Problems from the very beginning! Starting off with the way you can pay rent. I was told you could pay the rent online «electronically» but that was a LIE! The house I moved in was not move in ready. The window are missing screens, the light didn’t work, the carpets were dirty, there were cracks in the walls Due to foundation problems. The door had no lock, the faucets dripped non stop. Should I continue! I should of read reviews before dealing with this company and its unprofessional people.

We moved to Texas over a 2 day road trip from cali. I was told that there would be a key in a lock box for us to get in. We were given the wrong code for the box and were forced to stay the night in a hotel. When I called them the next day they didn’t return my calls. I had to email them to get a new code. When we walked into the property the first thing I saw were random loose wires sticking out of the wall dirt on the walls and the bathroom were dirty. I called the agents and was told the cleaning was done by an outside company but nobody inspected the condition of the house before we came. I never got a response about having to pay out of pocket for our hotel stay. When I call or email they are either rude or dismissive. I will never rent from them again.

It’s very hard to get anyone on the phone and when you do they’re RUDE as hell.

SIX THUMBS DOWN — Real Property Management is not any type of company you ever want to deal with r lease with. September 1, 2015 was our move in date, from the first day we have had no response from this company about problems with the property. The unit we leased in Irving TX, which appears to be a very nice upscale unit, the AC does not work (this is in TX in the summer — it is HOT outside and now inside) and it still does not work, the smoke detectors are broken some hanging from the ceiling, the garage door openers do not work, the place was dirty and needed to be cleaned. We have tried many times via telephone and email to get this company to respond. All we get is voice mail and no replies to emails at all. The web site appears to make this company a professional organization 0 trust me it is NOT.
I am sure the owners of these properties have no idea what their tenants are dealing with. If any one knows how to contact any of the owners of properties this company is supposed to manage, please let me know.
I will be reporting them to the City of Irving Better Business Bureau.

We leased with RPM for 5 years without much hassle. They never came for inspections or fixed the loud noises made by the plumbing in the walls but we got used to it. The problem came when the owner decided to sell the house. We asked in January if we could renew our lease but did not get a response until the end of March telling us to execute a ridiculous «move out checklist» which includes a mandatory professional carpet cleaning. My carpet shampooer was apparently not adequate because they have to have the receipt for the bill. I thought that was something that a landlord should be responsible for. When we first leased– they rushed to get us to sign our lease online with docusign and we made the mistake of not reading the paragraph about where they can charge you $ 60 for everytime you fail to show the house. BTW, they only have to give you 1 hour notice to show! Needless to say; it was hell for the last 6 weeks and very adversarial. It has been over 30 days and I have not received our deposit. I plan to sue this company at the advice of my attorney. «Just because it is in a lease document doesn’t mean it will hold up in court.» I also plan to file a complaint with (TREC) Texas Real Estate Commission. Join me if you have had similar experiences.

This is the worst team in property management. I could not keep tenants due to no follow through on RPMs part. They gave me a one day notice of tenants moving out. I could not even get them to pick up the lock box that was on the front door. If you need repairs get your own maintenance people. They jack the price up to make money for themselves. Don’t expect Stefanie to call you back. I left her a voice message and email and finally got a response 21 days later. I could go on and on but…

***UPDATE ⁵⁄₁₉: Because of RPM’s horrible management, our tenants are not planning on renewing. We are losing money directly due to RPM. (And why are their employees posting 5-​star reviews… Shady)
I have been immensely disappointed by this company.
My mother and I are homeowners in the Dallas area but have been California residents for some time. We lease out our Dallas house when we can to support my mother, who was in an accident and needs additional sources of income. Though it’s not our first time leasing, we decided to give RPM a try. Bottom line: It was not worth it.
They’re highly likely understaffed, but even if this is the case, those who are working in the office are severely undertrained, and their customer service is just not up to par. The consequence is that our current tenants have been endlessly unhappy for the last 7 months that they have been in our home.
Much of the legwork has been done exclusively by our FORMER real estate agent – no relation with RPM – whose house happens to neighbor the one we’re leasing out. I find it ludicrous that I receive more complete information from her than from RPM. Consistently, it was due to her alerts that I knew at all how our tenants were doing. I hate surprises, and every time I learn about RPM’s snafus after the fact, I wonder, «Why didn’t you just pick up the goddamn phone and CALL?»
This is particularly the case with their Maintenance Assistant (who has very little knowledge of Texas’ leasing laws). I have never heard from their Director of Client Services to this day, even after expressing so much frustration at their service.
If you have to work with RPM, make sure to record every single phone number you get because you’ll never see them again – not in the employees’ email signatures, not anywhere. All phone numbers displayed are automated, straight to voice mail. I should’ve known it was a red flag at the beginning when I could never get a hold of them, and they IGNORED my requests to call me back.
This is how I finally spelled it out to them, though I think what’s finally gotten their attention is my ANGER, unfortunately:
«A note on preferences:
I prefer to be contacted over the phone initially to be alerted about something going on with the — property. Especially if there is an active role I need to play, e.g. contact home equipment insurance company. You may call both xxx-​xxx-​xxxx and xxx-​xxx-​xxxx. Please leave a voice mail if I do not pick up.
I then prefer to have an email sent so that there is a paper trail and a record of what was spoken about or what you called about. These should be sent to two emails:

Their system for maintenance is shoddy at best. I have had RPM forward me an email of a tenant’s complaint (though not all emails because some clearly paint a negative experience and RPM didn’t want me to see that) and then leave it at that. No follow up, they just expect you to do the work from there. What’s the point of hiring a management company?
Here is our tenant’s email that I received from my real estate agent friend (RPM never CC’d me!):
«I can’t believe you’re not addressing our problems but request I send you photos.
Everything was rusted when we viewed the house in October! I’m not rushing to take pictures. No one cares about our water or garage door. Nothing is fixed within 5 days on an average, out of 18 requests for service in 6 months so why should I take pictures now?
As you can see my original request for cold water was below on May 11.
I’ll address your request but not until I know why nothing has been done nor no one returned xxx’s request for emergency service.

They also send out unreliable service people to do repairs on the house. Our garage door was installed with the wrong springs in the wrong fashion, and the whole thing came flying off the hinges, mortifying the tenants and creating a real safety and security risk for them over the weekend. The emergency number the tenants called, provided by RPM? Nobody picked up. It was my real estate agent who alerted me, and we had to take care of everything privately.
Awful experience with RPM. Hope they do better in the future, but it won’t be with us.

I was hoping to have to post one negative comment about this company; however, they weren’t done with their incompetence. I moved out of the property I was renting. We followed everything exactly as it was instructed to move out. We put in our 30 day notice. We cleaned the property (except left the grass uncut). We left the lock box on the counter, & left our keys with a person in their office (as instructed via email by their staff). This was all done before our term date of Mar. 31.
To my amazement, instead of getting our deposit back (less the grass), we were given a bill of $ 300 (WTF!). They told us that we owed rent for April plus late fees.
My wife & I are floored. Luckily, my wife has kept all email communication confirming the instructions & the day we left the keys with the office, which should exonerate us. When my wife called to ask why this occurred, as always, the same person we typically deal with, was rude & said she had to «research it.» Research what?! I bet there was a simple oversight of some sort, but we are being charged for incompetence.
Here’s a suggestion: Why don’t you research & check all records before sending these notices???
Please, please, please reconsider using this company, especially if you are a renter.

We moved out in October, sent in a 30 day notice of non-​renewal for our lease (which was acknowledged) and they are STILL charging us rent.

Awesome company to do business with. Trouble calls were answered immediately. Front office staff was friendly and polite and great to work with. Now adays with everything being electronic. Ensure you read the docusign completely as there is not a person telling you the ins and outs of the lease. But thanks for everything.

As a small time investor with a handful of rental properties in Tarrant County, I needed a reliable and professional management company — this is what I have found in Real Property Management! I have had minimal vacancy time between tenants which has saved me thousands over the last few years. We have had great tenants with good payment history. The maintenance department has been very helpful when issues arise, completing quality repairs at a reasonable cost. Not sure what else I could ask for — thank you RPM!

RPM manages several properties for me in DFW and I have been very satisfied with their performance. They helped me set rents for the properties and leased them up quickly with quality tenants. I was surprised how reasonable the call pricing has been and I have not had any complaints from tenants. I always get my rent checks and account statements on time.

Great property management company. I am a long distance landlord and am so glad I found a diligent property management company to look after my parents house. From the initial contact to meeting the Maintenance Supervisor and throughout the listing period to the lease signing the interactions with RPM were always positive. I am pleased to know that physical visits to the residence will be made every 3 months to ensure there are no repair problems. RPM emails me immediately with any requests from the tenants. Their Owner Portal on the RPM website is an excellent repository for lease documents, rental payments, repair statements etc.

I wish I could give this review a –5 stars. Dealing with Real Property Management has been a REAL PAIN! The house we’re renting is a piece of sh*t and these people don’t want to fix it. I have spent so much of my time on the phone with these people trying to get them to take care of real issues with this rundown house it’s unbelievable. Never again and I can’t wait to get out of here! Will never rent again especially from these clowns! So dissatisfied it makes me sick thinking about it. :(

Although the people at the after hours call center are rude on occasion, Jarrod Cook makes up for that and then some.

The WORST property management company I have ever had the displeasure of working with.
First off, you never meet anyone in person, there is a different person for every point of contact you have with this company. The person who sent me the lease was different from the person who took care of signing the lease, who was different from who showed us the house, who was different from the person who sent us the lock-​box code, who is different from the person who takes care of maintenance.
The maintenance is a effing joke, too. They never get anything done. We had certain requests in that were never completed and they never contacted us back on anything. Our electricity and AC went out during the blistering hot summer, and they didn’t show up until 1 week after we let them know, and we had already taken care of it ourselves because we have a baby and a toddler.
If you don’t have the deal with this company, don’t. I was so happy when the landlord switched to a different management company.
Oh — also, they charge you an $ 200 admin fee (for what? I don’t know, they suck at everything), and they also charge you for automatic online payment.
Please do everyone a favor and close your business.

I really wish I would have read the Unilocal reviews before we chose this company to manage our house in Farmers Branch.
It’s clear that they make most of their money on ‘repairs’ to the properties they manage. They do NOT send you an estimate or request an approval before having ‘repairs’ made. They charged me to replace a door knob and dead bolt that I had just replaced one month prior. And their repair fees are ridiculous.

I have read many negative reviews of this company by tenants. As an owner, I have also found this company completely unresponsive. The maintenance is supposed to be available 24 – 7. However, they are really only available when they feel like working. We have had to take care of every issue that arose by ourselves. I also had to spend quite a lot of time trying to contact an actual human to just get my tax paperwork, which they «forgot» to provide. This company is a joke.

This is the worst rental management company I have ever dealt with. They send out notices to the tenant. When you question them they differ to other people within the company. It has been 3 ½ weeks and still no response. When asked for a manager, Stefanie says that is me but I have urgent matters to deal with. Have had numerous problems since we moved in. You never know who to actually contact — owner or them. Takes forever to receive any type of response to any problems you call attention to. If you plan to lease, make sure they do not handle. It will be the worst experience you have.
