals week. WTF?
— Management is bipolar. Sometimes they are nice then they are mean.
— Pretty pricey considering I shared a room and still paid a significant amount
— Mosquitos will find a way into your apartment, no matter how hard you try.
— It will take awhile to fix things in your apartment that are not urgent. For example, one of the screens for our windows was broken and never got fixed since day one.
— Thin walls (but I think that is always a problem)
— Amenities like Laundry room, pool, and gym is not 24 hours but some days the laundry room will stay open. Very inconsistent.
— You will never get any sunlight if you live on the first floor since the buildings are tall and close to each other.
I would not live here again.

Be aware of living in apt. 129. Any music played louder than a mosquito fart gets you a noise complaint from upstairs.
Also got my car keyed several times so be careful of that.
Parking is always free for everyone except for designated areas.
When ever something was broken, all you had to do was submit a form and the maintenance guy (Alex?) will be there within 2 days.

I lived at Sharps and Flats for one year and it wasn’t horrible. There are always good things and bad things about every apartment complex. I’ll list them out for this place:
Pros:
1. Rented a 3 bedroom townhouse. Nice modern floor plan, new carpet, decent working appliances, overall good apartment.
2. Very close to campus and nice shopping area nearby.
3. Maintenance guy is probably the best I’ve seen so far in a complex. Since management was kind of a pain, amazing maintenance made up for it. They would literally come the same day and fix problems, multiple times if needed. Great guys!
4. Parking wasn’t too bad.
5. Safe in my opinion. Nothing really happened in my year there. Cops would come by sometimes, but expected near college campus.
Cons:
1. Rooms very tiny; dorm like.
2. Pricey, but expected from South Davis. Very nearby campus.
3. Parties every friday and sat night; expected from college kids, just got used to it.
4. Stoners living downstairs, when smokin it up, smell came right into our apartment through windows; annoying, but sister hated the smell so she called cops a few times who actually came out. Management did nothing though after numerous complaints.
5. Management: one lady that sits there in the office was a real bitch. Its kind of expected they have to be rude to deal with college kids, but I’m a lot older so give me some damn respect. Overall I’ve seen worse then them, but they still could have been a lot nicer.
6. Average bathrooms, toilets suck, buy a plunger and do-​it-​yourself.
7. Dishwasher has mucho problems. Doesn’t clean properly, always called maintenance, they tried their best to fix but its just a cheap appliance.
8. Walls are freakin thin! Can hear entire phone conversations of neighbors. Very annoying.
When it came time to move-​out, we called a carpet cleaning company and a professional maid service ($ 200 each), gave both receipts to them on inspection, they gave us our entire security back.
Oh and they have laundry rooms, but I truly hated coin laundry for my entire year there. It feels like nothing gets cleaned, but whatever.
Overall if you can afford it, this is a nice place to live. There are a lot worse out there.

The apartments here are REALLY beautiful. We had a 4 bedroom 2 bathroom place and I loved it! The ceilings were high and the apartment is spacious, yet cozy at the same time. The rooms are a little small and aren’t really meant to be shared. I shared my room with bunkbeds and I still thought it was small.
Maintenance is SOOOO friendly and nice and VERY prompt. Probably the second best thing about sharps and flats other than their pretty apartments.
I never had trouble finding parking here. There are always spaces available even if it is a little far from your apartment.
I’d definitely live here again.
CONS
The walls are VERY thin… and I mean VERY, SUPER DUPER thin. I can hear my housemates conversation from the neighboring room and they don’t even have to talk loud! (MINUS 1 STAR)
And what’s up with the pictures? The rooms aren’t painted purple?

Pros:
1. Friendly maintenance staff. They’re quick to respond and fix everything in just a few minutes.
2. Spacious rooms
3. Modern appliances
4. The town house has high ceilings, making your apartment seem more spacious.
5. Very pleasant bike ride to campus.
Cons:
1. The blonde woman in the leasing office can be very rude at times.
2. Our apartment was not properly painted. The walls were simply covered in primer, which stains extremely easily.
3. We had our carpets professionally cleaned before moving out, hoping that we would get more of our security deposit back. They ended up charging us $ 240 to clean the carpet themselves.
4. We cleaned our walls, and they were absolutely spotless (thanks to only being primer), yet they charged us $ 300 to repaint our living room.
5. Don’t believe in their promises for an accent wall. We had to go to extreme lengths to get our wall painted, and it took nearly 3 months.
6. Parking is terrible. We had a 4 bedroom apartment but were only entitled to ONE parking space. That’s right, ONE parking space. Parking was difficult to find at night, and I sometimes had to park on the side of Cowell.
7. South Davis (especially Allegre and Sharp & Flats) is notorious for robberies and break ins. Don’t keep anything valuable in your car, and don’t walk alone at night (Okay, this one isn’t really their fault)
8. «Free internet» was only given to two members of our apartment (keep in mind we have 5 people living in a 4 bedroom townhouse).
9. The leasing office sends very threatening letters if you’re even 2 minutes late to turn in rent. (Okay, long story short, one of our roommates forgot to turn in his check, so technically they had 80% of the rent due on time. Yet, they sent us a letter saying «Pay Rent or QUIT.» Yeah, welcome home?)

Seems every time I go into the office, there’s a new person working at the desk. They’re all temps! Can anything stay constant here? I’ve got several gripes about this place.
— No parking!
This place is seriously packed. It seems like everyone lives in South Davis. I come home from classes and there is no place for me to park my car. Plus the parking lot is small. Grr!
— Noisy lawn keeping
Wednesday 7am, it never fails. I hate you! Why do they choose the morning to do this? Why not a little later? Say 11am? Still cool and at least I’m not sleeping at that time.
— Dog shit
Although I love the pooches and this place is dog friendly — providing you with doggy bags and trash cans to dispose of your pets feces — people need to pick up their dog’s poo! I am sick of leaving my place and seeing poop all over the grass.
— Loud parties
I think South Davis is party central or something. There’s like a party every weekend and it’s very loud. I don’t like to be sleeping and hearing drunk people.

Parking was a downright bitch at Sharps and Flats. I think the best thing going for the complex was the rent since I took over my friend’s lease. It’s also located near the South Davis Plaza, on the Unitrans M and W lines, and is close to a bike path that goes directly to campus through the Putah Creek Undercrossing. Other than that, it was pretty mediocre. The free cookies and limited movie rentals are cool, but nobody really chooses to live at a place for that. The fitness room is quite, quite sad. Since it’s a college town, tenants change constantly, but when I was there about two years ago, there were several loud parties that only ended when fights broke out and the cops showed up.

Living is here is pretty good. Here are some things I like to point out.
Manager: She is cool. Definitely knows what she is doing but it might be hard to request things from her.
My 4bedroom townhouse: It is a very nice apt. It has high ceilings, big bathrooms, and a loft. However, the walls are cheap. Cheap as in, it can easily be cracked if you elbow it and the plaster comes off if you put super sticky tape on it and try to remove it. It also gets REALLY HOT in the apartment during summer. The high ceilings don’t help because all that heat gets trapped there and the AC has to work extra hard to cool the place down.
The Outside: I think more trees would be nice to provide shade during the summer. Other than that, landscaping is fine. There are non-​permit parking spaces, which is a good thing for guest and extra roommates with cars. We are allowed one reserved parking garage. The pool area is nice!
Location: It is only a block away from Safeway and the bus stop is down the street. Close to interstate 80, downtown davis, and campus. Sorry, I think South Davis is much better than North Davis.
Rent is a bit expensive but hey, its a good location and the economy is terrible nowadays so everything is expensive. Deal with it.
