First Choice Inspectors

This is the third time I have used Geo from First Choice to inspect my homes. He is great, communicates via text, always on time and extremely knowledgeable. He’s my go-​to guy!

Geo was excellent during our home inspection. He was thorough, efficient and explained things clearly and accurately. He was detailed and provided us with a very complete document including photos. Highly recommended.

I would highly recommend First Choice Inspectors. Joe dunford was our building consultant and he did a very good job in inspecting a property that I was interested it. The report was very nicely presented and was easy to understand and was easy to identify the key points.

Overall our inspector did a great job. As a first-​time home buyer, we learned a lot of tips about how to properly operate and maintain any appliances. He was very detail oriented and was very patient in answering our questions.
Prior to our appointment, I researched many licensed inspectors, and I have to point out that First Choice’s quote was the highest (buy roughly $ 100). I picked them because they have an infrared device that could detect water leaks. I believe it’s worth it because when we first saw the unit, there were some potential wet spots on the ceiling. Fortunately, our inspector ruled out that possibility.
We had a couple of follow up questions after the inspection. He always answered our questions in a very timely manner. So, I believe the «extra» we paid was a worthwhile investment.
One thing I have to note is that our inspectors did ask me to write a review on three different occasions. I do understand Unilocal reviews are important for the business, but the persistence is probably on the excessive side.

A cutting edge home inspection company that only hires qualified, knowledgeable, licensed home inspectors and uses high quality equipment. I own Certified Home Inspections in Northwest Indiana and refer all of my Illinois inspection requests to First Choice because I have no worry that they will receive a thorough, in-​depth, informative inspection every time.

First Choice Inspectors were amazing. I found them based on reviews in Unilocal and Redfin. Talked to Michael to set up the appointment to have our condo inspected. He was able to fix one immediately after asking the preliminary questions. He told me all the details I wanted to know about the process. Got an email immediately as discussed in phone conversation and he followed up via text later in the evening as well.
Our inspector Joe was on time at the property and was really good. Interacting with him over the next hour and 20 minutes, we were able to understand and get an idea of what all we could/​should expect if we close on the property. He was honest and upfront about the things that would need changing, but at the same time reassuring about stuff we needn’t worry too much about. He was prompt with the report as well. He said he will get it to me by late evening or the next morning, but he sent it earlier than I expected on the same day.
I would definitely recommend Michael and Joe for anyone who is on the market for home inspection. We hope to close on this property and use First Choice Inspectors only 5 years from now when we move to our single family home.

Very professional, on time, well documented report. Unfortunately our house buying did not go through but% we will use first choice again when we have inspection needs.

I’m a first time home buyer. I finally found my house, put an offer on it, and it was accepted! Of course, next step: to get an inspection on this 30 year commitment I was about to make.
My real estate agent recommended three different inspection companies. Of course, like most people, I looked them all up on Unilocal.All had bad reviews, so I started doing research of my own and came across First Choice. I sent an email and got a near immediate response from the owner giving me a price and telling me he could do the inspection that same day! I couldn’t set it up that fast with my real estate agent, so I scheduled for a few days later.
Two days before my inspection, I got a confirmation email detailing all the services. On the day of inspection, Geo called me and arrived to the property promptly. He got started right away and he was very thorough. He answered all of my questions and detailed all of his recommendations for things that needed repair. After completing the inspection, Geo told me I’d have my report within 48 hours; however, I had it by 7pm the same day! The report was very detailed (70 pages!) and included pictures of everything.
It was great that Geo took his time with things, and I’m so glad of the peace of mind the home inspection gave me. I am now confident in my home purchase! Thanks!

The inspection was about three hours but it was expected as I was buying a two unit with a finished basement. The inspection was thorough and the report was very detailed with pictures and indicated exactly where the issues lay.
Their prices are very competitive to the market. I initially booked with them and then cancelled because I got a cheaper rate. After cancelling, Michael the owner of the company, gave me advice and asked me to ask the other inspector about their report. I then called the inspector and asked him about his report and I realized that the report and equipment he was using was not up to par with what First Home Inspector used. I then called Michael and thanked him and made another appointment. You get what you pay for and here, you get the best. Joe Dunford was my inspector and he did an amazing job.

The inspection report was easy to read and follow. Photos with highlights showed the problems that were found. My report saved me over three thousand dollars that I would have spent fixing up hidden defects but the seller agreed to repairs because of the report.
Also the report came to me by e-​mail the next day and Joe the inspector on more than one occasion urged me to call if I had any questions.
As an average homebuyer that is not in the construction business, who has no affiliation with anyone at this inspection company, I would suggest you consider hiring these guys and be sure to asked for Joe Dunford.

I was referred to three inspection companies and all were on Unilocal for us to review. The first company Home Inspection Star had 54 reviews but was a one man show and didn’t answer his phone. After two calls and no callback I called Domicile Consulting. They were way overpriced for our taste. Ironically I called First Choice Inspectors last and they answered on the FIRST ring. Joe Dunford came out and did our inspection bright and early yesterday at 8 a.m. He was punctual, thorough, and sent us a very detailed comprehensive inspection report that was complete with digital pictures. Joe found a hidden foundation crack in the basement with his thermal camera and also found hidden mold under the carpeting from the same crack that was leaking. Joe’s report got us a $ 2,500 credit from the seller for us to make the foundation and other repairs.

I have used First Choice Inspectors several times and have to give rave reviews to owner Mick Spaargaren and his staff! On time, friendly and my clients love, love them. I would highly recommend this company for your next inspection. It’s great that they are able to go all over not only in the Chicago area but the western suburbs as well.

Michael was great. He made me feel quite at ease during a nervous period for a first-​time home-​buyer. Not only was he very personable and comfortable to work with, the inspection itself and the subsequent report seemed very thorough. As others have noted, Michael made the effort to explain how things work as we went along, pointing out the positives as well as any negatives. He also set realistic expectations about what was serious and/​or safety related vs. what was functional but less than ideal vs. what was merely cosmetic.
