Yall are doing great so far! All of my questions have been addressed friendly and accurately. Between the security, friendly staff, and fun events it has been an enjoyable experience

Bait and switch from the model, big time. On move in day the couch was falling in and had mold on it. Management said they don’t replace furniture with «Aesthetic issues» Apparently that includes chairs that a dog eat the back out of. Burn holes on chairs in dining area, management refused to replace those as well. Dana has been brought in to reduce costs and she flat out refuses to replace furniture. avoid this place at all costs. I am embarrassed my daughter has to live here.

It is quick and easy to submit maintenance requests, and all the problems are always fixed. The front staff is friendly and helpful, and they call to make sure that everything you need is accomplished.

Great experience. The staff was great. The apartments were also great with just normal wear for an older apartment complex. I think there needs to be more improvement with some of the exterior and interior features like the lighting outside as well as inside, there’s only one light for the whole living room and dining area.

The District on Luther is such a wonderful place to live! The staff is so helpful and always ready to help. The living experience is the best!

I guess this might be a good place for people who have money and have never been on their own before. I, on the other hand, wish my roommates and I lived somewhere else. When I came to sign the lease, they made me think I was going to pay about $ 500 for everything, but the rent is $ 535 with a discount. My utilities seemed to be more and more expensive every month even after we tried to limit our energy use. While the maintenance people are very nice, they don’t communicate with each other so we had people repeatedly coming to the apartment. We know this because something in our apartment was always breaking! The people at the front office are nice to your face (sometimes). You can tell they hate their job. And the «gates» are never actually closed-​I don’t feel like I’m protected at all. There are definitely much better places to live for much cheaper!

«Meh» is exactly how I feel about my apartment.
I lived here for two years (2011 – 2013). If I could go back in time, though, I would have chosen somewhere else, instead of paying $ 500-​$ 600 for a 4×4. (Hunt around: you can find places 5 minutes farther from campus for $ 200/​month less.)
Here’s a breakdown of the good and bad.
Pros:
— They make it VERY easy to be an apartment renter for the first time. You can go online to pay your rent, set up automatic payments, and all your utilities are billed to your account monthly online, so you don’t have to deal with additional bills. Individual leases.
— Great location to Kyle Field (25-​minute walk). Awesome for game days. ~1.4 mi to the Rec.
— On the bus route: 35 and 36 run all the time, and you can easily get on either. 36 doesn’t go by the complex anymore, but you can be get off within a 5-​minute walk (a good option if it’s late, the frequency has dropped, and you just missed the #35).
— They have 2 – 3 tanning rooms, if you’re into that.
— Group fitness area in the clubhouse if you want to pop in P90X, do yoga, whatever.
— Pool area is nice; the pool itself was always clean and appealing.
— Clubhouse can be good to host events if you are in a student org.
— Tennis courts and outdoor volleyball courts usually available and well-​kept.
— Big common area is good for having lots of people over.
— Individual bathrooms.
Cons:
— LOUD, LOUD, LOUD. When I lie in bed, I can hear drunk people’s actual conversations downstairs OUTSIDE of my building, cars and trucks screeching through the parking lot like jackasses, people sitting in their car blasting the radio in the parking lot… That doesn’t even cover the train (really, that’s just a part of life in College Station) and the upstairs noise. Ask for a third floor apartment so you don’t have anyone on top of you. The «wood-​like» floors mean that you can hear every step, even if they’re not intentionally being loud. I can even hear the guy who lives above me pee every morning. I can also hear my roommate in her bathroom next to me carrying on a conversation (can’t hear what she’s saying, but I can tell she’s on the phone). The poor construction of the apartments and nature of the residents (come on, we’re college students) mean that there’s always noise.
— Security: if you lose your key card, they’ll ask you what apt#. They MIGHT ask you your name. They have NEVER asked me for any form of ID… funny, because you have to show ID to collect your packages, but not to pretend you live somewhere and rob it.
— Common room lighting is crap. There are ZERO overhead lights in the main living area, which you don’t notice during a tour if they have the blinds open and lots of lamps turned on. Some apartments have very poor natural lighting, due to the direction they’re facing.
— Office staff: didn’t know how to fill out sublease papers, telling us to put down «whatever» for some of the terms when asked. Made no attempt to find the answer to our questions, just told us that we should just do an under-​the-​table deal (without signing any paperwork).
— Office staff: lost a package of mine until they finally discovered (upon my third try retrieving it) that they had marked it for the incorrect apartment.
— Office staff: misleading about gift card referrals/​failure to apply funds to an account unless you call multiple times.
— Broken/​outdated appliances. These have included our dishwasher, disposal, A/​C (several times, and once it was 86 in our apartment), dryer.
— Slow maintenance. I finally figured out that you need to just call the office. Otherwise, our request would sit for days untouched.
— Security: back gate has been broken our entire time here, and the front one is sporadic. You can also just WALK into the complex without having any key card access at all because of the gaps in the gate. Notice I say gaps — there are literally places where there isn’t a gate built at all, so it might look like it’s surrounded, but there’s actually a route that
— Rude attendant/​broken machines at the gate means you might be trapped outside or have to drive in the exit.
— Gym equipment outdated, minimal.
— Don’t have an autopayment set up? Using a credit card? You’ll pay an extra $ 4 a month for that, or nearly $ 50 a year just to make payments.
— Cheap finishings/​construction. Everything from the «tile» (plastic) to the toilets and countertops and even your front door… This might not bother you as a college student, but you can do better for the money.
Bottom line: It’s an alright place to live if you’re fairly sure you won’t get robbed and don’t mind paying the price. They go on first impressions and location to lock in their residents.
