Established in 2004.

I am an advocate for my professional opinions only. I will neither document tiny flaws nor ignore noteworthy ones in order to improve a clients’ position or gain the favor of anyone directly or indirectly involved in the sale of the home. My work is the same no matter who refers me. Hopefully this is exactly the kind of unbiased professional approach you value and rely upon to make intelligent buying decisions.

I will use all of my experience, training, education, and common sense to perform the best, most thorough inspection I can. I work for my clients best interests by educating them about the home they are considering purchasing. You will know whether or not the homes systems are safe and properly installed through a thorough, professional narrative report which includes digital photos. In addition, I will verbalize throughout the actual inspection to give you a better understanding of the home on site as well as in the finished report.

Vince really was great. I was a little nervous about using him frankly because all of the Unilocal reviews are 5 stars — sometimes that makes me feel like things are a little fishy. Our realtor asked Vince if he could put Vince on their list of inspectors they recommend — that is best compliment. Our inspection was at 9:30 am and I had the report in my inbox by 1 pm. Highly, highly recommended.

Vince was great. My realtor recommended him and my dad (an electrician) was very impressed by the over 60 page report that he made for us. Because of his good advice I was able to reason with the seller and save almost $ 6,000 from the initial price plus get radon mitigation installed and my air conditioner and heater certified. He was on time, he was thorough, and it was actually a comment that he made («This house has good bones») that convinced me that the home was worth it. He also made an effort to fit me in when I had very little time to get this done and he took my phone calls instead of letting it go to a machine.

Vince was extremely thorough. Our realtor was even very impressed by his thoroughness. In addition to inspecting the entire house with a fine tooth comb and checking for any issues with his infra-​red scanner, he also let us know home maintenance things throughout the inspection and noted them in the report, which is extremely helpful for first-​time homebuyers like us. We will definitely be calling him in the future, and recommending him to our friends!

My wife and me highly recommend Vince. We are first time home owners and when we started our search we knew that Vince was our guy since the first phone conversation. You can tell his passion for his job. The day of the inspection when I arrived he was already walking in the roof of the house analysing the area and taking pictures. During the inspection he always provided useful information and was patient explaining all the details and responding all the questions I had. The report, as agreed contain all the information that we discussed and even more making easier to track all the open items obtained from the inspection. He has all the right tools making me as future home owner confident that there is no hidden problems in my new home. We received the report the same day of the inspection with a good amount of pictures and concise explanation of possible problems. If we need an inspector later on we will definitely go back to Step by step and contact Vince as our home inspector!

Vince is GREAT and I highly recommend. Not only did he display a high level of detail and professionalism when doing the inspection but his written report was the best I have ever seen when purchasing a home. Vince was great. I am a first time homebuyer and overall he was professional, thorough, and has humor. This last attribute is a great thing when you are going through your house because it can be a long and tedious process. Probably daunting when your scared about what you could find.
So the first couple of things: He was on time and the turn around time for making the report was THAT evening! He is very knowledgable in what he does because he has been in the trade for a long long time. (Information we got from talking to him)
He took his time to explain any recommendations he had large or small. When I didn’t understand something he clarified in plain layman terms. He gave a lot of good advice on the potential options you could do with the fixes you needed when I asked.
Overall our house did not have many things to fix despite being built in the 1920s. The only thing that he pointed out was potential water damage from several various factors that could be easily remedied.
If I had to do it all over again with another house I’d choose Vince again.

Vince was amazing! I am a first time home buyer, and he spent a lot of time answering all of my questions, and never made me feel rushed. We needed the report by the end of the week, and he got it back to me the same day. Everything we discussed during the inspection was included as photos in the report, and there was a ranking of what was most important to repair.
I am purchasing an older house and was nervous about potentially very high heat bills, but Vince used an infrared scanner and gave me a very thorough view of where I could improve insulation. He also performed a 48 hours radar reading, which began Tuesday morning and ended Thursday, and he had that to me Thursday.
I read reviews about other inspectors, and was nervous because of complaints about inspectors rushing or seeming to have the Realtor’s best interests at heart over the home buyers. I felt like Vince was very much on my side, and he charges for the job, not how long he stays (which was good because I had A LOT of questions).
If I’m ever in the market for a home again I will definitely call him.

Vince did a fantastic job. He was on time, professional and very easy to work with. He started with an external walk around, noting every imperfection & giving tips along the way. He was equally as thorough on the interior. We were very unhappy with house we had chosen, but Vince completed the inspection as if we loved it. We had the inspection on Friday & he had the report to us within 24 hours, Saturday, not two business days! Using him on our next inspection this week. HIGHLY recommend!

Vince Santos was a great inspector! He arrived on time and was self directed. He took his time explaining situations and was open to questions. He knew his equipment well, his limits and called in a radon technician when it was appropriate. He responded very quickly by email with a report and recommendations that he custom generated within 12 hours. I would highly recommend him.
