Oakshade Commons

This place is the worst! From the day we moved in, they have treated us like second class citizens because of our age. They haven’t taken care of a single thing unless an adult went and talked to them about issues. This place is expensive, parking is a nightmare and the apartments themselves are great spaces but in terrible condition. They don’t fix anything that malfunctions for MONTHS. Our roof is leaking and spongy in some places and they haven’t done repairs even though we have informed them of the damage. One of the bathroom lights didn’t work from the day we moved in and it wasn’t fixed until the middle of November. DO NOT RENT HERE. It’s not just my apartment either with problems, all of our neighbors have also complained.

I was looking for apartments and Dishelle Scrivens was helping me in every way she was awesome definitely recommend this place!

THIS PLACE IS HORRIBLE
From the move in day everything has been bad. The move in was delayed to 9pm rather than 12 pm… we waited out with luggage for 9 hrs. The washer, microwave, garbage disposal nothing was working. The dryer stopped working and was stinking after that. None of this was repaired for 2 whole months.
The service is non existent! the manager is never there, and they don’t do anything.
They try their best to cheat you on the lease. We have a paper that says that the rent of renewal xxxx but when we went to renew it the manager changed the rent! increased it by 300 dolars!
the systems in this house are so bad that our PGnE bill has constantly been around 180 dollars a month… they are not checking the systems and we continue to pay this mad price.
THIS PLACE IS HELL! BEWARE! DO NOT RENT!

This place is amazing. I signed an individual
Lease September 2014– August 2015. The interior design is gorgeous as well as the outside. There are hard wood floors and granite counter tops. Jessica the leasing agent was so nice and helpful with the whole process. It was my first time ever signing anywhere and I am so glad I had a wonderful experience here. Management is great! There is a new director named AJ. He is an amazing handy man. He is always there to help. He is so nice and really cares about this property. Since he came in, everything improved! Not that it was bad but it was even better. Any complaint or concern he was here ready to fix things. I locked myself out of my room twice and he was there fast to help me out. He should be recognized for being there and stepping in. I loved this place and I hope others will too. I highly recommend!!! All the rooms are big and spacious. Brand new carpet, great washer and dryer, lots of lighting, great working AC, and beautiful bathrooms!!!

I love Oakshade! I am really sad to leave Oakshade after I graduate because you won’t get a better apartment for the price anywhere else (I pay around $ 355 + utilities for a doubles room). Oakshade is beautiful and the current management is the best and very quick with fixing broken things.
AJ, the manager, works really hard to make sure that every apartment is in tip-​top condition. His office is open every weekday (including Saturdays!!!) and so if anything breaks or happens, he is there to help! He is also a really nice and relational guy, so my housemates and I are never afraid to ask him to help fix our apartment problems. Management also passes out free blue books, scantrons, food and juice during midterms/​finals week! There are also community pool parties with free pizza, which is great. I personally didn’t go, but my housemates enjoyed the complimentary pizza: P
Oakshade is relatively new, so there won’t be too many hard fixes. The only issues I’ve had with my apartment was with lights, the water heater, and door handles, but everything was fixed on the day! And these problems are typical of any apartment. There haven’t been any bugs or mold. There might be some smelly flowers outside of the apartment, but that’s nothing. Hopefully they’ll plant some new plants, but other than that, there haven’t been horrible problems with the apartment.
The location of these apartments is also great for college students. Not only are you located right across from Safeway (24 hr accessibility), but you’re also located a literal 1 minute walk away from the bus stop (W and M lines… the P and O lines are a 3 – 5 min walk away, depending on what part of the complex you live in). CommonGrounds (great study place), Dos Coyotes, Teabo, Office Max, and various other restaurants are located across the street too! It is also a 10 – 15 min bike ride (I’ve biked to campus in 8 minutes before too when I was really in a rush) from campus. I normally just take the bus though, because it is so close to my apartment.
My room faces the street, so if you’re really into sunlit rooms, Oakshade is great with that. However, the complex does get dark at night because there are not that many installed lights, but as long as you bring lamps, you’re good to go! It is also not loud with the apartment facing the street. It may seem loud only if you open the window, but like all things, you get used to it and end up sleeping through it all.
I also really like the set-​up of the apartment. I have the 4 room and 4 bathroom (1 room and 2 bathrooms downstairs, and 3 rooms and 2 bathrooms upstairs). Each room comes with 2 closets, except for one room upstairs (the closet space is still the same, but the room size is smaller… mostly used as a single room, but some people still use it as a double). Closets are HUGEEEEE. I have a ton of clothes, but everything fits and more! I have all of my winter clothes and jackets left in my closet, but I still have a ton of space left for my summer clothing, food storage, and extra blankets.
TLDR; I highly recommend you coming and checking out the apartment for yourself. It’s really beautiful and management will be happy to assist you with anything! Rooms are gorgeous and space-​y, there’s a pool, and the location is great.

By far the worst management you can come across– they said last year that they would be getting a better management team but nothing has changed. Don’t take their word for anything they say, you have to do everything yourself. I would strongly advise any newcomers to not sign a lease with them.

THE BEST PLACE TO STAY IN DAVIS!
This place has the worst parking if you are a guest, BUT… if you are a UC Davis student, this is one of the best places to stay.
Safeway and other restaurants are right across the street, the apartment complex itself is pretty private, and finally if you are throwing a party, the cops rarely roll up in here. It is pretty legit.
They have a pool that no one uses and everything maybe compact but you don’t get bothered when your neighbors throw a party. The rooms are a good size. The apartments are usually identical. There are about four rooms in each apartment, with three bathrooms, a kitchen that has an oven, microwave, and fridge, and finally a living room or common area. The floors downstairs are hardwood and then the rooms upstairs have carpet.
Depending on which apartment you live in, determines how many windows you get. It can be a bit dark at times, but it’s nothing a few lamps can’t help. Some apartments have the luxury of a little yard behind their place. And others have a walkway to the street.
The only thing I have to complain about is parking and the school behind the complex. It’s an elementary school and the kids are pretty loud during recess. But other than that, it’s a really nice and quiet area.

We finally have new management! I’ve been living here for two years now and the old management was absolutely horrible. They were rude, and never fixed anything. The new management is onsite and super friendly, they fix everything within 2 days! I’ll definitely enjoy living here for the coming year.

I’m a sub leaser for this place and all I have to say is this place has a RAT/​MICE problem!!! I’ve only lived here for a few months and within that few (5) months my housemates have killed between 5 – 10 mice! And we’re not the only apartment that has this problem! Our neighbor from 3 doors down has the same problem. Maintenance came and set up mice traps but that doesn’t keep them from coming! (MINUS 2 STARS cuz that’s just naaastyyy)
My room also had a hole in the closet where you can see the structure of the apartment. and idk why but a lot of the outlet covers and missing so we covered them up with cardboard (just in case the mice are coming from there). Dishwasher doesn’t work. Refrigerator door doesn’t have a handle. Bathroom tub kept getting clogged. If you live in the front of the house you hear kids yelling all morning and day. if you live in the back you hear trucks and cars passing all the time. Other minor imperfections.(MINUS 1 STAR)
MAINTENANCE IS TERRIBLE! One day the guy came into my room without even knocking while I was sleeping! Luckily I had my dog with me that day so he quickly shut the door. (Pets are not allowed, btw) But what if my dog wasn’t there?! And what if I was sleeping naked?! (Not that I do, but what if?!!) He can’t just do that yannoe?! (MINUS 1 STAR)

I have no idea what is going on with Oakshade right now; I lived here for a year in 06 – 07 and afterwards, we had to move out because they were turning the complex into condos… but THEN the next year I heard that it was going to become apartments again because they weren’t selling as condos!
Oakshade as an apartment complex was great; we only paid $ 1995 for a 4 bed/​3bath townhouse which is practically unheard of. It was huge and everything was pretty new. It is also in a super convenient location.
I think Oakshade loses hella points for being under Acadian’s management, or at least they were when we lived there. Acadian isn’t friendly and is known for skimping on the security deposit which isn’t fair.

OAKSHADY — it gets one star bcs the ratings meter won’t let me mark it any lower!
I lived here when these apartments were brand new (circa 2001 – 2002). On move in day i had hot water in the toilet bowl but not in my kitchen. Another apartment had hole in the 2^nd floor so you could look down to 1^st floor living room. And in addition the apartment materials are super cheap — flimsy kitchen cabinets one or two fell off the hinges during my lease; and carpets that were virtually impossible to remove stains from. What a mess!
Kiss your deposit good bye bcs Acadian Properties will charge you an arm/​leg for your «damages». They sent me a bill for ‘repainting the entire apartment’ when in actuality they dabbed some touch up paint on a few areas. (Such BS!!!) They sure know how to exploit college students!!! Stay away from this apartment complex and property management. Better yet live in North Davis where there are more housing options.
Upside to living at this location, Safeway is across the street. Makes food and alcohol runs much more convenient.
