US Inspect

Very frustrated and disappointed after the poor services and customer support from US Inspects provided to my family when we purchased our home. If you do use them heaven forbid you have to deal with the claims dept. manager Michelle Adler. If she does ever decide to call you back you will just get handful of excuses of why you have no claim for their poor services. Save your self a lot of time and trouble and find another company to do your home inspection.

Had a good experience with US Inspect. Tim Shelton and his assistant did my home inspection. They were thorough, very helpful, and answered all my questions. Several weeks after, Mr. Shelton helped me find a HUD approved inspector, which it turned out I needed to apply for a program. I would use them again without hesitation.

I used U.S. Inspect to purchase our dream home this year. They inspected the home and found a few things wrong but what they missed is appalling. My roof had hail damage caused by a major storm a year prior and they did not catch any of it. Now I am being threatened with a drop in coverage by my insurance company and have incurred thousands in legal fees. And of course, U.S. Inspect does not claim any liability. This is a fraud of an organization. I would never use them to inspect anyone’s home. Buyer beware! Go local. This organization does not care about it’s customers.

Well, here we go. I’m a 1^st time home-​buyer so I didn’t know that you literally NEVER use an inspector you do not have a personal reference toward. This one was recommended by the realtor. Yet another thing you NEVER do. They will pick their favorites that under-​rate the importance of certain issues so as to sell houses faster. Jeeze I sure did learn a lot. Now I know better for when I get out of this house for one US Inspect will never touch.
This guy was Steve Fuster. He was nice enough but missed something huge and glaring that drastically decreased the value of my home and cost me hundreds in repair costs. A slow leak ruined my entire home’s subfloor and he somehow completely ignored it. You can bet US Inspect did squat. «He doesn’t work for us anymore. Nothing we can do. Sorry, you’re SOL.» Is the response I got.
These people don’t care about you. They will not help you afterward. They won’t help you during. Get an inspector that cares and a company that will stand behind him, not one that is chosen by realtors because they help sell houses with a company that uses «Yep, we fired him for the same reason. Look, he screwed us too, so… yeah… you’re not the only loser here.». Realtors only get paid when they sell you a house. I sure as hell wouldn’t have bought this house had I known better. Thanks a lot US Inspect.

Called them last week for a home inspection of a 3bedroom townhouse to be schedule a week later and they had a full availability. They were easy to reach via phone, and also gave me their pricing up front and accept credit cards. The home inspector I had was Elias (Eli) Stephens. He was knowledgeable, showed up on time, and friendly. What more could you ask for? He had already begun on the outside of the property by the time I had arrived. The townhouse is about 1900 sq ft and the inspection took about 1.5−2hours. Pretty fast for the size of the unit. He informed me of issues and explained how things worked; also said that if I found anything that he didn’t to call him and/​or US Inspect and that they would remedy. Only reason for the 4-​star, he didn’t move furniture to check ALL outlets, not a major issue, but something that could be a headache later. I also received the inspection report that night, which is a huge convenience! Would definitely recommend and use Eli again!

Beware — avoid this company at all costs. I purchased a home last year and had US Inspect do the inspection. It came back fairly clean, however, upon selling the same house this year, an inspector came in and found a myriad of things wrong that US Inspect had not even noted. These were all items that were not changed in our year of living there.
I had to leave a half dozen messages before I finally received a call back. The woman was unkind and said that she «assumed» things to be the case and that they would not be held liable for anything. I am out of pocket thousands of dollars now because they did not do their job in the first place, then would not own up to any mistakes afterwards. I don’t think I’ve ever written a bad review about a place but people need to know to stay away from companies like this one.

The service was impeccable. From making an appointment to throughout inspection to emailed paperwork. We were impressed with our Inspector, Mr. Matthews. I highly recommend the use of US Inspect. He was courteous, very knowledgable and patient. He made the inspection enjoyable, and we are talking about house inspection, keep that in mind! Highly recommended.

I’m refinancing my house right now and I came across my inspection report it was done on 8÷22÷12 and my escrow closed on 9÷21÷12. When I saw this report it sent me over the top like it did when I first received it. This man was so lazy it’s patetic and I had to pay this idiot $ 335.00. When we purchased our house this lazy inspector came out to do the inspection. He says the house was occupied which it wasn’t. He said he couldn’t check the outlets in the living room because the owners furniture was in the way, 1 couch sitting in the middle of the room. He makes comments about the smoke detectors but there were no smoke detectors. The house had been vacant for a year and a half he makes recommendations to clean the the roof screens, vents on the roof were stuck and oiling them wouldn’t last, two and a half years later not a sound. He makes all these recommendations; change the filters I recommend replacing the roof it will need to be replaced in the near future the ridge line is is worn and the tiles are rusted and the 2 layers of tile will need to be removed in order to install the roof. We had a high end roofer come out he said our roof was in perfect order and didn’t leak we replaced the ridge line. He recommends a spark screen, He recommends this and that. Why is he inspecting things that aren’t there and as a home owner we would provide those things once our escrow closed what an idiot.

BUYER BEWARE– DO NOT USE THIS COMPANY! Purchasing a home I hired US Inspect to do the inspection to make sure there were no major issues. The inspector they sent out went into the sellers home and while checking out the refrigerator he turned the cooling off and forgot to turn it back on before he left. Why he did it in the first place is still a mystery. This foul up led to many problems and ultimately I had to come out of pocket a few hundred dollars to replace the spoiled food because US Inspect wouldn’t own up to their mistake and cover the damages. The inspection overall was just BAD. Report was not detailed, useful, and just wasn’t very professional. Do yourself a favor and save yourself the headache money and go with a different company… these guys are a joke.
They also shared my personal info with dozens of third party companies and I have been bombarded with dozens of emails and phone calls daily from people trying to sell me crap I do not want. Using US Inspect was a HUGE MISTAKE!

We’ve used US Inspect twice now and couldn’t be more pleased with the level of service we received. We were so pleased with our inspector Kevin Salva’s level of professionalism and attention to detail that we requested him again specifically on our second inspection. Kevin showed up early both times and was well-​prepared to conduct his inspection. He encouraged us to walk through and around the house with him as he explained his findings. At the end of the thorough inspection, he reviewed the photographs he had taken on his laptop and provided a verbal summary. By the end of the day, we received our detailed inspection report via email. We’d absolutely recommend this company and Kevin Salva to anyone looking for a detailed, professional home inspection.

We had home and radon inspections and re-​inspections from US Inspect, providing us lots of experience in dealing with the company, albeit through a relocation company. Mr. Mooney was very nice and seemed to do a thorough home/​radon inspection. Detailed report, pictures, etc. If we had never had to deal with US Inspect again, I would have given them 4 stars. Alas, that was not the case.
Unfortunately, Mr. Mooney didn’t do such a thorough job the first time. During the re-​inspection, he found a problem involving an item that had not changed in the interim.
Getting the radon re-​inspection scheduled and completed was FUBAR and delayed our closing. The relocation company asked US Inspect to schedule the re-​inspection with me. I waited a few days and then called for an appointment, asking why they hadn’t called me. The scheduler claimed that the request had just arrived that day. I explained that we had timing issues as the closing date was close. Then, Mr. Mooney didn’t show up for the appointment. He claimed we switched lock boxes on him. He didn’t even pretend that he had called the contact number he had. Again, the scheduler waited a few more days to tell me Mr. Mooney hadn’t shown up. Again, the delay wasn’t her fault. At this point, I’m not sure if no employee takes responsibility, no employee has any responsibility, or they just lie. It’s the same result.
On an aside for anyone looking for a home inspection company, no inspection company provides a warranty (that’s why home warranties are so popular) and no inspection company can promise an actual repair cost (that’s why buyers can negotiate with the sellers for the actual repair, a credit, or nothing). These issues are valid, but not unique to US Inspect. Oh dear, did I just defend US Inspect? Hopefully, only a little.

We were directed to this agency by our realtor. The good news is the inspector found a major deficiency in the healing system and we had the sellers replace the furnace before we went to closing. The bad news is the inspector noted on his report «Microwave is damaged and needs to be replaced». We negotiated a $ 400 credit from the sellers to replace it. What we didn’t know (and the inspector never mentioned) was that the wall oven and the microwave were operated by the same controls. You needed to replace both units at the same time. That was an investment of over $ 2000.00. We brought this to the attention of the management of US Inspect who backpedaled to their contract with all sorts of disclaimers. «We don’t represent ourselves to be experts in every mechanical system or appliance. You should refer to an expert consultant.» We were talking about a GE Profile appliance which is probably the most common builder’s appliance package on the planet. You took our $ 750 inspection fee for your services and then denied you really had any expertise in the matter. You were experts at HVAC when it suited your purposes but ignorant of the oven/​microwave.
Any realtor who recommends this firm is going to have very unhappy clients. THIS FIRM NOT ONLY DISCREDITS ITSELF, BUT THE REALTORS WHO RECOMMEND THEM.

I’m a little upset right now. Had I known that you give out my personal information to other companies, I would have never used your service. I’ve received emails and a call today (while at work) from ADS trying to sell me home security systems specifically because I used your service. Directly from the email, «This is Ashley with American Defense Systems, an authorized dealer of Monitronics. By using U.S. Inspect as your inspection company you are receiving our Wireless Smart Security System or Upgrade on any existing equipment that may be in your new home currently.»
There is obviously nothing I can do now about this as I most likely agreed to this in some sort of fine print. I do however want you to know that I’m disappointed with this practice and will not be recommending you to anyone in the future. I was satisfied with your service up until this point. I however feel that this positive experience has been blemished by you profiting off of my personal information. I’m a person not a dollar sign.

We had Bob Egan inspect our new house in Springfield. He was very thorough and made sure to explain everything to us. The written report was very easy to read with everything we talked about during the inspection. I would definitely recommend Bob and US Inspect.

I’ve been «lucky» enough to have 3 Home Inspections done on 2 homes. Not the best of circumstances for sure. The home inspector from this company was professional, normal, and pleasant. The issue for me was the cost. They do a decent inspection, but at 20% above the other two companies, I don’t see the cost to value ratio working in your favor. In other words, there was nothing wonderfully out of the ordinary done here that would warrant the cost difference. My one major concern with the home was whether it had lead piping. At the end of the day, that question was not answered because there was no access panel to the underside of the house. Not Bob’s problem, but for $ 560.00, I was hoping he would dig a hole, get out a divining stick, or put on his X-​ray vision glasses… Seriously, no reason for anyone to pay the extra bucks.

As a real estate agent, the folks I work with are vital to my overall service offering. Tim Shelton with USInspect is a highlight of the service partners I recommend. A home inspector needs to be thorough and explain things in a variety of ways so that different personalities can relate. S/​he needs to be knowledgable, patient and straight-​forward. Tim is all that and more. He is down to earth and explains EVERYTHING to my clients so that they have all the facts necessary to make smart decisions. I recommend Tim without ANY reservation whatsoever.

I had used this company after reading some good online reviews of them. I was preparing my house for sale and hired an inspector from US Inspect on my own because I didn’t want to be surprised by any major and expensive repairs during the buyer’s home inspection.
The inspector came, made lots of jokes, prepared a nice report, took my money, and left. I had some repairs made, put the house on the market, and it sold.
Lo and behold, the $ 375 I spent on the US Inspect home inspection turned out to be wasted. Not only did the inspector miss a water leak, he also failed to mention the fact that our water service line was polybutylene, and thus at high risk of failure. The buyer’s home inspector duly noted this, and I had to spend $ 5K replacing the service line with copper piping.
US Inspect maintains that their inspector didn’t do anything wrong because the service line wasn’t leaking. But polybutylene pipes have a history of failing even without prior leaks. And even US Inspect’s blog/​website has an article documenting this!
Bottom line: the US Inspect inspector missed the most important item needing replacement, not even noting the possible risk on the report.
Stay away from this company and find yourself a more knowledgeable and comprehensive inspector.

DO NOT USE U.S. INSPECT!
I had an inspection done in NJ by U.S. Inspect and the inspector that was sent to my house had no idea what he was doing. He listed items on the report that didn’t exist. He brought up every small cosmetic detail and demanded that it be repaired. It is a nineteen year old house with no major problems, but he demanded that a new roof (which is not leaking), a new deck (which is great condition), a new driveway (also in good condition), and a new walkway (good condition) all be installed because they are 19 years old! Since we are going through a relocation company, we are required to fix these items in order to sell the house to the relocation agency. His demands are outrageous and are not a part of what a home inspector should be reporting on. It appears that U.S. Inspect has no screening method for their employees. My Realtor said that in her 25 years of real estate she has never seen an Inspection Company as awful as this one.

As part of my purchasing a home, I decided to employ an independent home inspector — one of the best things I did — it was money well spent!
My Realtor Traci Oliver — recommended this company — U.S. Inspect. She had used them before for other Coldwell Banker transactions — specifically — an inspector by the name of Kevin Curtain.
Kevin was waiting for me the morning of our scheduled inspection. Very thorough, professional, and all around nice guy. He went about his business, dragged me along with him, tested everything: electrical outlets, switches, appliances, heating, cooling, garage door, doors, cabinets — the works. He then crafted a detailed report of what he found, presented a copy to the Builder and to me, then went over in detail with the Builder what he found.
I thought their fee was very reasonable. And when disaster struck — the water damage caused by one of the construction workers — Kevin was brought back in twice to keep an eye on things, evaluate the damage, check up on the repair process, and ultimately evaluate the completed repairs. Kevin caught things the Builder was clueless about.
Kevin was awesome — I’d recommend U.S. Inspect for your home buying process — hopefully you will get Kevin Curtain as your home inspector!
